This has got be the pettiness apartment I've ever lived in. I promise I will never review this lease. I told the office who sent complaints over incense burning... I had to tell the neighbor and the reasoning office I pay 3500 a month not. Including parking for someone to be complaining about incense burning. We have headed bodies coming from Iran ... lady get a life and no I will NOT renew this lease. I mind my business and pay rent on time like wtf are we talking about! You want me out of the lease over thus I would gladly accept there are far better properties on the market you are bitching. My wife and I moved into the Atwater Apartments in June 2020, only three months into the Pandemic. We remembered taking a tour of the property and were familiar with our preferred two-bedroom unit, standards, and extremely well-maintained building amenities. I wanted to expand on that since, at that time, we did not realize that the magic behind the maintenance and engineering team, led by Robert, along with John and now Caleb and Jesus, was the backbone of this outstanding formula for a rental property with superior building standards. There has never been a delay in repairs/replacements in common areas inside, outside or the interior of our unit, and each time, they are completed with a smile. I must also mention that the entire Atwater team appreciates the leadership for creating a positive and caring workforce culture! read more

My husband and I toured here and were treated like trash! We arrived on time and were asked to be seated in the lobby. We waited which seemed like forever and finally a woman appears out of nowhere. This lady who showed us around the building had absolutely no clue about the apartments. We would ask her a question and she didn't know anything. Lack of training. Also, we both experienced an attitude from another woman in the leasing department. We weren't impressed with their apartments nor their exorbitant prices! We ended up across the street at the Streeter where we are so much happier and treated with the utmost respect and appreciation! With so many other high rise apartments why settle for less? Unfortunately we in good conscience cannot and do not recommend that you consider the Atwater when trying to make an educated decision on where to reside in Chicago. It's a hard no from us. I've been living at Atwater Apartments for a few weeks now, and overall, I'm thoroughly enjoying the experience. From the start, Jabria in the leasing office was absolutely amazing--her helpfulness and professionalism made the initial steps feel welcoming and straightforward. While the move-in process is quite extensive (expect a fair amount of paperwork and coordination), once we arrived on site, everything went seamlessly. The team ensured a smooth transition, and we were settled in no time. The maintenance here is fantastic--they respond quickly and efficiently to any requests, which has been a huge relief. Our unit boasts a great view that we love waking up to every day, and the neighborhood is truly awesome, with plenty of nearby amenities, dining options, and green spaces. The community itself is filled with fantastic people who are friendly and engaging, and there are a lot of events hosted by the property that help foster that sense of connection--think social gatherings, fitness classes, and seasonal activities. So far, Atwater Apartments has exceeded my expectations, and I highly recommend it to anyone looking for a vibrant, well-maintained place to call home! read more

Generally, this is a great building. I've really loved living here, it's in the heart of streeterville and the staff is very nice. The view from my apartment is amazing and I've met a lot of great people who live here. That all being said, I'm also very disappointed in how my lease ends mid-week and they weren't flexible at all on move our date. It's roughly $90 a day prorated, I asked to move out the Sunday before, well, like everyone I work a 9-5. It's such a random and weird date to move out from and it wasn't a year lease. When I pushed back on it, their answer was "Well, if we did this for everyone, we'd lose millions of dollars." Its super clear they're trying to make an extra buck left and right, they also upped their rent (like everyone) but increased their utility package to $130/ mo, currently my utilities are around $80 because I live alone. It's clear why their tenants only stay a year because after that year is up, you're paying an arm and leg to live here. Yet - they're desperate for good reviews and referrals. You'd think they'd be a bit more flexible on things? read more

I just moved into Atwater Apartments here in Chicago just a couple weeks ago, and have been thoroughly impressed with how helpful and accommodating the management team has been. Over the course of my move here, I had many different questions about the logistics of moving in (such as Internet service providers, checking out the service elevator), and Sophie (as well as Max) were quick to answer my every call and provided answers and result *extremely* quickly. Updating my former 4-star review. I spent 2 years here and by the end I was ready to get out. The best part of Atwater is the location and views. The worst is the unfriendly and unhelpful management staff. The weirdly designed main hallway (oddly narrow) and elevators are a huge pain. There are only 6 elevators in a building of 50 floors with like 10 units per floor. Since Covid we have been waiting foreverrrr coming down from floor 51. The building won't accommodate you at all for anything, certainly not move ins or outs. I asked if I could get in a dock to move out (my reserved time was to start within the hour) because no other truck was in the dock and my guys were there early and charging me $150 an hour and they said no and then a trash man comes during my time and I got started late. Assholes. Package room was always a damn mess. Never had hand sanitizer around during Covid. They mop the main lobby with dirty mop water and it smells. Just lackluster for what you pay. Also,having lived here for 2 years with little to no complaints besides my dog barking here and there and some noise complaints (which would be moot if they actually put in doors that went to the floor, enjoy the 2-inch gap...) I got supper irritated at the end after being blamed several times for weed smell. Just shows how dumb the building is because my unit is at the end of the hall and that aforementioned gap sucks in any hallway smells, also new tenants moved in right around the time the smell started. But the building still beat down my door at 11pm to accuse me when I was sleeping and woke me up to tell me to stop smoking weed in my unit. Good thing these people don't have to do real detective work I guess. For what you pay in here (I was at 2700 for like 900 square feet...) you can do so much better. Shitty finishes in a shitty community when you aren't enjoying the lake views. And omg the amenities were always so dirty, look at the dirt in the hot tubs... And if you take any rent concessions they will spike your rent the following year so plan accordingly. read more

The worst part was when I looked to renew my lease, the lady who showed us apartments was anything but pleasant to work with. So I decided to not resign and move across the street to The Streeter. The place is always kept VERY clean, landscaping superb, and maintenance is always extremely quick to fix. Elevators aren't as big of an issue as others make it out to be (wait time is always an issue with elevators during peak times). There are some issues with the Luxor package room, but the issue is that USPS fails to check most packages in (not a building issue). The amenities are AMAZING! Only thing is I wish we could use the new fire pit in the winter, but it's locked up with the pool for the season. With that said, this place is a DREAM to live in! read more

We lived in the Atwater for one year from 2018-2019. Thankfully we got out just in time for the pandemic. It looks nice, it's close to everything and we loved Roy the concierge, but aside from those three things, there are far better apartment buildings in the nearby vicinity. The layout of the two bed that we had was just far from ideal. Sure the view was nice, but the rooms were hard to work with and the closets were shaped so weirdly the storage space was really disappointing. Also, the hallways are SO noisy. We had to put a bumper under the door from all the drafty air but also the noise! You could hear people crystal clear in the hall and if you were talking or on the phone those in the hall could hear you!! We thankfully had nice neighbors for, oh, six months? And then all the Airbnb apartments cropped up. So many strangers on our hall at all hours. And loads of parties... and even a tiny yappy dog for 2-3 months that was left alone constantly at night and kept us awake in our bedroom at all hours because the owner was out. I don't want to drag this place completely because it had a lot of potential and parts of our stay were nice, but I wouldn't do it again. It started feeling really grungy and even unsafe towards the end which is why we terminated our lease. There are some unfavorable folks both living there or renting the illegal Airbnb's there and given how much you pay to live in a place like the Atwater, this shouldn't even be an issue. Also- elevators were ALWAYS out of service. I'll never forget the day a pipe burst so the elevator bank was completely shut down and my pregnant self had to walk up 27 flights of stairs. I'm just glad we didn't have to deal with these things during a pandemic when the elevators were always crowded (because 1-2 were always broken) anyway! They did have resident events once upon a time which was nice, and they have a nice community area, but again, these are commonplace is downtown chicago. TLDR; we were bothered by the noise and random people roaming our halls, but the location was great. read more

I wish I could give more than 5 stars. I toured and signed the application the same day, that's how much I loved the experience. Special thanks to Justin(THE BEST!) for making the process seamless- starting with our tour, coordinating the move and being very responsive. I moved in two weeks ago and have been really enjoying my new place. I am always greeted warmly by the concierges. The amenities are great- great gym and outdoor space. The management makes sure to hold fun events for the residents throughout the month. Atwater's location makes it convenient to everything downtown has to offer. Grocery stores are also nearby. Navy Pier and Michigan Street are also at a walkable distance. Overall Atwater team exceeded my expectation! I would highly recommend living here! read more

I just moved in within the past couple of weeks and I have been quite pleased with my experience thus far. From the initial tour to moving in, Diamond and Ablavi were top notch in delivering excellent customer service from their responsive communication to working with my unique need to move in a short period of time and have everything processed quickly. They were also so kind and supportive with making the move seamless. I had looked at quite a few luxury apartments that were competitive in amenities and pricing but they stood out as really going the extra mile in helping me to decide to call "Atwater" my new home. It's beautiful, managers, front desk and amenities are lovely. Great gym and pool. They are very attentive if you ever have an issue. My apt itself and the grounds are beautiful. Perfect location. NOW... after 2 years of living here I will say despite all that it can be like living in a war zone. There are so many apartments so someone is always moving out, which means each time they demo the floors and put new ones in...why IDK?! This building is only a decade old. So anywhere from 2-4-6 xs a month you hear LOUD drilling, hammering ect. It's agonizing, especially if you aren't a 9-5er and you're home. I've had bits of my ceiling falling onto the floor bc of it. I'm over the elevators that shut down for repair from time to time leaving long lines to finally get packed into one. I don't enjoy giving negative reviews but I'll never understand how a 10 year old building needs that much renovation. Overall it's part of why I'm moving but also I'd say besides those things I've mostly liked living here as well. So pros out way cons a bit more I guess? read more

Atwater is an INCREDIBLE complex in Streeterville. From the spacious layouts that lookout to Lake Michigan. Atwater is the place to be. The one thing that makes it stand out to me the most though, is their incredible staff and resident events. I experienced my first resident event two weeks ago with Hot Cocoa Bombs and I must say it was the BOMB lol Justin, Krystal, and Becca especially go out of their way to make it feel like home. I have been living here for 2 years and it has not been very pleasant. Getting home between 5pm-7pm will leave you in a line waiting to get into an elevator. I thought this would be a temporary issue, but it has been 3 months already. Everyday there's someone new at the front desk, and by the time management leaves, all they're doing is using their phone, unhelpful and unwelcoming. Last year, my rent was raised 30% and was later listed for $500 less. The 12th floor feels like a public space for anyone to come in and throw parties just to have their guests throw up in the restrooms and leave open cans of beer laying around. As a resident, you really feel cheated out of how much you pay to live in a building like this. There is no luxury at all living in Atwater. read more

Have lived here for a little over a year now. Overall, we're satisfied. Pros: - Great location, close to the university, mag mile, lake, etc. Depending on your floor and which direction your unit is facing, beautiful view. - Self-serve package delivery system. Packages are kept in a secure room and tenants are notified with text message alerts. - Elevators are fast. For the most part. If you work 9 to 5, be prepared to wait a 5-6 minutes around 9am and between 5-6pm. I've never waited longer than that. - Great concierge service. Always helpful, with a cheery disposition. Same goes for management (except for the one person who never responds to emails and blows off requests when you call. Don't want to name names, seems rude. Everyone else is fantastic). - Fast and thorough maintenance. You can call the front desk or use their online system to make maintenance requests and they get taken care of pretty quickly. I had a pipe crack in the kitchen sink in the middle of the night on a weekend and they took care of that immediately when I called. - Management does listen to tenants. There was an issue with the trash disposal area's smell coming all the way to the elevators for a couple of months when we first moved. They've since fixed it by adding an extra automatic door between the package room and the trash area. - In-unit washer and dryer. We hate laundromats so this was an absolute requirement for us. - Dry cleaning service is integrated, with lockers for drop-off and pick-up, and you set everything through a mobile app. - Hardwood floors, stainless steel appliances. - They're in the process of upgrading the thermostat system to all-digital, with nest thermostats. Cons: - Pool is outdoors only, so not year-round, if you care about that sort of thing. - Gym is pretty decent and not insanely busy if you avoid immediate post-work hours when everyone wants to work out. It's not decked out like an LA Fitness, if you're looking for multiple numbers of specific weight training equipment. Lots of treadmills, rowing machines, free weights and a reasonable number of machines though. - When we first moved here, the apartment we moved into was immaculate. Just renovated, everything spotless and shiny etc. We recently switched units and the new unit we moved into had obviously not been cleaned at the same standard. While not downright filthy, it was still in an unacceptable state. Sticky drawers, hair in the drains, gross oven etc. Management was apologetic when we notified them, and gave us gift cards. Still, shouldn't have happened. - Slow-ish internet. The only available service is AT&T, with U-verse (even if you don't want cable), with the option to speed it up to 10mbps. It's okay for the average user, but if you do data-intensive work at home regularly it will make you miss whatever internet service you had before with ten times the speed. Other stuff: - Must love pets if you want to live here. Not a problem for us, but if you're allergic keep that in mind. They do keep the place fairly clean, so probably not an issue for most people. - Renovations are still going on for a small number of units, so every month or so there will be floor tile demolitions during the day. If you work from home you might be bothered by the noise if you're right underneath or next to it. Doesn't last very long, and the only tenant bothered in our case was our cat. - Parking is expensive but that's pretty much Streeterville for you, so not really a con, merely a given. read more

Definitely doesn't deserve 3*. This is a really well managed building. Pros: -The staff, from leasing to concierge to maintenance, is all absolutely amazing. Can't imagine a building with better staff really. -The amenities are great -There's a friendly atmosphere throughout the building -Package pickup system is great, much better than the typical building (emailed alerts and a self-service code when you get a package) -Maintenance requests have all been completed same day, usually within just an hour or two -Apartment is totally as the pictures and walkthrough showed Addressing some other cons noted in here: -I've had no internet issues at all. I work from home and stream quite a bit. Worth noting that I pay an extra $25/month for the top internet plan, which works totally fine for work and streaming (I also have a pretty nice wireless router, which might help as well) -I've had no issues at all with the elevators (and I live on one of the top floors). They're fast and efficient, and I rarely wait long at all. read more

I moved into Streeter Place in October of 2009 and, at the time, it was a dream come true. I had everything at my fingertips and my initial lease signing/move-in experience was great. Over the years, my rent went up (as I always expected it would) but each year was a bit harder and harder to stomach as the level of customer service to tenants decreased. They finally coordinated a way to pay your rent online, but they picked the worst vendor possible. Your "online account" didn't update each year as your rent increased so automatic payments were off and you didn't know it until you get a nasty email from the management office saying you owe them money. Well, other online payment systems seem to be able to automatically adjust to what your bill should be so why can't thiers? After being a tenant for nearly four years, I needed to get out of my lease early. They suggested trying to find someone to sublet since I still had 9 months left on my lease. They even offered to help me with the process (for a $450 fee). Some help! They did absolutely NOTHING to help me find a sublet. I even had a friend call to inquire about available apartments (giving all the right criteria that matched my apartment). Guess what? They didn't even bring up my place. IN FACT, they said they didn't have ANY units available at the time. Um, HELLO, my unit was empty and ready for someone to move in tomorrow. You tell me how that "doesn't fit the right criteria"? I finally had to pay a penalty of 2 months worth of rent, plus continue to pay rent for 60 days as a notice period to be done with the place even though I had already notified them that I had moved out four months prior! I was a good tenant for three years and they nickle and dimed me out the door. I understand they have policies as a business, but there is also something called customer service and good faith breaks that should have been able to be applied given the circumstances. As a result, I wouldn't recommend this place. They WILL find a way to screw you over...one way or another. And yes, the moment I payed my way out of my lease they found someone to rent my apartment. I hope the new tenant has better luck than I did with this place. read more

Just wanted to share some of my experiences at Atwater as I have been a tenant for nearly one year. When we moved to Chicago we were excited about coming to a new city. We invested a great deal of time looking for apartments and areas to live in. When touring the apartment the leasing representative from the building indicated that the neighboring building 'the Moment' would not go any higher and wouldn't therefore obstruct our view. Great! we thought. However within a few months the neighboring building had grown a further 20 odd floors which significantly impacted our view. Despite being deliberately misled we didn't kick up too much of a fuss as we made good friends with our neighbors and it generally takes a lot for us to complain! Earlier this week I had a new tenant agreement pushed under my door which informed me that my rent would increase 15%. I understand rent goes up year to year but 15% felt like a slap in the face. I called management when I received the letter and was assured that I would have my call returned within the day. Three days later I have not received a call back and I feel management are avoiding me. I am not sure what Atwater are doing as my neighbors on the same floor were dealt a 20% and 33% increases. It explains why a number of people are leaving. With this round of increases my rent would go up to the same amount I would pay for a larger apartment with a better view. For instance, currently apartments at the Moment and at the Loft are offering more space with better views for the same if not less than what Atwater are trying to increase my rent to. Most recently management asked all tenants to relocate their storage units from the top floor to the basement. We were given a deadline of 2 weeks which we were happy to oblige to. I wasn't able to do it straight away as I travel for work. With time still up my sleeve I went to the storage cage earlier this evening to start moving my items and discovered our lock had been cut by management. It had been replaced with a different padlock which we were not issued a key to. We approached management to ask for a key and nobody knew what was happening. It appears they miscommunicated within their own team and gave a green light to start cutting locks and displacing people's belongings prior to the deadline they set. It's sad to have such a negative experience after a relatively happy 11 months. read more

Very very sad. I lived in this building for 4 years and had to leave because of new management. Besides that prices went through the roof (understandable, because of the market) there was no good renewal option for tenants that lived there for years, in some kind of way they managed to offer some tenants very different options of renewal than others. For example I begged them for a 3 months lease and they said no, same day a Neighbor of mine got that option. When I asked why is that, manager kept repeating of not being able to disclose residents personal info. I'd that a joke? We all talk in between each other, within last month, enormous amount of tenants moved out. I had leaking ceiling for 7 weeks and all kinds of issues because of the construction. Every time of dealing with them it was a nightmare. Last 2 weeks I asked if they have an option for me to stay and move to a lower floor, they kept saying no although there was few studios available online for cheaper. My lease was up on 25 of May I moved out on 17th, because of landlords five day notice that I got on 17th. Didn't want to pay for those weeks until they will accommodate me in some kind of way or at least apologize. Now they are suing me to evict me. Reminding you that I lived there for 4 years and never had and issue! Don't live there anymore. Even their own staff takes Tenants side. I attached pictures of my ceiling and issues that I had. It is unfortunate that when someone has something drastic happen in their life which means they have to unexpectedly move that their place of residence wont work with them to make things somewhat bearable. Requiring someone to pay 2 months full rent to break a lease, plus trying to move out of state which is a huge expense...this is not very understanding or compassionate. Yes, i will try to sublet my apartment but if I'm not able to do so...having to pay over $4k to move out, plus expense of moving...if I was able to pay that without it being a hardship...I would just stay. Perhaps a little bit of compassion and respect for someone who has always paid their rent on time, picked up after their dog (so many do not), don't bother anyone, never complain about anything...would it hurt that much to make a concession for maybe 1 month rent when you know you will rent it almost immediately? Or...if you have someone looking for a 1 bedroom apartment...maybe mention there is one for sublet for 3 months to help someone out of a bad situation...but apparently that is not allowed for some reason. It's a shame because I really did think that they cared a little more about their tenants here but they don't...just another big company that is all about the $ no matter what. read more

Tremendously Disappointing. My wife and I lived in this apartment with our 2 year old son for almost a year now. We were extremely flexible with the new management company 'working out the kinks'. We overlooked the fact the Leasing Agent blatantly lied about the construction of the building directly obstructing our view (the Moment) and the incessant construction (outside and inside) as Atwater desperately tried to remain competitive with the huge influx of apartments in the area. My wife is due with #2 any day now and our lease renewal contract was just shoved unceremoniously under our door. The increase, 33% - yes 33%. I'm so disappointed that a building of this caliber would be so abusive to their tenants. Look elsewhere. read more

We moved into Atwater around a month and a half ago. We chose Atwater because of its proximity to school & to Northwestern Memorial Hospital. The management staff were great when we were looking - we worked with Monica & she made sure all our questions were answered & that our move went smoothly. Roy & George at the front desk are very friendly & helpful. We live on a higher floor & have a beautiful view of the lake & the Navy Pier. The floor to ceiling windows are great in that they let in a lot of light. The amenities are great & other people living in the building are very friendly too. My only complaint so far is that on some occasions, pets will have accidents that will go a couple of hours before anyone notices & cleans up (which is technically the owners' responsibilities, but some just walk away). Other than that, Atwater has been a friendly home for us now, and hopefully will continue to be for the next year! read more

So just moved out of here after living here for over a year. In the beginning, I really liked it...towards the end, I did not. Yes, they do have amazing amenities....W/D in unit, balcony on most units , outdoor pool, sauna, steam room, workout facility, business center....etc. You get the pic. I have to say though that it was progressively went downhill. Some examples are: Most of the time, the grills dont work. They order pizza on home Bears games, that used to be tons of food. Now they literally send an email to the entire building and ordered like 6 pizzas....needless to say, the food was gone in about 1 min and totally cheap. If you are going to do something half ass, dont do it at all. Also, this place has literally exploded with kids...and parents not watching their kids....last year, the BBQ was so fun with great food, booze, music, etc. This year, it was hamburgers and hot dogs...no booze and totally based on families. The staff overall is pretty nice, however some of the management acts like they are gods...pretty funny. I agree with the other people saying that the electric bill is ridiculous in the winter....literally $300 and that was us trying to "conserve" the heat. The good: Great location, well-maintained and clean building throughout. New gym equipment. Awesome amenity floor with pool. The bad: Unless you only plan on staying for your first lease term, get ready for sticker shock when you receive your renewal. My rent "offer" to re-sign went up 15% - a $330 monthly increase! I immediately told the office this was unacceptable and they came back quickly with an offer to meet me halfway at a 7.5% increase - a $165 monthly increase. The office refused to negotiate any further, which is interesting considering there is a lot of competition in Streeterville, I have been a good tenant (no complaints), and I have always paid rent on time. I refuse to play that game with these greedy management companies. If they think it's more cost effective to flip units and have them go vacant while searching for a new renter, versus keeping a good tenant and offering a more reasonable renewal, then more power to them :) read more

Update 3/5/2015: The noise situation is only getting worse. Given the noise issues and management's response, I had to take a star off my earlier review. I wanted to respond to the property manager's comments. Hopefully someone will read this before signing a lease and know what they are really getting into. Meanwhile, we're working with an attorney to understand our options to break our lease. 1. Claim that renovations will benefit all residents. Again, one can only get an "upgraded" apartment if they pay the moving costs to move into another apartment in the building when their lease ends. How is that a benefit? And yes, existing residents will eventually benefit from upgrades to common areas. But those renovations haven't even begun, so the noise situation will only get worse. Not to mention having the lobby and Club 355 areas be construction zones. 2. Claim to offer complimentary yoga classes and resident social. This is technically true. Doing a yoga class through the Saturday morning construction noise isn't personally appealing to me (or having to do it in a common area where people are walking through). The resident events are hosted by neighborhood merchants/restaurants trying to solicit new business. Personally, I don't like being solicited in the building where I live, and listening to a sales pitch while having a few appetizers available is not my idea of a social event. 3. Claim to send noise notification emails. They do send these, along with a LOT of other promotional emails that you can't opt out of. Residents should be able to only be emailed with essential information without having to receive the flood of sales and promotional emails. The noise emails are sent weekly, saying Thursday will be the noisy day. This week alone, I've had to leave my home office and use an alternate work location on Monday, Tuesday and Thursday due to the noise. It's been like this for 4-5 weeks now. read more
