Halfway through my Lower Pac Heights lease, Vesta became the property management company for the building/unit that I was staying in. Upon moving out, inspection services were very reasonable, detailed, and timely. I hope others have better luck with Vesta than we have had. Most recently, Vesta hired a newly formed LLCs with a single member who is a partner of an employee or employee to do maintenance. I can only hope that Vesta doesn't then charge our building owner for all the many multiple visits and repairs (we're at seven months and have had around two dozen 24 hour notices of entry). Vesta leaves at least this tenant with repairs falling apart after less than two hours (photo). Many other repairs took months to complete. From Yelp reviews and two Vesta Google locations, some reviews speak to Vesta getting online sites to take down bad reviews. Many good reviews appear to be from the vendors to which Vesta steers business (see reviews from R&L plumbing for example, they charged for four months of visits to our place to fix and repair one not-up-to-code bathroom toilet and smell). "Positive" reviews on sites are often by profiles with no site presence and only one or two reviews. Maybe they just really love Vesta. With Vesta's "app based approach" to property management, requests go right to their designated contractors, and you as the tenant handle communications, access to building, and overseeing work. Seems like a great solution for Vesta. Bills must go to the landlord from what we have seen and as the contractors have told us. When one landlord online in their review of Vesta complained about all the maintenance charges, Vesta stated their strong commitment to responding to tenants requests in a timely manner. However, Looking at tenants reviews, you see incomplete repairs and work performed by Vesta acquaintances (in our case a newly formed LLC and no business presence online that we could find, no name on their vehicle, and when we tried to find a way to contact them after repairs started failing the same day, online says they have one member who is connected to an employee of Vesta. Which was very odd to us). Vesta is a great business model and appears to be a profitable one for Vesta. I cannot speak for landlords getting the maintenance bills. And for tenants, I wish you better luck than us, take photos, and screenshot "app" requests. Vesta's system has a habit of deleting our requests and any record of them. Vesta was very responsive (less than 12 hours) in responding to our negative review. This was as fast if not much faster than their responses to any one of our dozens of maintenance issues over the last seven months. We're at about two dozen "24 Hour Notices of Entry" (including late Friday for a Saturday repair that made both bedrooms inaccessible and forced us to cancel a visit from out of town family). And numerous other visits from contractors including electrical, plumbing, ceiling noise/acoustics, stove repair and heating repair. read more

I would strongly advise against being a renter in a property managed by Vesta. [[HIGHLIGHT]]When an issue occurs, you will be unable to get anyone on the phone in any timely matter. Everything must go through their portal, which results in days before third-party vendors are contacted.[[ENDHIGHLIGHT]] Those third-party vendors are provided inaccurate and insufficient information to do their jobs effectively. [[HIGHLIGHT]]Like most property management businesses like Vesta are increasingly trying to use AI and other software solutions to outsource their core responsibilities. It results in a very poor tenant experience.[[ENDHIGHLIGHT]] Candidly, if I was a homeowner considering using them to manage one of my properties, I would think long and hard about doing so. I've lived in a Vesta-managed unit for a year and a half at this point in Noe Valley. No one from their organization has so much as visited the property in 18 months, despite a considerable number of meaningful structural issues that have arisen during our occupancy. And this is in a premium rental (over $7k monthly rent). I would not sleep well at night as a homeowner if a meaningful portion of my net worth was tied up in a physical asset that was managed by Vesta. At first I thought Vesta would be different from other hands off property management companies in San Francisco that only care about collecting our overinflated rent while not even bothering to maintain run down properties. Boy was I wrong. They're worse. Don't let the "CEO"s comments attacking people in reply to their reviews all over Yelp fool you. They don't care about the underprivileged, which should include working class renters just trying to stay in this city by the skin of our teeth. In fact I don't even think they're a real company as their address listed is for one of those cheapie postal shops in Diamond Heights. Seems like they work out of their homes or maybe a wework while keeping a post office box address in Diamond Heights. You can clearly see it in Google maps, speaking of being so obvious. So I'm guessing they wanted a higher end address to trick all of their overseas hands off property owner clients into letting them handle their "assets." Attached is a photo of the Jensen's Mail & Copy where Vesta claims they're located, but only have a mailbox inside. In the 90s when I first moved to SF we had onsite propriety managers in every building I lived in. Now landlords just throw money at hands off companies like Vesta to have the veneer of a professional building management company, who only call contractors to do the actual work of fixing and maintaining the property, acting as a middleman. They do not care about the basic needs of existence for the people living in their buildings at all, and act like you're a nuisance for drawing their attention to things that were obviously installed incorrectly in the building and are now broken and causing an extremely loud noise that's keeping tenants awake at night, not to mention possibly causing destruction to the building itself. Or about other tenants in the building that throw garbage all over the front of the building causing a pest infestation. And tenants running and screaming through the hallways day and night, making it darn near impossible to actually live in the building that is supposedly managed by a "professional" building management company. Would it be too much to ask our property manager to maybe just send out a polite little email to all tenants reminding them nicely to not act like buffoons and to consider that other people exist? I guess it is. They'd rather roll their eyes at decent tenants and send us nasty and rude emails in reply. How about the fact that they installed loud beeping fire alarms all over the building that are now beeping all day and all night keeping tenants awake? They'll get to it one day they claim. Or how about the fact that the light was out in the front entrance for MONTHS now, and John has ignored the maintenance request to replace it, marking the request completed. Oh yes the portal seems very convenient. But it's totally useless if John just marks every request completed without actually doing anything. There's so much more, and it gets worse, but basically if you have nobody overseeing a place it's obviously left to the tenants own devices to run a building, which is what happens if you hire Vesta Asset Management. And many of those tenants don't know how to run their own lives, as observed by the screaming matches one of them had in the lobby for 3 nights straight. I sure do miss the days when property managers would actually at least pretend to try to reign in the insanity in a building. Just know this - if you're hiring Vesta you're hiring an absentee company that will collect your money and pretend to do things. They do not care about you, about your assets, or about the people that unfortunately have to live within that "asset." Hands off is the most polite thing I can think of to call this "management" company. Find anyone else to manage your property. And I highly recommend not moving into a building that's "managed" by Vesta, unless you like being abused. No judgment if that's your kink. It's not mine. Now I await the rude, defensive, and aggressive reply from the "CEO" of this shill of a company. Oh and I'm 100% sure that Paul has been getting his contractors that he works with to write nice reviews. And then getting bad reviews deleted. Instead of, ya know, trying to improve the job that they do for tenants and for building owners. Let the CEO, Paul's, own behavior be the judge of your future interactions with this property management company. SAFETY IS NOT A PRIORITY. Vesta has been managing our property for less than a year and I have never felt so unsafe. Today we had someone from the management company enter the premises (unannounced) and when he left, he failed to properly close the gate to the backyard. With all the crime in the city, luckily no one entered the property and since I work from home, I was able to catch it. When I called Vesta to report the issue, no one answered nor did I receive a call back. Vesta is half-assing their jobs at best. Vesta Management where do i start? From reading all the negative review and the respond of the business owner to negative review is horrible. Today Lizzette Hasbun kept sending me harassing emails on how rude i was and unprofessional like she had not read any of her own words and hostility towards me! I kept asking her an update to the work maintenance i requested in regards garage door that keeps going up in the middle of the night! Its a safety hazard and we requested it back in July and its Sept 8 still no concrete answer as to when or who will come to fix it! You claim your a Property management company and couldn't even find anyone to fix it? No back up people to work for emergency such as this?? What if we're sleeping and the garage went up without our knowlege and got robbed, hurt or killed? What are they going to say? Sorry?! Please believed all the bad reviews on this company! Rude workers specially Lizzette, i tried contacting Paula the owner but no respond was made maybe on my review she will respond to me and blame me for her staff action! I called her to let her know whats going on and hopefully be the middle person in this situation. I alao requested to Lizette to maybe transferred my case to someone else but she declined and still continue to have some none sense argument with me! I have lived in my apartment for nearly 20 years. When my landlord moved to a property manager, I was worried. I have only had bad experience with property managers in the past. I find Vesta to be very responsive. Their online portal he's very easy to use, and they are very proactive. Recently, they sent out a plumber to assess the plumbing in my apartment, and I ended up with two new faucets and a new garbage disposal. All installed in the same day. TThe smoke alarms are inspected every year now, there are fire extinguishers everywhere, and the smallest request to fix a light or the door to our recycling area is taken care of immediately. We were tenants under Paula for 3 years. It was an incredibly valuable experience in that we learned firsthand risks to BOTH tenant and property owner of poor asset management. We learned after leaving that our landlord was completely in the dark on issues she said she ran by him, or issues we had in general with the home. This was a new, beautiful space - so I can only imagine if it were an older building etc. To get basic things fixed like a broken toilet or fridge, it would require 2-4 visits from her unqualified handy persons, who in the end would recommend total replacement. To illustrate the level of qualification, these service persons would often be googling how to fix things. Repairs that should have been overseen by her team were not. For example, I stopped a repair person from cutting into kitchen cabinets. She lied, name called (she has a temper!), and the list goes on. The one thing she could be relied on for was to look out for herself. Things became easier to navigate as tenants once we realized that. Some of the situations were so absurd we laugh about it now. Overall, I cannot recommend her, to put it mildly. read more

I am so very sad to be leaving my rental condo that was managed by VAM, and am only doing so so that I can move in with my partner. I've never experienced such streamlined, convenient service in a property management company (least of all in SAN FRANCISCO which is so competitive that I've had past landlords tell me to fix things myself). I love their portal, which makes it so easy to pay rent and report any maintenance needs. I filed multiple requests for things to be fixed around the house, and they were always attended to EXTREMELY quickly. Lizzette would even follow up personally at times after a ticket was closed to ensure that we were satisfied with the job done :) While I'm excited for my next living arrangement, I know there's low chance that the management company will be nearly as good as VAM! Lived at 601 4th Street, which had a truly terrible/bullying property manager for the building (Sergey at Cityscape). Thank you to Paula for advocating for us even though we were just renters and not on the HOA board. We didn't expect that she'd go out of her way, especially since other rental agencies would have probably just gotten rid of us to get rid of the hassle (experienced that with Golden Gate Properties).
