I discussed a previous estimate from another company, and he informed me that doing what they recommended would potentially cause structural damage. I verified this independently. He did not try to upsell me, only pointed out what was needed. I also talked to an independent contractor who used Atlas for a number of services and was pleased with the work. Both Mr. Rivas and his team were excellent craftsmen, they completed the work professionally, took the time to explain key details to me, including sharing many photos. I hired Atlas to do some structural work in my basement. We had a main carrying beam that totally failed and several floor joists that failed or were near failure as well. They did an amazing job. They were responsive to feedback and concerns during the job. The end result was very impressive. I now have a steel carrying beam, several floor joists sistered up, a reinforced basement wall and improved transfer of the load to the foundation. I purchased an older home with an enclosed porch addition that was sinking in one corner and needed structural repair. I had a hard time finding someone for this type work in particular (as opposed to the large number of companies that build decks and Chicago multi-unit porches, for example). Fortunately, I found Atlas Restoration. Gary was my estimator, and he came out, looked at the porch (including climbing into the dirt floor crawl space), and prepared an estimate pretty quickly. Given the work required, permitting required, etc., I thought the estimate was reasonable. The work was done well, and in the process they added not only better pier support, but also additional beam support to the entire support structure of the porch. In the spring of 2020, we had water on the low-level of our home. After talking to many companies, we hired Atlas to do the mitigation. They installed a drain tile and hydra liner system around the perimeter of the lower level. Now, April 2022, we had to call Atlas back for the second time. They omitted doing one small area on our lower level the first time and recently water did come into those spaces. However, when I called Atlas, Matt and Nacho did respond. They were able to expedite having these two areas mitigated by installing additional drain tile and liner. The work is very disruptive and messy, but both times the work teams were knowledgeable and courteous. I think Atlas is a very good company for doing this type of work, however, they should have been more thorough the first time so that I would not have had to go through this very worrisome and disruptive experience again. I would appreciate more of a discount on this work since it is the second time. Additionally, I do have to pay for the rebuilding of studs, drywall, insulation, and tile, yet again. I do think that Atlas tried their best to assist at this time, and I have confidence in the work that they do. read more

The work done, was done well. My issue was seeing 7' in the drawing, and assuming it was foundation length. Much to my surprise, that was depth, not length, silly consumer I am, it was not spelled out. We even reviewed, from the inside, a crack within that 7' length, but it was not included. We had water in our basement. We had three contractors come out. Two were from the large waterproofing companies that advertise on TV. Both told us that we needed a new internal drain tile system at a cost of about $15,000. Kas at Atlas came out. He told me that the problem was a combination of a foundation crack and an aging sump pump. He suggested that we patch the crack and replace the sump pump and see how the basement was after that. It would have cost about $1500.00 to fix. He was adamant that we did not need new drain tile. After a lot of back and forth, we ultimately took Kas's advice. As it turns out, he was right. We hired Atlas to install full parameter interior drain tile in our basement and fix cracks in the foundation. They showed up on time every day and did a great job. Due to the small size of our front lawn and village code the water discharge was going to be a problem but Gary from Atlas worked with the village inspector and came up with a solution that was far cheaper and works way better than what the village initially wanted. We selected Atlas to shore up the foundation for our three-flat. Plans for the underpinning repair were finalized by CDOT in about a year. The Atlas salesperson/engineer estimated the job would take 3-4 weeks. Once the 4-man crew arrived, the sales guy was nowhere in site; a foreman was there to supervise. The job finished way ahead of schedule .. there were a few issues but we managed to work them out a few weeks later. Atlas uses schedule-40 steel for the piers. The hydraulic jack can lift up to 10,000 pounds - usually several jacks are implemented at a site. Note that Atlas is in Lincolnshire (main office). read more

Atlas Restoration is NOT a waterproofing company. Their specialty apparently is in foundation work and they recently made a strategic decision to move into waterproofing but their inexperience shows (and costs) it's customers. The salesperson gave us an estimate. We did our research and selected them in good faith. Once they started the work, they informed us that the estimate was too low and that additional work was required. By this point, we were already trapped in accepting a Change of Work that increased the price by $4,000, more than double what the original estimate was. A word of caution also....they performed all this work WITHOUT ever getting a City of Chicago permit, which I found out later was required for this type of work. As they're based in Lincolnshire, they will charge the customer for the travel by building it into their price and because of where they're based, they are not familiar with City of Chicago laws and requirements. Their owner is rude and not helpful and doesn't care much for customer service. If you need waterproofing work, save the time and hassle and just go with one of the more experienced and proven companies, either Permaseal or U.S. Waterproofing. read more

We bought a house that had sat unoccupied with no power for close to 2 years. There was water damage and we had to figure out where the water coming from. We opened up the basement (had to take everything out down to the studs) and found 9 foundation cracks. We had Atlas out to repair the cracks. They gave us a lifetime warranty. We closed everything up, treated the foundation for mold, new drywall, paint, new carpet, etc. Good, right? Fast forward 2 months and the first rainstorm. A leak sprung up in the basement in one spot that was not treated by Atlas. Uggh. Not necessarily their fault but would have been nice for them to catch this potential issue before we closed everything up. We had them out to repair that new crack. Fast forward another 2 months. Came downstairs after the snow melted and another torrential downpour to find water again. My husband opened up the wall to find one of the repairs leaking profusely all over the place. We know there is another spot leaking that we haven't located yet. All of that money we spent w/Atlas and we still have a leaking foundation. It's nice they guarantee their work for a lifetime but we still are on the hook for dry wall repair, paint and new carpet. NOT FUN! read more

We hired Atlas two years ago to waterproof our basement. Two years later (today) we have leaking coming in from an area in the basement that they didn't install drain tile. We did not design their projects and trusted that they were experts in the field and would know where to install the drain tile. They told us they would do the whole perimeter and they didn't. Basically whoever designed it missed a very small section and that is where the water is coming in. Someone came lthe next day and confirmed this was an error on the part of the designer. It took a week for Matt to come out and now they are telling us our warranty technically covers only where they installed the drain tile. He told us they would "work with us" but I don't know what that means. We will know more in a week and I will update this review. So far I am very disappointed in the fact Matt has taken no responsibility. We are now at risk of mold, the carpet is ruined- the respiration that took place after their job is ruined. We have spent thousand and thousands for what? This is beyond disappointing. We will have to explore our options if they in fact take no responsibility. read more

We have worked with Atlas several times, and plan on using them again soon. We bought a house last summer, and our bad luck, immediately had a variety of basement/water issues. Jason is very knowledgeable and spent lots of time checking things out as well as teaching us. Our problems ended up falling into two categories: straightforward and more complex. The fixes for the straightforward issues (simple, obvious foundation cracks) look great and are holding up well. With this being our first need for this type of work, we got multiple quotes, and I found Atlas to have the right balance of thoroughness without trying to upsell you to internal drains or something similar like other companies do. They aren't the cheapest option out there, but they are the cheapest of the good guys, if that makes sense. The more complex issues (where is this water coming from? what's the best strategy for figuring it out and making sure it's fixed before finishing the basement? Why is the sump pump line being weird?) took a few tries to get right, which was a little annoying, but they were so generous with their time generous pricing to make things 100% right that they are still 5 stars in my book. I had a very positive experience with these guys. Our sump was draining into our yard and it was essentially creating a swamp, the folks from Atlas have now saved our back lawn. We had a few companies come out last year to help get rid of a swampy area we had in our backyard every spring that took well into the summer to dry. We had some companies want to dig up a concrete patio and other companies wanting to just divert the water to a different part of the yard and others wanting to dig a French drain. Each solution would cost a few thousand dollars and they didnt know exactly where the water was coming from. We had Kaz from Atlas come out and within a few minutes he identified the problem and the solution was a fraction of what other companies wanted. I couldnt review the work until this year as the snow melted and our swamp usually appeared. I just took a walk around the yard now and its perfectly dry. Just like Kaz said it would be. I wish I can give this company 0 stars for this review.. they have made me and my family suffer with water coming into my crawl space in the basement area since we hired them over a year ago.. I'm so sick and tired of chasing after them! we hired them to seal the foundation wall with membrane. However, ever since they completed the job, I have been getting water POURING into my crawl space through the areas that they sealed... I'm not a professional, but I can easily tell that their membrane was a joke and the whole job was such a joke since it clearly didn't serve its purpose. However, the checks cleared a long time ago and I honestly can say they were not cheap.. so why would they care? one of their people tried to work with me before and his bottom line was bringing a mason (his own recommendation) for me to hire and pay another $5K in hopes to fix the problem. Bottom line, me and my family got scammed. I have been patient, and I have been trying to keep fixing this with water vacuum etc. but really why do I have to do this after I paid this company so much money to fix it for me permanently?
