About the Morning Cart Situation Someone recently complained about a person coming to their door early in the morning asking for the cart. The carts are meant to be shared by all tenants -- once you're finished, you're supposed to bring it right back downstairs. It's not meant to be taken up to your apartment, loaded with your personal items, and returned whenever you feel like it. That's just basic courtesy in a shared building. Mishaps Happen -- What Matters Is How Management Responds In any apartment building, things will happen. That's just life. What truly matters is whether management is proactive and actually works to resolve issues -- and The Avenue does. Every time something has come up, they've addressed it. Past Issues With Dogs There was a time when some tenants thought they were above the house rules and let their dogs roam freely. That was unsafe and unfair to everyone else. Management stepped in and handled it, and that problem is no longer happening. ‍ Leasing Office - Tom Deserves Recognition We are extremely lucky to have Tom in the leasing office. He is always proactive, helpful, and genuinely cares about the residents. He's one of the reasons this building runs as smoothly as it does. Security & Nighttime Concierge They replaced the old security with nighttime concierge, and I couldn't be happier. These guards are skilled, alert, and proactive. They make the building feel safe, and that peace of mind is priceless. Pool Noise - Resolved Years ago, the pool area brought a lot of unnecessary noise, especially after hours. A nighttime concierge at the time contributed to that problem. Management handled it professionally, and that employee is no longer here. Again -- they were proactive. Pest Control - A Huge Priority This is extremely important to me. They stay on top of pest control, and that matters a lot, especially in Hollywood where roaches, rats, and other issues are common due to the homeless crisis and items being brought in from the street. As long as tenants follow house rules and don't bring in street furniture, we're in good shape. Cleanliness & Porter Staff The building is kept clean. Clemente, our porter, works hard every day to maintain a clean environment -- even though some people can't seem to hit the trash can. His work is appreciated. The Yoga Studio Downstairs I won't take a star away for this, but I will be honest: The yoga studio brings in too much outside traffic. The mail area gets hot, steamy, and smelly, and it doesn't feel like a resort-style environment when strangers are constantly coming in and out. In the future, it might be better used as a rec room, an extended office space, or even a larger maintenance room -- something that benefits residents directly. Staff Changes Over the Years It's been sad to see some great employees come and go -- Mary, Werner, Werner's brother (amazing maintenance), Adam, and others. Adam used to offer early-bird lease specials where your rent wouldn't increase if you renewed early. Those were the days. Extra Fees I do want to mention the extra charges. I already pay my own gas and electric, but the building adds their own property-related fees on top of that. The porter fee alone is over $50 per unit. With the number of units here, that adds up to around $12,000 a month -- and we all know the porters don't get paid anywhere near that amount (though they should be paid well). It would be great if new management reevaluated these charges so long-term tenants feel encouraged to stay. Final Thoughts At the end of the day, we've lived here this long because of: * Cleanliness * Proactive management * Safety * Great location (close to the 101, Sunset, and the boulevard) No building is perfect, but this one does make an effort -- and that's what counts. We just hope management continues improving and considers adjusting some of the extra fees so good tenants can stay long-term.

When we were out of water there were barely updates or any compensation for it. The front desk woman, Lenny and the handy man are the backbones of Line Lofts. They go above and beyond and are always on deck for residents needs. As this is a luxury building, I expect more from management as it's the face of the building. Hospitality is key.

The building often smelled of cigarette smoke, and there were multiple occasions during the winter when there was no hot water for extended periods, despite residents continuing to pay for it. The jacuzzi was closed due to maintenance issues, there were periodic water leaks in the garage, and the garage remotes worked inconsistently. The laundry machines are located in the gym area, which made the space very humid and uncomfortable. There were also recurring issues with water bugs inside the building, contributing to an overall feeling of poor upkeep. Noise and Safety: The main gate produces a very loud mechanical noise whenever it opens, which can be startling. Trash sometimes accumulated in the hallways, there was no designated guest parking, and packages or mail occasionally went missing. There were also times when individuals without building access were found near the entrance, which added to concerns about safety. Management and Leasing: Communication with management was often difficult, and the leasing process felt confusing at times. There were issues with incorrect rent charges that required follow-up to correct. The fee structure also lacked transparency. Upon move-out, I was charged a significant amount in fees, even though I left my unit clean and in good condition. Overall Impression: The property could benefit from better management, more consistent maintenance, and clearer communication with residents. Ascent proved to be a quaint, charming, and relatively modern experience that I needed, with some pitfalls. While the units are all completely updated, it's an old building and now and then you'll hear it and feel it. There were issues with the pipes beneath the wall in my kitchen above the sink that were never a major problem but never resolved either. But that's weho for you- aged very gracefully. At least this neighborhood. The building itself is in the middle of the norma triangle which is one of the best neighborhoods in west hollywood to live in. It is safe, quiet, upscale, charming, and lovely. Ascent offers some perks, like a (very small) rooftop pool with an unobstructed view of downtown los angeles that's absolutely priceless. My jaw fell when I toured and saw it for the first time. It was not worth the price I paid. Like I said I moved in july of '19 into a 730some square foot studio... a large studio for sure. And it was $2,595. At the time I think that it might have been closer to fair, and I also might not have known any better. A year and some months went by and in the midst of the pandemic I found a larger 1 bedroom down the street (closer to santa monica blvd) for $2k a month- plus utilities that I now pay (ascent includes all utilities and cable tv in the rent...) meaning i am now living in a larger and nicer apartment for a net of $350 less per month. It's a lovely building with a lot of charm and elegance, they just are still charging too much for it. I see since I moved out that there are like 6 apartments that have been vacated just on my floor alone and I don't wonder why.

This will be the most comprehensive review you will read of Mediterranean Village West Hollywood…read more My qualifications: I lived here from 2011-2013, again from 2017-2020 and recently moved back. I also have 10+ years of property management experience, including 6 as an on-site resident manager, though I've left that career behind. Anyway, here's the rundown: Mediterranean Village West Hollywood is a 163 unit building on Larrabee and Palm Avenue, just north of Santa Monica Blvd. It is steps away from the LGBT nightlife on Santa Monica Blvd and a short walk to the Sunset Strip. It was built in the late 1960's by the Ring brothers, and the company the Ring brothers founded still owns and manages it (ES Ring). The building is RENT CONTROLLED - subject to West Hollywood RSO, which is super rare for a larger, modern building in West Hollywood (the closest competition, the "Villas" owned by Decron, while old, are NOT rent controlled). Due to its location, size, and age it has a remarkable amount of history. If the walls could talk... the reputation was a wild party building in the 70s, 80s, and 90s. There is a lot of dark history too. Many deaths, suicides, incidents. But that's par for the course in such a large building in this neighborhood. The building consists of four buildings and four unit mixes. First the buildings. There is building 1, the original and oldest building, some would say haunted in many units. Half the units face Larrabee St, which can be noisy, and the other half face the interior. Be warned a hospital rents some units in this building. Building 2 is the largest building. Half the units face the Le Petit Hotel (not ideal) and the other half face either the pool or the koi pond. Building 3 is the smallest building - only 18 units, all studios. This may be the quietest building because it exclusively faces inside the property. Building 4 is another large building, facing a mix of the pool and koi pond, and the other half facing Palm Ave (can be noisy). The units consist of efficiencies (mini studios with a kitchennete - only a handful of these exist as they were broken off from two bedrooms), true studios which there are a ton of (about 400-450 sq ft, most with balconies, full kitchens), one bedrooms, and a very limited number of two bedrooms. The amenities are comparable to one of those fancy new NON rent controlled buildings you'll find in east weho or Hollywood. There is a well maintained, centrally located pool with cabanas and tables. There is lush landscaping throughout, old trees, with gardeners constantly on site taking care of the property. There is a koi pond with seating. There is a BBQ grill. There is a decent gym/fitness center (comparable to most new buildings). There is a leasing office staffed daily from 9 am to 6 pm, though some days they have a seat warmer/temp. There are two laundry rooms - 13 washers and dryers total - with new machines that are operated via an app - very convenient. Sanitation is provided in the laundry rooms as well. There is a security guard on duty every night from 8 pm to 4 am, which helps keep the building quiet and safe. There are cameras everywhere. If you are a new renter and paying the market, the units have become very nice. They started doing grey vinyl plank, granite countertops, and stainless steel appliances. I remember my first stay here the "premium" units were still carpeted with brown cabinets and white appliances. Now on to ES Ring. I've dealt with dozens of landlords in my day. ES Ring is actually the best and most reasonable by far. Of course, they're running a business and not a charity, but at the same time, they are very understanding and friendly to tenants. For example, they recently decided to start paying for everyone's electricity and gas. Meanwhile, other landlords will try to charge you for water, hot water, trash, etc. ES Ring is very fair and reasonable and not greedy. You can trust they will do the right thing most of the time. The on-site staff is always solid and responsive. As I mentioned someone is here every day. Maintenance has always been handled quickly. For my most recent move in, Serenity was very efficient and helpful. She even applied me a move in special. I still remember my time with Tamara, Lewis, Eron, Rebecca, and Camille. Not to mention Mario and Alberto, and Edwin. Too bad nobody seems to stay longer than a couple years. Now going back to the present state of the building. Obviously, this was West Hollywood/Sunset Strip party central back in the day. but like the neighborhood it surrounds, it's become very quiet and upscale. This is not a party building at all which I am grateful for. If you want to party, the bars are in your backyard, but you're not to bring it back here. Rents are a little higher than market, but you pay for the amenities and service. I highly recommend this property. As always, if you want quiet, you are best off on the top floor and facing interior, not the street.

Renter BEWARE: Ongoing maintenance issues, poor management, and rent increases anyway…read more I lived here for a full lease term and will NOT be renewing. Rent is being increased despite a consistent pattern of unresolved issues. If you're searching for apartments near Runyon Canyon / West Hollywood / Hollywood Hills, read this first. Serious Unit Issues (Documented) * Black/dark water from faucet (photo documented), major concern for plumbing/water quality * The toilet never worked properly all year, with frequent flushing issues that never fully resolved. * AC broken for ~2 months (Aug-Oct), multiple failed repair attempts before it was fixed. * Ongoing gnat infestation since January 01/2026, tied to other units, still not resolved as of 04/13/26. * Kitchen + bathroom sink leaks damaged personal property * Refrigerator failure at move-in ruined food and medications Current Issue (No Water, No Notice) As of today, 4/13/26, there is no water in the building with zero advance notice. The maintenance office could not provide an explanation or a timeline. This is not an isolated issue; it reflects the same pattern of poor communication and lack of coordination. Building & Amenity Problems * Elevators are frequently out of service and extremely slow, 1 is currently out of service as of today, 4/13/26 * Garage gates have repeated malfunctions * "Trash valet" skips Friday & Saturday trash sits in hallways all weekend * Furniture and bulk waste left in common areas for days * Residents regularly allow pets to urinate in hallways (no enforcement) Forced Internet = Unreliable You are required to use Spectrum. Service is slow and frequently goes down, especially on weekends. Not ideal if you work from home. Management & Maintenance Issues * Repairs are often temporary fixes instead of proper replacements * Example: water-damaged/mold-affected areas patched instead of replaced * Notices are posted on doors instead of email/text, even when residents are out of town * Ongoing issues require multiple visits without resolution Code Enforcement Concerns Official code violation notices have been posted in the building, reflecting ongoing maintenance and compliance issues. Price vs Reality Over $2,000/month, and then a rent increase for this level of maintenance and management is not reasonable. Bottom Line The only advantage is the location near Runyon Canyon, but there are many better apartment options nearby without these issues. They offer new tenants 30 days to change their mind after moving in. That alone should raise concerns. As a healthcare professional, I expect basic standards of sanitation, safe water, and functional utilities; those expectations were not met here. If you value clean living conditions, responsive management, and reliable infrastructure, look elsewhere. Counting the days until the lease ends. RUN

The property is consistently clean, well-maintained, and feels safe, which matters most. But what really stands out is that this team genuinely cares. You can feel it in how responsive they are and how they handle things without making it complicated. Mariah was especially kind and helpful during the leasing process, which made a stressful decision feel simple. Taryn made sure my move-in was smooth, which set the tone right away.
