THEY DELETED MY OTHER POST 825 Post is a health hazard. Used needles full of drugs, human feces and urine within the hallways of the building, and many other violations of health and safety. I moved out of 825 Post on 3/17 as part of an early lease termination. Again 3/17 was the agreed upon date that my lease would end. I reached out to Taylor Howell the property manager a month ahead of time to schedule a move out inspection. He as expected did not do his job and the inspection was never done. The day I moved out and left my keys I took a video of the apartment in the state that it was in (can be location and timestamped verified in court). In the video the kitchen cabinet door and the bathroom cabinet door are clearly intact and NOT broken. TWO days after my legal obligations of being a renter at this property have ended, Taylor goes into the unit and then takes photos claiming that two cabinets are broken. And now I am being asked to pay for those damages. The only thing I acknowledge that I need to pay for is the cleaning fee. Again, I have clear evidence that I did not cause those two cabinet doors to break and either you guys can drop this or I can take this to court. I have already opened a case with the city regarding the biohazard that this building is. The screenshots are from the video I took right before I took the keys and left As you can see in the screenshot from the video both of the top corners of the cabinets are intact the DAY OF MY MOVE OUT. Only on 2/19 TWO DAYS AFTER when Taylor went into my unit ALONE do you suddenly see these corners hanging off the hinges. In court I will be showing all the videos and materials proving that there is no way that these cabinets can be normal and functioning the day I moved out but then somehow hanging on for dear life when Taylor comes in without me. read more

Thank you for responding. To clarify, I did not raise concerns about vendor scheduling or repair timing. My concern has always been the full loss of food due to an appliance failure and the lack of response from the property manager when I initially reached out. I was sent a document to sign accepting a $150 rent credit, which I have already stated does not reflect the actual loss. In your response, you mention that policy does not typically allow compensation for food loss while also suggesting the conversation could be revisited. If policy does not permit compensation, then what exactly is there to revisit? What alternative resolution is being proposed? This is not about requesting "cash reimbursement." It is about accountability when a management-provided appliance fails and the impact that failure has on a resident's household. read more

It's got an amazing backyard with a beautiful garden that's well maintained and Manny (our building manager) has gone above and beyond to make sure everything runs smoothly. Really pleased with the service I received from Bairon at GreenTree Property Management who came in to fix grout issues in my bathroom that desperately needed repair. Not only did he show up on time to do the job but he did it efficiently and to my great satisfaction and left the bathroom looking better than when he walked into it. Living at 1900 Gough was incredible. Based in a lovely area of Pacific Heights, with easy access to public transition, key restaurants, and coffee shops. The building is also incredibly well managed - anytime you need assistance or service, they are very quick with their communication and resolution. Also, the building manager - Pavel is fantastic. He is so resourceful and is very accommodating to new tenants to get you settled in and feel welcomed in the building. He is also very communicative anytime you have an inquiry and/or need assistance. He is a key asset to the building - making tenants feel welcome, and I am very appreciative for all of his help moving in and out of the building. Felt instant regret within two weeks of signing my lease. The building itself is nothing special to look at and I was under no impression that I would be getting a good deal on an apartment. I did expect my lease to be legitimate and properly handled. I paid my first month and deposit, only to be told two weeks later that I owed a pro-rated 8 days by Jan 6th or else I would be charged a late fee. It took another 30 days for them to show me a proper lease with my signature that explained the days I was charged for. Keep in mind that their staff is mostly located in the Philippines and not even in the US so the fact they're a Bay Area rental company is iffy at best. Even iffier is that they're actually a subsidiary of Veritas Investments, the infamous slumlord business that made their business off of distressed properties in the 2007 housing crash, only to further fleece tenants in the middle of the covid pandemic. Avoid at all cost. Newest service update: They tell us that water shut-off is scheduled for Friday but the pipes actually started leaking outside of my door in the hallway on the Thursday before. Their property (Vue De Lac) reminds me of a gritty Harlem neighborhoom from the 70s where somebody gets stabbed in the hallway. read more

Avoid this management company. if I could give 0 stars I would. Complaints take a very long time to address. i only rented for 1 year and had the following issues. 1. There was an issue with my toilet where it was discovered by the plumber that the waste pipe was too small. this took over a month to address this issue. what made it worst was the superintendent Vicki tried to blame me and even after the plumber told her there was an issue with the waste pipe she never said she was sorry for blaming me. 2. Rodent infestation issue. i found a mouse in my bed. I told superintendent Vicki and she did not seem to care. it took over a week for the building to address the rodent infestation issue. 3. leaving of hallway windows open. the hallway windows in the building were being left open. these windows had no screens so bugs and rodents could easily enter the building. in addition a small child could have easily fell out the window. 4. had one of the other tenants going through garbage in the garage and opening bags then spreading the garbage around. told superintendent Vicki but she seem not to care. obviously having garbage all over the garage flow would attract rodents and insects. i recommend you avoid this management company. read more

I moved out of 798 Post st after living there almost 5 years. In that time the quality of the building went downhill, especially after new owners bought the building. The elevator is out an average of 3 days per month. The new owners insisted we use the chatbot to communicate with them. Not only was this another useless layer between a problem and communicating it to them, the chatbot did not understand anything. When I reported a missing package from the lobby and suggested they install security cameras in the mail area, the chatbot accused me of tampering with evidence. When I did get a hold of a human via email, they were always dismissive and unhelpful with an issue. Do not live here. Do not live in a building owned by this group. read more

Dealing with green tree was probably the most aggravating thing in my life. We had rats, plumbing issues, leaking washers, people pooping in the hallways. They did nothing. I reported it each time and stopped paying rent until they fixed the broken appliances and pest issue. I ended up being hit with an eviction and I gave up my place. That being said I will be seeking legal advice to pursue something in small claims. DO NOT MOVE TO 1008 LARKIN ST! SUPER DIRTY, people shooting up at the gate entrance and a constant odor of cigarette and weed. I know families that moved out of here solely because this place is disgusting. read more

Our unit is 85 degrees (the city came out to measure it) and they've been ducking us trying to fix it for MONTHS (tenant next door is looking to move out due to this because he can't sleep from the heat) EDIT: yes, the leak reimbursement was finally credited after weeks. The heat issue is NOT something everyone is dealing with: the problem is due to poor insulation on the radiator pipes the go through our walls. It's been 85F inside nonstop for MONTHS even when it's been cool outside, and it will continue to be that way. Our walls and floors are literally 100F+ in multiple places even though we have our heat off. Management has been "looking into it" but I VERY clearly spelled out what needs to be done: open the walls where the pipes are and put PROPER insulation around the radiator pipes so heat doesn't leak into our unit nonstop. Again: this is not a "classic building issue during the summer months". (if you're seeing this: we live at 300 buchanan, unit #102, fix these problems, and I'll happily update my review -- if this review is up, they have not fixed the work and that's what you too can expect if you live here) read more

Below is my message to the management team so you know how poor they are at work. I'd like to file a complaint about the management team at this property. I don't even know where to start as there are so many to cover. First, the elevator was out of service for several times in a month and even now it can occasionally lost signal. Still all tenants got charged for full service fees each months without getting the equivalent quality of service they deserve. Second, the management team is never reachable, at lease not to me. They never show face and it is impossible to get hold of them either via phone or email, like they are some kind of goast. Third, I've heard about tenant missing packages and this time it's my turn. I lost three packages worth over $500. All they did was asking me to file a police report and wait. There is camera but they refused to tell me a single piece of information and they are silent about compensation. After a month of me first contacting the team about my lost package, this case has clearly been buried. This is ridiculous given that I paid for the salary of the team to manage my life at the property and they are negligent at their job. If this message is buried again, I will need find other source to report and escalate my issue. Someone need act on this matter RIGHT NOW. read more

This is a horrible property management company. They take ~6 weeks at a minimum to address issues if they ever respond to your emails. We signed our lease with a garage and on move in day, they told us they were wrong and there's actually no garage (with no reduction in rent) and also didn't turn our gas on for two and a half weeks. They recently changed name to TrueRes to probably avoid people reading their reviews, or the fact they have hundreds of open lawsuits with previous tenants. Stay far away. read more

Greentree is an outstanding property management company. I moved into 642 Alvarado in June 2024 and lived there for a year--it has truly been one of the best rental experiences I've ever had. My first interaction was with Koren Alexander, who was incredibly responsive and helpful. She made sure I could tour the apartment the very same day and arranged a seamless contract signing. I even reached out to her once on a Sunday with questions about pet policies, and she immediately responded--such dedication! My on-site manager, Jack Mattingly, was equally exceptional. Jack is the best on-site manager I've ever met. He inspects the building daily to ensure everything is in top condition, and he's always friendly and approachable. He not only checked in on residents regularly but also gave me wonderful recommendations when I first moved to San Francisco. Whenever I needed anything, Jack was always available and willing to help. I'd also like to recognize the janitorial staff--the building was cleaned every Friday, and they consistently kept everything spotless. P.S. I understand the frustration some residents may have felt with the recent construction, but I appreciated that management offered discounts during that period. It was a thoughtful gesture. San Francisco desperately needs more housing, and while construction and remodeling can be inconvenient, I believe it's an important part of improving the city's housing options. read more
