If I could give 0 stars I would. I have lived in Lexington for 20 years and been at Avalon Lexington Hills for 3 years. It has gotten progressively worse each year. Lets just say, if Lexington had housing projects this would be them. It is by far the worst place to possibly live. The fire alarm in the buildings go off at least 3-4 times a week in the middle of the night (no fire-EVER), there is dog feces and urine in the elevators, tenants smoking marijuana in the hallways all hours of the night, loud banging constantly at 3AM from some domestic dispute and more recently car break ins on the community property. Furthermore their billing office does not keep accurate records of payments leading to constant financial disputes with the administration. Shall I continue? The rent here is upwards of $3200 for a 2 bedroom unit with no utilities included AND you must pay for your own water bill which is astronomical at $200 per month for a unit with only 2 people. Ask yourself is this worth it? I think not. Although Lexington is a beautiful area, Avalon Lexington Hills is the epitome of riff raff and certainly does not fit the Lexington standard. EXTORTIONIST THIEVES Approximately one month prior to my move out date, I received a letter in my door saying that I owed Avalon rent for the month AFTER my lease ended. My effective monthly rate for the year I was there was ~$1850, and for the month AFTER I moved out, they said that I owed them a monthly rate of $4750! (Almost triple my normal rate!) Their reasoning for this is that they never received my notice that I was moving out, despite the fact that I did send them a written notice. Moreover I never agreed to this exorbitant rate. I have plenty of other stories about how terrible life was at this place, but this one factor alone should be enough warning for anybody looking to move in... read more

Avalon at Lexington Hills is an exquisite place to live in Lexington, Massachusetts. I've lived here at Avalon at Lexington Hills for 11 years. I love my home. The apartment is beautiful and perfect for me. The pool which I've been using a lot this summer is filled with friendly, caring neighbors. The pool is beautiful and easy to do laps and exercises in. For Fall and Winter I will use the indoor gym. The neighborhood has a country feel yet your 20 minutes from downtown Boston. There is public transportation from Avalon to Alewife Station in Cambridge, which takes you right into Boston. The landscaping here is always fresh and new. The management is superior caring, smart and professional always. Maintenance is also superior and with kind, honest members. William and Rudy have both helped me a lot with upkeep. I highly recommend living here and it's also very kids and family friendly exceptional for families. But also great for singles like me!!! read more

My husband, 6 yo daughter, pug and occasionally mother all lived in this complex for a year as our house was being renovated. We were in the 5000 building, 3rd floor and had a 1 bedroom with an office and loft. The apartment was very nice, spacious and well lit with sunlight and windows. It was very clean. I never saw 1 insect the entire time I was there in the apartment. There was ALWAYS parking close to the building. It was quiet in our building, rarely seeing people or hearing through walls (we were on the top floor though). Every interaction with management or maintenance was prompt and professional. The pool is a bit small for the volume of tenants, but no 6 year old cares about that. The location is perfect, it's close to all highways and set up off the street. It has great walking and biking trails- I often see families walking and biking. The only annoyance was our downstairs neighbor who complained about our foot traffic noise twice within a month of living here. Management was professional in their communication to us about it. And I guess after a while she accepted the fact that we do have to walk in our apartment. Living here made our LONG renovation bearable. I was never anxious to leave or frustrated in our living situation. The costs were not cheap, but not a ripoff. We had to extend a few weeks and they were very reasonable in their accommodation of us. The main building (12000) is much more densely populated and I doubt I would feel the same if we were there. If possible, I'd suggest one of the smaller building on the periphery if you are looking here (4000, 5000, 8000, 9000) or the townhouses if the cost isn't an issue. This fall they renovated our unit- new floors, appliances, bathroom. What a treat. If only our housing contractors could move that fast! read more

We lived at Avalon Lexington Hills for 9 months and we had the worst experience. In fact, it became such a problem that we sought an attorney to give us guidance to help us out of our lease. Upon agreement of allowing us out of our lease, we "released" Avalon from any and all claims. So, anyway, what we are writing is under "no fault" of Avalon's. It just happened on their property. But, to reiterate, this "wasn't their fault." Definitely not their fault. Totally. The Pro of Avalon LH: The zip code, as Lexington High is currently ranked the #1 high school in the country. They produce Ivy-league kiddos as quickly as Apple pumps out the next iPhone update. The property is beautiful. The neighbors are kind. There isn't really a parking problem ever. Avalon Lexington Hills also has something they refer to as The Great Lawn, which is a huge lawn where a lot of the kids in the area go and play--it's actually really cool. We also really loved the Maintenance manager and his guy Marcus. They were awesome guys, worked hard, and cared about everyone. The Cons (take a seat): Avalon initially overcharged us on our deposit (which wasn't found until about ~3 months later). They charged us a pet fee and a monthly pet rent (in Massachusetts this is illegal). Lexington Hills, also, lost a rent check. It took almost 10 days, and we were asked to do all the legwork through our bank to cancel the check. Then, our bank called to inform us that the check had been cashed... It wasn't until we called the Avalon office with the information that they acknowledged that it had even been received. We panicked, we bent over backwards with our bank to problem-solve, and they [Avalon] didn't even call to inform us it had been cashed. Yet, somehow, we felt guilty for the issue and brought them donuts to apologize and thank them... Lexington Hills didn't acknowledge that we were military despite the fact that we relayed this information almost immediately upon our initial contact. It wasn't until we visited a neighboring Avalon [Shrewsbury] that we were informed there was a rent concession. That leasing office told us the LH was not being very forthcoming and we should have been receiving 5% off for months. Almost right off the bat we had pest issues. After we returned from ~10 days in Maine, we found HUNDREDS of flies in our garage and upstairs in our home. During the same time, we returned home to find that after maintenance came to fix our rusty kitchen faucet, they had turned off our hot water completely. We put in a request and it took ONE MONTH to regain hot water again. Seriously, we had to boil water to wash our dishes for a month. Avalon LH advertises being pet friendly, and even have their own dog park on site, they don't properly maintain it. There is dog feces everywhere, and the fences aren't secure. On two separate occasions, our dog saw something (like a rabbit) and simply walked through the fence to chase the animal. Their park caused such an issue, we began to call the Animal Control in Lexington to file formal complaints with the state. Then, in the last few weeks of summer, Avalon began construction right outside our home. If we could have gotten past the loud construction, we could not get past the fact that our garage was blocked everyday for weeks because of it. We spoke to Rob, the manager, umpteen times about this issue to no avail. If you're looking for a modern place, with nice and reliable appliances, then look somewhere else. The "hardwood" floor in our kitchen (or tile in the bathroom) was laminate that peeled back that maintenance would just come and glue back down. Our freezer didn't regulate temperature, and the ice would melt together due to the inconsistency. We lost 2 freezer's full of food lost. If we wanted ice, we had to use a hammer. The Air/Heat was terrible. Often, it would say 76 degrees and it would be freezing, or 67 and we were hot. It made no sense. I know that this property is rated very well. We were perplexed, and felt like we were being targeted, until we spoke to other neighbors. It seems as though contacting an attorney to work through issues with this property is something that happens more often than it leads on. Some have issues with mail (even the local post office is getting angry at this property) as all buildings are controlled access and the front office is now refuses to accept packages on your behalf so a lot of people have to make special trips to the Post Office to retrieve their packages. Other people have gone through attorney's for mold issues. Other's have had miserable experiences with their water billing. So, to reiterate, these issue's DEFINITELY weren't Avalon at Lexington Hill's fault. If it was Avalon's fault, I'd simply tell everyone to avoid this property. But, it's totally not Avalon's fault, and they certainly aren't liable, so... You make your own decision read more

We have lived in one of the brick hospital buildings with solid concrete floors since April 7, 2015 and LOVE it. It is like living in a lovely wooded oasis in the middle of a forest. The apartment is absolutely silent. It is also spacious and very comfortable. Our top floor unit has vaulted ceilings that give it a feeling of expansive comfort. We also love sitting on our balcony enjoying wine and snacks as the evening sets in as well as our Saturday and Sunday morning coffee. The kitchen is modern with a great gas stove for making it easy to prepare interesting dishes and there is plenty of storage. The nook next to the kitchen is a perfect place for a Pottery Barn wine bar! The location is simply spoiling us. When we lived in MN, driving 6 to 10 miles to shop was a 'short' drive. At Avalon, we are only 2 to 3 miles from every kind of shopping anyone could want. We have had a couple of maintenance issues and, each time, the service was prompt, friendly and well done. The office is staff is always friendly, responsive and we get notified right away when our Amazon shipments arrive. The Verizon FiOS connection is perfect for my home office in the spacious second bedroom. We love it here. read more

We lived here about 5 years ago but I am now looking for apartments and have found these reviews very helpful so I want to do the same. We loved living at Avalon at Lexington Hills. It is a great community with great service. They responded quickly and professionally every time we contacted them. We asked them not to go into our apartment if we were not home and they totally respected that. The grounds are beautiful and we loved getting our neighbors together on the great lawn for pot luck cookouts. We used the grills provide there and at the pool. The place is kept very clean. The staff was amazing. They were very pleasant and helpful. We received a lot of packages and actually enjoyed picking them up because we lived talking with the staff. They do have a lot of rules and our son was 5 years old at the time so it was a bit of a pain because they didn't want him to ride his razor on the property and he loved it. However, the rules are necessary to make sure that everyone can enjoy living there. We kept our place very clean and made sure that it was in great condition when we left and we got the deposit back with no problem at all. We would live there again if we could!!!! We still have some of the great friends that met there and we hang out with some and keep in touch with others!! We have had good luck with apartments and some very bad luck. My boyfriend and I, along with his son, recently moved to Avalon Lexington Hills and we have had really no complaints at all. We have filed several service requests that were resolved literally the next day! Maintenance is very responsive and helpful whenever anything is needed. The staff located in the leasing office are absolutely amazing. We worked with both Alex and Cassandra and both are very responsive to emails and great to speak with. We've been living here for about 4 months and are very happy with everything. Our apartment is very convenient to parking and there is always ample parking there. The great lawn is wonderful for my boyfriends' son with the playground, as is the pool area. I actually disagree with the previous post about lots of rules - we haven't had any issues with strict rules or actually any rules at all which is nice. It's been a pleasure so far - we look forward to seeing how the winter months are here :) read more

I am surprised with all the bad reviews! I think the management is very nice and fast to fix whatever problem appears. During Christmas time packages were not been deliver on the door, so they accepted packages again at the clubhouse, I believe it is temporarily though... also they have been very fast if you call for a service request. The front staff is very friendly and always asking how is everything! My cons: definitely you hear footsteps from the apartments. It does not bother me much, because it is an apartment after all, however, the downstairs neighbors were fast to call and complain about the noise coming from my apto (footsteps) on the first week we had moved!!! OK! Well... what about a "Welcome neighbor, nice to meet you!" First? NO! So... now the rule at my house is to leave shoes by the door and just socks in the apartment.... yes! Also it helps to keep it clean! But if my girls dare to skip in the house, I threat them that they will have to go downstairs and apologize to the Neighboor! Lol! I do as well hear little kids walking on the upstairs apartment... but it does not bother me. It is life!!! I do recommend Avalon Hills. It is apartment living!! UPDATE REVIEW: It has been more than one year I live here, so I can give a sincere review. While this is still "temporary" living, my kids and I will be sad to go once time comes. They do a lot of social activities like giving out ice cream pops on the last day of school, barbecue social, Halloween party etc. They also have been fast to respond to maintenance requests. Also, I had to contact them because my dog passed away (to ask to stop charging pet fee), they promptly answered, send me a sweet email telling me how sorry they were for my lost and even gave me flowers! Management is great. Building is well maintained and in a great location. They have ample amenities and the staff is very friendly. You will feel very safe here as everyone is very very friendly. So why the low rating? The construction of the building itself. It is HORRIBLE. Walls and floors are ultra thin. We have a herd of elephants above us that get so noisy that I occasionally am force to use a broom handle and smack the ceiling. Horrible. You will get little to no sleep. IF you must still entertain this complex, by all means, get the TOP floor. At least if the people below you are obnoxious, you can have payback by being 'the elephants' yourself!! read more

We have been very happy with our experience at Avalon at Lexington Hills. We needed a short-term rental for our family and it has been very pleasant. The townhouses near the Great Lawn are perfect for kids. Our kids have enjoyed the lawn even more than the pool - as they can walk out in spring, summer or fall and find a friend to play with. The pool was great in the summer (though can gets a bit crowded and they don't allow toys such as balls tossed in water, squirt guns, etc., and no food allowed due to ants/bees, which makes sense). We have been very happy with the facilities overall too. Anytime we have an issue or repair needed, it has been resolved quickly. And if we weren't able to pick up a package due to travel, etc. they happily dropped it off to our door. The townhouse has been very comfortable for our family. The leasing team has ben wonderful too. I have a hard time reaching staff sometimes during the day by phone and instead of leaving messages I just call back. But anytime I stop in the office they answer and resolve things immediately. Move in and move out paper work has been very easy and convenient. The staff are very friendly and willing to help and responsive too. Online payment of bills has been very convenient too. We had a fun time at the late summer bbq for residents too. We highly recommend Avalon at Lexington Hills. read more

We have enjoyed living here this year. The maintenance staff always gets back to us same day and the people in the office are friendly. My huge hesitation for giving a better review is due to the vast fluctuations in rental increases in the apartments. There are many amenities that we have taken advantage of, but I would just say be prepared for a huge spike in rent after each year. read more

I have lived here 5 years. I could not be happier. The apartment is large for it's value. The complex landscaping is beautiful. They have a security guard on the grounds at night, so you feel safe. The pool is a nice size and plenty of chase lounges to relax on. Great spaces for entertaining your family and having cookouts. The maintenance people are fast and thorough. It is clean and well taken care of. Great in the winter time, they plow right away. Great walking paths and bike paths. Even a dog park. I would recommend Avalon at Lexington Hills to anyone who wants to live in a great town outside of Boston. read more

My fiancee and I moved here last week and so far everything has been great. The staff is extremely welcoming and helpful, maintenance seems quick to fix any issues, the shuttle runs efficiently to get you to and from Alewife, and the location in the woodland reservations is great for getting outside for activity. We are on the top floor of the brick building, so no possibility of noise from above, but we do have neighbors on the sides and haven't heard them in the first few days. Being able to have a pet and the direct shuttle to the city are huge pluses. read more

Worst place to live. My upstairs neighbor is extremely inconsiderate and noisy. They make loud and lousy stomping noise and with the bad construction of the building the floor trembles with each stomping footstep. I know exactly when they are home and when they are out of town by the quietness and the noise that comes from the unit, which I cannot careless to know. The worst thing is that the unit upstairs has the most strange schedule that they don't sleep at night or they get up at night every 2 hours during the night. Their heavy walking steps/stomping manner of walking shakes the floor of my unit and wakes me up every night. Ever since I live in the apartment, my sleep pattern as been following the strange schedule of the people upstairs. The apartment management is the worst I have ever dealt with. They would entertain you by telling you that they have spoken to the neighbor; however, there is not a slightest change in the noise. There can be many possibilities for their ineffectiveness but there are discrepancies in the stories that different management personnel told me. It appears to me that they didn't talk to the neighbor because they did not want to upset them. Basically, the management will not help you to make the living condition more tolerable when they know nothing will affect them when they "DO NOTHING". This type of noise transmits only to the unit below. If it only affects you and not others, you just have to accept the bad luck you have with the noise neighbor because the management will not care about you. All they care is that they have as many as the units rented out. They might offer you to move to another unit but the move will be on your own cost. One of the persons in the management office actually told me the most laughable thing. He said that the most we can do (as a "favor") for you is to move your deposit from your current unit to the new unit. That was the dumbest thing I have ever heard. Deposit was meant to be returned after one moves out of the unit. What kind of favor was that? It just shows that they cannot careless about the people live in the complex. All they care is getting their money. I would never recommend this place to my friends and family. In fact, I have already told my colleagues who asked me about the complex not to even consider this place. It is a terrible place to live. If you don't have extra budget to move twice, you would have to suffer through the lease terms. I can't wait til the lease is up and move out of here!! read more
