I was incredibly excited to work with Excalibur homes in my rental search after hearing great things about them from my bestie. I was on a dedicated home search for months and loved the homes they manage so it was seemingly a no-brainer for me to put all of my eggs in one basket with their group. Excalibur manages and rents homes all across Atlanta, focusing on the starting process to the journey of upkeep in the rental homes. After planning a move that I dreamed of making happen in January, I was excited to go through the process with hopes for the future. Well, it didn't actually happen like that. First I will say, the homes they offer for rent are beautiful. All different kinds, all over the metro-Atlanta and seemingly in great shape, love that! When you speak to members of their team (when they answer), they are all quite friendly and helpful, which is much appreciated. BUT - wow, can they drop the ball on communication and the timing of your journey. Looking for a home to rent and live in isn't something one does for kicks, we all hope to have a place to live at the end of the day. Well, it just felt like Excalibur does not take that into account and moves at their own pace. Calls to realtors (other than Howard Bailey who returned calls and was very kind in person), I submitted an application in March. I actually submitted an application for a home sight unseen just in hopes that it would make things quicker - no go. I saw the home a week later and then three days later, I hear that it has gone to someone else. Okay, it happens, we move on. I called and requested that my application be moved to another home and after an hour on the call, I was told that was done. But for some reason, the website noted it as 'cancelled' from then on, while the Excalibur team told me it was a glitch. A glitch is okay, but when I say I never heard back until I called them 3 weeks later begging for more info so I could go on with my life and find a place to live. I then received a voicemail with the most unconcerned tone letting me know that they heard I had questions... Why wouldn't you keep up with your potential clients and let them know what's happening with the process? As someone who worked in property management for almost a decade and who had high hopes for my Excalibur experience, I was incredibly bummed out and disappointed after putting money and time in my application process. It's now been 3 months and I still haven't received an official word on what happened but have moved into a new home not managed by Excalibur. If I would have continued to wait on an Excalibur home to happen for me, I feel like I would still be calling them every two days desperately trying to make something happen. Super bummed that the experience was not what I was expecting, but hope that the team will make some changes in how they communicate with prospective and current tenants, as they truly have some beautiful homes to offer.

We were genuinely excited and ready to move forward. Once approved, we received the email explaining that multiple applicants could potentially be approved and that the first approved applicant to pay the $2,990 reservation fee would secure the property. We understood the policy. What was incredibly frustrating was how little time we had to actually make that payment. We immediately gathered the $2,990, went to Kroger to send the payment and while we were there, we received a call telling us that another applicant had paid approximately an hour before us and the home was no longer available. I understand that they have a process, but from a customer standpoint, this was incredibly disappointing. We had been approved, had the money ready and were actively in the process of making the required payment. After going through the application process and getting our hopes up about a home we loved, losing it by such a narrow window was extremely upsetting. I strongly believe there should be a reasonable payment window for an approved applicant before opening the property up to another approved applicant. Even a few hours would make a significant difference when you're talking about nearly $3,000 that people may need to transfer, withdraw, or otherwise arrange. We understand the policy. We just don't understand why the process has to be so rushed when applicants are being asked to come up with nearly $3,000 immediately. This was a really disappointing experience during what should have been an exciting time for our family.

    I have been renting for 3 years, first 2 years of payments were made on time. as soon I had a…read morehardship beyond of my control due to medical reasons for the past year. I made all necessary payments , late fees , rent, court costs and the amount they requested which was 2 months worth of rent that they requested 2 weeks apart , etc..... I tried to keep the communication open between us , provide documentations, and let them know everything that's going on with me. i never received an HOA NOTIFICATION except for one which was to spray clean the house. I have paid all the necessary fees and past due payments that's needed to be paid. All caught up. Now that I'm caught up, I get an email stating that I'm un eligible for renewal And I need to move out in September 30. So my previous on time payments didn't count? My non compaints, only 1 HOA violation don't count, my open communication with yall doesn't count? I never had a problem with the home except for the garage and refrigerator and I actually love my home and don't want to move. They tell me that their decision can not be reversed and the decision is what it is. So my suggestion to you, do your homework before making any decisions. I thought I would be in this home for a while but it is what it is. Now I gotta go tell my my kids that their decision is final and there isn't any thing I can do but move. A company that don't care that life happens sometimes beyond ppl control. They want they money period.

Year after year, my rent kept going up, while the problems with the property and the customer service continued. The price kept increasing, but the quality of service and communication did not. My overall experience with Progress Residential has been extremely frustrating. They are relentless when it comes to collecting money, but when you need someone to actually listen, explain a charge, or work with you, good luck. I am a retired 100% disabled veteran living on a fixed income. My sister, who is active-duty military, was my guarantor because I needed her financial backing to qualify for the home. She has now received orders to relocate overseas. Progress Residential refuses to consider her military orders toward waiving my early termination fee because she is a guarantor and not a resident. Her credit, financial responsibility, and military status were good enough when they needed them to qualify me for the lease, but now her military orders apparently don't matter. I sacrificed my mental health, my body, and my health serving this country. It is extremely disappointing to be treated like nothing more than an account number when I am asking for someone to simply work with me. Now I'm facing an early termination fee equal to two months' rent, approximately $1,000 in utilities, and disputed late fees. My rent has NEVER been late. My utilities have NEVER been late. Yet I am still fighting multiple fees. I was charged $420 for pressure washing after I was already communicating with them and trying to find someone affordable to do it. They sent someone themselves, charged me $420, and then added a late fee. I'm also being charged for future utilities that hadn't occurred and old May charges in August, with another late fee added. Now it is September, my lease has been terminated, and I have utility charges showing up on my account for September. I have already surrendered the property, so I want to know exactly what these charges are for and what dates of service they cover. And the communication is terrible. When they do respond through email or chat, I often receive generic, copy-and-paste responses with no substance, no actual answers, and no real resolution. You can explain your situation repeatedly and still feel like nobody actually read what you wrote. Calls aren't returned, and getting someone to take ownership of an issue is incredibly difficult. For two years, my AC went out multiple times a year with no compensation or apology. The windows are poorly sealed and allow lizards/geckos inside. I've also had to pay for lawn service and was asked to re-sod the lawn. After two years of renting from Progress Residential, my biggest takeaway is that the money matters more than the people. If you're considering renting from them, DOCUMENT EVERYTHING. Save every email, take pictures, keep receipts, and read every line of your lease. I would not recommend Progress Residential.

So he's receiving multiple applications (at $75 an applicant) at once. The application process comes across as a scam as it continuously says incomplete, you'll complete and it will ask you for an additional $75. If you have any questions about this process you can email or call Richard, but don't expect him to reply. He's a fan of only sending out automated messages, nothing personal. If he actually picks up the phone, he'll say he's out of office and he'll call you right back... but that call will never come. Then you'll receive an automated sorry email saying you did not get the house 3 hours after he said he'd call you right back. Major coward vibes. If you need a man of integrity to rent from, you're not finding it here. Since applying to one of these rental homes, we have received contact scam phone calls and text messages. AND NOW WE HAVE HAD A $1200 FRAUDULENT PURCHASE ON OUR CREDIT CARD! Richard Burton is a crook!
