The management here have cut the lock to my storage unit and "disposed" of $10k worth of my belongings without my consent. Also, threw out my personal mail items which is prohibited. The boxes have my name and unit number on them, yet they still "disposed" of them (in quotations because some of my items have AirTags on them and I see them in West Town). Instead of looking out for their tenants and putting them first, they care more about $50/month charge on a storage unit (compared to my $5k rent). What makes this whole situation worst is they don't even know their own storage unit numbers and ask you to do their work when you are the paying customer. I will not be renewing my lease here. They care more about $50 charge than your own belongings. They stole my mail and my belongings. No direct attempt was made to me. Pictures and more detailed review to follow. read more

Rent costs an arm and a leg. Only good thing about the building is the view. The front desk and management are unresponsive and take no ownership for problems in the building - especially Daphne. There are homeless people bathing in the fountain on the property, needles are found by the loading dock, and homeless people sleep and harass tenants by the dog run they provide. Even when notified, leasing office did nothing and claims they cannot do anything, even when multiple residents raised safety concerns. The pool in the summer is micromanaged. No drinks (even water) by the pool, no music allowed, 25 lawn chairs for 46 floors of residents. Black mold in my apartment on 3 different occasions. Submitted an urgent work order and no one came until I submitted another one months later. They boast 24 hour door security but overnight workers were CONSTANTLY asleep. Packages were lost almost weekly with no help from management. Front desk staff never bothered to learn residents and open the doors for them. Avoid and live somewhere else. read more

I've officially been here in Chicago and at Kingsbury Plaza for one year! I was only supposed to be staying one year, but this past year has been so AMAZING that I could not see myself saying goodbye just yet...or maybe ever! Kingsbury Plaza has now become my home! I love that the staff here at KP are so friendly and caring they feel like family! I do have to say my #1 is Faheem! He has been so great throughout this year. He is so helpful, hardworking, and caring and has always been there for me and dog! We are so thankful and grateful that he is here and that we can say he is part of our family! The front desk and maintenance staff are also so helpful and delightful to talk to! It's always a good time and they will for sure always make me smile and laugh! Finishing up a lease here for a studio and it's amazing here. Beautiful, centrally located, somehow still down to earth, and in the heart of Chicago's River North. 1. The building is well maintained. All the communal areas are always clean, the plants change every week, when things like elevators and doors are broken, they're fixed right away, and the maintenance/folks at the reception are SO responsive. There have been times I've forgotten something, and the maintenance people here preemptively help or remind me. 2. The spaces here are lovely. We have an 8th floor amenities space, a pool with hot tub (with a gorgeous view of the city), and a courtyard that is well maintained, has firepits and a kitchen, lawn furniture, and beautiful to hang out in the summertime. I often see remote workers here in the day, on the days I work from home! 3. Location is great. 0.4mi from Target, 0.9mi from Whole foods, 0.4mi from blue line, 0.4mi from brown line, and 0.4mi from red line. Foxtrot Market and a couple of nice restaurants - La Escarole, Gilt Bar, and the West Loop bar/restaurant scene are also near by! We're also right next to the lake and a stones throw from East Bank Club. 4. I love the vibe. The folks here are mostly friendly and down-to-earth. I didn't want anything that felt too yuppieish, or something that felt too detached. This is a nice, lowkey, friendly place where people live. I love this place. read more

There's nothing I hate more than looking for new apartments...well, besides the actual act of moving. I try to stay in an apartment as long as possible! And now I've reached my long as possible time limit and so the apartment search begins. Kingsbury Plaza was one of the first apartment buildings I checked out in my search. This rental building will be open in June 2007 (which we all know means July/August) so I could only check out the design center. I have to say I was tempted at first...the advantage of moving into a new apartment building is that everything is brand spanking new and they even said I could choose the color of my kitchen cabinets and granite. Now if only they could teach me to cook in my beautiful cherry colored kitchen? They also allow dogs on some floors, which is a must in my apartment search. And they are going to have a gorgeous pool area (at least the pictures looked nice) with wi-fi access...I could yelp from my pool! Whoo hoo! And the real sell... because this building is attached to the oh so fancy East Bank Club they would waive my gym initiation fee. They would have had me there if they had just offered to waive the expensive monthly fees as well! So although this beautiful 2 bedroom apartment equipped with a washer/dryer was just what I was looking for I can't give it more than 3 stars and I decided to continue on with my apartment search. Kingsbury Plaza may be nice, but it's way too expensive for a rental apartment. A 2 bedroom with parking comes to just under $3000 a month and while this building is nice and all I've found that you can do just as nice (or almost as nice) for less. The sales associate was a doll and I don't think they'll have any problem renting out every apartment in this building. And of course any friends of mine that live there can count on me yelping from their pool! read more

The rent does fluctuate wildly with the area around it, so do not expect to pay whatever you do at the beginning of the lease at the end. I hate to move, so i've sucked it up. I've lived at Kingsbury Plaza for 2 years now, it's my second home but feels like my first. The security/front desk are amazing (and Mike is an awesome DJ at our pool parties) - they are always there to help and keep our building safe, the maintenance guys are always around to fix anything that may go wrong and the management office does whatever it can to make living at Kingsbury fun at a reasonable price - living in the city and on the river. I have lived here for almost 2 years. Absolutely love the location, amenities and staff. Very easy move, easy resign and the amenities are great. They know everyone in the building, take care of the furry friends (always giving out treats in the lobby!) and have tons of events for residents + constantly upgrading everything. I lived here for a year, they raised the rent SIX HUNDRED dollars when I was thinking about re-signing a lease.(I know inflation is popular in Chi-town, but seriously!) The kicker was the WAY they did it, too! They sent a "congratulations" card that we got the 'reduced increase rate' on our rent. What the heck?! Talk about spinning something! 2.5* I lived in this building from October 07-09. I would have to say at first I really liked it here. There were excellent amenities, it was close to work in the loop, easy to get on 90/94, the maintenance and front desk staff were so very nice and pleasant. it all started going downhill when in moved neighbors who SMOKED. Since the doors have a large gap underneath, all the smoke from an end unit would filter into everyone elses' units and then when I came home from work in the dead of winter my unit ended up smelling like cigarettes! You are also not allowed to put a towel to block the smoke due to fire code issues. Needless to say I was upset but still, really patient. In the wintertime the last thing you want to do is jack up the utilities after you open the window and let out the smoke :(. Awful. I approached management 2 times about this and nothing was done. They said it was the lessees inherent right to smoke in the units! Then I had this fabulous girl next door who was partying maybe 4-5 nights out of the week. The base was so loud that I could feel my walls shake sitting in my living room. Lovely. Also, nothing that could be done about that either! Once the 2nd lease renewal came by I was done. The price increase was too much to bear and I wasn't going to stay here another minute despite the excellent front door and parking staff. (Rita's the BEST!!!!) Some other things to note (electric for a convertible unit was about 30-40/month, stove is electric (a pain to clean up, and cooking takes forever). A note about the area: one of my friends parked on grand near the building and had their car broken into... not the safest of areas but definitely getting better. The front circle area outside the building is often congested...since it's really hard to get your cars around there. Best things in terms of location were CVS, Merchandise Mart, Caribou Coffee, and that wonderful chocolate smell coming out of the factory down the street :) Outdoor pool also had excellent views of the city. I've been living at Kingsbury since July and the maintenance have been extremely helpful. The Chief Engineer Dzenan and his team made sure my mom felt safe in my apartment after her hip replacement. They helped install a toilet seat and got the proper lid attachment. They never do a cursory job. Also, if there's an issue in the building, they are always quickly resolving the problem. Ramir and Johnny are two other standout people on the maintenance team. In general, I feel maintenance doesn't always get enough credit and this team is superior to any other building I've lived at in Chicago. Thank you! read more

I just re-upped for another 12 months, best place to live in River North! Excellent door staff, nice accommodations and amenities, and cool place to live. Great all weather access direct to East Bank Club. Excellent views. Classy, higher end, relatively easy to gain and enjoy good value for the price of residency. I reached out to the Property Manager to explore a transfer to a larger apartment down the hall. Response was immediate, and we had the new deal done in about 48 hours. Impressive and great responsiveness! River North Taste of Festival, 4 blocks away-great event! All the great river North restaurants and venues, and easy access to the freeway, CTA, you name it. Wow. So if you are seeking a luxury highrise apartment living in River North, come to Kingsbury-and tell them KCC sent you! read more

Excellent door staff. Now the negatives: I agree with Julia J. that they did not handle the price increase for rent in a professional manner. If you're going to raise rent, do it with class, don't try to sugar coat it. Also, the gym is not maintained very well at all. My theory is that they do this just to irritate you enough so that you will join East Bank. While the views are amazing, I think they put too much weight on this and it's not worth the $ premium to have a sick view. read more

I moved to Kingsbury End of March and until now everything has been great as expected. I am staying in a 1+den, facing West. It's a spectacular unit. I had a super easy leasing process with MELITA. It's a clean and well maintained apartment with friendly staff, great amenities, amazing views and EBC is literally a block away. I honestly don't know why they have 3.5 stars but it's a 5 stars apartment for me. Package room works fine, the pool is open early May. There is even a river enterance for the building which is super cool. There are some cons, well for me at least... there are a lot of dog owners which means you should be ready to see a lot of dogs in the elevators and basically everywhere. If you don't mind you should be fine. There is a significant train and construction noise coming so it's almost never a good idea to open your window or chill at your balcony at any time but it's downtown so there is nothing to do I guess. Overall it doesn't effect my opinion it's still a great apartment building and I highly recommend to everyone. read more

For as nice as this apartment building is and the amenities it offers it is truly sad how management can make everyone feel anxious and hostile. Be ready to be bombarded by emails from management usually asking for additional money for something that should be included in the price of 3000 a month rent. But I guess this building is capitalism at it's finest. Overall: View and rooms are 5/5 however add in the management office which constantly think they are in the right. Lesson to management the customer is always right. Especially after charging 3000+ for rent and extra expenses you will find along the way. Management 0/5 a bunch of idiots honestly this building would run better without any management and thats sad. Kingsbury Plaza has been home for 3+ years now! I moved in having not seen the building in person before arriving to move in, and have no regrets. I've had such a wonderful experience living here. The maintenance requests are resolved within minutes! Every time I input a request through the app, someone either arrives extremely quickly to fix it, or someone reaches out ASAP to provide more information. The apartment/community events are also so nice and frequent. All of the parties and events in the lobby are awesome and I really appreciate all of the handwork of everyone involved to make it all happen. I wish there was a grocery store closer/ more walking distance, but otherwise the location is great especially if you work downtown. Everyone has been so kind and helpful and I truly love living here! I also want to mention that in my 3+ years in Kingsbury Plaza, I've lived in 3 different units. Each move has been extremely pleasant with all of the help available and the process of changing leases/units hasn't been too bad. Do NOT move in here is the best advice I can give. After only one year we are looking to move ASAP! My husband and I are responsible kind individuals with a young son and the noise here is like that of a college frat party and little is done when complaints are made to make it better. It has been horrible having my infant wake constantly from a party above or beside us. We pay way too much to have this happen: best advice I can give is look elsewhere. This place is not luxury by any means and you can't know till stuck here how horrible it is. So if I can save any families from making the mistake we did!!!!!!!! East bank isn't even worth this terrible environment. Please look everywhere else. read more

Kingsbury Plaza is a HUGE rip-off. We lived here because it was the only place we could find in the location we wanted to live that would offer a 6 month lease (I assume because they are desperate for renters) which we needed due to an upcoming out of state move. Here's what sucked: 1. Ridiculously high rent considering there is nothing nearby...(no grocery, no quick lunch spots, etc.) Also, note the next two points which is not something you should have to deal with when you are paying so much. 2. The appliances are low quality and barely function. We had to call maintenance for the washer, dryer, and fridge during the first week of moving in! 3. We had roaches. They did take care of this quickly but still...GROSS. 4. Fixed $500 pet fee...even though we have a 6 pound dog and were only staying for 6 months. 5. Even though we paid the $500 dog fee, management would not allow my sister's dog to come over. They actually called me multiple times and said they were having somebody come search my place because I had another dog over and I needed to remove the dog or pay another $500 for her. I have never heard of something so ridiculous and I've lived in a lot of buildings. No idea how they even knew she was over since neither of the dogs make any noise. Even worse, I ran into people all the time in the elevator who were "dog-sitting" somebody else's dog. I'm sure they didn't pay $500 to do that. 6. No weight limit on dogs...so basically many renters on the dog floors have massive dogs (100+ lbs.), and not all of them are friendly. (Again, probably desperate for renters). 7. You are REQUIRED to pay an extra "utility" fee every month which includes an RCN cable package + DVR and water/sewage. We don't watch cable TV and to require this is ridiculous. I'm sure they get a kick-back from RCN. Just add the water/sewage into the rent. What's another $50 on top of already ridiculously high rent? 8. I saw others have mentioned this... they really screw you on the move out. Seems nice to not have to pay an initial deposit but if you are not with them during the final "walk-through" they will make up damages and charge you for them. Unless you want your credit to be affected, you have to pay them. They claim we damaged ELEVEN floor boards. I examined the entire floor before leaving, and cleaned it...there were no scratches. read more

I have actually loved living in this building, which is saying a lot because I have really disliked some high rise experiences elsewhere. This place is beautiful, clean, quiet, efficiently run, and located on a great block in an amazing neighborhood, River North...not to mention it wraps around the Chicago River and I can watch the architecture tour boats going by all day from my balcony! It was extremely important for me to have a place I really liked as I spend a lot of time in my apartment - I work from home and I won't tolerate a less than ideal living situation. I truly won't. I'm a little surprised by some of the other reviews but I'm guessing they were dealing with a different set of management and/or had a bone to pick re. some bizarre situation that really only applied to them. The only drawback for me was the cost, but I have found it is significantly cheaper than the surrounding buildings in River North, as in $500-600 per month cheaper. My guess is because this building is a couple of years older, and there is always something "new and better" (read: even more expensive) being built. This building has been well maintained, cleaning staff is vacuuming lobbies and hallways regularly, and it always smells clean and fresh. Don't underestimate the importance of this in a high rise! The doormen in the lobby are professional, friendly and helpful. The lobby is connected to the parking garage ($235 per month), and there are carts residents can borrow for move-in and also for bringing in groceries, etc. from the garage. This is incredibly helpful. Speaking of move-in, I had to move in during the middle of winter and my moving truck was able to back straight up to the side loading docks. It is probably the most quiet apartment I have ever had. I have used a white noise fan for years for sleeping, but I don't have to here, much to my surprise. I cannot hear anyone above me and I have never heard anyone in the hall. I have a unit at the end of the hallway/building, so this may have something to do with it. I'm guessing someone complaining about noise lives next to an elevator or in a studio (?) because I have never even heard anyone in another unit. I sometimes open my bedroom windows at night to listen to the city sounds, but like that when I keep them closed, it muffles any outside noise. Maintenance has always responded within 24 hours to my requests, which can be submitted online. They have re-caulked my bathtub, fixed a small crack in drywall, replaced lightbulbs, you name it. There is a nice Jewel (with a bar in it!) around the corner, so I am bewildered at someone's comment stating there is no nearby grocery store. It even has a parking lot if you want to drive to it. There is also a CVS, Petco, 2 Starbucks, a casual salad bar/coffee shop (Three Greens!!!), banks, Merchandise Mart with a food court, not to mention the countless amazing restaurants in the city within walking distance. The building has a contract with RCN cable, so there's a fixed rate for cable and Internet, which I thought I wouldn't like initially, but it is significantly cheaper than choosing a provider on my own. My electric bills couldn't be cheaper. I think my highest bill was $45 in the middle of winter and my apartment is 1000 square feet. I am happy with the package receiving room as it sends texts/emails to you as soon as something arrives, which makes for easy pickup. The drycleaner in the building is also one of the best quality drycleaners at this price point I have found in the neighborhood. Couldn't be more convenient. I use the business center to print as I don't have a printer in my apartment. They are always working, never out of paper, and there is rarely a person in there. I drink the coffee from the lobby and 8th floor almost every day. It's good quality and awesome when I run out. I always second guess myself, but I really did my research before I moved in. Now that newer buildings continue to be built all around me, I am somewhat grateful I was able to find something at this price point. What I initially thought was super $ has turned out to be one of the better deals in the neighborhood. read more

DO NOT MOVE HERE! I moved to KP in August 13' after living in a River North condo for 6+ years. When I signed the lease no one informed me the building would be under construction. It is and has been under construction for over 3 months and is extremely loud... After I arrived home from my stepfather's funeral I couldn't sleep because of the noise. I finally broke down and called the management office to discuss the noise level (and lack of amenities available to use which we pay top dollar for ) due to the construction. I spoke with office manager who was unsympathetic, looked up my file and told me my lease is up July 31st. I asked to speak with her supervisor and she said she would have him call me later that day, he never called and still hasn't. I cannot wait to get out of this construction site and move somewhere that treats me like a human being and not a dollar sign. read more

On Oct. 31, 2014, I'll be moving to Los Angeles and leaving behind my adorable convertible studio apartment and the outstanding staff of this wonderful building. The management, maintenance, and conceirge staff have been extremely helpful throughout the time I've lived here. They have never turned down a request, even if it was beyond normal jobs. The building itself is exceptionally clean and quiet, with a peaceful river walk and landscaping that add to its beauty. I've used the party room to tutor students, the guest apartment to house my visiting daughters, and the pool to better enjoy the summer. Having the package/delivery building off the lobby is a real bonus, too. Five stars -- as good as it gets, is my review. read more

I absolutely love this building! The apartments are wonderful, the finishes are top of the line and you can't beat the amenities. But the management.... that's where it gets really good. I'm all my years of renting I have never had such fantastic management. They are so helpful, kind and unpretentious. The maintenance is always extremely prompt and they get things done right. Laurie and Monica are the two managers who I deal with most of the time and I can't sing their praise enough. When we wanted to change our apartment they were so helpful and really made it happen for us. The door people are fantastic as well. I have lived here for a year and have never had a single problem. It's an expensive building, but you pay for what you get and it's totally worth it. read more

I've lived here for two years and would have stayed if we weren't relocating out of state. The staff here is wonderful. One of the doormen even kept treats at the front for the dogs. We never had any problems with heating or hardware of the apartment. I actually thought the price was reasonable for the location and amenities. I used to live in ny and paid just as much for a little closet studio in brooklyn. Things I loved the most about this place: -the smell of chocolate in the morning from Blommers -clean, well kept building -great view of the river on the north side -coffee in the internet room -receiving room -fitness center (hardly every crowded) -nice neighborhood that's not overly touristy -boutique on the ground floor -easy access to 90-94 -close to bars/ restaurants Parking is a bit pricey but so worth it in the winter. My husband and I lived at Kingsbury Plaza from 2011-2014 in a 1 bedroom apartment. We had an amazing view! I would recommend getting a north east facing unit. We relocated to San Francisco otherwise we would still be there today. The current management is much better compared to when we first arrived. It's also much better than any other building we've lived in. They have been doing the construction and it was annoying, but the apartment renovations look great. The location is fabulous! The improvement could be made with how they handle the 8th floor amenities/pool area. It can fill up with a lot of people but management is still working on how to control the number of parties etc. This is a non-smoking building so please don't move in if you plan to smoke. The management tries to control it but it's annoying to the residents who have respiratory issues and don't want to see cigarette butts. read more

I did a bunch of apartment and condo searching in River North before I found Kingsbury Plaza. The views, location, and terrace set it apart from all the other places I looked. Aaron from the leasing apartment was extremely nice and took care of us through the entire process. Even after we signed our lease he continues to make sure our experience here is great and has helped us out with miscellaneous tasks anytime we have needed anything. The location is great for anyone that works downtown. I work in the UBS tower in the loop and it only takes me ten minutes to walk to work. There are a ton of great restaurants and bars within walking distance and a two block walk to the El. The views are spectacular largely because there are no other tall buildings immediately surrounding the building to block the view and because the units are uniquely shaped to allow for views in several directions. From my balcony I can see the Hancock tower (East), the Lake (North/East), the United Center (West), and on clear days I can see planes landing at O'hare (partly attributable to being on a high floor). I had heard horror stories about building management at other "luxury" rental buildings as far as being stuck up and super strict about having friends over over, etc. but I have found that as long as you are respectful you will not have any problems bringing groups of people over to the pool and terrace whenever you like. The units are very classy/modern and I would definately recommend this building to anyone looking for a nice place in River North. read more

The building is fairly new and clean. However, the management at Kingsbury does not reward loyalty. Each year, the management at Kingsbury finds new excuses to nickle and dime all residents. It is looking more and more like a US airline. (1) They began to charge a new $50 utility package that used to be complimentary. (2) Using the excuse of NATO, they now charge you up to $100 to unlock your room door. (3) Using the pool with your "outside" friends will now cost them $25 each. On top of all that, you can expect your rent to increase at minimum 10% each year since 2010. This would be fine if they used this money to improve the building or to hire more staff; however, nothing improves for residents. Also, beware of parking a car at the indoor garage, within the span of 6 months, there had been multiple incidences where dozens of cars had been broken into. read more

We have lived at Kingsbury Plaza since Sept. 2010 and have seen it go through some ups and downs. All in all, its been a great place to live and we have met some great people both as neighbors and those working in the building. Location, location, location. You can't beat it and our view is simply amazing. Our visitors are constantly taking pictures...even after they've been over several times before. Plus a quick walk to work, coffee, dinner, etc. Does it get any better? Yes! The current office staff (Lindsay, et al), on-site engineers/staff (Dzenan, et al), and door people (Kendra, Andrew, Derrick, et al) are amazing. After living in this city for over 10 years, I can honestly say these people are some of the best of the best. So why not 5 stars you ask? Well, as many have noted, the construction has been difficult to deal with (I was home on maternity leave - loud drilling/banging and a newborn baby does not equal a good time). Other friends that work from home had issues with conference calls, etc being interrupted with the noises and smells of construction. The most disappointing part is that we are paying full rent, and yet haven't been able to fully enjoy our apartment because of the construction. I hear it is nearing an end...and that cannot come a moment too soon. Also, the walls between units are somewhat thin so if your neighbor has a party you may as well invite yourself over because you will be listening to it all night. However, most of the people in the building are professionals and the late night noise is kept to a minimum. But again, on the positive side, the office staff and engineers worked with us to try to identify when construction would be happening near our unit so we could plan in advance with our little one. And, when the music and parties started getting a little out of hand with our neighbor, they worked with us to remedy the situation to our satisfaction. I dealt with Kevin Sutton when I rented here. I was in a time crunch with only one day to get a place rented and paperwork completed. Kevin came through big time. I was in and out of his office, including touring a few apartments, in about two hours. Kevin was very helpful and professional in addition to being efficient. I have been at this building for 5 months now and have been loving life! It is so great having the beautiful river walk behind the building, taking my dog on walks has never been more relaxing. The management team is great and friendly. The maintenance staff works tirelessly to resolve all issues. Happy to be living here, and highly recommend it to others. read more

I don't recommend it. They try pretty hard to get more money out of tenants for whatever they can get away with. After moving out I received an email saying that I had to pay $405 for a new refrigerator door because of scratches on it that I never saw while living there for 8 months. I know that I didn't put the alleged scratches on it so there's a good chance the next tenant will be doing the same if he too does not see them. What a hoax. read more
