The buildings at BattleGreen Apartments in Lexington have been on a steady decline. It's a little like a mirage, it initially looks okay but it's not what it seems. Shopping carts pop up everywhere, on the lawn and sticking up in the snow in the winter. People smoking outside and leaving belongings strewn around. Kids had a water balloon fight outside the other day and left popped balloon fragments everywhere. There has been a wooden desk with a rolling computer chair in the middle of the lawn for two weeks now (random?) and bikes everywhere. 3. AC units are ancient and filters are never changed, probably there since installed a million years ago. 4. The laundry was broken for almost 8 MONTHS. That meant everyone piled laundry into one shared tiny machine. The laundry room is also highly unsanitary-mold, peeling paint and dirt everywhere. People never get it on time so you're waiting forever for your turn. If you drop something transferring to the dryer you have to wash it again, it's truly that bad. 5. When I asked a maintenance worker in passing about the laundry piping emptying dirty water directly onto the lawn, they told me a "cheap third party" was hired to do the job and they had nothing to do with it. For over a year, it dumped laundry water DIRECTLY on the lawn. I'm pretty sure this breaks several laws, is awful for the environment and it also molded the entire side of one of the buildings across from me. It also made this gross "glop" sound constantly as it emptied water in a brown slushy mess. It eroded the lawn to the point one of the lanterns fell over. Their solution? Put a metal rod in the lantern & back in the rotted ground. 6. They won't do anything to help you if you have loud or sketchy neighbors. Yes, we are talking about Lexington, which supposedly has a crime rate of less than 1%, but some seriously questionable people now live in this complex and at times I did not feel safe walking to my own car. POLICE present on the property multiple times at all hours of the night seen arresting people. 7. The buildings are rarely cleaned. The common areas look like a storm went through. 8. You will get emailed and harassed about renewing your lease AT LEAST SIX MONTHS before it's up. 9. The property lists online "small dogs only." The latest dog to move in is about 70-80 pounds and barks. 10. Because of the way they plow and the timing, you often have to shovel yourself out to get to work before the plow will come. When they do come, they barricade your car in with a wall of snow-still about 30 minutes shoveling in a big storm. Either way, you're shoveling. At least there is plowing? 11. Kids running around screaming, toys everywhere on the lawn. 12. People actually smoking in the common areas in buildings-the buildings are small and if you have respiratory issues it's a serious problem. 13. ANTS, ANTS, ANTS! 14. ...And apparently mice according to my neighbor. 15. I will say the maintenance workers have been wonderful when they did show up. However, maintenance issues filed in the online system were quickly marked "resolved" by management and then not addressed until months later, if at all. 16. Good luck ever getting them on the phone. You might as well drive to the office. 17. Jared who assists in showing properties is arrogant and rude. I normally wouldn't call someone out, but he starts off okay and it's a swift decline. I wish management could have been a fly on the wall. 18. I'm convinced BattleGreen Apartments must be allowing section 8 housing now, which is great it's offered-I think equal opportunity housing is important. However, with the timing I question if this has stemmed serious issues I've observed. 19. Did I mention I actually saw a shirtless squatter with a shopping cart in one of the vacant apartments drinking from the bottle? No joke. If you value your health, safety, and well-being do not live here or at any other Hamilton property. I took the time to write this to ensure you know what you are getting into.

    I was the victim of fraudulent marketing practices right at my apartment door in AVALON and the…read moreresponse from management was extremely disappointing: - I asked for a warning to be sent to the other residents to prevent them and this took them exactly six hours since "verification that the company behind was an established business was necessary". This just means soliciting from door to door within apartment buildings that, in principle, can only be accessed with a key if perfectly fine as long as the companies represented are established. This, regardless of the potentially deceptive nature of the advertising. - Just before the posting of this warning I saw the solicitor in a neighboring building and went straight to the office to alert them. The two management office employees asked me to wait for ten minutes since "they were busy on the computer". Then, I decided to call the police on the basis that we had an intruder trespassing private property. The police came and the management people dismissed them and decided to go in person to talk to the trespasser and -politely- ask him and his partner to leave. I do not know how many among the several hundred families that we live here have been the victims of the following scam: I signed to be transferred to a new electrical provider on the basis our current one would increase their electrical bill rates by 64% on the next calendar day, so they were asking us us to move to a new provider. I am sure that many accepted this simply because these people seemed to be part of the maintenance team or, at least, were doing this on behalf of the apartment management as they were inside the property. The thing is that there is a totally different perspective of a situation like this when you open the door of your residence from inside an apartment or from inside an independent house. In summary, - This happens because there is virtually no control on the access to the apartment buildings. - And, also because the management people have no idea on how to react to a situation like this: they are not properly trained to do their jobs. I believe that, if AVALON were seriously concerned about these remarks, they should immediately fire this manager and put some remedy to the free access of strangers.

The office team was unprepared and for some reason, rolled their eyes at me and my partner for asking for our scheduled tour. Before heading out of the leasing office, our tour guide and the other woman in the office were laughing and making fun behind the backs of another group that came to tour which felt wrong. I didn't feel comfortable with that. We leave the office for the tour and our guide does not talk to us and is 50 feet ahead of us without turning around to make sure we were following alright. Then, we get inside the unit and she immediately gets on her phone. Whenever we had questions about the closet or appliances, she seemed annoyed and gave very vague answers. The space itself was clean but the ceilings felt really low which made the space feel smaller. The place was also very hilly with lots of stairs to get to the fitness center, etc. Parking was affordable compared to other places we toured at first car free and 85 for second car. Decent space but I really did not enjoy the experience of interacting with the office so it'll be a no for me. To top all this off, I keep getting automated emails saying I missed my tour appointment and that they'd love to show the space to me. Guess the office never even bothered to check me in.

We have seen multiple mice daily, including mice running rampant throughout the apartment, climbing on furniture, getting into food, and even being found in beds while our children were sleeping. This is completely unacceptable and has made the apartment feel unsafe and unsanitary. Despite repeated reports, videos, and evidence of the infestation, management has not taken effective action to fix the problem, yet still expects tenants to continue paying full rent while living in these conditions. Snacks and pantry items have been eaten through and contaminated, and we have had to constantly worry about the health and safety of our family. In addition to the pest issues, appliances in the apartment constantly break down and are not repaired in a timely or reliable manner, adding even more stress to an already terrible living situation. To make matters worse, after we contacted the city regarding the unsanitary living conditions, management escalated the situation by involving legal representation instead of working toward a reasonable solution for their tenants. Overall, this has been an extremely disappointing and stressful experience. Tenants deserve to live in safe, sanitary housing, and unfortunately that has not been our experience here. Please think twice before moving here. Paying 4000k a month to live with mice LOVE THAT FOR US!

Every community I've visited has had elevators. Since I expressed an interest in Katahdin Woods, they have bombarded me with texts and emails, asking me to schedule a tour. I finally scheduled one for yesterday at 2pm. I arrived, and the woman in the rental office had no record of my appointment. I showed her my email confirmation. She was willing to show me an apartment after showing me floor plans. She told me the rental prices change daily, and I would know the price for that day when I went to apply online. I followed her in my car to the building with the vacant apartment. The only way to the apartment was up a flight of stairs. No elevator. I explained our situation, and was told ground floor apartments are rarely available. I decided to look at the apartment anyway, just to see it. Average - okay. Carpeted, which I don't like. Afterwards, the woman, who never told me her name or gave me a business card, asked if I needed to see anything else. I didn't, so she said she would stay behind and turn out the lights. I left and went down the wrong stairs, and had no idea where I was. Went back upstairs and was able to find the correct stairs to the parking lot. She should have at least pointed me to the correct exit door. And to top it all off, I received an email saying I had missed my appointment, and asking me to reschedule. Seems to be run by idiots.

The front office staff, Dago and Kenny are very friendly, informative, and responded to my mother's questions and /or needs promptly. Trent of the Maintenace staff is by far one of the nicest persons I have known. He is prompt and efficient in dealing with any problems, very considerate of the tenants and put my concerns for my mother's wellbeing at ease. My mother has some mobility issues and reasonable accommodations were met quickly during her stay there. The buildings themselves are well cared for and in a very convenient and safe location. Under 10 minute walk into Davis Square, and the 77 bus stops right across the street that will bring you right into Porter or Harvard Square. The units are also very quiet despite being right on Mass Ave. The staff working in the building were all great and were really on top of maintenance. This review was prompted, however, by the experience we had upon moving out of the apartment with Acorn Holdings, the owner of the building. We left our unit on August 31st after living in the unit for two years in great condition - cleaning counters, sweeping, vacuuming, and spackling any holes in the wall. The lease very specifically mentioned "broom clean" as the standard, which we honestly went beyond. However, when we heard from the property manager the next week they informed us they would be withholding $2,100 of the $3,000 in our security deposit. A couple things about that: - First, $2,000 of that security deposit was collected from us explicitly related to the two dogs in the apartment - $500 was charged upon move in and an additional $1,500 collected when we added a second. This is a dog friendly building, and there are many canine tenants. However, in the course of this experience we found out that these deposits are illegal in Massachusetts. - The majority of what they were charging was for cleaning the apartment (none of it dog-related) which is also not an appropriate use of deposit funds in Massachusetts: https://www.mass.gov/info-details/find-out-what-landlords-can-use-security-deposits-for - Beyond whether or not they are allowed to use the money for the things they were claiming, the amounts were ludicrous. For example, they claimed they needed to withhold $700 to clean the carpet in a single bedroom which had zero stains or rips, simply was a carpet in a 100 sq ft room that had been lived in for two years. So, they were withholding exorbitant funds they shouldn't have collected in the first place. We raised our concerns about this and stopped hearing from them. We sent several emails and attempted to speak on the phone with our property manager. We were ignored. 30 days passed and we hadn't even received the small amount they were saying they planned to return. Again, breaking housing regulations https://www.mass.gov/info-details/learn-about-returning-or-getting-back-a-security-deposit#failure-to-return-. It was only when we sent documentation showing that we were going to file a housing court claim (which could result in a $7,000 fine) did they reply to our concerns and return the deposit. This behavior would be inappropriate - and illegal - under any circumstances. But in the midst of a pandemic when folks are juggling economic stress with so much else this is nothing short of predatory. Overcharging, ignoring follow up, and hoping that the complexity of housing regulations would prevent pushback.

Has underground parking with guest parking available ($15 a night). Maintenance was very quick to response the rare times I needed something fixed or adjusted. Management staff is very responsive and friendly (shout-out to Shaina!). Would highly recommend!
