The people here are just terrible. No sort of communication skills or people skills. I got a barnacle put on my car and it cost 150$ to remove. When I called the Oversii people they said that it was the HOA that decided on the price and that the HOA could get it removed. When I called AAM Shanna was so rude. She said they make no money on these and Oversii is the one that determined the price that's there's nothing she could do. How dare you as a HOA let a company take complete advantage of your home owners. 150$ and no warning for parking in a guest spot instead of a permit it's absolutely insane. I looked everywhere for a permit spot and there was tons of guest spots. The punishment doesn't match the crime. There's a complete lack of communication and a lack of human decency. June 2018 i was charged late fees for my property in Buckeye,AZ the check was never cashed i was charged late fees it took several weeks to get my refund with no apology. Aug 2019 i was charged 25.00 for NSF fee i was told the charge was due to a returned check, i explained to AAM that that account was auto pay and i had since switched banks. i also informed them that i had made the correct changes online. i was told to file an appeal with the board,which i did. It was denied, i later spoke with PayLease the online bill pay company and they stated they had never charged any NSF fee to my account and that AAM was not telling the truth. But according to the property manager at the Buckeye office they were charged. Jan 2020 i was charged 25.00NSF fee for a stopped check,this one is interesting because my bank has no record of the transaction,nor doe Paylease the auto bill pay service i use. The only company in the USA charging late fees to HOA dues when people are furloughed and out of work. Every bank, electric company, car loan, rental company, mortgage companies and more are allowing missed payments that AA not only isn't doing this but is charging late fees on top of this. That truly is disheartening a company would show no empathy and add a slap in the face with a late fee. On top of the fact when it is from customers who haven't missed a payment in 2.5 years. I would NEVER recommend this company to anyone. Their employees spend more time having sex at work than actually working. An employee was sleeping with the administrative supervisor even though the supervisor was/is married. The same employee was also sleeping with a staff accountant/administrative specialist at the same time, and she was also married. These are just two of the employees that were engaging in sexual activity while on the clock. The employee was ranting about it at a restaurant because one of the girls went to HR because her husband found out about it. HR DID NOTHING EXCEPT MOVE THE ONE EMPLOYEE TO ANOTHER PLACE. THEY CONTINUED TO SLEEP TOGETHER ON THE CLOCK. Why would you ever pay this company to manage your HOA or mismanage your HOA if they are aware their employees are having sex in their offices on company time and doing nothing about it. The old saying sleep your way to the top really is true about this place. They are the worst, I live in a private community of 132 homes, they do nothing to help the residence when the HOA is out of control not taking care of the community and trying to protect our property values, we pay them in excess of $14,000 a year yet when we complain they say we are to small of community for them to spend time managing our community yet they take our money year after year. You see the glowing reviews from the realtors and mortgage people that want business from AAM. Now, let's get the perspective of a resident. Ever since AAM has come in HOA fees have skyrockets. Services have plummeted. Examples: 1) Health Dept of Arizona shut down our pool for unsanitary conditions 2) We used have extremely lush gorgeous land scaping. Now half of it dead 3) We have resident without mailboxes for 7 months. The structure broke and AAM is doing next to nothing other than delay tactics. We still have ot drive to the post office to get our mail. 4) They removed all of our securitry cameras with a bogus excuse that it is a liability to have a monitored property 5) We did have a walking security. They would sit by the pool doing next to nothing and perv'ing the residents as we hung out in the hot tub 6) The hot tub. More like a hot mess. Gross. Disgusting. Always filthy 7) Pool chiller rarely works 8) Pool heater rarely works 9) They eliminated 20 guest spots and implemented a towing program. Then they were towing guests from guest spots stating they parked more than 5 times in a 90 day period. Come on. My cleaning lady has to park more than 5 times over 90 days (we think it was an inside type scam to get the towing fees. Of course impossible to prove. It just seemed so sudden and the tow trucks would line up every day). They never provided proof of why they would tow and refused to provide it. 10) Customer service is abysmal. They have been claiming I've been delinquent on my HOA payments to which I provided proof of on time payment, to be ignored and then notified that my "delinquent payments" were sent to collections. Awesome. Also, received a letter that my roof tiles needed to be replaced to which I was instructed to go online to view photos of a house that was not mine. Cool. AAM has been Del Webb at Alegria's (in the Albuquerque area) community management company for 10 years or so. I have served on our HOA's board of directors for about 50% of that time. AAM has performed well during this period, particularly over the last 3 years or so since we got our current community manager. They are an excellent partner to our HOA. read more

AAM LLC is nothing but problems. They refuse to answer any phone messages or email messages. They charge us $174.00 a month and refuse to provide and service for for the fee. When I bought my home from Lennar I was told that the front landscaping maintenance would be taken care of by AAM LLC and their vendor Gothic Landscaping. This has been worst than a joke. Apparently someone forgot to tell the workers at Gothic Landscaping they were supposed to do this. They have refused to do any landscaping and the plants have gotten so overgrown that I now am forced to do this myself just to maintain my property value. Also AAM LLC has refused to properly maintain the gates to the community to a point where they are either left open for days on end or simply will not open. This was supposed to be a gated community but with the gates not working properly most of the time, they are a nuisance. read more

Countless calls, no one seems to ever answer their phones except the call center operators!!! Received a warning letter about weeds.... bunch of BS! I have a yard service, AND I keep the weeds pulled in between!!! I don't know who is doing drive bus for them, but considering how terrible some yards look on my block, it's either political, or these are blind people!!!!! Calling back a client would be a good place for this company to start actually doing their on, rather then threatening fines and making money for the privateers I'm sure run this huge business! I will do my best to make this as short as possible and get my point across, however like many others could write a novel on this company! :) I have lived in my community as an owner for over ten years. I have literally have asked for less then a handful of items, things to be taken care of and all of them were super easy basic things (lights, fabs, my bill, etc). I had an issue a few years ago where I was getting threatening letters stating a lien would be placed on my property because I hadn't been paying my HOA and when I did I was late. NOT THE CASE AT ALL. At the time they had a FB page where you could leave reviews (this doesn't seem to be in existence anymore as there was not one nice review left for this company) and received a response stating to reach out to a lady by the name of Vicki Sears. I did so and she somewhat resolved this so called billing problem and advised it was an error on the companies end and that in fact I had never been late and never missed one payment in all the years I had been there. Anyways fast forward, again same issues have come up, along with now letters and invoices stating there is a lockbox on my property and I owe monthly dues for this lockbox. HA! These people or should I say Rachel Dugall are absolutely worthless. You know its terrible when you have had 8 property managers in the span of 10 years and not one of them can do basic math or even care to try and resolve an issue. I contacted Vicki Sears about my issues 3 or so months ago and NEVER heard back from her, however she did reach out to someone becasue I got a response via email from Rachel Dugall my current property manager. I met her in person at my home and she took pictures of my light fixture that was out and said she would get it taken care of. It has been 3 months and she has not fixed this issue, nor has she replied to any of my calls or emails. I have now reached out to the news for help as well as a few others in my community to put this company on blast as they should be for the way they treat people and what they put homeowners through. I have everything documented, I have pictures and receipts of all the things I have fixed with my own money that the HOA should have fixed, I have every single item, date, time from the time I lived in my property and will be bringing this with me to the News. I will by no means except an apology, sorry or anything from this company as I feel I have given them more than enough chances over the 10 years to get it right and they cannot seem to do so. Repair requests that have been outstanding for over 5 months, both the property manager and customer service have ignored my emails. I have holes in my roof during monsoon season and I still have no update on when the repair will happen. The property managers have completely ignored my requests to tarp my roof and have taken no accountability for the ongoing damage caused by the rain. read more

I called there today which I try not to do many times to find out why my payment hasn't been deducted from my account now only do you have to wait on hold for over five minutes to talk to someone but then the girl chewing in my ear couldn't really express what was going on I asked to speak to a supervisor next thing I know I'm in a voicemail after the community manager who then states to hit zero to talk to his assistant so you hit zero and then you're on hold for 4-5 It's like a big cycle game and then nobody answers your car you leave a message and nobody ever responds to your voicemail you think they could email you as well cause you leave that but no no one can bother to get back to you after spending how much money on an H away and then they can we take the time to respond to you what poor customer service I'm surprise he's people are even in business read more

I bought my first house in the Sundance community where the HOA was managed by these guys, It was a horrible experience working with them. I kept my yard maintained but was constantly getting notices and even fines for things that were out of my control and I had no way of knowing about. For instance, one of the previous owners had put pavers along one side of the house to create a walkway to the gate. Two years after I bought the house I received a notice to remove the pavers as an unauthorized change to the landscape with a threat of a fine. I have no idea how long those pavers had been there before I bought the place. What I do know is that this threat came only weeks after I refused to sign the president's petition to get on the mayoral ballot. I had a similar incident with a shrub that had been there since I moved in and the HOA decided it was a weed and fined me. They had previously sent a weed notification with very blury useless pictures. I removed the weeds that I could find and then a few weeks later was fined for the shrub. They also fined me for some weeds that were along the outside of my fence next to the sidewalk, which should have been considered common area. They also threatened to fine me because a car that wasn't even mine was parked in front of my house. I finally sold the house and got out of there. I could not deal with those guys anymore. I will research HOAs much better when I buy my next house. Live and learn. read more

We sold our home recently and had the worst experience with in regards to transferring our ownership to the next owner. In the 3 months they managed our HOA account, they have sent me stupid requests to fix things and I did everything they asked me to, yet they never close any of those tickets. Once my house was in escrow, they sent the buyer a disclosure stating that these items were still outstanding. When I called to have it resolve, there was a new property manager and she had no idea what I was talking about. Apparently, the old property manage quit and never noted my account. AAM is supposed to be our management company for our condominium complex. They have collected special assessments which included repair work that was never done, claiming they ran out of money. We do not have monthly meetings, because they say we never meet quorem. They insist they contact all unit owners about the meetings, yet when I need to get a hold of a unit owner above me about a leak, they claim they do not have valid contact information for the unit owner. They are rarely seen on property to conduct monthly walk throughs. They do not post current financials and other pertinent information on our website. When you can't get on the website, they are no help letting you on. They have been made aware of several pressing matters regarding structural issues, and they disregard contact. I had an insurance claim in my unit, and they filed the claim and committed insurance fraud by keeping the money themselves, and denying they know what I'm talking about. read more

What an eye opener, first experience on the the board of an HOA and it was terrible. Homeowners and board members are customers of AAM but are not treated as such. Property manager bullied us on many decisions. Believe it or not AAM was extremely resistant to me, the treasurer of the community, looking over vendors invoices. Invoices were sent to AAM, paid with our money and we never got to review bills before they were paid. I found many mistakes that either took much effort to correct or couldn't be corrected at all. When it was initially approved to form a finance sub-committee to evaluate vendors and costs it was later squashed by the property manager with help from the board president. This vendor payment system that AAM endorses is truly flawed. Many of the payment mistakes that cost the property money were the fault of AAM. It took months for AAM to own up to those accounting errors and for the community to be reimbursed. Our property manager got very defensive when I suggested looking into other vendors, you can read into that what you want. I learned a valuable lesson here and that is to check out the property management company closely before renting of buying any property. read more

HOA management of condos is not easy. The complex I lived in had a number of issues. It seemed like every day the water was being shut-off or the pool was closed for cleaning and most of my neighbors blamed the HOA but the water issues had to do with it being an old building and bad plumbing and the pool was because people ignored no glass at the pool. Our manager always gave advance notice of water shut offs and notices of pool closures. She did her best to keep people informed and the complex looking besit's best. read more

Even wanting to pay myself, I couldn't fix things because the window companies THEY RECOMMENDED wouldn't do the work, saying it's the roofers' responsibilities. Having lived at the complex for 17 years now, I continue to be amazed at the lies and incompetence exhibited by upper management and staff. Each time I reported a premise issue, I had to email to not only the property manager (who does not do anything) and the supervisor (who is of the same blood) both of whom ignore the issue and never address it. For all the on-time payments of HOA dues I've made in the past 17 year, you are simply not supposed to report problems or expect someone will get back to you. Most recently, there were dead cockroaches outside my building. I reported this issue to the admin assistant (whose email only bounced back) and then to the manager. The manager blamed it on the City of Scottsdale. The manager 's manager said it was not a 'big deal' and that the landscape person would take care of it. 3 weeks later, the dead bugs are still there. No one came . They do not care. They tell you they will do it but they don't. This is AAM. read more

If a condo board fails to perform according its own rules or state laws, a homeowner or group of residents can file a lawsuit claiming that the HOA is failing its duties. Such lawsuits are expensive and time-consuming, and anyone considering such a suit should seek the advice of an attorney with experience in HOA litigation. So I would recommend talking to your neighbors and see is this is happening to them as well and if it is file a suit. Maybe that will light a fire under there ass and get stuff done. If you want a management company that never responds to the members of the HOA, this is your company. I needed to contact them exactly twice in the time I owned my townhouse. Both times it took me weeks to finally get a response. I needed to put a new AC unit on my place, no response. I wanted to get one of the available RV spaces, 3 weeks trying to get a response to emails and phone calls. I live in the Orangewood Community in Gilbert, AZ. Our HOA had the drainage areas cleaned out which changed the elevation of the drainage areas. This has caused significant standing water, mosquitoes, and a horrible smell. Leisha Collins who is the property manager has been slow to respond and although I have been receiving some responses, they are apologies, responses to what I already know, and no final resolution. Leisha was notified over a month ago with pictures and a detailed description of the issue. I've also followed up multiple times asking for updates and providing additional information explaining the situation is getting worse. I've now requested Leisha escalate the issue internally for resolution. You'd think for what we pay a month in HOA fees this would be corrected quickly. Very disappointing. I'm hopeful this will assist with resolution. read more

I'd give less than 1 star, if possible. They do a lousy job with landscape upkeep and have taken over a year to respond to safety issues at our common area. The light poles on the basketball courts are secured to their bases with only 2/4 bolts. The hoop backboard is missing screws. Trees are falling over due to improper supports. Bushes and shrubs are consistently overgrown. They raised our rates for a "slush fund" to prepare for new construction, yet struggle to maintain current standards. read more

AAM is the worst property management company I've ever dealt with, they collect $225,000 from our community annually. In return for this outrageous amount of money that is extorted from us, we get some occasional pool maintenance and a couple "landscapers" cutting the few grassy areas and blowing leaves/debris around for a few hours once a week. Despite numerous complaints from residents, they refuse to help resolve parking issues and instead spend our money paying an enforcement company to boot or tow vehicles...yet when someone parked in front of my garage and blocked me in, they wouldn't do anything about it. It's abundantly clear that the funds they collect are being grossly mismanaged, the community continues to look worse and worse, fences are cracked and broken, paint is faded, trashy renters leave garbage outside of their homes and refuse to pick up after their pets, the dumpster/trash area is beyond disgusting, and it's obvious that the "rules" are selectively enforced, if at all. I finally got so fed up I decided to sell my home to get away from this nightmare, but don't worry, they'll still find a way to screw you over one last time charging a ridiculous and mandatory $400 "disclosure fee" to provide your buyer with a photocopy of the CC&R's. The fact that a company like AAM is still in business is a testament to how corrupt these organizations truly are...and should a homeowner dare to challenge their authority, they will threaten legal action (paid for by the HOA dues YOU shell out for every month). These people are criminals, and deserve to be in prison. read more

Worst property management company ever! Sold our condo 7/29/19 and they still continue to bill us (10/22/19) for HOA dues on a property we no longer own. Each time I speak with someone at AAM, they have a new excuse as to why they haven't closed our account and continue to request our patience in getting resolution. I view this as harassment and possibly fraud as I believe they will keep billing, hoping someone will eventually will just pay them to be done with it. read more

Horrible company. Refuses to answer emails or phone calls. Phone calls always go to voicemail and calls are never returned. Emails or routinely ignored as well but every month they send out bill for the monthly dues. Was told by Lennar when I bought the house that AAM (the HOA) would keep up the front yard. This has not been the issue and had to file complaints with the city multiple times already. They refuse to even consider providing the services that promised.
