If you have the unfortunate experience of having Salman Shariat as your property manager, I would seriously consider moving. You might think your interactions are problematic now, but it only gets worse. Years ago he managed our building briefly (luckily it was sold and the new owners had their own property manager) and was a problematic human being to everyone in our building. He would come by, all coked out at 10 pm or 7am (some inappropriate time) and BANG on our doors to complain about some bizarre perceived infraction, he insisted that we tear apart some landscaping that we had invested many thousands of dollars on because he said our raised flower beds constituted "a structure" and were therefore illegal, and without giving too much information for him to know who this is (since I consider him a dangerous and unhinged human being) he made our lives hell during the time he managed our building. I did a good amount of research on him while he was our property manager and discovered that not only were there multiple complaints against him through the rent board, he was involved in multiple lawsuits AND he specifically targeted older female tenants in rent controlled units, marketing himself as a "constructive eviction specialist" on landlord portals. He purported to be an expert in harassing people out of their units so landlords could rent these units at market rate, and went to the ends of the earth to accomplish this--he was truly relentless. An absolute vile human being that you would do your best to avoid interacting with if at all possible, as once he focuses on you, he's like a pit bull--never letting go until he gets his way. He will lie to anyone and everyone involved - - police, attorneys, judges--whatever he needs to do to get his way. An honestly evil creature. read more

I have lived in a property managed by Sutro for two years and I have had nothing but prompt responses to any issues with our apartment. From heat, to windows, to lighting, very responsive. There was even construction below us and dust had settled all over our apartment from that construction and they paid for us to have it cleaned. Forrest and Sal take care of us. read more

Before Sutro took over managing my building, the landlord completely neglected the space. Nothing would get done; the place was practically falling apart. To their credit, Solomon was always available and saw that maintenance was addressed in a timely fashion. That is, once Sutro took over managing the building, it felt like things actually were addressed that needed to be, I.e. Retro fitting the building, vacuuming the common areas, etc. read more

Awful!! We had an amazing property manager who went above and beyond for everyone. We moved here because of him. Then he left. They undervalued him. Now the building managed by a new guy. For 6 weeks our intercom hasn't worked. We get calls from Amazon at 5am because they can't get into our building. Our laundry machines short circuit. You load everything in and mid-way through the wash, all the machines turn off. Your clothes are wet sitting inside these machines. We have to go to the laundromat. Our water pressure has been low and since raising the issue, we haven't gotten a call back to schedule a maintenance visit. I called the property owners to complain. But now you can put in a work order. Apparently the company you get put in touch with doesn't service our property. read more

This place is truly a joke. A sewage pipe in my parking spot has been backing up on and off for at least the last year. It happened again last week and they had a plumber come out and take a look. They were able to find out the cause of the issue BUT the pipe backed up again over the weekend. The garage was flooded with human feces and toilet paper. It was not cleaned up properly and 5 days later there is still human feces and chunks of toilet paper in my parking spot. I told Salman that I would not be using my spot and would not be paying for it as it is a biohazard and that it would be tracked into the building and into my apartment. Salman said that he would not give me a credit because it was MY PREFERENCE to not step in the human feces and used toilet paper and just because I thought it was "gross" doesn't mean I can't park in the parking spot. He told me that he wore his "nice work shoes" in the garage and had no problem then going into his office and our building. I told him I will gladly send him a picture and he told me that he didn't want to see any pictures. Two days later with the feces and toilet paper still in my spot - he told me I could mail the pictures to his P.O. Box. He also told me that I could grab the hose and clean it up myself. This is your job as a property manager. I have good friends who have worked in property management for a long time and are horrified at the way Salman is handling this situation. This is all being documented and reported. I don't know what else to do. How hard it is to get a professional to come and clean up the garage properly? I will only communicate with them via snail mail now as it's completely frustrating to talk to Salman on the phone and be gaslit and lied to. I asked to have Brian call me back but Salman said that was not possible. I've attached the pictures of the parking spot with feces and toilet paper as this is apparently the only way to send these pictures electronically. I'll also send them via snail mail tomorrow. We have lived in our flat for forty-plus years. Sutro Property Management took over the management of the property a few years ago. Recently we had some issues with our bathroom plumbing and fixtures, as happens in older buildings, and the issues escalated fairly rapidly. I called Solomon, our Sutro contact, and explained the situation. He told me, without hesitation, that they would be replacing our toilet and the faucet in our bathroom sink--more than I expected, and most certainly welcomed. The plumbers contacted us within a couple of hours and were able to come over to provide Sutro with an estimate of charges, which Sutro approved immediately. The day after that, we had a new toilet and a new faucet, and we couldn't be happier. Granted, it helped that all parties and parts were available right away, but it was Solomon's prompt response to our request that made this happen so quickly and satisfactorily. We recently moved into an apartment in PacHeights, and our experience started off terribly. The building is old and "quaint" with lots of old details - including very old locks. When we came to move in, this old lock was jammed. We had the keys, but were locked out. We had our entire U-Haul parked outside, so there was no way to reschedule our move. We tried to call and text management using a phone number provided to us, but with no response we were forced to call a locksmith. Management has refused to reimburse us for a $365 locksmith fee. Having functional locks is a bare minimum necessity, and should not be our responsibility. Salman was extremely condescending on the phone (asking me why we didn't use the back door entrance - failing to understand that this issue occurred when we were first moving in so have not explored the house + this was not shown on the tour). Salman was also making the argument that since the lock worked hundreds of times before, he doesn't think anything is wrong with it. With that logic, if a dishwasher stops working after some time, will they not fix it because it "worked before"? I have no faith in this management style. Finally, this company does not do email so they are unable to receive any pictures or videos or the broken lock. Denying any evidence or paper trail. If management sees this note - I would be happy to reconsider my review it you reconsider reimbursement for a faulty lock on move in. Until then, I cannot recommend this service to anyone. read more

I wouldn't recommend renting from any properties managed by this company. Salman Shariat, in particular, is incredibly disrespectful, condescending, and rude. Here are a few reasons why: 1) They only offer phone communication, avoiding an email paper trail; 2) The management team is problematic, often giving the runaround when it comes to requests and complaints; 3) The maintenance team is unreliable and dismissive of requests. Given Salman's behavior, it's a recurring issue within the company. Salman is the absolute worst. Keep this in mind if you're considering renting from them. We had a great experience with Sutro! My fiance and I moved from the East Coast to the West Coast and rented through Sutro; through the process of signing a lease / making deposits cross-country, they were incredibly considerate and kept in constant communication with us during the process. When we arrived to the West Coast with our puppy, they were flexible to our arrival time and worked with our schedule. The apartment itself was great; we were there for a year and recently moved out due to work. While living there, we had minimal issues. The apartment and area around it was well-kept before and during our time there. One appliance issue did arise, but was addressed super fast by management and resolved within 48 hours. The maintenance vendor informed me they no longer work with Sutro. Also, I was not surprised and somewhat relieved that my experience with Salman was not an isolated case. With Salman we've had "alternative facts", harassment, numerous violations, and illegal overcharging that we've had to spend our own money and valuable time trying to fix. Since Sutro, our neighbors and us also experience a break-ins and theft of our belongings, this seems to be a trend with other Sutro tenants here on Yelp after they complain?!? Please do not rent any property managed by this company unless you like verbal harassment, being gaslit, pests, garbage problems + much more. They refuse email correspondence so you are only left to send letters through the post office to document your issues. They respond promptly in turn with easily verifiable lies. Keep your records!!! Read their website - they are a company for landlords. Even then, it's a pity because they let their properties go, don't fix things in a timely fashion, do not provide regular cleaning services in common areas, are not professional, and invite rent board hearings from upset tenants and more. Very professional in initial conversations, but has been very difficult and frustrating since day 2. 3/4 units on our property have had consistent issues with our property manager dragging his feet and making constant excuses on why things aren't working properly rather than accepting responsibility and taking ownership to address problems. Salman is incredibly rude and unaccommodating. Period. Sutro accepts NO electronic communication. That means if you want to submit a written request you must send it by snail mail or spend time during business hours to make a phone call. They do not respond to emails. read more

Worst property management !!! I recently had a very disappointing experience with Salman Shariat that I feel compelled to share. From unaddressed maintenance requests to extremely rude encounters, dealing with this company has been frustrating, to say the least. Firstly, the responsiveness to maintenance issues is unacceptable. I informed Salman about the heater issues since I moved in, but he responded indifferently, stating that the vendor has certified the heater as working. My apartment remains cold and chilly around the clock, and I need to use an external heater to stay warm at night. When I raised the issue with Salman again, he claimed to have "forgotten" our previous conversation and did not offer any assistance to check on the facility. Additionally, smoke came out of the oven the first time I used it because items stored in the lower compartment were burned. It was a frightening experience as I had to call the Fire Department for help. Every time when I try to turn on the oven, a strong gasoline smell is emitted. When I addressed this with Salman, his response was dismissive, stating that this is an old apartment, and there is no immediate danger to my safety. As a result, I don't feel comfortable using my oven for cooking. Additionally, communicating with the property management team has been problematic. They don't have an email address for handling maintenance requests and complaints, which seems like a questionable practice. Instead, to submit a work order, you must call their "maintenance line," which is not directly connected to a maintenance vendor but merely a sub-contractor who facilitates communication. Salman told me that to check the status of a work order, tenants must call their office number during regular business hours; however, no one is available after 5pm, and calls often go unanswered even during office hours. Most importantly, I share the frustrations of other tenants who have had negative experiences with Salman. He often communicates in a condescending and verbally abusive manner. For example, I contacted the maintenance line for an emergency support. Despite multiple follow-ups, there was no response to my request until the next morning. Salman not only refused to fix the issue but also audaciously boasted that it took him only 15 minutes to examine it, showing no empathy. When I confronted him about his tone, he retorted that fixing issues was not his job and condescendingly told me to "learn how to be an adult." From Susan's post in April, I suspect that Sutro does not currently have a maintenance vendor. This explains why Salman has been dismissive of all our maintenance requests and of course doesn't disclose this information with tenants. Throughout my interactions with Salman, I have felt uncomfortable, disrespected, and frustrated. He is the worst property manager I have encountered. Overall, the lack of professionalism and respect has made my living situation more stressful than it should be. I would not recommend that landlords and tenants engage with or rent apartments managed by Sutro. Reviews since Salman took over have confirmed that these issues are longstanding and stem from the company's leadership, characterized by malpractice and disrespect. read more

Salman was responsive when we were originally looking at the apartment - the application process was easy and quick and then while we were living in the place they were responsive to issues and proactively fixed items like doorbells. Today the owner Nancy Sullivan was at the building. I asked are you here to fix the garage locks she says she's working on it just like she's working on finish painting the building for the last year. The problem is one of the tenants sons and his friends are in the garage smoking weed all day every day with the locks broke they have easy access in the garage. So I say the Nancy something needs to be done she says you need to talk to the tenant no you need to talk to the tenant you're the owner not me that's your job. Or better yet tell salmon with his obnoxious attitude to talk to them. Now it's a bunch of kids or should I say Young Adults are in the garage at 2am Smoking. Call the police and get retaliated no the property manager and the owner should be responsible for protecting the tenants. read more

The repairman they sent over was professional and quick. Sutro has online rent payment which is super convenient. Seemed pleasant enough over the phone. So far so good. read more
