Our apartment was spotless (the video on their site even exclaims how amazing it looked), and he kept most of our deposit for made up stuff - because he can and will steal your money. he is the 2nd worst person in this country and most of our neighbors had horror stories about him. The curtain thing is real and it's arbitrary - we didn't have curtains when we moved in, and our neighbor didn't get penalized when she took her curtains. We took ours down (because that's what you do), threw the curtains away (because they were old and gross) and got penalized $600 (!!!!!) for that. he made up other lies to steal more of our money. I had a great experience living in Art Deco's beautifully restored property. The apartment I lived in was stunning, and the thoughtful detail put into the restorations is amazing. The building is nearly 100 years old, and I love that the apartment has been restored to period. The property manager Marc was incredibly responsive to any issues that arose during the three years I lived there, always returned calls immediately, and had someone at my apartment usually within a couple of hours. He is also just a super nice guy! When I moved out my deposit was returned in full by the next morning. I will say that they are very picky with their lease - read it carefully and return the apartment in the same pristine condition as when you moved in, and you will have no problems. I am writing this review as someone who (attempted) to apply for one of the units. I had a very difficult time getting through to Jon, who told me to email him with an intro and financial statements. He proceeded to not answer for days after I followed up relentlessly. I contacted his biz partner Dave who called me and we discussed the unit over the phone. He mentioned the reason I most likely hadn't heard back from Jon was because I was a makeup artist, and "makeup artists, hair stylists, and wardrobe stylists" give him trouble. This to me would be discrimination against a line of work (one heavily present in HOLLYWOOD, the land of film and TV). I more than qualified financially, so it was unfair to take me out of the running due to my career. He also asked my age, single status, etc and didn't seem to love that and tried to find out if I could afford the apt by asking how much was in my bank account. If they would have allowed me to submit an application, they could have seen for themselves. He said that he would talk to Jon about me, and I heard nothing back. I had an intuition that I was being discriminated against for my work, my age (30) and my single status. So, I had my friend inquire about the unit who is a married attorney. After a few min phone call, they essentially offered her the unit on the spot and were ready to email her over the lease agreement. Keep in mind, Jon wouldn't even return my multiple calls that day. I emailed Jon to let him know that this was discrimination and that the attorney was my friend and this was grounds for a lawsuits. The next morning I woke up to an email from Dave offering me the unit. He said and I quote " I am going to rent it to you but first we are going to have a talk." He knew he was caught not having equitable practices, and then he was talking down to me like I was a child. I will NOT be taking this apartment, nor ever renting from a future building of his. I encourage all to look elsewhere for their dream historic apartment. I am anticipating he will try to remove this review or dispute it. Everything I have stated is 100% accurate. Stay vigilant and do your research. I will be reporting him for his shady practices, he has broken many laws that are in place specifically for fair and equal opportunity housing. read more

My experience with Art Deco has been positive. I love living in this building and my beautiful apartment. I'm uncertain as to why there are mixed reviews, but this hasn't been my experience. I haven't had one issue from the viewing of the apartment, the application process, or the move. I have lived in this apartment for over a year and it is my favorite apartment, faux fireplace which I've decorated, french windows which remind me of Europe and quality hardwood floors. I have personally reached out to Dave to ask questions or make requests and he has always communicated with me in a kind and professional manner. I enjoy seeing Marc in the neighborhood when he's showing apartments and he's always responsive to text and requests for repairs which are few to none. As far as the review about roaches or wildlife burrowing into the ceiling; we live in L.A. a major city I saw one roach in my apartment, they sent out exterminators ASAP and that was the end of that bug-free. I informed Dave & Marc many times of issues in the apt, they either a) don't reply, b) blame you, c) do nothing. Do you want to know how weird these guys are? Dave Goldstein has done a great job maintaining and restoring so many beautiful place in Los Angeles. I've lived in Los Angeles all of my life (37 years), and I can say that there are not too many people who would take the time and have the pride to purchase and take great care of historic architecture like the properties Dave owns! Most landlords are just interested in the money, but Dave actually takes time to talk to his prospective and current tenants, at least in my experience with him. I've not met too many owners who would bother taking 1 hour to talk with a tenant. In fact, when I was looking exhaustively for a nice place to rent so that I could sell my house, most owners and rental agents were either rude, short, or discriminatory. I never thought I'd face discrimination in housing in Los Angeles, especially with my high credit score, very stable high paying career, and my education, but I did with other property owners and managers, even in West Hollywood where one would expect to be accepted regardless of one's race. Dave was just the opposite; he's a nice person who takes time to get to know people! Marc Pakin is great as well. Marc took time to show me the unit I wanted to rent twice, even through the constraints of the current pandemic. Marc also is very responsive; all issues that I found after signing the lease were addressed without delay. Even the maintenance guy Ivan was professional, and used a face covering and shoe covers when working in the apartment. Not much more anyone could ask for from a property owner and property manager. Marc is very professional, and a kind person. The building is vintage, old, and will not be like a new building, but it's stood the test of time and is well maintained. I've seen some of Dave's other buildings, and they all seem to be well maintained with the period details, fixtures, etc. Unfortunately, due to circumstances beyond my control, I had to end my lease earlier than I wanted to. Dave and Marc are working with me to get the place back on the market for a new tenant, and I am confident that the new tenant will really like the owner, manager, and most importantly the beautiful well maintained French Normandy apartment. No one has more beautiful apartments! If you want a gorgeous piece of restored history to live in, here's where to look. I lived in a beautiful apartment on Rossmore Ave. and was so sad when circumstances forced me to move. I love Marc and Dave. They actually CARE. Was everything perfect ALL the time? Well, no, but they responded to issues immediately. You have to have some patience when you live in an old building-things will break down! I did get my deposit back in a timely manner-I was a bit disappointed to not get more back, but I have dogs and Dave did fairly provide me with the info as to why I didn't get it all back. Read the fine print of the lease that they require 60 days notice to end your lease.... I would rent from this company again in a heartbeat. read more

I moved into my gorgeous unit in June and have nothing but great things to say about the entire experience thus far. The buildings are well cared for and maintained so beautifully in the best locations- I hadn't found an apartment like mine throughout my entire apartment search (which took around 3 months!) Had a great conversation with Dave and a very stress free time securing my dream apartment! Marc has been extremely kind and responsive to any small request/ maintenance needed. Last week I had a minor issue with my bathroom drain and within an hour he had a plumber there to take care of it swiftly. Great communication as well as extremely resourceful- providing recommendations for various things such as a cleaner, which I had been looking for. Finding our Art Deco apartment felt like fate! My fiancé and I had been following their Instagram account for a while, mostly just to admire the beautiful homes. But once we were relocating to Los Angeles, we kept our eyes on their listings and couldn't be happier that we can now call one of their places home. We were absolutely blown away the moment we stepped into the apartment during our tour - from the light fixtures, uniquely tiled bathroom and kitchen, antique stove, and the building itself - beautiful trees, doors, stairways, the way it lights up at night - it's truly one of a kind and everything is in pristine shape. Our apartment is filled with character and charm, and we also love the neighborhood and how close we are to everything (Miracle Mile). Marc and Dave have been lovely, and we are grateful to be tenants in their building - you can tell that they take good care of each place. Our bathroom sink had a small leak, and Marc had a maintenance/plumber worker there within 2 hours. The worker was also super friendly and fixed the issue quickly. When we moved in, we had the gas company come to look at the stove to make sure everything looked okay since it's older, and they said everything looked perfect and that it had been well-maintained. I live in the Art Deco Apartments on Masselin Ave, and I've been in the building for three years. I've also lived in LA for 20 years, and have a pretty good basis for comparison of property management in LA. I was drawn to this building because of the obvious care that is put into restoring and maintaining the original style of the building. And in my time here I've been impressed with how often I see repairs and improvements going on around the building. The first time I came to the building I was just checking it out from the street and I met one of the other tenants. She told me how much she loves the building and put in a good word for me with Marc. The second time I came I made an appointment with Marc to see the apartment, and he took the time to meet me here and show it to me (not all managers do this, I've had other managers leave an apartment unlocked for me to enter by myself, which has always made me uneasy). I loved the apartment immediately and signed the lease a few days later. The few concerns that I had (some items left and damage from the last tenants) were addressed before I moved in. The lease that I signed was long and detailed, and had some unique terms, but I thought that it was reasonable. If anything, it's the sign of an experienced landlord in a city where the rental business can be like a jungle. And it was refreshing to sign a lease that did not make a big issue owning a pet (I have a dog, and most of the other tenants have pets). Of course if you are signing a lease anywhere you should read it carefully and ask questions. I'm grateful to Dave for renting to actors, artists, and people who are self employed. Since I work for myself its hard for me to pass the traditional application process, but Dave's unconventional process made it possible for me to rent an apartment that I probably would not have qualified for if I had had to show proof of a regular income. And Dave's unique process is reflected in the tenants that he gets. The other people in my building are diverse and interesting, and I often get caught up chatting with them in the courtyard. I work from home, and most of the other residents don't have regular 9 to 5 jobs. It's nice that when I'm here during the day the building is not a ghost town, and no one is bothered by the odd hours that I keep. At three years, I am one of the newest residents in my building. Of the fourteen units, I think only two or three have turned over in my time here. If you ever wonder what a building is like, just talk to the people who live there. LA is a transient city, and it's rare to come across a building where the majority of the occupants are long term. I've been happy with my apartment in the time I've been here, and I am happy with the management. There are a lot of regulations on landlords in LA, and I think that these guys do a great job at running a business that goes above and beyond the baseline. I lived in an Art Deco apartment for three years. We had a beautifully restored apartment. When anything went wrong, their crew would fix it right away with a pleasant attitude. My husband and I adopted a puppy while we were there. We were so appreciative to be able to get a puppy in a rented apartment. We recently moved because we purchased a home. We got our full deposit back including our dog deposit. We received it the week we moved out, not 21 days later. Marc Patkin at Art Deco apartments helped us with a very smooth transition. He gave us fantastic referrals for our remodel project on our new home. It was a problem free project because of Marc referring top craftsmen. From, painters to plumbers, cabinet makers, hardwood floor people, gardeners, artistic gate work etc. All work came in on budget with very fair bids. I lived in one of their apartments for two years (per their 24 month lease terms) David and Marc are some of the most awful people I have ever met in my life. They are mean, liars, scammers and extremely sexist. Any issues you will have in the apartment will be blamed on you and will not be taken care of. I had David the owner call my cellphone while I was at work making outlandish accusations that were not true. Completely inappropriate and utterly insane. Marc the property manager, will never respond to any maintenance requests. Please please save yourself the stress, do not live at any of their properties. These people are genuinely evil. I recently moved into my apartment and had the pleasure of talking extensively to both the owner, Dave and manager, Marc. They are such a good team. I looked at the space back in July and immediately wanted to begin writing up the lease. The previous tenant had been there almost 10 years, so I knew I was somewhere special. Dave really values beauty, craftsmanship, art and antiques and you can tell from both the interior and exterior of all his properties. I felt so cared for in the whole process. From the touring, to the lease signing, to the renovation (they redid/restored the entire apartment to immaculate condition prior to my move in), and now since i've moved in. Both Marc and Dave are so present and easy to get in touch with and it's always a pleasure talking with them, which is vastly different from my prior experiences with LA landlords. I feel so at home and i'm so grateful to have found this place. I had both a wonderful and very disappointing experience with my five year rental. I know that sounds schizophrenic. First the positive: Dave is an artist (as am I), so I fully relate and forgive the "ego" comments that other reviewers have written. The buildings are works of art. While many landlords would only polish visible surfaces, Dave's buildings are as perfect and artistic as an expensive Swiss watch. It is like living in an impeccable artwork. Now the sad part: They not only did not return my deposit, they did not send the required documentation of WHY. I treated my apartment with as much devotion and love as Dave gives it as an owner. Even if I *had* trashed it (which I didn't), I would still be due an explanation. I had to retain an attorney and I won, but it was a real disappointment. I don't like the fact that some reviewers are labeling him a crook and all...however I was not treated well at the end, and this was wrong. read more

My husband and I have lived in an Art Deco Apartment for two years now, and it has been a very rewarding experience. It's a lovely, historic apartment, and the interior hallway areas, exterior of the building, and the grounds are beautifully maintained. Our neighbors are quiet and respectful of other tenants. Recently, we reported that we were experiencing an ongoing problem with our dishes coming out dirty from the dishwasher. Our property manager, Marc, immediately dispatched our wonderful maintenance engineer, Ivan, who recommended a replacement. Within a couple of days, Ivan had installed a gorgeous, new, stainless steel dishwasher, and while he was working in the kitchen, he noticed that our sink faucet was leaking. During the same visit, he replaced the faucet as well. (Ivan is a true asset, as he works efficiently, quietly, and leaves the apartment as tidy as when he came.) So, I'd like to give a shout-out to Art Deco Apartments, Marc, and Ivan, for making this a truly one-of-a-kind home for us. read more

I saw these bad reviews before signing a lease for a year but was so enchanted by the aesthetic beauty of the studio apartment, I signed the lease. What a disappointment. Yes, they look gorgeous inside and out at first, second, even twentieth glance...then you really see the places for what they are. I began giving a detailed experience of my year living here & all of the ridiculous shenanigans of stress the 1300 a month studio caused me but decided against it to keep it short and to the point. The message to take home here is this : Don't fall for it. While looking for an apartment in LA, I fell completely in love with three different apartments and two different leasing agents at Art Deco. They broke my heart. Two hours before we were supposed to sign the lease on our new apartment, we got a *text* saying that the tenant wasn't going to move out for another month, followed by "Now What!!!!" We knew this was a possibility, so we were heartbroken but willing to figure it out. After all, we also loved two other apartments that they had shown us. I called the leasing agent to talk about taking one of the other two apartments, and also started scouring the internet for one month sublets so we could possibly still get our first choice. She was in the middle of a showing and promised to call me back within the hour. I asked if I should call the owner myself and she said no. That was three days ago and I haven't heard back from any of them. We thought we had three amazing apartment choices and instead we had nothing, and two wasted days when we could have been looking at other apartments. Or reading these Yelp reviews, which I didn't do until just now. That's my bad. We are going to live at a cookie cutter community apartment building, where what you see is what you get. Nobody asks you your sign, tells you they just want you to be happy first and will figure out a way to work what you love into your budget later, or makes you feel like you just made a friend who is looking out for you. I have never lived in their apartments, but I can tell you that they are extremely beautiful, that the people that sell them are some of the most charismatic people you'll ever meet. And I would still tell you to avoid them. This post should come as no surprise to Dave. He knows I'm a Scorpio. PS. They were also requiring first month's rent, last month's and a security deposit. We have since been told by two different knowledgeable people that last month's rent is illegal in California. Know your rights. read more

They show you occupied units and then want you to provide a written essay about yourself... there was no application to complete... no financial information requested... nothing! I was shown two apartments without the residents being home. One was a group tour through a 1 bedroom with wet towels hanging in the bathroom, the other had some guys underwear on the floor. By the condition of the apartments I don't believe the renters knew people were looking at the units. Everything about these two men (Dave & Marc) is odd... You can find many a place to put your head down at night and call it home - after all apartments abound in southern california. However, there are amongst us those who have an eye for beauty, an eye for quality and an appreciation of how buildings were built in the period of Art Deco. The twenties and thirties when the film industry inspired a need for edifices that had charm and grace and goodly size. So let's update this to now to find a most unusual and discerning gentleman who demands perfection in his refurbishing those dated buildings, who puts his heart and soul into replacing fitments and fixtures, tiles and floors so they reflect the past in a way that lights up the eyes of us who love to live in such surroundings. Be it French Colonial, English Tudor or Italianate charm, each property abounds with fireplaces and foliage and fountains and high beamed ceilings. You just have to have a clear intention to live in such a place and then find your way, guided by large ART DECO APT signs, to where the heart calls you. Of course, you will be lucky to find a great landlord like Dave and hope he chooses back, but you can't pick your neighbours although Dave does a great job in sorting out wheat from chaff. I only hope that they are not young, crazy, loud. Sometimes, unfortunately, bad people drop inbetween the cracks and they can drive u nuts which is a shame when the rents are high for these properties. I've lived in Hollywood pretty much my entire life and I have to say that these are gorgeous apartments with fantastic people! You will be hard pressed to find more beautifully renovated, well cared-for units in the Hollywood area! I've been living in my apartment for three years and I have zero plans to move. When I first moved in, I was a little scared because I have three animals and so-so credit but to my surprise...it wasn't a problem! The landlord is a nice "everyman" type of guy and he always sends someone right away in the rare case that something leaks or breaks. All in all, I highly recommend! read more

Besides living in Miracle Mile- a chic neighborhood with so much character, I loved my art deco building apartment, street, neighbors etc. Dave's art deco apartments are beautiful and impeccable- it included a weekly cleaning crew, very well groomed lawns and a responsive maintenance crew. Despite all the negative reviews and talk, I can only share my own experience. I honestly had no problem with the landlord in the 2years I lived there and the move out process went well. I kept my apartment in very good condition and while living there, stayed out of trouble and had decent relationships with my neighbors. After I put in my 60 day notice, my availability/privacy was respected by Eileen when showing the apartment to potential renters. Well it has been a year now, so for my Deco anniversary I'm going to write a Dave/Marc review!! Did I find 414 N. Sycamore or did it find me... I was the unexpected recipient of the McMansion craze in West Hollywood and had to re house fairly promptly. Art Deco came up so quickly I was thrown for a loop as to whether I should look further - Marc very kindly gave me a couple of daze (correct spelling) as that was how it was, looking at a myriad of misses! The experience of the way I got here, got in here and the ensuing year have been nothing short of magic!! When I knew I had to move but not knowing where, I said a little prayer that the tranquility of my new place to live be as charming on the soul inside as well as outside... Art Deco Apartments NAILED IT on N. Sycamore - BIG TIME!! Having been on the planet for quite some time I have a slew of very successful mates (most from my homeland of the UK) - one recently came for a short stay and had been in my lovely Duplex prior. When the Uber driver dropped him off from the airport he questioned him as to whether this was the right address - it is such a stunning building that he did not believe his eyes and HIS eyes had seen a lot! So to sum up, yours truly is a very happy bunny and NO I have not been paid to write this - I do so of my own volition! Oh, and ask the Universe for what you need - you might be quite surprised.... After an ugly, messy breakup with said boyfriend I needed to speak with Dave about the status of the apartment. I was afraid to contact him because I had read some unsavory comments on here. I am here to say they could not be further from the truth. When we finally spoke, he could not have been more kind and understanding. We spoke at length about my situation and he took the time to listen and generously offered some of the best guidance in life that I have ever received. All to someone he barely knows. Why would he do this? Im left with one conclusion: he cares. This man truly cares about his tenants. Have you seen his beautiful apartments? It is clearly evident that he cares. He has painstakingly taken every measure to graciously offer renters the warmest, most welcoming homes in Los Angeles. Yes, you may find his methods of business "different". But don't let Daves eccentricities throw you. He is an enormously intelligent, compassionate human being. I'm truly baffled on how anyone can give these gems anything but 5 stars. I had the privilege of living at 414 N Syc many years ago. Long before the internet and "yelp" was around. Where just word of mouth was Dave & Art Deco apartments are the most beautiful in LA. I'm shocked in such times of dismay in our country and greed that Dave hasn't sky rocketed his prices. I now work in real estate and he should be getting even more for these pieces of art. That's what they are. He takes pride in every property and treats them like showcases. I'm not surprised to learn he has dominated the market as he is a master at design and if you know It's an Art Deco sight unseen will know It's a beauty. For all these idiots saying he "doesn't check credit and wants an essay." What is wrong with that???? In days where everything is so "cookie cutter" he looks at the HUMAN residing in his property. If you fail at writing your own narrative and get declined then that reflects on YOU. I think such an easy process. If you can't sell yourself to deserve one of these places and need to hide behind a credit score then that's your problem. He looks at each person by an individual basis. When properties like these are so scarce one would appreciate his human touch. These aren't "cookie cutter" properties nor does he treat you like cattle. For all of those who feel "taken advantage of" for asking first and two months security it's called the LAW and most landlords do this In California. If you see the amount of $ he puts into these places why would he take any less then any other landlord? It's not hard to impress DG- be real be transparent and if you have a pet makes you more likable. He is the anthesis of so many landlords out there that say they love animals and have a no pet policy. Truly if you can't get approved from Dave you are either A. Broke and just can't afford to live in LA B. A total douche bag if you can't write a decent essay on yourself. If you can't believe in You why would he take a chance on you. C. The astrology thing. It's LA people there is a reason YOU are here. Maybe he is half kidding But so what? Shows he is a human landlord I promise you if your transparent with this guy he will respect you. He's NO BS and expects the same from you. I have lived in many apartments in my life. This was truly my favorite. It was a long time ago and a true renaissance of "Melrose place" I have nothing but fond memories of my apartment and this amazing guy I call the Mayor of Sycamore. Ok... so my biggest priorities when it comes to renting a new place are: 1) location 2) aesthetic 3) laundry 4) cost 5) parking Oh and here's a critical point... I'm not really looking for a place that will make it easy for me to "leave". I'm more interested in getting "in" than getting "out" (unless of course I've been had and my priorities are not really being addressed once I've taken occupancy). My partner and I have rented a 2 BR unit from Art Deco Apts and the experience has been very positive. All of the idiosyncrasies were explained up front. We were encouraged to read through the lease carefully. The cost is quite reasonable given the exquisite condition the building is in (and given the zip code, the quality of neighboring homes on the street, the square footage, inclusion of washer/dryer in the unit, access to our own parking garage, etc.). We even got to choose paint colors (and the paint job is impeccable). In fact, every request we made was met with a positive response. And Marc was our contact from the start and he has been a mensch all along. Yes... some of the steps in the process were unorthodox. But I appreciated that we weren't being reduced to a FICO score when what really distinguishes us from other renters is our interest in protecting and enjoying historical beauty. Marc is incredible: so organized, helpful, and knowledgeable. The units are all beautiful, perfectly restored in lovely buildings. I didn't end up renting from them but had such a good experience - I had to write about it! There are so many sketchy land lords and businesses out there - this is one of the good ones! read more

We are in a situation where we are getting evicted from our current apartment (not with Art Deco), and Marc, who I like to think of as our real estate angel, educated us on our rights as tenants and what we should expect from the law that should ultimately protect the tenant. After looking extensively for months, I found an attractive listing through the website artdecoapts.com. The moment I walked through the viewing I had a feeling that the apartment was just perfect for me. I was nervous because there were so many other people at the viewing so I went to talk to Marc so that we get to know each other. I had a lovely conversation with him and his French mother and it turned we had a few connections from the past. He knew of my Romanian heritage and the salon my own mother used to run, and I had stories of my excursions in France that his mother enjoyed. I immediately submitted my application and there was a long wait list. I had a phone conversation with Marc and Dave just to ensure my seriousness, and a week later I got my dream apartment! They have met my every request and need and I am extremely happy with my new landlords. read more
