I loved my 3-night stay at Arrowhead Manor. Johnny and Enrique were great and super helpful! I specifically chose this B&B because of the shuttle to and from the Red Rocks Amphitheater, the views, and the vibe. The shuttle service really saved me so much time and headache. They get you as close to the top of the parking area as they can for drop-off. I hopped right in the line from where they dropped us. Then, for pick-up, they literally meet you in the field that is called the Jurassic lot where everyone has to get picked up at. I was expecting to have to look for their car in a sea of cars but Johnny and Enrique were literally standing there waiting for us when we got off the shuttle from the venue. Thanks guys! The views at Arrowhead Manor are amazing! It happened to randomly snow on my second day there. It was a gorgeous surprise! For a day everything was blanketed in glistening snow and then it melted the next day. If you are staying in one of the smaller rooms (the ones on the left side of the house) you will have a patio that the 3 rooms share. It has 2 tables and chairs and a nice view. 420 friendly. But the main deck outside The Grand Room! That's where you want to go for views. It's so beautiful! The mountains. The trees. Also 420 friendly. And The Grand Room itself is such a vibe. Almost Victorian. And there's old jazz and big band playing over the speakers. It's lovely :) The room was also fabulous! It had a similar old-timey feel like The Grand Room, which I appreciated. Linens were great, bed was great, bathroom was gorgeous! They come to freshen up the room every day, but you can put the door sign to Do Not Disturb and they won't enter to clean if you don't want or need them to. Overall, I really loved my stay here. I got in at around midnight on my first night and was able to get myself in and upstairs and settled without needing to contact anyone. (They send you an email with instructions on how to enter) They do offer breakfast, which I cannot speak for, as I slept past the breakfast time every morning, which I believe was around 830/9. However, I did make use of the ice machine downstairs and the microwave upstairs. Both very handy! Once again, I just loved this place. It was right up my alley. It's hard to imagine a more beautiful setting, in the middle of a forest where you might catch a glimpse of a deer sauntering across the property. Close to Red Rocks Amphitheatre, so the perfect location when you're catching a concert as part of your visit. The bed mattress was exceptionally soft and comfy, which we appreciated after a long travel day. Breakfast was lovely. We were treated with respect and kindness throughout our visit. If you're looking for a peaceful, secluded getaway, keep looking--this "resort" is actually right off a busy highway. The illusion of a hidden gem ends the minute your GPS says "you've arrived." From the moment we arrived--early, tired, and hopeful after a long flight--we were met with a disembodied voice barking through an intercom that we couldn't check in until we received an email. No warm welcome, no flexibility, no humanity. Just a robotic, almost rude interaction that set the tone for the rest of the stay. There is essentially one person managing the entire operation, and it shows. We requested massage appointments and were told someone would "look into it." Later, we were told that an email had been sent--only we never received a thing. It quickly became clear that nothing had been done at all. Need towels? Better hope someone checks their email or picks up the phone. No front desk. No staff to be seen. Absolutely no room refresh during our stay--not even for a multiple-night booking. The only redeeming part of the experience was breakfast: slow as molasses but genuinely delicious. Unfortunately, it was served at such a glacial pace that it nearly became an endurance test. This place is high on promise and low on delivery. It runs like an Airbnb pretending to be a boutique inn, but without the charm, hospitality, or basic service you'd expect from either. Arrowhead Manor Resort Bed & Breakfast Inn Hotel Review It is rare that a one night stay at a bed and breakfast is so etched in memory that is as if it happened yesterday. We thought it was going to be so great that we booked a return visit even before we arrived. The expectation and the reality couldn't have been more jarring. The Arrowhead Manor and Resort, outside Morrison CO is nestled in the mountains beside a busy highway. To reach Arrowhead from Denver, we had to pass by and make an unmarked U-turn miles down the road. The "resort", a single building the size of a large house had no exterior signage visible from the busy highway on a rainy afternoon. Pressing a button in the entry vestibule, a woman's voice on the intercom recited a litany of do's and don'ts along with instructions on how to order food to be delivered. (We were under the impression that the resort had a dining room as they tout their Cannabis Dinner on the main page of their website. We found out subsequently that this dinner must be ordered in advance for six or more.). The intercom speech went on for several minutes before we were buzzed in. The woman of the Voice never appeared. We were met by a tall, thin, tattooed young man. With no introduction or welcome, he pointed and waved at various things. After explaining which amenities were for the use of guests and which were not to be touched under any circumstances, he put on sterile gloves to open a cabinet to show us the DVD collection available for our use. Ushering us through a series of passageways, we arrived at our room, where we were told to never use the front door and not to forget the code to get in the back door and the one to our room because no one would be available to assist. The decor of our room had a very tired look and feel. The electrical and heating systems were antiquated. The room was frigid. This young man was also the sole host at breakfast, as well as the waitstaff. He spoke so softly we could not hear him. When asked to speak a bit louder, he responded, "Can you read my lips?" but didn't repeat. In their promotional literature, Arrowhead asserts: All of us here at Arrowhead Manor hope soon you will agree with the majority (over 26,000+ and counting!) that not only do we beat our competitors in every way, but also that we truly care. Not only will we go the extra mile whenever our Customers need or ask for it but even when we don't We hope like most of our Guests that you too will appreciate our views and that everything's better at Arrowhead, from the luxury and amenities we offer, for less to the views, the intimacy, privacy, ambiance, and decor, to the proximity to the Denver area, and to the round the close 24/7/365 5 star service!" Typos and punctuation are theirs. Leaving with great relief, we knew without saying that we would not be returning for the reservation we'd made at the end of our trip. We'd stay anywhere else, at any cost. Contacting Arrowhead in writing (as they require) weeks in advance, we were told we'd get our money back only if they could rebook the room. Arrowhead has 8 parking spaces and, seemingly, a similar number of guest rooms. Given their claim that they'd had "over 26,000+ and counting" positive guests, we figured that they must be booked solid. Surely, we'd get our refund. No dice. The entirety of their response..."the room did not rebook. so sorry." Looking at social media, we see that Arrowhead has responded to previous reviews in a way that we experienced as defensive. It seems that they blame their guests for any concerns or suggestions... and not in a truly caring way. read more

Scary and Demonic energy!!! We came for our anniversary and had a massage scheduled. The furniture is very outdated and the pictures feel as if they are watching you. The King's room was dirty and the jet tub smelled like sewage. There was a weird closet door that only locks on the outside so anyone can come in on us from the hallway. CREEPY!! There are glass windows with curtains on the outside so anyone can look into your room from the scary closet door. We left for dinner reservations and when we came back the house was completely dark. We quickly grabbed our bag and went home to sleep for the night. We came back in the morning to checkout and left. On the way home the owner called us and said, "I see you didn't stay the night!!!" This is one of the best places I've ever stayed in Colorado. The view is amazing, the ambience is really nice, they cook you breakfast in the morning from 8:30 to 9:30. I think we had 4-5 meat options , also vegetarian options if needed. It is a nice place to go relax and get away for the weekend, I enjoy taking edibles for my MS and it helps my muscles relax. I f you enjoy smoking instead you have to go on the patio . This is good because your room doesn't smell like smoke. The patio has two table and plenty of chairs. I also think the have speakers wired from the sitting room so you play music on patios, we did not try it. I think the total guest count for the place is 12, so the place was very quiet and that is what we needed. I'm going to get 2 of my friends with there wife's and we will go back and rent the rooms on the second floor, close to Shorty's room because there are two other rooms on that floor with a large room in the middle to play cards and hangout or enjoy the patio right in front of this room with an awesome view of the mountains. The place was clean, very clean everywhere, the rooms were warm and you could open up also to see a view of the mountains. The better view was from the patio but it was nice to have the light shine in or you could make the room really dark also. I will be looking at their pricing for a wedding just for the fact that my hope is my daughter can only invite 8 people to the wedding. Small wedding are good right? I do not know if that is true if you book a wedding but I'm going to check. So very disappointed. We live in the Conifer, CO area, only about 10 miles from the facility. It's always been a source of wonder to my wife and I. It sits right next to the highway, but against a gorgeous mountain view. We'd always wanted to stay there, but just didn't have the time or opportunity. On a spontaneous note, we decided to stay there last Saturday night. We were thrilled to find the "King's Quarter's" Suite available and booked it before checking the reviews. A rookie mistake, sure, but the place has been there for awhile, and it's just so appealing. The primary reason for booking the room was the promise of the large jetted tub in the room. My wife suffers from MS, and was looking forward to this. I went online and checked their website, and was surprised to see that they now bill themselves as a "Bud & Breakfast" 420 friendly facility. Their web site says that you can enjoy marijuana anywhere on the outside grounds of the property, and it's welcomed in rooms with balconies or suites. At this point, we were really looking forward to a nice stay at the property. Arriving was kind of strange, but in a mysterious, exciting way...at first. Due to Covid, they aren't actually serving food. Understandable, and not a deal breaker. The room rates were reduced, and while still pricey ($325 for the night) we needed some luxury and relaxation. We arrived at the hotel at our pre-arranged check-in time, 4 pm. We parked (be warned, there is very limited parking and it's a tight squeeze into some of the spots - not a problem, though). We headed toward the front door, went into the entry, and...the main doors were locked. No signage...just a discreet intercom button. We pushed it and waited. After a minute or so, a voice mumbled something about the directions being on the e-mail. Weird, but Covid, so... headed back to get my phone... Finally found the email with instructions - for some reason it went into my junk mail filter, while none of their other correspondence had. Again, a little clumsy, but no problem, and felt a little bit adventurous. Read the e-mail and found the correct entrance. Entered the security code provided and we were in. The house is beautiful. Clearly, the home is well made, and somewhat epic in scale. The decorations were... interesting. Felt a bit like someone went to a mall art store and purchased every famous print they could think of that would make the average person think was classy. That said, the assortment of works by DaVinci, Michelangeo, Monet, etc were a bit odd. In particular, the giant 10 foot Mona Lisa was fascinating... especially when you know that the original is actually quite small. We weren't there for the art, though. We went down to our room and entered the provided code to get into our room, The King's Quarters. Upon entering, it's very nice, extremely clean, and offered what we were expecting. Unfortunately, the veneer lost a lot of luster when you being to examine the details. There are two tvs in the room (kind of). I'm convinced that the facility bought the cheapest technology that they could find. One of the two "Spectre" brand televisions has an internal short. The main tv in the bedroom was short out and reset itself approximately every 2o seconds, making it unwatchable. I looked behind the TV, and there's a rat's nest of wires, including a pair of exposed wires (red and black) just hanging in the back of the television. I'm not sure if they're connected (or supposed to be) but that wasn't the cause of the short. Unfortunately, this TV was kind of wired to make the television in the bathroom a mirror of the main television (that's continually shorting out). The "Surround Sound" in the room is a joke. It consists a a dull, unidentifiable bass that is so heavy you can't discern the sounds. For what it's worth, I located the surround sound system and was able to determine that this, also, was not the cause of the short. Take note, management, I've done the work for you. The TV itself seems to have an internal short, so take my advice and buy another $50 TV for that room. So, trying to stay positive, we weren't there for TV anyway, and I brought a tablet if we needed to watch anything. A definite downgrade, but the next failure would pretty much distract me from the last one. The entire sales pitch for this room is the giant jetted tub that they gloat about on their web page. It's in there.. It's not the newest, but again, the room was very clean and the building is well made, so I started the water. THE COLD WATER. We tried to fill that tub every two hours until 4 a.m. There was NEVER anything approaching hot water available. Running out of room, but we stayed up reading reviews that all mention the same problems, and negative reviews are ALWAYS attacked by management, so we didn't bother. We learned an expensive lesson. My husband and I went back for a second time in hopes of having a better experience. When my husband made the reservation, Marariette was very friendly and appeared to be invested in our experience. When we arrived to the hotel, there was a young man in the kitchen who did not even look at us and said, "Take a seat, I will be with you," then walked away. He was talking to another customer who was checking in. After the young man had walked by us 2 more times without saying a word. We decided to just go to our room. The room was cute, and there was a teddy bear and rose petals,4 red balloons, and a bag with 3 sugar-free chocolate on the bed. Which were great. The fireplace was like a TV on the wall and a private hot tub on the deck. As we were getting ready for the hot tub, we noticed that the carpet between the bathroom and the bed was soaking wet. My husband called down to let them know, and the young man who answered was very rude and said it was fine and to not worry about it. So my husband and I did what we could to walk around it. Around 10 that evening, Maragriette called and was very concerned about the carpet and wanted to send guys up to fix it. By that point, we were in bed already and already frustrated with dealing with the TV/DVD player, which, again, the young man would not help with that either. Margariette promised us a free room if we went back in 2 months for the inconvenience of the soaking wet carpet. There is breakfast that is served in the morning There was one other couple there when we got to the dining area. I can not eat meat, so I ordered a veggie breakfast burrito. We got our breakfast about 20 mins later, and the first bite, I bit into sausage. When I asked the young man, which is the same guy this whole time, about the meat, he started to argue with me about it. He walked away, and I proceeded to pull out 2 patties worth of sausage and could not eat my meal. By that point, we were so frustrated that we left. Since that stay,my husband has called every day and left messages to talk to Margariette about our experience and to see about the free room because we were hoping the third time would be a charm. There has been no call back, and when my husband asked. There were no records of her promising a free room. It's very unfortunate because it is a beautiful place and the rooms, the view, the entire place is gorgeous. But it is the people who are working there that really made it an unpleasant experience. read more

Horrendous management. After booking a two night stay via hotels.com, I was contacted twice letting me know they had already booked those rooms but could provide a smaller room. I declined and asked for a refund (since they had charged my card upwards of $580). I was told they don't charge in advance but sure enough they had. I had to call back and had them refund the money. This was on Oct 27th. Hadn't thought anything else of it until an extremely out of touch woman called me from an unknown number asking why I never cancelled and why I didn't show up. It's obvious there is no communication between employees. To try to gaslight customers about cancelled reservations is disgusting. I will be monitoring my bank account to ensure they don't try anything else shady. Recommend checking out BBB as well. This place is nothing but red flags. Stay far away. read more

BUYER BEWARE **Consider yourself warned if you consider booking at this establishment. I am writing a detailed account of my challenges here in the hope others can avoid the amount of time and energy I have had to waste.** I booked this hotel to see an event pre-COVID and unfortunately that event was cancelled so all other travel was cancelled as a result. I have had a couple of other hotels at least allow for a voucher or rebook but the ownership here is claiming it is safe to travel, as if that is their choice to make for me and my family! They are NOT refunding, NOT allowing for voucher for future stay, NOR allowing for rebooking claiming false logic trying to strong arm people into risking their well being in order to enable their profit. They are also NOT listening while taking a defensive posture with a condescending tone as if I am foolish for choosing not to hop on a plane with circulated air right now... in the middle of a world wide pandemic. Now I am a week from what would have been the travel date without any form of resolution and they are stonewalling me not replying to e-mails, probably to avoid further documenting their horrible business ethics and customer service. Take note of this review as well as others here that are less than stellar and avoid staying at this hotel at ALL costs. There are plenty of other locations to stay in the region and you won't have to deal with the challenges I and many others have encountered. Review Update: Now this unethical owner is threatening law suits after we gave weeks of notice and tried to further communicate (with no response) the week leading up to the booked date. Do not stay here. I am ambulatory disabled, like millions of other people. The private rooms w outdoor hot tubs have stairs to use the toilets, no hand railings. The woman who hesitated to identify herself as the actual owner told us multiple stories about these missing hand railings: they ordered them but haven't installed, they just repainted and haven't put them back, and then she offered to hand ROPES for me to hang onto and a WHEELCHAIR for the STAIRS!!!!. I have terminal breast cancer, we wanted a nice valentine's and we live close by. We imagined lots of future evenings of staying here last minute. We immediately knew that wasn't happening. Even though we paid the full amount for 2 nights, we left. It wasn't safe. Before we even got home, she charged us an exorbitant cancelation fee. The next day I called, hoping to appeal to her humanity and get the cancelationfee and 1 night refunded. Curing cancer is more feasible. She then told me that she's disabled and she doesn't have trouble w the stairs so what's my problem, and then she told me she ALSO has terminal cancer. She threatened me not to tell ANYONE, especially her son. I don't know her son or anyone else she is related to. I do hope she was lying about her cancer too, because I can personally tell you no one deserves it. But she is a scammer. Read her 80 pages of gibberish TOS she has copy and pasted from all over the web. She told me that as a disabled person, I should know better than to stay at a bnb, and only stay at big hotels. I am now writing my review on Yelp sine I noticed my review on Arrowhead website is no longer there. The manor was nice but definitely not a "Luxury" B & B. The staff was not warm and inviting at all. Our room was nice but not as clean as it should be. We did not have plush towels or robes or even decent toilet paper. cheap 1 ply is what we had. We could not get the heater to work so we woke up to a 58 degree room. When we brought it to the attention of the staff there was no apology or attempt to take a look at it. Their response was, "Oh yeah, we've been having a problem with that." The breakfast was good but nothing close to what we've experienced at other B&Bs in the past. When my husband asked a staff member a question about Red Rock he responded with an annoyed tone, " I don't know; I've never been there." I don't know if this is a Colorado thing but their outdoor area that they have table and chairs at had the cheap outdoor fake grass carpet! It didn't blend in well with the beauty all around the Manor. This was our first trip to CO. I think we will choose a nice hotel on our next visit. read more

Frustrating, offensive and not kid friendly. The staff that assists is outstanding, nice, caring and helpful. However, the management is awful and lacks any customer service. We booked the Master Suite for 2 nights for our wedding (different business/location) and family booked another 2 bed room for themselves and our kids. When we were discussing amongst the family the best choice for the children, management called our in room phone to tell us they would charge us extra to put bedding on the second bed that was in the room. We thought this nickel-and-dime scheme was ridiculous, but put the kids on the pull out couch, "for free" and let it go. Later that night, we received another call to "inform" us about breakfast. We were told our children would not be allowed to arrive at breakfast until the end, to "hide" our children from the other guests. During this call, the owners Marguerite & James Herb, said we were just trying to find complaints and issues. We asked if they would like to speak in person and was informed they were not on site. Which is ironic, as staff the next day confirmed the owners live on site. We then asked to end the call, as it was going on for nearly an out. However, it turned out both owners were on the line, which I found out when I was transferred to James, whom said his {wife} was being polite. I finally decided we would eat in our room, to avoid any further arguing and potential issues in the morning. I stated fruit for the kids would be fine, and Marguerite responded "are you sure you want all the sugar for your kids on your special day?" Why would any business owner attempt to tell a customer how to raise their kids, or have the practitioner to tell them they can only be around if they hide their kids from the other guests? Furthermore, I also requested when we booked, nearly a year prior, to have a Romance Package for our wedding night. As expected with the lacking customer service, they "forgot" to make up our room for our wedding night. When I called the next day to inform about the mishap, on our once and a lifetime day, I received a "sincere apology", which included a refund of the romance package and a credit on our bill totaling not even 1% of our total bill. The owners truly caused unneeded stress, by being unwelcoming to our children, as well as trying to advise us on how to raise them, and couldn't even make a special night happen. As for the B&B, the outside is beautiful, although parking isn't the greatest. There are no controls for air conditioning or heat and some areas are lacking general maintenance. If you have children, I would not recommend this place unless you desire parenting advice or like to hide your kids from the other guests, or for a romantic getaway, unless you want to do all the decorating yourself. read more

Be very careful with these folks. Marguerite and James make up their own rules on returning deposits. I canceled with a three week notice, and they kept my deposit for two nights, $361. NO other hotel or B&B would do that! Three weeks notice is PLENTY of time . Then yesterday when I informed them I was filing a complaint with the BBB, they immediately charged my credit card another $361! Why did they wait? Revenge? Reported to the BBB and proceeding with legal action to get my money back. Also noted on every bad review he owners tried to say everything bad was not true! Seriously:)) Almost funny how they defend themselves and look and sound very foolish doing it as their response was to mine! I absolutely love this place! I wouldn't celebrate such important events here if I didn't! Let me start with the jacuzzi that has a spectacular view into the mountain! PLEASE DONT BE THE NEXT VICTIM!! We are not travel savvy or people of great means, so we made our own travel plans and bookings. I wanted to get something special for June 10,11 2020. We were going to red rocks first time for a concert, and thought a hotel near it would be great. I looked on line and found several specialty inns near the amphitheater. The one with extremely good reviews was Arrowhead manor. Their website indicated that it was very luxurious and exclusive, it also implied that booking was first come first booked. If you don't receive a conformation  email, then you did not get a room. I also looked at several other inns and tried to book at several. I knew it was a huge splurge for me, but this was our dream Honeymoon. I never got a confirmation email from any of the B&Bs I had tried, I was disappointed but decided it was not meant to be. I made other plans and went on with my busy life. This was in February, in March the coronavirus hit and all hell broke loose, everything was locked down and travel was shut down. My husband went into hospital on March 17, and was in intensive care for three weeks, he had 2 blood transfusions and nearly died. Vacation was far from my daily thoughts. In April booking.com got in touch with me asking about my honeymoon reservations and at that time I canceled everything. It was absolutely no problem. I had prepaid no refund at La Quenta in Denver suburb. They were wonderful, and wished us well. I went through my emails over and over looking for a conformation email for a  B&B in case I  had overlooked something. I found no email. I called several hotels and found nothing. My husband survived the illness, But he was going to have a long recovery. He is unable to work, so I have two jobs trying to hold on to what little we have. I kept having a nagging feeling like I had left some detail off my radar, so I emailed several of the B&Bs again. Everyone replied  except  Arrowhead manor. This was end of may. May 28 I received a blank email from Arrowhead Manor. It had the B&B email address in the letter area, I replied saying you send me an empty email. No reply from Arrowhead manor.  This really started to bother me so I emailed only Arrowhead manor and asked if I had a reservation for June 10 11. They replied  no. The next day I received  a email from Arrowhead manor, it was strange. It was addressed to me, but was for a vendor. It was confirming a service for the date of 2/3/11 guest WAS MY NAME. ??? I had no intention of getting a massage, so I figured it was a mistake. On June 10  I received a email from Arrowhead manor detailing check in process.  WHAT? WHAT? WHAT?? I emedently called and said I received the check in email, but had been told I had no reservation, if I did have one it was a mistake and needed to be cancelled. Whomever answered the phone put me on hold and then we were disconnected. I thought oh well it was a mistake. Around 10 minutes later I received a cancellation email, I was dumbfounded. I had been told by this establishment I had no reservations on more than one occasion. Why was I not sent a email cancellation before this inquiry? Every time I had been in touch with these people, I made it clear I wanted to cancel. Something seemed highly suspect. This started an exchange of emails, I explained my story and was very surprised when they were not going to consider my side of this misunderstanding. I sent proof of emails and cancellation of other reservations dated for the same time period. I asked why in the world would I cancel everything in Colorado except Arrowhead manor. That makes no sense. I started to do some internet searching and have discovered that 1. From reviews that these people are not treating customers right. They keep a lot of money that should be refunded. And attack and vilify anyone who leaves any review less than 5 stars. 2. Good reviews are for sale on line. I guess I am naïve, I actually used the trip advisor reviews to help me plan my vacation. 3. The owners of  Arrowhead manor are a married couple. Last November  she was charged with attempted murder for shooting her husband at the Arrowhead manor, during a domestic incident. If for no other reason to cancel, I want nothing to do with guns or violence of this kind. I am surprised these people are allowed to remain in the hospitality industry. My husband and I choose Colorado for our dream Honeymoon. It would be our first actual trip where we could stay and explore and enjoy. We have been through hell, dealing with these heartless, horrible people has given us second thoughts. I maintain that I never received the first email. I cannot find it. I believe that there were a series of mishaps that got us here. I have no reason to be nasty or hateful. I just cannot aford to lose $ 250. This couple took advantage of a bad situation. Quite impressed with this venue. First of all, in person contact is limited and COVID protocols are in place. Secondly, we are experiencing a lovely stay (four days total) beginning with our hosts Marguerite and James ensuring we are fully briefed about all amenities included. Quiet, peaceful and amazing views from our private deck. I simply cannot express adequately how pleased I am for selecting this gem on the advice of our local nephew. read more

I booked a room for December of 2020 - almost a year in advance. After I booked it, I found out that this was a "420" BNB. I have a medical condition and cannot be around ANY smoke whatsoever. When I called to cancel, I was not allowed to do so over the phone. When I sent over the e-mail cancellation, the owners literally sent me 3 separate e-mails saying "Are you sure you want to cancel?" After I explained my medical situation, they still kept sending e-mails staying "are you sure?" I had to file a dispute with my credit card company to try and get my money back. Even then, Arrowhead withheld over 10% of the deposit as a "cancellation/administrative fee". Also, they asked for a 50% deposit upfront A YEAR IN ADVANCE. I've been in the hospitality industry for over 40 years and have never heard or seen such a thing. Most hotels will charge you a cancellation fee if you cancel within 24-72 hours of the reservation, but I gave them an 11 month "heads up". And, this is due to a medical reason. Any REPUTABLE establishment would not do this. Beware - if you have to cancel for any reason, they will keep your money. Find another place to stay! read more

Such a terrible place and complete waste of time and money. Staff was completely unhelpful. No internet whatsoever, they had direct tv but must have deactivated any and all movies. No free on demand or rentals. They have many dvds but all are old and lame. The room itself stunk horrible of cigarettes, which they tried to cover up with an intense air freshener (which was also unbearable). Jetted tub worked but spit out leaves and dirt when I first tried it. TV and stereo took a lot of effort to get working. And bed felt old, warn out and uncomfortable. We didn't end up staying the night, woke up in the middle of the night and couldn't breath due to the cigarette stench, packed up and walked out at 3am. You know I wouldn't blame them so much if it was cheap, but it wasn't. The total charge was about $350 for a single night and it was just terrible! AVOID AT ALL COSTS! So many great other BnB's in the area, this one is a total scam. read more

Here is what I had to write to them: I will be sure to have all the wedding guests, post on social media the same courtesy you have shown to the bride and groom. The weather is too bad for anyone to drive, 170 is closed and I hope if your family was to drive in this someone would be smart enough to stop them. Its all about the money for you. Laid back yet very professional staff that welcomes you at the home. The decor and exterior surroundings are solid, rustic yet exquisite. This venue is all about accommodations. Provides an excellent setting weather it's a business meeting, retreat, or a wedding. We opted for the elopement package which was more than affordable and will remember this beautiful home and humble host the rest of our lives. Will be back for sure. Kind of weird. Like most of the other reviews we found this place strange and moved on. Walked it for our wedding. Owners wife Margaritte, seemed pretentious and just down right rude. Could not imagine staying here with her looking at us like a hawk. I am thinking from the reviews, bed and breakfast might not have been a good career choice for these two. read more

This place gets a -5 for customer service, or lack there of. Given the environment this year with Covid, neither would they refund our $700 deposit for 2 rooms, or let us bank it for next year when the event we were attending got cancelled at Red Rocks. I have been in customer service for 35+ years and never have I treated return customers this way. We will never stay here again. Watch your back with these people. read more

I just read all the reviews and they are not wrong but I think some are a little harsh. Yes the door is locked in the front and you have to be buzzed in but is that not just good security. Once you are in they give you a code to the side door so you can come and go as you please. They guys that work there are very pleasant and accommodating and the house is beautiful and so are the views. Yes the room could have been cleaner, yes the rooms got a little warm for my liking, yes it would be nice if they did a cocktail hour or something. The breakfast was great, made to order omelets, was actually one of the better, INCLUDED breakfast I have had. Yes its close to the highway and there is traffic in the morning and late afternoon, people going and coming home from work but it's not awful! We enjoyed our night, we can see that they are working on the house and getting things where they need to be, so I guess if you are super picky this is not for you. I can't sing enough praises as to just how wonderful my stay at Arrowhead Manor B&B was. The beautiful property nestled in the mountains of Morrison, Colorado, conveniently located near Red Rocks. The B&B will arrange a shuttle to and from the amphitheater for your convenience, so you don't have to worry about transportation. The ambience and décor of this beautiful bed and breakfast is not only luxurious, but extravagantly unique. Upon arrival I immediately felt like I was at a castle and was treated like royalty. Beginning from the staff, to the comfort, to the views, and the energy of the place was just the icing on the cake. It was truly romantic and unforgettable. I plan on visiting periodically for not only special occasions, a night to get out of the hustle and bustle, or for my next Red Rocks show. For the price- you are getting beautiful views, relaxation, nice and hospitable staff, a wonderful breakfast, and you feel like you're at home the whole time. Arrowhead Manor does a lot to build expectations. The website pictures are fetch. The intro email goes on about "5-star Luxuries, Amenities, and Services". But the build-up made our disappointment, which would have been acute anyway, excruciating. Here's a partial list of the shortcomings my wife and I experienced during our two-night stay: - Guests are greeted by a locked front door and someone garbling through a speaker. The front door is for employees only. - They did buzz us in. But nobody was there to check us in. After a few minutes a guy came by to show us to our room... - which required us to go outdoors again. The only entrance and egress for the rooms in this area require walking through the weather, which in our case included heavy (un-shoveled) snow... even to get to breakfast. - Our room (called Shorty's) had little light, either natural or electric. - The thermostat doesn't do anything. Heat is controlled by a fake fireplace with only "on" and "off" settings. They're controlled on your knees at the baseboard. Too hot or cold in the middle of the night? Get up and have a flashlight to find the switches. - Knee pads are also necessary for using the coffee-maker, which is on the floor of the closet. Our coffee-maker had the previous guest's coffee grounds still in it. - The bathroom is only heated by the ambient heat from the (often-cold) room. - The top of the bathroom mirror is about 5' 6" high. If you're 6', it might help you see your belt buckle. - My sink drain was all but clogged. - There are no tissues anywhere in the room... - except crumpled ones under our bed. - There is no hair dryer. - Finally, anyone considering this place should know that it's only about 100 feet off of a divided highway. It is far from a tranquil setting, though - to be fair - I will say we weren't bothered by traffic noise. This list of disappointments is only partial and overwhelmed the few positives. The common areas are decorated in a pleasantly quirky manner. And the views from the breakfast/great room are pretty. Breakfast was good when we got it, but we didn't the first day because the two-man crew didn't get to our simple egg order for over half an hour. (We had to leave to meet a friend by 10am, and told them to forget it after we heard the order hadn't even been started yet.) Much of the problem with this place can probably be traced to lack of staff. The two guys we saw seemed as if they earnestly wanted to satisfy, but they were overwhelmed. I don't want to "award" Arrowhead Manor anything, much less a star. But I'm working within the system here. read more

Should not call themselves a B&B. The booking process took too long on the phone, I wouldn't have minded if everything she promised had been delivered. Or even some of it. Arrived at night, wasn't snowing, but lot was covered in snow and ice. As was the dimly lit route to our room. The room was clean but comically tiny. In the morning, our fruitless hunt for breakfast gave us a taste of the lack of hospitality here. We couldn't find employees but there were cameras everywhere watching us. We found a two way speaker and managed to talk to an employee that way. When we explained there was no breakfast, she said not every day had a warm breakfast service. That there should have been a continental bfast, and asked if we'd looked in the fridge. We thought of it, but the sign saying we shouldn't go in the fridge and the cameras peering down at us stopped us. She said she would review the tapes to see if what we said was right. Why would we lie? We changed rooms during our stay, but had trouble finding our new room. We assumed it was entry through the exterior like our last room. Finally we met an employee when we were confronted in the lot like burglars. We convinced the man we we're staying there, and he showed us to our new room. Our room was cute, but the bathroom was ice cold and took forever to heat the water. The jacuzzi tub had brown foam floating on the water. The next day there actually was a breakfast. A nice little casserole done quiche style. But not much else, some store bought baked goods, etc. Almost forgot to write this review. But they emailed me and told me to write a nice review and I might win something. read more

After driving past Arrowhead for a few years, my husband and I decided to come here for a date night. The unacceptable rudeness of the owners when I questioned a charge on the bill shocked me and created this 1 star review. They added a 'luxury amenity package' to my bill without my authorization and combined it with tax so I couldn't separate the two fees. It took several emails and phone calls to get a response before reaching an owner and being verbally attacked for asking the question. (turns out their luxuries include water, electricity for their hot tub, and their 'free' popcorn and movies). I was also turned off by other incessant and unexpected fees . For example, a note on their mirror demands that you not use their towels to remove makeup and threatens that if you get their towel dirty, there will be an extra charge. Bottom line. The staff is nice, the room adequate, the breakfast (for an extra charge) is fine, and the view is lovely but there is no hiding the rude and cheap nature of the owners. Stay away! read more

Bought 3 nights over this Thanksgiving holiday, showed up felt the weird energy and dirtyness of of an outdated room and couldn't even take our jackets off, we sat there for 30 minutes and drove back to denver to relax at home. Sure $500+ later, but the place was just plain weird. A night at a clean Marriot would have felt far more EXCLUSIVE. This place should be shut down due to saying: "best luxury romantic getaway", "award winning"..just shut the website down, it does not match the place. It IS OUTDATED, HAS A SCARY FEEL, and Margaritte actually wanted to convince us to sleep on a Waterbed, like the 80's?! OMG. She tried to get us into another room, but it again was DREARY, UNCLEAN SPREAD, STAINED CARPET, ETC. EVERYTHING is worn, outdated, and you can hear everybody move throughout the house. The only way somone could rate this high is if they regularly live in a trailer home, or show up really drunk or stoned. Any accomodation can not go 15 years without an update/remodel, this place is way overdue! read more
