have had to sleep elsewhere because they will not fix it. I pay to live in a place I cannot sleep. Also the common areas are FILTHY they clearly do not clean them. All packages are stolen and our mailboxes were broken into yesterday. People sleeping in the hallways, garbage everywhere and repeated requests to speak to upper management are completely ignored. I cannot believe anyone who works for this company can live with themselves. There is a defective fire alarm That has been going off every few seconds non-stop since Saturday. Today is Monday. This happens so often and it feels so unsafe since we don't know why it keeps going off. But they never do anything to fix it. This frequently happens where it'll go off for days at a time. Last year there was an incident where it went off non-stop for 2 months and nobody came to fix it. You can submit work orders or call the office all you want, but nothing will ever change. Super unsafe buildings that doesn't care about the tenants. EDIT; The alarm went off for five days and is now going off again. No explanation as to why it won't be fixed. when you try to call the office you get forwarded to a 3rd party company whose answers are always "I can't help with that" or "I can't give you a number for that". Such an unsafe building with no concern about the fact that the residents CANNOT SLEEP. No solutions offered. No partial refund on rent or reimbursement for hotels some residents have resorted to renting. EDIT 2: Since no one at the office will return my calls I'll just keep a running log of the dates here. In the past 40 days the alarm has gone of 3 times. For 4-5 days at a time. Currently it has been malfunctioning since 8/9/23. I haven't been able to sleep peacefully since. Will update when the beeping stops, as of now it is 4 days and going strong UPDATE, it stopped on 8/18 and started again on 8/20 and was on all night, thats 4 times since July first, WEEKS of sleepless nights and constant worry. A building with an alarm that malfunctions 4 times in less than 2 months is not a safe building. UPDATE; 9/22, been going off all morning. There is no possible way this is a safe system if "the batteries" malfunction this often. This is The fifth time it has malfunction since 7/1/23. UPDATE as of Monday 9/25/23 it is still going off continuously. Nobody from the office will return my calls nothing has been addressed. Huge huge huge safety violation not to mention loss of sleep. 10/24/23 started again, no response from the office as to why they are employing a company with such a faulty system that goes off every few weeks. As of 12/11/23 it is still going off and no one from the office has responded to or contacted me. It is still going off as of 1/9/24, and another one is going off as well. as of 12/15/24 the alarm is still going off. Haven;t been able to sleep in 2 nights 7/23/24 there are now homeless people regularly trashing the hallways/lobby and sleeping in the hallways. They are always obviously high and being let in by the same tenant. I've made at least 3 complaints (with photo evidence) and still noting has been done. I feel so unsafe in this building. Ever since this company took over everything about this place has gone downhill. UPDATE; Just received this from the regional Manager. They cannot care about you less; "I understand you feel unsafe in your unit. With that being said, we do have a lease break option available. If that is something you would be interested, please let me know and I will connect you with the right team. However, please note breaking your lease will incur a lease break fee which are about 2x monthly rent." 3/4/25 Stroller filled with garbage/feces has been in the hall for +18 hours. Human feces in the lobby (there are no dogs in the building large enough to have done this) I spoke with the building managers boss. Told him because of the malfunctions fire alarms I hadn't slept in my house for +2 weeks. He offered me (verbally) a month of free rent. Then followed up via email and was only offering 50% off. I am a Greentree tenant, and this is my first-hand experience of it over the too-many years Veritas has owned my building. These are my personal experiences and opinions of it, including as one of its many litigants. I'm going to join reviewer Benjamin V. in writing an initial review, then updating it as necessary, as it is virtually impossible to document my long, arduous, terrible experiences with this company in a single effort and sitting. Firstly, for anyone reading this who is from out of town and/or isn't aware, Greentree is the property management arm of Veritas Investments, and RentSFNow is the rental sales arm of this same company. They all exist in the same awful, diabolical silo. If anything goes wrong in one of the companies, you will have no real chance of settling it by appealing to one of the other companies for a fair, successful resolution. Secondly, I would not recommend moving into a Greentree property under any circumstance, but, if for some reason you feel you must, do not do it through the internet. You MUST physically visit each property and view it up close and in person from every angle, from every floor, even talking to current residents without a RentSFNow salesperson present so you can get an accurate, realistic, and truthful picture of life in the building. If you see any sign of construction on any floor or witness a contractor or entire crews of contractors freely entering the building and working all around it, RUN!!! This will likely be your hellish destiny and screwed-up life for years and years and years at a time, and you likely will not have any peace, quiet, privacy, or safety. By ordinance, in San Francisco, you are legally entitled to quiet enjoyment of your home, free from harassment, but you are unlikely to get that by living in a Greentree property. Which brings me to this: You simply MUST do your homework. Know that this group of companies has been the subject of dozens, probably hundreds, of tenant lawsuits, including mine, many of which have resulted in settlements (see and Google, e.g., (1) Evander et al. v. Veritas Investments, Inc. et al. (CGC-18-570435); (2) McGlynn et al. v. 634 Powell I5, LLC, et al. (CGC-18-566137); (3) Stoops et al. v. 300 Buchanan I3, LP et al. (CGC-18-566646); (4) Consos et al. v. Veritas Investments, Inc. et al. (CGC-20-585034); (5) Annison et al. v. Veritas Investments, Inc. (CGC-20-585904); (6) Belman et al. v. Veritas Investments, Inc. et al. (CGC-20-585954); and (7) Amoedo et al. v. Veritas Investments, Inc. et al. (CGC-21-589712)). Read the court filings of even just the first two of these lawsuits to get a good idea of what Greentree has inflicted on its tenants. There are distinct patterns. As I write, Veritas is in default on over $1 billion in loans (see and Google, e.g., (1) "For $1 Billion You Could Become San Francisco's Largest Landlord," San Francisco Chronicle, May 12, 2023; (2) "As Veritas Faces Default on Loans, Eastdil Secured Places 95 of its San Francisco Properties on the Market for Sale," The Registry, May 12, 2023; and (3) "Mega-Landlord Veritas Investments In Default on Loans, Could Lose a Third of Its Buildings," SFist, May 12, 2023). Tenants in my building have received no information from Greentree about this or the status of our building, which is resulting in a lot of stress and worry piled upon all the other stressors and worries this company has imposed on us. This company is so heinous that The Veritas Tenants' Association (VTA) had to form to organize against them. From all the reviews you all see here -- this is clear pattern-and-practice of ignoring tenants when they bring up nuisance neighbors and serious safety concerns and habitability violations. Not only have I had: a broken heater for almost 2 years, a broken sink, mold in my bathroom, flaking lead paint in my closet, a broken fridge and fruit fly infestation IN the fridge caused by my retaliatory landlord illegally shutting off my utilities AFTER I involved the Rent Board and DBI -- I also have a sociopathic downstairs neighbor. Despite having mountains of evidence and reporting it over text/email/to SFPD numerous times (over 70 times) my landlords KNEW and chose to do nothing about it. We all know why -- when all your buildings get foreclosed and you are desperate for money, I doubt you will take the legally mandated/compulsory action steps to stop the nuisance tenant. They don't care about you. They just want warm bodies paying rent which is why they'll let a nutjob neighbor irreversibly damage your hearing. It's why, like all the other reviews show, they're too cheap to relocate everyone or just shut down the building between leases for necessary maintenance. Instead they want you to inhale VOCs and be endangered. This building is a junkyard hazardous to human health. All of your properties should be condemned and monsters like you don't have a place operating in San Francisco. I've frequently had my building's Satellite Manager talk down to me. I was trying to be helpful and reported a leak. He arrogantly countered saying it was dog pee but the next morning I saw the leak was spreading and traffic cones were all over the lobby. There were bleach bottles and trash strewn, blocking the stairwells. All they do is repeatedly lie, stalk, and harass me. The fumes were so bad and not a single window was open as they constructed makeshift leak diversion/containment sheds on every floor EXCEPT mine that I began coughing up blood. I'm being discriminated against and targeted for holding them accountable by taking all the action steps. I can't begin to list all the horrors for you guys. I was not going to open those windows with a ten-foot pole because this company and all its associated entities Greentree/RentSFNow/Veritas now sold off to Ballast, Brookfield, and Revere Housing are unspeakably callous, appallling, and hostile towards their tenants. These criminals will engage in unspeakable hostile, statutory retaliation when you try to assert your rights. They have terrorized San Franciscans for 20 years and counting. The irreversible peril and damage to your life inflicted by them is never worth it. Our building was part of the Veritas portfolio. Zero transparency and they never told us it was being foreclosed -- the VTA told us. The behemoth monsters who own it are now Ballast/Brookfield/RevereHousing BUT the properties are managed by Greentree/RentSFNow. Proceed with an abundance of caution because they will try every illegal tactic when they know their crimes are catching up with them. Worst property management possible. And they are thieves. Be sure to send your rent check via certified mail or drop it off in person at their office and get a receipt. If you do not do this, they will charge you a $50.00 late fee, and there's no way to prove that you sent them the check in a timely fashion. My latest fury inducing incident with GT: Background - I went to give them my rent check for January on December 31st, however their office was closed, so I dropped my check into their drop box just outside of their office. I met 2 other tenants who were there to drop their checks off too. We were all laughing about how horrid GT is. One of them cracked "I bet there's a shredder on the other end of the drop box". He is probably right. Luckily, since GT was closed, the security guard had to bring us all up the elevator. I asked him to witness me dropping my check in the dropbox. He did so, and he signed a paper stating this when we returned to his station. Present day - So, now it's January 26th, and I received a rent increase (legal this time - I double checked the math and you should too) along with a $50.00 charge that was unspecified. So, I went to their office, and sure enough, the charge was a late fee for my January rent! They said they didn't receive it until January 7th. Luckily, the same security guard who was my witness was there, and I had his signed witness statement. He remembered it all and vouched for me. So, GT makes a copy of the witness statement and decides to wave the fee. Gee! Thanks! They are criminals of the first order. I'm going to complain about them to my supervisor, Aaron Peskin and see if something can be done about GT. My hopes are low, but I have to try. Oh, and Robert H. of Greentree Property Management (comment to John D. below) says that John D. should email GT at: residentrelations@greentreepm.com I just tried that email and I got a bounce back. This is a landlord run by a speculating capitalist corporation whose bottom line is profit, and tenants are only tools by which the corporation gains and benefits. Apparently, though it is the largest landlord in San Francisco, California, it is poorly managed financially and over-extended in debt such that this corporate landlord will cut back on repairs, cut back on its responsibilities to tenants, and keep communication with tenants to the merest minimum of efficiency such that emotional abuse of and contempt for tenants are not easily discernible from stupidity or incompetence.. If you follow the journalistic writings about this corporation either from the newspapers or online, you cannot miss the fact that this corporation has a horrible reputation as a greedy, self-serving landlord, and the property manager, the building manager and the maintenance department prove monthly that this reputation is well-deserved. Ironically, GreenTree Property Management keeps asking tenants if they would recommend their "service" (meaning the lack of service and lack of maintenance) to their friends. Anyone who would recommend this landlord to a friend is really doing that friend a very bad turn. Though all of its apartments are expensively priced at what the market can bear, the quality of management and care provided to each and every tenant is no different from a slumlord's treatment and at one point, even the Board of Supervisors had to get involved to stop tenants from getting ripped off by this corporation that was looking for illegal gains by pawning off its mortgage payments in one building onto the tenants as a rent increase. By the way, you can ignore the commentary by the fake "Danielle W" who claims she represents GreenTree. Its hard to believe the 5 star reviews are from real tenants of Greentree. Greentree acquired our building about 2 years ago. Even people paying $3800 for a 2 bedroom (which used to be a 1 bdrm ;-) don't stay long. Whenever anyone moves out, they convert the studios to 1 bdrm. These are small apartments to begin with, so adding more walls actually decreases livability. 1 bedroom apartments are rebuilt as 2 bedrooms, and with the corresponding rent increases, one does need 2 people to pay for the rent. Its not clear why - if its legitimate - seems too often to make sense, but Greentree has sudden 24 hour notices to enter apartments. "PG&E inspection", or other maintenance. With all the rebuilding, they are always turning off water. We're on our 3rd building manager in 2 years. Plus they fired the manager, when they bought the building. Not clear why the managers leave, are suddenly gone. I think they need a place to live, yet are still faced with high Greentree rent - they just get a discount. Fine people, stuck in a difficult position. Greentree doesn't do much real maintenance in our building. They have a crew of people in their late 60's, who sweep a bit, but they ignore rebuilding the back stairs, which have no grip tape, peeling paint and bare wood. A lot of the outside garbage area needs a real cleaning. Yet no problem spending $50k to build more walls and "high end" a tiny apartment in an old building. Greentree is greedy and only care about our money. They don't do anything constructive for the buildings they are removing old classic construction from, and replacing with cheap generic materials. Anything, so they can double or triple the price of rent. Greentree Property Management is bad news for San Francisco. Avoid them. read more

Theirs 10 other units that live here in which we've never had any issues before these hoodlums were allowed to live here. Being told that I need to add more information based off of that's already being provide and being told it's not enough is pure BULLSHIT.
