I had a great experience living here! The location is very convenient and close to everything in SF, which made getting around really easy. I really liked the building's access system. It was very convenient to be able to remotely unlock the front door for friends or deliveries, especially when I wasn't able to come downstairs myself. And also the apartment had great soundproofing. I rarely heard noise from neighboring units. The management team was responsive and helpful whenever I reached out. I especially appreciate Ashley's help during my move-out process. 345 6th St = Worst Studio Rental Ever. Stay Away. Lived here for over two years and watched this place go downhill the entire time. Where do I even start? Security? What security. Homeless people wander in constantly because literally anyone can slip through the gate once it's opened. They promised night security- never happened, not once. Someone's expensive bike got stolen right off the property and management did absolutely nothing about it. Parcels disappear or get stolen basically every week; it's a running joke at this point. Can't even tell which building is which; no clear signage separating 345 from 363 right next door, so good luck with deliveries or guests finding you. They also gutted the lobby and turned it into rental office space, because apparently tenant comfort wasn't the priority. And the walls? Paper thin. You will hear your neighbor's entire life through them. Bottom line: you're paying for the "SF" zip code and nothing else. Might as well pitch a tent out front and save yourself the rent. If you're even considering this place, run. read more

I typically pen 5 star reviews, and I'll make an exception in this case. There's no phone number for property management. The elevators were out for at least five weeks during the holidays. Tenants will readily steal your packages from the lobby and/or your laundry. You can open a police report for stolen packages. Even with video footage, there's less than shite for follow through. Our most recent "utility" bill was more than double the average monthly (waste & water). DO NOT TRUST LEE LUJAN OR PRANISA. They only care about putting butts in seats, and then magically, they disappear. read more

Our experience with Atlas Property Group, specifically their leasing manager - Pranisa Jacob for 363 6th St, was extremely unprofessional and poorly managed. We applied for the unit without even viewing it, completed the application immediately, and were approved within 1-2 hours. She sent us the lease and asked if we were ready to submit the deposit, and we were fully prepared to sign. We reviewed the lease overnight and asked how much time we had to return it and pay everything, acting responsibly and promptly. Then, the next morning, she canceled our lease and refunded our fees because the current tenants "might extend." Despite this, we stayed interested. She later told us the unit would be available on December 15, and we asked for confirmation before reapplying and paying fees again, not because we hesitated, but to ensure we could commit without being canceled a second time. Signing a lease is a serious commitment for us as once we put down a deposit, we stop looking for other apartments and make important life and financial decisions around that lease. This is why we needed certainty before moving forward. At no point were we told that other applicants could sign before we were confirmed. Despite our readiness and good faith, the apartment was leased to someone else without warning. The repeated cancellations and inconsistent communication caused us to lose the unit, not any delay on our part. This experience highlights a clear lack of professionalism, accountability, and communication. Anyone considering renting at 363 6th St should be extremely cautious. Management should review how their leasing agents handle applications, because even applicants who act responsibly and promptly can lose the apartment due to mismanagement. read more

I sent CONFIRM as soon as I saw the text, at 11:09, but then no one showed up. This was an extremely poor experience - I cut time out of my busy schedule and did not expect my time to be wasted like this. Don't get me wrong, it is a beautiful property; the units are spacious, the maintenance crew is solid and responsive and you get some friendly neighbors. But once you're in, it's like management disappears. If you're living near the B1 deck, brace yourself for nonstop noise... kids screaming and kicking balls at doors and windows late into the evening, even on weekdays. It gets old fast. And unfortunately, the pet situation is just gross. Dog poop left around the garage, walkways, and elevator pee is way more common than it should ever be. All in all, not the worst place I've lived, but I was more than ready to move out. Just know what you're signing up for. read more

If you're a prospective tenant, the company's willingness to rent out units that aren't registered as dwelling units with the city should be a major cause for concern. We found out a month into living at our apartment that we were in this situation. Some issues we encountered due to living in an unregistered dwelling unit managed by Atlas included: -Not having a secure way to enter our building (the door used a digital lock that frequently locked us out, due to faulty mechanism) -Frequent overhead light flickering (maybe due to faulty wiring, hopefully won't present a safety issue for another resident down the line) -Inability to do an accurate address transfer with USPS (this is due to the address not actually existing, since it isn't a registered dwelling unit) -Lack of transparency into electric billing charges (this is due to the unit not having a PG&E meter, since it isn't a registered dwelling unit) -Issues setting up wireless internet (this is tied, again, to the absence of a valid USPS-recognized address, since it isn't a registered dwelling unit) We confirmed that our apartment wasn't a registered dwelling unit by using the city's Department of Building Inspections tool for tracking building permit applications. If you're a prospective tenant, I recommend running the Atlas property address you're considering in that tool so you don't unwittingly rent an illegal apartment, like we did. read more

This is the worst property management company I've ever come across. Our house is nearly unlivable. Our power started to shut off pretty consistently around 6 months ago. We've sent them maintenance requests, emails, called, and they have not fixed it. Sometimes they send someone who comes in, says we need an electrician, then leaves. Sometimes they call us saying someone is coming tomorrow, and they never show up. Oftentimes they close our maintenance requests without actually addressing the issue. One time they sent someone who cut themselves, bled all over our house, then refused to reimburse us for what they ruined. Our roof is leaking but they won't address that either, so who knows, maybe our roof will collapse any day now. If you want to live somewhere that isn't a total hazard to your health, don't rent a place with Atlas. read more

I enjoyed my time living at 480 Potrero. The location is great. The building is modern, clean, and well kept. The units have concrete ceilings and walls so you don't hear your neighbors. Each floor has its own laundry so you're only sharing it with other units on the same floor. Building is equipped with fiber internet which is huge cause we all know Comcast sucks! It has an awesome rooftop for a non-luxury building. There's plenty of outdoor seating, two BBQ grills, a TV, and even WiFi. Gorgeous 360 degree views of the City. I only wished it had heat lamps or fire pits up there. There's also a pretty good size courtyard in the building for dogs if you're too lazy to walk them around the neighborhood. Building management and maintenance are super friendly and responsive. Really hard to find cons about the building. I wish the units are a little larger, but that's pretty standard amongst modern apartment buildings in SF. read more

I rented at 750 Harrison for 1 1/2 years and loved the building. Is everything perfect? No - it would be silly to suggest that, BUT the location is fabulous, the apartments are modern, clean and well kept, and the building management was responsive to all my requests. (Rodney is the best). It has a wonderful rooftop area with fire pits and grills and a dog area - a huge roof patio - I spent many great evenings up there with friends. The washer/dryer room is clean and well maintained with new machines that are internet connected (nice feature). Secure bike storage room on the first floor - there is a lounge with TV and video games but I did spend my time on the roof rather than in the lounge. Did I mention the location is great?! Within 400 feet of Whole Foods and just blocks away is a Safeway, Trader Joe's, Target, AMC Movie Theatre, museums, parks, the Embarcadero, Oracle Park, the Chase Center and lots more. Convenient access to everything SOMA but close to FiDi also. I would rent here again if I ever moved back to SF. read more

As a tenant, I'm exhausted trying to have a decent working relationship with this group or the landlord(s) they represent. From delaying replacing a broken fridge for 1 month after signing a lease; to shutting off the water with no notice; to surprising us with a noisy and disruptive 10 month long construction as soon as we moved in; to requesting an addendum that we pay for trash after having our lease specify that this was the landlord's responsibility... the list goes on. I'm upset that we don't get listened to and that our concerns and inquiries are often ignored. Please consider finding tenancy elsewhere. read more

He treats tenants like human beings, not just some number. He showed me a range of units and was able to answer all of my questions, including ones about construction materials. I have been a tenant at 1335 Folsom Street since Nov 2018 and have just decided to renew my lease for one more year. As a renter of over 10 years, Atlas Property is well operated company and my building is well managed. All of my maintenance requests are answered within 24 hours. In particular, our property manager Rodney played a huge role in improving tenant experience. For example, I have always gotten responses either via phone or email in a timely manner even during weekends and holidays. Rodney will also frequently visit the property in person as I ran into him multiple times in the building. The absolute WORST property management group I have ever had the displeasure of interacting with. If Jennifer Bobbitt's boss is reading this, we're surprised you haven't fired her for literally being delinquent at her job. If you have other property managers, PLEASE please please reassign then to us. 1. They didn't tell us they were ripping up the entire ground floor of our building when we signed the lease, so we were forced to endure 6 MONTHS of ear splitting drilling 6 days a week from morning to evening. In fact, we noticed they halted construction whenever there was an apartment viewing so prospective tenants wouldn't realize there was major construction happening, because no one would've wanted to live here otherwise. 2. They cut off water to the building at unpredictable times. We would literally wake up and turn on the tap and nothing would come out. This happened probably 7-8 times, despite our complaints. 3. They cut off hot water to the building for a straight 2 weeks, and were unresponsive to our requests that our hot water be restored, despite the fact that this was a major violation of their responsibilities as landlords. 4. They told us construction would be 4 months, but it actually took 6 months. 5. They told us construction would only start at 8am, but it often began at 6:30am. As you can imagine, being startled out of bed at 6:30am by an ear splitting drill is awful. When we would go downstairs to ask the construction workers not work until 8am, they would sometimes refuse and say they had permission to be there that early. 6. None of this improved until I literally refused to let them enter the apartment to access some lines they needed to complete construction. Only THEN, a few months in, did Jennifer Bobbitt, the worst property manager known to humankind, show up at the doorstep with a sob story about how Atlas was understaffed and she had been sick. This was after months of unresponsiveness to calls, texts and emails. Since they added 4 new units below, she promised we would get key service for the enormous extra amount of garbage we now had to take out, laundry machines would be installed downstairs, and water would no longer be cut off. 7. We decided to give her the benefit of the doubt initially... until the terrible service continued. They wanted to charge us an extra ~$300 for the garbage key service, despite the fact the lease stipulated that trash would be covered by the landlords. When a new tenant moved in downstairs, he had no hot water for the first week. A neighbouring apartment had their heater break down and it still has not been fixed after months. The laundry machines were installed months after they promised. 8. When we raised these complaints, Jennifer snapped at us, saying that they could remove our access to the laundry machines since they were under no obligation to offer them to us. This is despite the fact that one of the justifications they gave to us for enduring 6 awful months of construction was that we would get new laundry machines installed (that we have to PAY to use, FYI, so they presumably make money off of it). 9. To this day, our efforts to reach Jennifer via email regularly go unread. She gave me a phone number to call when something goes wrong but no one responds. In fact, she is especially unresponsive when things are going wrong (e.g when we had no hot water). read more

I've been a tenant for 7+ years and Atlas's service has degraded to the point where you will spend hours of your time for any maintenance request or issue. Their common practice is to call you after a maintenance request to say they'll show up the next day, then fail to show up, then mark your maintenance request as complete. This has happened several times w/ no follow-up call or email to reschedule. In some situations, I've been forced to hire my own contractor and resolve an issue. They were previously called SST Investments and will likely change their name in a few years to remove the baggage that comes w/ operating an unethical business. Your time and money is better spent not dealing w/ a management company like Atlas Property Group. read more
