I always love coming here to see my friends. One of the first things I notice is how easy it is to park--there's always plenty of space, which makes visiting super convenient and stress-free. The pool area is a real highlight: it's clean, spacious, and well-maintained, with a relaxing, resort-like vibe that makes it easy to unwind. Heated swimming pool I love even when I come to have a cup of coffee and a morning swim with a girlfriend. The tennis courts I usually play with my coach are also in great shape and really fun for new people in tennis to look for balls in bushes. Maybe one day nets will be higher. The grounds are nicely kept, doesn't smell like pee and the whole complex feels safe, calm, and welcoming. It's a fantastic place to spend time, whether you're relaxing by the pool or just hanging out with friends. Management provided no clear communication about the seriousness of the situation or safety instructions. Neighbor robbery -- My next‑door neighbor's door was kicked in and they were robbed. Again, there was no meaningful communication or follow‑up from management. Recurring plumbing failures -- Ongoing toilet and sink backups throughout my stay, often unresolved for long periods. Air‑conditioning outages -- Repeated AC failures during the hottest months of the year, leaving units unlivable for days at a time. I personally witnessed them enter through the Forest Lawn entrance and patrol the garage and parking areas. What's most concerning is that management at Ava Toluca Hills appears aware of this and has done nothing to stop it or protect residents. As a resident, it feels invasive, predatory, and creates a constant sense of anxiety about parking in your own home community. Toluca Hills Apartments is an absolute nightmare. Storage units are constantly being broken into, property is regularly damaged, and vandalism is common. Management is fully aware of these issues and does nothing. Security does not protect residents -- they target them. Cars are towed in the middle of the night over trivial issues like registration tags (which residents already pay the DMV for), while non-residents with no AVA passes or visitor permits freely occupy parking and vandalize the property. Paying residents are punished while unauthorized vehicles are ignored. This place feels lawless unless you're a resident -- then you're heavily policed. Management clearly prioritizes towing revenue over resident safety and accountability. There is zero concern for protecting tenants or their belongings. Do not move here. You and your property are not safe at Toluca Hills Apartments. Also any positive reviews you see on yelp or their google page are created by the staff to hide the shitshow that is Toluca hills management/security. The only thing they secure is their wallets while draining the life and any sense of peace from their residents. The property itself is poorly maintained: * Rats have been spotted around the buildings. * The trash dumpsters are consistently overflowing, infested with swarms of flies, and the horrible smell carries throughout the community. * Hallways look like it's straight out of " Resident Evil " - dark, dirty and neglected. I have been living in this facility for three years now and never had I had to deal with the kind of incompetence displayed by the leasing office and security. I work in healthcare and the holidays are an extremely busy time for me at work. On Christmas Eve "Danny" the security guard had my car towed while It was pouring rain out. Christmas Day, I left to go to work and my car was nowhere to be found. After 30 Mins of calling I finally get the answer that my car was towed due to my tags being overdue one month. The tags that had just arrived in the mail. I asked security what I was supposed to do bc the dmv is closed since it is Christmas and there would have been no way for me to even get tags that day. So I would be forced to get my car from the towing company and bring it back to my home only to have it possibly towed again that same day. My husbands car was broken into a year ago along with seven other cars causing him to pay over 1000$ in repairs and Ava security did nothing. I was given no call or warning ticket. The only thing mentioned was an email that they sent out that I didn't even get a chance to read due to my workload. I pay my rent on time and have never caused issues. To have my thanksgiving ruined due to no water for a week or power is ridiculous. To put residents in a situation where you know it is a lose lose situation knowing full well a simple call or warning would clarify any problem is disgusting behavior. I warn future residents do not move here. These people do not care at all for thieves, vandals, or problems that arise, all they care about is inflicting issues onto the residents and costing them time and money. Danny is a very nasty person and I would ask management why they would employee someone who Is probably getting kickbacks from the sketchiest towing company in the valley. On a better note the maintenance staff is always helpful and kind to work with. Love Diego and Miguel. Update: apparently Danny has had several other cars towed throughout the year using this company. Upsetting a lot of the residents. His is the only name on the paperwork. Definitely getting kickbacks from this towing company. Update: management said they are unwilling to compensate and are refusing to help the situation. Once again if you are looking to move here do not! Wow update: we had asked Danny why he didn't call us when they were going to tow the car and he told us they are not obligated to call the residents when they tow their cars or even issue a warning ticket. This year has been full of constant water shut-offs, power outages, and never-ending construction. In November alone, we had a two-day water shut-off, another shut-off right after Thanksgiving, and a power outage the day before Thanksgiving that spoiled most of our holiday food. Safety has also become a serious concern. During the power outage, most of the emergency lights didn't work, and someone fell down the stairs and had to call an ambulance. Construction has been going on since early this year, and timelines keep getting delayed with no clear explanation. The balcony inspections alone have been delayed. The gates, especially the Dark Canyon gate, have been broken for years. We've lived here for five years and the gate is still the same. The "temporary fixes" break almost immediately. Residents still pay full rent every month with no exceptions, even though we never receive full, consistent services. read more

There's constant construction in the complex - dust, dirt, and noise everywhere. They cut off access to our balcony, and we lived without it for two months. The windows were boarded up with plywood, so we had no sunlight at all, which made the already dark apartment even worse. We were never compensated for these inconveniences. The ceilings are low, there's very little natural light, and all the units face directly into each other. The building is very old, and the bathroom is extremely small, which causes constant mold issues. Cars are towed all the time without clear reason. Overall, a terrible experience living here. When moving out, they didn't return our deposit and charged us for everything possible. We left the apartment perfectly clean - painted the walls, patched every hole, and scrubbed everything - but they still charged for repainting, for "pet stains" on the carpet (I never had any pets), and even for refinishing the bathtub, even though I had repeatedly requested them to do it while living there and they refused (the last request was just a month before moving out). I'm giving one star due to the persistent negligence and inaction of the management. The community's location is absolutely stunning--mountains, cool weather, and wildlife right outside your window. BUT! The management completely ignores requests to improve or even maintain the amenities they so proudly advertise on their website. In reality, the sand layer on the volleyball court is so thin that you end up hitting concrete with your feet every time you play. The sand is littered with thousands of pine needles from the trees that someone thoughtfully planted all around the community. These needles pierce your feet, making it impossible to enjoy a game of volleyball. The lights on the volleyball court haven't worked for a year and a half!!! For the past six months, we've tried to bring this to the management's attention, but no action has been taken. Speaking of pine trees: be prepared to scrub sap off your car every time you wash it. And believe me, it's not easy. Next, the pool table: It's so unbalanced that the balls roll to one side by themselves. The corner of the table was literally broken off, and only then (!!) did management finally replace the torn and stained felt. But don't expect to enjoy a game of pool, as the cues, which I've asked to replace a thousand times, resemble sticks from the 99 Cents store more than actual pool cues. The hot tub often doesn't work, and when it does, the water cleanliness is frequently an issue. I have no complaints about the pool itself; it's actually quite nice. The gym: The ventilation doesn't work properly. You have to keep the doors open, or you risk suffocating. BBQ grills: It's just a joke. In the north part of the community, only 2 out of 6 grills work, and even those are in terrible condition. This is not a temporary situation; trust me, it'll be like this for most of the year. No one maintains these poor grills. The piano: It's great to have such an instrument in the community, but as a musician, I can tell you--it's never been tuned, serviced, or cleaned. Every note sounds like glass scratching against my heart. Once, my washing machine broke down, full of water and clothes. I submitted a maintenance request the same day. Five days later, no one had responded. I had to call a technician and pay out of pocket to fix it. All management cares about is getting you into their "well-maintained" community and then ignoring your problems and ghosting your emails. If someone from headquarters is reading this, please, either replace the incompetent staff or give them a serious wake-up call. It's truly sad to rate this place poorly because there is so much that could be great. Unfortunately, corporate greed and thoughtlessness have this place losing its luster. Other reviews here confirm a lot of what I'm experiencing, The property is rent controlled, but they have increased the rent to the maximum allowed every year possible. There are rumors of them increasing beyond the legal amount before. RATS skittering around our balcony, multiple residents have reported seeing rats at this point. Trash services were recently changed. Utility costs shot up and "admin fees" were tacked on. Pipes backing up and poop water overflowing out of toilets. Recently received notice that locks will be changing to electronic locks through an app called "Latch". No way to opt out, no community meeting to address security concerns (kind of hilarious when this affects hundreds of residents and 1,000+ units), just 2 chances for "open office" hours held from 9 AM - 5 PM, times when people are normally at work. There is constant police activity. Met some neighbors who were locked down in their apartment for a whole day, not allowed to leave while police were doing something in their building. Even more frustrating, the official "community updates" that come from management when police are on-site are vague as hell and tell you nothing about what's actually going on. Poor signage for delivery drivers since there's technically only 1 entrance they can use. Limits on how many guests you can receive per day (2) because there isn't enough parking. This property is set in a prime location, close to all major entertainment industry hubs, making it an Ideal choice for those who work in a field. The Community amenities at Ava are exeptional. All Residents have 24/7 Access to 2 fitness Centers. Also to multiple pools, a clubhouse, and lush landscaped rounds that provide a serene and relaxing atmosphere. This complex also features sports courts, a playground, and a barbecue areas for socializing and recreation. And all views are really amazing. I lived here for almost 2 years. On the positive side: the maintenance workers are incredible. Very kind and helpful. The tenants typically keep to themselves and are reasonably friendly. Some need to pick up after their dogs. On the negative side: the safety issues are not quickly addressed. Parking lot lights will be out for weeks and the "security gates" are out dated and often broken, left open. Cars are regularly broken into, with a lot of police activity. From SWAT being around my building at least twice to almost weekly posts of tenants reporting police activity. I've read female tenants stories of being physically assaulted with AVA not having video from their broken cameras. My first week there, reports of a naked man walking the floor below us. My last week there, another naked man on the roof. I used to say that living there was like a mid level motel during spring break. But this is Los Angeles near Hollywood. With over 10,000 units, it's almost like a little city. Then I became aware of only 1-2 guards at night. They are under staffed with limited knowledge of the complex. It took over an hour and several phone calls/text for a guard to meet me at my parking space as he was lost and turned around. Fortunately it wasn't an emergency. With no onsite emergency contacts, (besides the guard shack previously mentioned) during a huge brush fire I was connected with a call center in some other state. They knew nothing of the complex or what was going on. After that I would only contact local authorities. I was waiting to write my review until my deposit was returned. Almost 2 months later I finally received an "itemized" invoice with photos from another apartment. So now to small claims court. They are not honest, nor honorable in practice. Every time someone moves (I have screenshots of at least 3-4 other previous tenants going through this right now) it's $500 for a new stovetop, they ignore rent control rules and California law hoping people will pay and go on. read more

If I were you, would NOT move in or engage with Toluca Hills (they will literally and figuratively make you pay for it). I'm reporting them to the Better Business Bureau as we speak. They took our apartment out from under us AFTER we signed a lease for us, they rescinded our parking spot AFTER I made it clear the spot was contingent on us moving there, and THEN are trying to make us PAY THEM for holding an apartment we never told them to hold in the first place because we NEVER confirmed we still want to stay there or signed a new lease for it. We made it VERY clear we were still negotiating on if we would sign a new lease. For context, we signed a lease for an apartment that they took right out from under us a WEEK AFTER we signed the lease and stopped looking for other places. You read that right. We signed a lease and they took back the apartment because it wasn't even available yet, then shrugged it off and said this can happen with *any* apartment you sign a lease for with them. "The apartment isn't yours until your move-in date." Like the lease is not a signed contract! I had to hawk them down to send different options for where we would be staying because clearly us being homeless because of their incompetence was not a problem for them. They send us comparable apartments (none even close to as good as we initally had), and then they tell us we have to lose our covered spot because it's too far from the new apartment and that there would be no comparable covered spot they can offer. Instead, they put the onus BACK ON US to check in every day in the hopes another spot becomes open. Nope, not even done. Obviously this is INSANE, so I make it clear that we won't be moving forward unless there are satisfactory, monthly accommodations for the inconvenience. They offered a one-time rent discount and condescension trying to get me to jump for joy that we wouldn't be getting the apartment we wanted, we wouldn't be getting a covered parking spot, and now they've ADDED things onto our plate when moving is already incredibly stressful. Nope. Nope. Still not done. After all of this running around, us having to find a NEW apartment home because they did all of this WITHIN THE MONTH of our move-in date, they're actually trying to force us to pay them for holding an apartment literally no one told them to do. I'm staggered by what feels like (call me crazy) this predatory and inethical behavior. read more

They're nice and all, but I would prefer paint that doesn't chip when a soft breeze brushes against it over an overpriced convenience store. Pros: the maintenance team is helpful, friendly, and super professional. Cons: literally everything else. The front office is unavailable most of the time and don't know their own company policies. They are not there to help residents, they are there to sign new leases. The walls are thin so you will hear your neighbors. The apartments are damp and mildewy with poor ventilation. I've had a terrible experience living here the last 5 years. My car has been broken into twice, in the community, the first time the person drove it outside of the gate and parked in a red zone where it was towed. I had to fight tooth and nail with security to get them to believe i didn't do it and check the cameras. and AGAIN with the office to be compensated for the tow fee after they checked the cameras and verified it wasn't me. I've had to evacuate my apartment twice, one of those times because a supposed felon was hiding out in my building. There was mold growing inside of the "dresser" and under my bathroom sink. Both times I reported it maintenance just wiped it off and it came back. My apartment flooded due to my upstairs neighbor putting something down their garbage disposal, when maintenance fixed it they said it was probably going to happen many more times "perks of living on the ground floor". For some reason- the leasing office and security aren't able to call me, and i'm unable to call the leasing office. Security began telling my guests I blocked their number, which is untrue. Overall, this is an unsafe place to live. Security lets people through the main entrance without speaking to them, and there's no one monitoring the other entrances and the gates are constantly broken so random people are coming in. Over the last couple years the police activity within the community has increased dramatically. Theft is constant regarding packages. And while going over my ledger moving out, they had been charging me late fees even while paying my rent on time, as well as technology connect which I had opted out of. Please look elsewhere for an apartment. This place has beautiful scenery and potential to be great but it's definitely not there yet. read more

AVA employees work in cahoots with RC's Towing Inc. out of Van Nuys, CA who only accepts cash for tows. The AVA security employees scout out cars they deem are "nice" and "able" to comply with the cash price RC's Towing will charge. $375+ CASH ONLY. "No change given back". Regardless if your parking pass is actually expired or still valid. The AVA employees will not contact you or other tenants prior to towing your vehicle. (This happened 30 June 2024). Oh - and as of this Sunday 14 July 2024, it looks as if this is a continued pattern for the crew working Sundays. As this has becoming a reoccurring Sunday evening event for the staff. read more

Ants appeared in our apartment, but they have only promised to come for a week now and told us to wait another week. My parents live here but in another apartment, they lived in the heat for a week and no one came to fix the AC. Everything needs to be achieved through scandal! The playground is in terrible condition, no one even cleans up the trash and the swings are dirty and broken. There is an eternal problem with entry, they take half a year to fix the barriers! Crime is constantly happening, they break car windows, steal from apartments, the territory is poorly guarded, there are few cameras! Apartment prices are only growing. Lazy,unresponsive, and pompous, looks are very deceiving and parking is none existent. They will lie about parking. No sidewalks to stay safe either. Over priced and under delivering. They will tow yours or your guests car with no real consistency ($400 each time). Nor will they provide any notice, your car will simply be gone when the security has a registry with your phone #, they'll just choose not to call and go straight to towing. Their reason? "They aren't obligated to". Ask yourself if that is the demeanor you want from the people who manage your home. Additionally, factor a regular towing into your total cost of ownership and schedule. 2. This is how existing tenants are treated. After being told the best that can be done was ~$2,230, I now have seen the unit appear for $2,180, reduced to $2,150, and now reduced to $2,135, nearly $100 cheaper than "the best they can do" for an existing tenant. Factor in their 4 weeks free special (if it applies) and the effective rate becomes $1,957.08/month. No one has reached out to see if I would be willing to stay under a new offer--although I would most certainly decline. Beyond that, the resident from the N building who has broken into the homes and committed numerous crimes/and been arrested still hasn't been evicted. They claim they are stuck under the eviction moratoriums but those only offer protections for unpaid rent due to COVID. IT does not protect against evictions due to the deliberate and intentional harassment of residents and crimes committed. There is a LONG history of this, with videos and police reports, arrests, and even citizens arrest. But yet he is still here. The apartment instead sends continuous emails about how the "legal department" is looking into the situation.
