Great location. :) I have been a resident in this building for 3 years and I would recommend Asbury for anyone exploring a good apartment in a central location. I think one of the most prominent strengths of Asbury is its management and staff. They take actions to proactively engage with the community in a positive manner, as well as respond to asks and feedback with good follow ups and transparent next steps. The management has taken great measures to keep the community not only safe but also upbeat during COVID. They made sure and over communicated the health and safety measures and expectations. They also organized food deliveries and virtual events. I have reached out to the management at different points in time for support. The apartment itself is fine. I can even look past the occasional roach on the first floor as we do live in the city. What I simply cannot handle is the elevator situation. Since, I moved in November there have been non stop issues. The current situation is, one elevator down, two "working" but to leave and go back down you have to call the front desk and have them send an elevator up to your floor. This has been going on for a week now. Service people occasionally come out, some way or another, another thing breaks and next thing you know, you have a whole new issue. I kid you not. It's so bad and my neighbors and myself are just so unhappy. If you want to move somewhere where morale is low because management doesn't care about you, your dollar or your comfort/safety, then Asbury is your place. read more

If you're thinking of moving into this place, DON'T DO IT. I have been incredibly disappointed with this apartment building. The leasing and management office is extremely unhelpful. They NEVER respond to emails or calls even after multiple attempts. They are incredibly unaccommodating and inconsiderate - even with months notice, a credible subleaser, and a very sick parent I had to leave the state to tend to, they wouldn't budge at all on my lease payments or term. Overall, I've had the worst experience living in this apartment and absolutely DO NOT recommend it. read more

They've got a roach problem, twice I found roaches in my unit and another one scurring away from the laundry room. Management is very hesitant spending any kind of money updating the building, even if it means solving basic structural issues Internet is horrific here. RCN blames the building and the walls as the main problem. I have fiber (1k mbps) and when I only have a pc on the network I'm getting less than 200mbps. Pathetic Oh and if you want to sublease? I am a resident of this apartment for almost 4 years. Never had any complaints living here. Door staff is very friendly, there is always a maintenance person in-house. Great views from the building and I can definitely say this place is best bank for buck in the neighborhood. They renovated the whole front area, gym, laundry in the recent years which made it even better. Only downsides I can tell are a small pool and only 3 elevators. Other than than everything else is great. Overall I recommend the place. read more

Great location and nice front door staff. I also loved the 1 bedroom space. BUT this place has a roach issue. I lived there from 2020-2021 and was scared to do laundry because they would be littered throughout the inside of the laundry room often. They also would be outside of the laundry room door. I would also see them by the front entrance outside and by the front leasing office inside. All different types, mostly dead but some alive. Terrifying! My last 3 months, they started entering my apartment. I had two show up and it was horrible and I was so happy to leave. They did come spray my apartment each time and once maintenance killed one for me which was generous but still unacceptable for the price of the apartments. I didn't pay full price because of COVID but the price did for back to normal once my lease ended. Beware of what you're getting. The exterminator came once a week to the building and they still didn't have it under control in the common areas and apparently the apartment. I would not recommend living here due to the bug issue. read more

This is my second time living at Asbury Plaza. It was a great building in the 80's and it's a greater building to call home now. The staff is friendly and customer focused when it comes to residents' needs. The staff shows their appreciation to residents by having special events throughout the year (e.g., summer party with giveaways, Christmas party at a restaurant in the River North area, and free yoga classes). From a mobile app to do laundry, a Resident Services website to make payments and maintenance requests, and text messages to notify you of package delivery is one of the best features I love about this building......... its use of technology. Everything is in walking distance. There is great public transportation. The lake is a half mile away. Museums are close. Schools are great. Grant Park, Lincoln Park and the zoo is nearby. Northwestern Medicine is down the street. Great restuarants. If you're looking for a place to call home consider Asbury Plaza. read more

The management office is extremely unhelpful and just utterly awful. They do not respond to you unless you email them back multiple times. They do not pick up the phone or call back when you leave a voicemail- I called about half a dozen times and left voicemails and never got a hold of anyone. I had to take the time to talk to them in person to inquire about apartments and when I told them about their unresponsiveness, no apology at all. Their attitude and demeanor show that they don't care about their job and they just want to log in their hours and go home. It was so hard for me to get a tour and when I got a tour they would be so unresponsive to my questions over email and phone. The lady in the office told me to come on a certain day for my tour anytime before 6 pm. When I showed up at the building they had left for the day! I got there at 5:15 pm and their office closes at 6 pm! After that, I had to come another day to get a tour. After my tour, I immediately emailed them and asked about renting a unit there and asked about the admin fee to see if they can be waived, and they told me they only do that if you apply 24 hours after the tour. They did not tell me this during the tour or at any point before my tour. I planned to apply right away after my tour but just needed some answers. I emailed them questions about general questions and about applying- they emailed me back after three days and only after I had to email them again to respond to me. All this trouble just to rent an apartment from them! This is horrible customer service! The admin fee is $475- this is absurdly high. All of the places I looked at in the area had no admin fee. Just avoid applying here and skip the headache. Until they fix their management office and their admin fee just skip this place. If the business owner wants to respond to me and waive my admin fee to apply- I will change my review into a more positive one. Until then my review stays as is. read more

When I lived here it was wonderful beautiful rooms I occupied east view looking at famous cathedral Catholic Church before high rise that includes now Whole-foods 4 th floor where's I had front row nice balcony seat to watch movies filmed at the little Italian Resturant right across the st., so, at the time I was a bit of a road runner living in different parts of the city and stayed there only 1 yr. I am so happy I chose to live at Asbury Plaza. I could not speak more highly of my experience at AP. The staff are phenomenal and highly responsive to questions and maintenance requests. AP is in a great location - close to shopping, restaurants, and attractions. The building has great amenities: free yoga 3x week, gym, pool, large laundry room, and additional amenities that can be used for a fee (e.g. dry cleaning, apartment cleaning, personal training). The rooms at AP are uniquely designed and provide an incredible amount of living and storage space. Each unit has a small private balcony, which is fantastic for a small patio table and chairs to enjoy outside. Each unit has new appliances and a dishwasher. Asbury Plaza is a great place to live. You can't beat the price for the location. All of the people who work in the building are truly top notch and definitely enhance the building. Maintenance is super quick to requests, even though there haven't been that many. The people who live here are also friendly. There's a pool, fitness room, and the washers & dryers (although not in-unit and a bit pricey) are very good. The biggest downfalls are the aforementioned washer and dryer situation and that it's carpeted instead of hardwood floors. That said, the carpet is realllllly nice carpet. It's not a big deal, other than fear of spilling food, etc. Also, the units of a/c but you can't control the temperature just the fan speed. Not a big deal again, but there are times when the seasons change where they already switched to a/c and you can't use heat even though it's cold outside, or the other way around. That in mind, no place you find in Chicago will have such a great combination of space, amenities, friendliness in neighbors and staff, and location for this price, so if you're considering moving here definitely don't hesitate! This place should really have 5 stars!! The 5 stars would be 6 or more if possible. The staff here is the BEST!!! I moved to Chicago never having been here before and they really made me feel at home. Most importantly, the made me feels safe. A young girl in a big city can be intimidating but the security of an on point door person is key!! They keep this building very secure and they are greeting you everyday with a smile. Juan, the property manager, is outstanding! He's gone above and beyond for me many times! Maintenance is always on point and super friendly as well. Some people complain that the building is noisy but it's only city noise and you will get that anywhere in the area. One of the things I loved about my apartment was the amazing view of the John Hancock building and the Holy Name Church! Those church bells sound so beautiful. The whole building is very clean and well maintained. The laundry room is great! All machines are decently new and you can use an app to see how many are available, pay and see how much time is left. Great gym. Pretty darn new too!!! ..and they have a pool!! Ask for Juan, he'll take great care of you!! read more

ASBURY IS AMAZING!! We LOVE living here! We've been residents for almost two years and plan to stay many more! The location, rent, square footage, and all the amenities in Asbury are hard to beat but the staff are truly the heart and soul of this beautiful building and a huge reason as to why people stay here! There is always someone at the front desk, 24/7, who genuinely care and want to get to know the residents! Huge shout out to Raquel who always makes our day :) Juan, the building manager, is friendly, respectful, available, and trustworthy. He will literally drop anything he is doing to help one of his residents out...how often do you find that? PROS: Location Balcony views from higher floors Updated common area CONS: Location Building tenants Apartment layout/functionality Balcony windows/ no insulation Sirens/Noise Was only able to stay at this building for a short while, the siren noise is crazy! It's constant which you expect to hear some in river north but with the lack of insulation on the windows it sounds like the sirens are in your apartment. If you work from home forget about it! These units are all angular and some are just not functional. Closets are located directly behind swinging doorways which can just drive you crazy after awhile. Most apartments downtown do not have thick walls, so be prepared for that. Being by Chicago Red Line is umm, how can I say it...interesting to say the least. Quick tip try to avoid living close to any of them. I was asked for drugs every 30 steps. Building tenants were also interesting, most definitely mixed which is not a problem as long as you have the right tenants. This place was just not worth it, if you're not getting a good deal on price please look elsewhere. Try Elm Street Plaza, their sister property. This place recently had a huge overhaul but the things here that need the most attention cannot be overhauled. It's too bad because some members of the management staff are legit. To start with the good: management is very responsive, helpful and polite. Maintenance requests are done timely. My apartment was very clean and recently renovated with new appliances when I moved in. They do a good job of keeping the common areas clean and updated. Apartments are somewhat quiet. East views are stunning. Doorman and women are great. Now for the bad: there are cockroaches everywhere! I had a huge one in my bathroom sink one morning. Spoke with the management office and they explained that these are "water bugs", a problem in the building and that I should keep all my drains closed at all times. This was quite a hassle to remember to do for the next 11 months of my lease. After this incident, I began spotting the cockroaches in all the common areas. At the pool, in the laundry center, by the elevators, in the hallways by the elevators, by the mailboxes. Half the time they were alive and active and a few times I saw dead ones. This is absolutely disgusting and horrifying and unacceptable for the amount of rent being charged. I don't know how anyone could be okay with living like this. I could not wait to move out because of this. One other issue is that they keep the building so warm in the winter that I never once turned my heat on and had to keep my sliding doors open all winter just to try and maintain a comfortable and not too warm temp. Very uncomfortable and with the doors open, you hear all the sirens and traffic noise all night long. The sirens are fairly constant, being so near to Northwestern Hospital. I barely got any good night's sleep while living at Asbury. I also could not use the fitness center at all in the winter because the temp in that room exceeded 75 degrees and made a very uncomfortable workout. Last issue is the Section 8 residents. I didn't often feel safe and there are a lot of shady people lurking around. Brings the quality of the building down greatly. I would have family over and they would comment that they were in the elevator with a person with no shoes on and reeking of marijuana for example. I was told the building wasn't renewing their contract with the government when I moved in but a few months later there was a big news story out that Asbury was renewing the Section 8/Affordable Housing for many more years. I moved out to a property very close by and couldn't be happier. It's slightly more expensive but worth every single penny to feel comfortable, safe and have a higher quality building. read more

I moved in April '15 into a renovated apartment. I like it here and am very happy with my choice to live here. My main priorities for an apartment were a good price to space/amenities ratio and proximity to transportation and grocery/convenience stores. Pros - Location. Close to red line, whole foods, jewel osco, walgreens. I also really like that Washington Park just a couple blocks away if you want to enjoy a beautiful day in a simple way. Space - Good size apartment. Kitchen also has very eye appealing granite top and cabinet combination. You can tell the core of the building is old with weird light switches and closet handles, but the heating/cooling works as it should and the water pressure is adequate so they've updated the important parts well. Contrary to other reviews, I've never had a problem with infestation of any kind. Other reviewers also seem to employ prejudicial/racist assumptions when discussing the Section 8 housing residents. I've never had a problem with other residents and people here generally keep to themselves. Staff - Management office is most importantly responsive but also very helpful and friendly. Work orders are promptly addressed and all of my interactions with people who work in the building are pleasant. Amenities - Laundry in building is useful and open. The pool gets sun all day, gym was just redone. Cons- Noise. You get a lot of fire truck noise here. Chicago and state is also a busy corner with the train station so the noise carries. You'll hear it all. I was born and raised in a city so I'm used to it but I could understand how it would really annoy some. Note - you don't hear noise from other residents, so the inner walls seem thicker than the outer ones. The outside of the building is ugly. I still refer cab drivers to the ugly building on the corner and they know exactly what I'm talking about. Kanye shrug. They keep packages in the dry cleaners' room, which is not smart/unsustainable in my opinion because the room is so tiny so a couple big packages really clogs it up. Maybe this will change with the renovation? I would also say a con is the old and aging lobby and poorly lit hallways throughout the building but again they're in the midst of a renovation so that should change. Beware before you sign a lease to live here. My fiance and I moved here about a year ago, and unfortunately because we're so busy we just signed on for another year; but trust me, we're counting down the days. Pros: Very nice front door staff. They have a mini-workout room and tiny pool for the residents. The layout of the apartment is pretty unique, and makes use of the small amount of space available. Our view (from the 31st floor) is pretty amazing. CONS: Oh god, where do I begin? First, they have been working on 'upgrading' these elevators for 6 months now with no end in sight. It makes accessing the elevators awful, at ANY hour of the day. Second, doing laundry is always a hassle. With the 15-20 times that I have done laundry, there has always been some crazy tenant (obnoxious, rude) who pitches a fit about something or another and makes the whole act of doing laundry miserable. I either am fighting to find a washer for my clothes, or trying to drown out the craziness just to get my laundry done and get the hell out of there. AND, there is Section 8 housing in the apartment which they of course cannot tell you before you move into the building. At first, we didn't mind seeing the occasional 'sketchy' person around the building, in the lobby, in the elevator. But then it gets to be too much. Certain people living there are obnoxious, loudly aggressive, and annoying to see or be around in the building. So much so that I avoid going to the pool and dread doing my laundry because I always bump in to someone acting crazy. Examples: someone spit into the corner of the elevator (disgusting), one of the crazy ladies stole my washer when I was already using it in the laundry, another crazy lady went off on me because she thought I had stolen her dryer (which I hadn't). I'm just so confused why nobody has any manners or basic courtesy! I work my butt off to make rent every month and I know that there are people living in this building paying half that to live here. I know I should be more understanding, but I think I've just reached the end of my patience. Everytime they give someone a tour of the building I want to yell at them, be careful! I waited about 9 months before signing a lease in Chicago (because no other place was all around "good enough") and I am SO happy that I did. Management is great, front desk staff are great, maintenance staff is great - I can't say enough how much I love living here! I was a bit hesitant to choose Asbury Plaza after reading some of the old reviews. However, I spoke with some residents and they all said that things have changed dramatically (management and renovations). I moved here six months ago and I LOVE it. I can't think of a better place to live. Craig helped me a lot getting things done. He was even able to process and approve my application within the same day, which I really appreciate. Even after moving in, Craig continued to provide support and respond to anything we needed. This is a great building to live in. location can't get better, residents are supper friendly and fun (easy to make friends), and the facilities (pool and gym) are amazing. My wife and I lived here over a year now. By far the best value of any building in this area. Management and staff know us by name and always go the extra mile to make residents feel comfortable. The gym is beyond adequate for cardio and weight training, the pool is a great place to chill out and yoga classes are offered. Dining, shopping and nightlife are literally steps away. We sometimes work nights and love the fact there is 24 hour security at the front door. No other building in the area provides this level of service, safety and amenities for the price (trust me we looked everywhere). read more

We're close to Whole Foods, Starbucks, bars, restaurants, etc. Everything is walking distance and very convenient. We love the pool during the summer months. We also have a beautiful view of the city! The front desk employees, maintenance employees, and leasing office are friendly and always working hard. Asbury Plaza is a wonderful building to live in and often has events to bring the residents together. Plain and simple, DO NOT LIVE HERE. My wife and I lived there for 18months and dealt with MAJOR cockroach problems. While living on the 17th floor, we encountered large cockroaches- ranging up to 2 inches long- in our kitchen and bathroom. Additionally, we found them in the workout center, laundry room, and mail room. The exterminator, which the building hired, indicated the building is infested beyond belief. The one bedroom are nice size, and if you have two people living in there you'll have plenty of closet place. It's also very convenient location for restaurants, bars, clubs, and the redline. Everybody that works there are really cool especially the door staff and management. Juan really helped me out I was unable to get out by the end of my lease, because where I was moving it wasn't available for a few more days. Juan let me extend my lease a few days so I didn't have to move twice which is huge, because nobody like move in the first place. They have a nice little gym it has your basic stuff you need. The parking is attached to the building which is convenient. It's a nice place and they're quick help you with anything you need. read more

I have not had a single issue with my apartment, the staff, appliances, or safety since I moved in. Living here is great. The front desk staff are super friendly, the apartments are nice and are super spacious for the money you pay and neighborhood you live in. The gym is a little small but has nice equipment. The building and units themselves are a little bit older/not as shiny as some other places nearby but I have no complaints because it makes it more affordable. Do not live here, it's a total waste of money. I loved it here my first year and absolutely regret resigning my lease for a second year. Anytime I needed help from management I had to contact them repeatedly for help and once I do get a hold of someone, they have been rude. The only staff that are consistently helpful and cordial are maintenance and most front desk staff. The mail room is also often unorganized. Staff and residents alike have not worn masks properly, even when getting on elevators. Once in a while the lobby smells like hot garbage for a good week. On top of a nonrefundable move-in fee, you still get outrageously charged for carpet and other repairs once you move out. The construction across the street goes well beyond the hours the city allows, so you'll hear that all day. River North is already going downhill and this place is too. read more

Moved into Asbury Plaza a week ago and it has been great. With Whole Foods just a block away, red line station a 3 min walk, we didn't struggle during the worst of the winter. The angled architecture of the unit is fascinating and haven't seen/lived in one such before. The management office and door staff are extremely friendly and approachable. We have also had a great experience with the staff, who all make you feel at home. We only had one issue with a leak in our apartment, but maintenance was quick to fix the issue. Have been living at Asbury since February now and can honestly say it's been a very pleasant experience. The ENTIRE staff is very friendly and accommodating. Everyone from the leasing team to the front desk team to the maintenance team. I've had a couple hiccups since living there (dishwasher wasn't turning on, a light burnt out, a blind broke). All fixed in a timely matter! The location is amazing, can walk to everything, and the amenities make this place amazing. read more

I've lived in Asbury Plaza since I relocated to Chicago over 5 years ago. My convertible studio is the perfect size and layout (with the sleeping area at an angle behind the living room, so it doesn't really feel like the same room. I also love spending time on my private balcony (yes, I even go out there in the winter for some fresh air). The maintenance and door staff are truly the best. They have take the time to get to know the residents- and even our friends- which makes coming 'home' extremely welcoming. The maintenance staff answers requests- even if it's just changing a light bulb in less than 24 hours. While I know some people may be turned off by not having washer/dryers in unit, the laundry room is equipped with plenty of high quality machines, that actually allow for laundry to get done more quickly by doing multiple loads at once. I frequent the gym, which is has plenty of equipment for various cardio and strength workouts- and allows for no excuses, even when temps are below 0. This is the best place to live in Chicago. Location location location. The apartments are very nicely designed with unique views that is diagonal instead of the usual North South East West facings. Lots of amenities in the building and I must say that it is very well maintained and managed. The management staffs are very helpful. With a simple email, everything will be fixed in the apartment, from oven lamps, to carpets to curtains. It was very difficult for me to leave as I had a new assignment in another State. Looking forward to be back in Asbury should I have the opportunity to move back to Chicago. Truly an experience beyond your expectations. It is home. read more
