    From first-communication to move-in, Pranisa (the property manager) was perfect - professional, personable and can-do! We love our new apartment. It's clean, freshly painted, looks new and is nicely appointed.

    I organized a viewing of a property with Pranisa for 11:20am. I sent an email confirming the showing at 8:45am. Atlas sent me a text message at 9:17am saying I must reply by 10:20am to confirm the showing. I don't waste time looking at my phone every hour during a busy day. I sent CONFIRM as soon as I saw the text, at 11:09, but then no one showed up. This was an extremely poor experience - I cut time out of my busy schedule and did not expect my time to be wasted like this. I called Atlas multiple times after seeing the text, but no one picked up.

When I moved out, I received an itemized list of "damages" and "cleaning fees" that was pure fiction, full of charges for normal wear and tear, and which were wildly inflated prices for basic services and fees for issues that existed before I moved in. They invent problems and assign absurd price tags until the total conveniently swallows most of your deposit. What makes it a true scam is that they know you're leaving. Most tenants are moving to another city and are too far away and too worn out to fight back, and the company counts on exactly that. If you do try to dispute the charges, SF's rent board offers little real help -- and the company knows it and exploits it. Stay far away!! Whatever "deal" you think you're getting on the rent will be wiped out, and then some, when they help themselves to your large security deposit on the way out. This isn't a one-off bad experience but a pattern, and I'm posting this so the next person doesn't get caught the way I did.

During the ~6 months of their management, they were responsive to emails and addressed any concerns we had about the property. Payments and maintenance requests were conveniently made through the Appfolio portal. Upon moving out, inspection services were very reasonable, detailed, and timely. Appreciate Paul and the Vesta team for the helpful service offered to my roommates and me!

    I hope others have better luck with Vesta than we have had…read more Most recently, Vesta hired a newly formed LLCs with a single member who is a partner of an employee or employee to do maintenance. I can only hope that Vesta doesn't then charge our building owner for all the many multiple visits and repairs (we're at seven months and have had around two dozen 24 hour notices of entry). Vesta leaves at least this tenant with repairs falling apart after less than two hours (photo). Many other repairs took months to complete. From Yelp reviews and two Vesta Google locations, some reviews speak to Vesta getting online sites to take down bad reviews. Many good reviews appear to be from the vendors to which Vesta steers business (see reviews from R&L plumbing for example, they charged for four months of visits to our place to fix and repair one not-up-to-code bathroom toilet and smell). "Positive" reviews on sites are often by profiles with no site presence and only one or two reviews. Maybe they just really love Vesta. With Vesta's "app based approach" to property management, requests go right to their designated contractors, and you as the tenant handle communications, access to building, and overseeing work. Seems like a great solution for Vesta. Bills must go to the landlord from what we have seen and as the contractors have told us. When one landlord online in their review of Vesta complained about all the maintenance charges, Vesta stated their strong commitment to responding to tenants requests in a timely manner. However, Looking at tenants reviews, you see incomplete repairs and work performed by Vesta acquaintances (in our case a newly formed LLC and no business presence online that we could find, no name on their vehicle, and when we tried to find a way to contact them after repairs started failing the same day, online says they have one member who is connected to an employee of Vesta. Which was very odd to us). Vesta is a great business model and appears to be a profitable one for Vesta. I cannot speak for landlords getting the maintenance bills. And for tenants, I wish you better luck than us, take photos, and screenshot "app" requests. Vesta's system has a habit of deleting our requests and any record of them. Vesta was very responsive (less than 12 hours) in responding to our negative review. This was as fast if not much faster than their responses to any one of our dozens of maintenance issues over the last seven months. We're at about two dozen "24 Hour Notices of Entry" (including late Friday for a Saturday repair that made both bedrooms inaccessible and forced us to cancel a visit from out of town family). And numerous other visits from contractors including electrical, plumbing, ceiling noise/acoustics, stove repair and heating repair.
