The screening process was absurd: on top of the usual background check and income verification, our current employers, current landlord, and former landlords all had to fill out online forms -- and not all of them found the email they were supposedly sent with links to the forms. Five days after hearing nothing, we reached out to the listing agent who informed as another applicant had been sent a lease, and our application fee could not be refunded. We understand the importance of finding quality tenants, but wasting the time and money of interested renters and others involved in the screening process is unacceptable.

If you ask anyone in Walnut Square what they think of Santino they'll use language I can't use here. The property is poorly maintained and tenants frequently have to close temporarily due to leaks and plumbing issues for which they are never compensated. I know one tenant who was shut down for at least 2 months due to a plumbing-related problem. Another tenant was forced to move to a different location due to persistent leaks that were never repaired. Peet's in Walnut Square is plagued by problems (incl. rats). Maintenance issues as well as poor communication and callous disrespect led my partner to leave. I am writing this to warn prospective Walnut Square tenants as there are several vacancies. Don't fall for a slick sales pitch from Santino--you will regret it.

The app was straightforward and they use a local company Able Screening for the background/credit report. While we didn't get it we were able to use the same application for another unit in the panhandle within a month. Finally, we found a unit near USF and talked with Jackie and Liz about our interest in it. They prefer email, so it was hard to find someone to call. However, once things got kicked off they were prompt and responsive with email correspondence. The onboarding process was straightforward, and they were clear about the initial deposits, rent, commission and scope of their business. Very positive experience overall with the 3-4 times we toured units, and we love our new apartment!
