Before I start, I'd have to mention that the on-site staff are pretty great, and probably not responsible for corporate policy (This is a Trinity Property Consultants building) The primary issue here, is with whomever makes the decision to fill a building with tenants, while only ONE elevator is functioning. And, that elevator is out of service for 2-4 hours a day if someone is moving in or out. Combine that with construction crews trying to use the elevator to move equipment and trash while sharing it with residents makes for an entirely untenable situation. (this is a 15 floor building including the Garage level) I wholly understand and appreciate the desire to upgrade the community - but, DON'T FILL A BUILDING WITHOUT ENOUGH ELEVATOR CAPACITY. Wait until both elevators are online THEN go nuts with lease signing. This is my main issue and why I'm taking 3 stars off. Poor decision making. Even when construction is done, given the quality of the renovations, I wouldn't pay more than 1700 for a 1br. You'll find better elsewhere with newer construction. Other things that may or may not bother you, but things that are worth mentioning: Construction: Understand you won't have a moments peace from 8-4pm during weekdays and some Saturdays (demo crews with jackhammers are the best). I would suggest just waiting until construction is over then moving in. A/C: Only 3 vents in a 790-860sqft Apartment...not enough air flow. But..okay, might not bother some people. Just putting it out there. Bathroom: Very small, and lower ceilings than the rest of the unit...again...may or may not be an issue for you. The door barely misses hitting the toilet. Also, there is no divider between the living room at the bathroom area. It would have been easy to put a sliding door there... Popcorn ceiling: Weird...but up to you if you like that. Floors: Concrete with a thin vinyl covering...up to you if that's your thing. Not taking points off, but...you should be aware. Oh and carpet in the bedroom. Den: Not really a den...the pictures on the website are inaccurate as in they've opened up the space so its not a room, rather just another part of the living room. Kitchen: The sinks are half the depth of a normal sink, seriously, measure it. Super weird and you end up splashing yourself. Bluetooth enabled door locks: Kinda cool, but...not sure how secure though. Nest for A/C control: Also cool, wireless enabled. Laundry: 1 washer/dryer on each floor, water leaks when someone runs the washer so there is water hanging out on the floor which is weird. Also, 14 apartments per floor for most floors. Nice dining room fan, with summer and winter rotation setting. New windows and sliding doors. Instant hot water. (at least in the renovated units) read more

On late Friday, we notified the office of the issue related to the kitchen sink fixture being so loose that the base plate was moving along with the swing arm. The very cordial receptionist Ashley, took the information and we were told that Maintenance would be notified. The Maintenance Tech Marquez, came by with his tool cart and proceeded to assess the issue. I assisted him for a few minutes by holding the base plate in place while he was troubleshooting several components below the sink. After a period of time and several attempts to repair what appeared to be a detached faucet fixture, he made the decision to return to the shop to search for a part. At that time, I left for work. Marquez, left a work order and a professional door notification stating he had been back into the unit #102 and could not repair the existing fixture. Instead he noted he would be back as soon as a new fixture was available and install it, which he did. The work was done, he again left a notice of entry and clarification of what he had accomplished.    I operate 15 hotels across the country under multiple franchise affiliations i.e. Marriott, Hilton, Relais & Chateaux and Independent Historic from 3 Star to Forbes 5 Star properties. Your Tech Marquez, could work at any one of my locations. I have lived at Arrive 800 Penn for almost 6 months now. I think that there is a really great community in this building. I always say hi to people in the halls and elevators and they are very friendly. I have also loved our large balcony and clean apartment with new appliances. Although there have been a few issues and repairs needed the maintenance staff are incredibly attentive and helpful. They usually get to the requests within a day or two. The staff in the leasing office is also super friendly and helpful. Once, I was about to go out of town and someone was parked in my car's spot in the garage. I told Ashley about what happened and since she was leaving for the weekend she let me park in her spot so I wouldn't be late for my flight. So thoughtful. Other perks of living here include the great location, close to lots of restaurants and bars and walking distance to Cheesman Park. Our favorite neighborhood place is the Vesper Lounge. I also enjoy the nice fitness center which has Peloton bikes! In addition, about once a month there are community events which have free snacks and drinks and provide a chance for residents to socialize. Overall, I have very few complaints about the apartment building. The building is older so the problems with water pipes, elevators and the occasional electricity outage are to be expected. read more

Pros: it's a nice building, and they put a lot into the finishes especially in the lobby, lounge and gym. The gym is probably one of the best I've had in an apartment building hands down. The rooms are nice, and the patio is spacious, you don't hear noise from neighbors unless you're near the front door, so I'm assuming the walls are the thinnest there.Also very Pet friendly. Front office is great, they do a better job of remembering when I have packages in the mail than I do. You're also within a mile walk of plenty of restaurants and bars. Cons: The building is safe and I've seen security around really late at night, however the doors have these sliders at the bottom to keep heat from getting out and they make a lot of noise when I'm coming in and out of the APT, that I assume others can hear. I leave for work everyday along with a lot of others so it's not a huge deal, but due to renovations they do a lot with the water system in the building around midday during the week. If you work from home or unemployed you might have to wait an hour or 2 before you hop in the shower. read more

My partner and I moved in last year, and it's still awesome to live here. Nick handles the maintenance requests super quick, and the staff throws monthly get-togethers where you can get to know them and your neighbors. You won't need a gym membership since the gym here has dumbells/kettlebells, two full barbell racks, and even Peloton bikes. Free Starbucks coffee in the lobby is also a great perk (not a Keurig - the machine roasts the raw beans). The neighborhood is also awesome. It's a 5 min walk to Trader Joe's, 10 min walk to King Soopers, and half a mile to Wash Park. Also like a 15 min walk to the art museum, Colo. history museum, and the 3 biggest clubs in Denver (if you're into that sort of thing.) Plus, it's cool to walk around and look at all the old mansions in Cap Hill. We also like the fixtures and flooring in our unit, as well as the big balcony where we can see downtown and the mountains. Other units in this price range in the area did not have the nice renovated interiors. read more

I am in the process of applying for an apartment, whilst currently staying in the building as a third party AirBNB guest. It is out of a frantic necessity that I am submitting a short-term lease application and I just wanted to take a moment to share my gratitude to the buildings management team. More specifically, I want to thank Ben, the manager, the manager for helping me make the transition easily, for answering all of my questions and for woking with me in a difficult transitory situation. I find overall the building to be good, and the facilities above and beyond anything I previously have been used to. Though the prices initially seemed a little steep, I have compared them to surrounding similar buildings and units and they do seem on par. read more

I have been living at 800 Penn for over seven years now. I love living in this property and will continue to stay as the current staff have made living here a great experience. When it was time for me to renew my lease in March Ben and Ashley were very helpful letting me know what all my available options were, and they helped me find an apartment that worked for me. I moved a few floors down but I love the new West facing view. Anytime I have had a maintenance issue it has been addressed in a timely and professional manner. I would highly recommend this property to anyone looking for a great community apartment in Cap Hill. read more

I have lived in this building for 1.5 years. It was rough at first with all the renovations and the elevators being fixed on. Sometimes no elevators would be working which really sucks when you don't live on the first few floors. The amenities are great! The gym is by far the best thing as well as the bark bath is super convenient. My view from my balcony on the west side is also so nice! Things could always be improved but for the location I'd say the good definitely outweighs the bad. The management staff is also very friendly and super helpful. read more

Everyone on the staff that I have interacted with has been great! Every person from maintenance to the front office staff is always friendly, helpful and always quick to take care of anything that you need. The upgrades to the building are great and I love the new fitness center. Plus an added bonus are the resident events that they have been hosting. I haven't lived anywhere before that does events like this for their residents to show that they appreciate them. It makes it feel like home and I just love living here! read more

I had nothing but a great experience at 800 penn. Everyone was extremely friendly and the management staff was easily the most helpful and professional of any company I have dealt with to date. I would specifically like to mention that Ashley C was tremendously helpful throughout my whole 12 month lease at 800 penn. She was always available and going out of her way to help tenants with whatever concerns came up. After living in this building and calling it my home for the last 8 years, I am devastated at the behavior of new management including illegal and shady unilateral contract changes. Not only is the customer service the worst I've ever seen, they have no one's interest in mind. Each time I see someone coming to look I want to yell to them: run away! And I have, quite a few times. Horrific, inhumane ways of dealing with tenants. Please don't give yourself the stress and pain we're going through right now. read more

It has been about a year since my last review related to the cleanliness of this community so here is an update. This morning, I was taking my dog out for his walk at 7am and as soon as I got on the elevator I noticed how clean it was (look and smell). I thought to myself "this is nice" and of course when I get to the bottom there is Rachel is on the first floor doing a great job cleaning. Everyone at Arrive is so nice to us and very accommodating! They are very experienced with dogs and are respectful of their tenants animals at all times. Nick has always been super helpful whenever we needed him and always greets us with a smiling face! I moved in last month and I really like the place. The balcony offers a great view, and the residents are polite and quiet. The manager, Ben, is polite and caring, and answers my email promptly. The office staff and the new laundry facility are great! I love being able to do multiple loads of laundry at once. Also having new machines to do your laundry in is always a nice thing to have. The upgrades to the laundry facility and the fitness center are making this community an even better place to live in! read more

My drain was running very slowly and I was concerned it might back up over night. I notified the office and they had a plumber out before the office closed that day!
