Was here for a tour so this is a review of the tour experience and of the space we toured. We arrived at 4:29 pm for a 4:30 pm, early but not unreasonable. The office team was unprepared and for some reason, rolled their eyes at me and my partner for asking for our scheduled tour. Before heading out of the leasing office, our tour guide and the other woman in the office were laughing and making fun behind the backs of another group that came to tour which felt wrong. I didn't feel comfortable with that. We leave the office for the tour and our guide does not talk to us and is 50 feet ahead of us without turning around to make sure we were following alright. Then, we get inside the unit and she immediately gets on her phone. Whenever we had questions about the closet or appliances, she seemed annoyed and gave very vague answers. The space itself was clean but the ceilings felt really low which made the space feel smaller. The place was also very hilly with lots of stairs to get to the fitness center, etc. Parking was affordable compared to other places we toured at first car free and 85 for second car. Decent space but I really did not enjoy the experience of interacting with the office so it'll be a no for me. To top all this off, I keep getting automated emails saying I missed my tour appointment and that they'd love to show the space to me. Guess the office never even bothered to check me in. read more

I would strongly caution anyone considering living here. We have experienced a severe and ongoing mouse infestation that management has failed to properly resolve. We have seen multiple mice daily, including mice running rampant throughout the apartment, climbing on furniture, getting into food, and even being found in beds while our children were sleeping. This is completely unacceptable and has made the apartment feel unsafe and unsanitary. Despite repeated reports, videos, and evidence of the infestation, management has not taken effective action to fix the problem, yet still expects tenants to continue paying full rent while living in these conditions. Snacks and pantry items have been eaten through and contaminated, and we have had to constantly worry about the health and safety of our family. In addition to the pest issues, appliances in the apartment constantly break down and are not repaired in a timely or reliable manner, adding even more stress to an already terrible living situation. To make matters worse, after we contacted the city regarding the unsanitary living conditions, management escalated the situation by involving legal representation instead of working toward a reasonable solution for their tenants. Overall, this has been an extremely disappointing and stressful experience. Tenants deserve to live in safe, sanitary housing, and unfortunately that has not been our experience here. This place isn't necessarily expensive, but it's a trick, it uses 'market price' for Waltham, so it's $3,000 starting per month for a 2 bedroom, and they raise the rent every time you renew to the market changes, basically, they charge the absolute highest price they're 'allowed' to charge people before they will move out for somewhere cheaper. Regarding that, it's absolutely garbage, for 3k+ rent per month, you will feel like you're living in Detroit or something. My mom and I stayed in apartment 1005 for about 2 years, we've been dealing with a serious infestation of mice, fruit flies, and house centipedes, among other bugs coming in and out, I didn't know it was possible to have this many pests at the same time, especially in a small apartment. -Our neighbors play very loud dance music, sometimes all day until 1 am, they play the most annoying music I've ever heard and it's so loud you can hear it from anywhere in our apartment -Little kids play in the depressing parking lots, they will mess with your car, my mom's car got dented and her back windshield was completely shattered one night, also they scream the n word sometimes and call each other homophobic slurs -The people at the front desk are useless, but they put on nice smiles, they don't really know how to use the "system" clearly, it's like, you ask them to fix something and they say 'it's all digital but I'll pull it up' and then 'I can't access it' then 'I'll call you when I get it' but they just don't call, they don't fulfill any promise unless you bother them over and over again -The sink clogged multiple times, and it becomes rusty, the garbage disposal is also just plastic garbage and food will get stuck The dishwasher also broke and had to be fixed multiple times, as well, it was even overflowing, our kitchen smelling like sewage has been so much more common than you would ever expect. The washer and dryer combined system also completely broke and had to be replaced, TWICE, they apparently didn't update the appliances in our apartment, they keep saying we have 'the old model' and replace it with something even cheaper The toilet paper holder broke off the drywall as well -The garbage workers are currently on strike, leaving the dumpsters overflowing, there's a seagull swarming it. But to be fair the garbage bins have already been overflowing for so long, you can see it every time you leave, and smell it from any of the apartments, it's genuinely disgusting, that's why we have so many mice.. you can also see huge swarms of flies around them! You pay 3k for rent and walk down the sidewalk to be attacked by dumpster flies -there's a guy who sits smokes an impressive amount of weed, sitting in his car in the parking lot, many nights we've been able to smell it from the vents -there's a recycling bin, two of them, but both are near the leasing office, if you live where we are, it's about a 5 minute walk to recycle anything -the pins on the door hinges come off very quickly, we had to buy a hammer to keep up with this weird maintenance, also they're covered in this black glue? I suppose, and white paint sloppily all over them when they painted the door, but there's this sticky substance covering every door hinge -there's also pins in the closet doors which will come loose, or tighten, for some reason they sometimes do either, they need to be twisted every so often or the door won't close properly, we had to do this like every 2 months As for the mice: They would come from the electrical closet, which we have no access to, you need to call maintenance to open the closet which is just so stupid, they really know how to facilitate and grow the mice population here! It feels like they do it on purpose lol They also like to hide near the dishwasher and washing machine for some reason, as well as the furnace, basically every area small crevice you can't access, you will see mice, it's not like, a cleanliness thing, they will come out, we've caught so many, they refused to let us use an exterminator. Instead they gave us a lot of snap traps, glue traps, and plugged up holes in the sink. It frustrates me to no end how lazy they are with it, no one on the ladders cares that the place has mice, when you point it out, they put down some traps that don't even affect the nest. Basically, please avoid this, I can't imagine a worse place, and I've learned so many lessons over this time, this place has been taken over by mice and flies, it's been taken over by some greedy investment firm, too, the appliances are like paper, they break constantly, also your stuff will get covered in mouse poop, you will be annoyed by music, flies, smoke, and mice every day. This apartment is seriously dehumanizing, and they charge utilities separately, at their rates, which are much higher, imagine all of this, like living in a ghetto, and paying over $4,000 per month for it, if you want that, then be my guest, I'm sorry but please do not rent here. read more

The property is there for many years and some rooms has recurring mouse issues. Once a mouse entered a place they would dig through a wall and come repeatedly. Some has this issue some don't. If you get lucky and get one with mouse good luck. Keep all your food sealed in plastic container all the time. They will apologize and give you mouse traps and send pest control but the problem never go away. If you move in, pay attention to any yellow gel that used to seal walls. They are likely used for blocking mice hole. read more

Save yourself time, don't rent here. They will abuse your trust, and raise rent to force you to move after a year anyway. There is no community, only a set of young over zealous agents who don't fully grasp customer service. Leasing consultants will ignore you after you sign the lease. Community does not meet the advertised 'non-smoking' as there are numerous residents who smoke daily. The staff will intrude on your apartment without notifying of their entry which is required under the terms of the lease. The managers will raise your rent by 30% yoy without blinking an eye and tell you how they're above your request because they went to college. Somehow this is relevant to a customer service request, clearly someone missed the hospitality courses a little too often. read more

I have been a longer standing Windsor Village resident that has referred friends to move into this complex and overall had a good experience. Over close to a decade, I never had any upgrades or enhancements to my unit outside of a white plastic fence replacing the old wooden fences, but each year would receive a substantial monthly increase for rent at renewal time. Overall, I would weigh the pro's and con's of moving and would determine for the extra $100-$200 per month increase I was receiving, it didn't make sense to move my belongings until the purchase of a home. This year which happens to be the year of Covid, I was thinking of staying one more year here at Windsor especially since rent is down in the market. I ended up getting my renewal letter and was shocked to see another $150 per month increase for my lease renewal. Considering many people are out of work, took pay cuts, and the number of vacant units on the property I was hoping this was a error. I reached out to the office to learn if the renewal offer was correct as the same exact 2 BR units near mine on their public floor plan page were being rented at $2,050 per month compared to my renewal offer of $2,503 per month. Personally, I felt this disconnect of reality and their offering was too substantial to re-sign the lease. I was told by of the office the same lines as year's past that Corporate does not allow them to reduce leases or keep them flat so need to increase despite the rent market. I was told I can move to another unit and save monthly rent expense which defeats having to move furniture which results in some damage to your property. I was told my unit was high because I have a great location which ironically was the reason I moved to this unit as it was the cheapest at the time when I moved in because of its bad location being opposite end of the complex, no views, tons of steps, and never parking. Regardless, I was very disturbed when I told the office I can't re-sign the renewal paying $500 per month more than my brand-new neighbors and the office posted my unit on their floor plans page. When seeing my unit being offered to a new resident for $500 per month less, I was severely disappointed. I understand Windsor Communities is a very large organization and owns lots of properties, but you should still care about your residents and treat them with more respect as they helped the organization grow to where it is today. If you are planning on living here for a one lease term, I would recommend Windsor as a place to live. The proximity to major highways for ease of getting around New England is great and does offer its residents a relatively quiet feel. The amenities are nice to have, and the office does cater to new residents. If you are looking for a spot to call home for a few years, I would encourage you to look elsewhere as the renewal process alone will drive you nuts. It is unfortunate this is the actions their corporate office takes as many of my neighbors who have recently moved out all were having a similar experience. Quick math when looking at the Renewal Offer of $2,503 per month or what they are offering a new resident of $2,065 per month is reducing their cash flow by $5,256 annually not including time this unit is vacant, maintenance personnel time to paint walls and update the unit, etc. Would strongly encourage the corporate management team to review their renewal process as too many once neighbors of mine who had a nice Windsor experience living here left with bitter tastes considering these actions and stress of dealing with the renewal process. read more

Let's update this review as of 09SEP2021 (our last day) and today's date 26OCT2021. WARNING: WHEN YOU MOVE OUT, TAKE A DETAILED VIDEO OF EVERY INCH OF YOUR APARTMENT AND MAKE SURE YOU CAN TIME STAMP OR PROVE THE DATE TIME YOU MOVED OUT. Why? We took excellent care of the townhouse. I'm glad I took an 8 minute video of every nook and cranny, then handed in our keys and FOB. We then had an associate in the leasing office email us a confirmation and receipt we paid everything we had to, and returned our keys. 10 minutes after my video timestamp. this is important. 2 weeks later we got our final ledger. Apparently we had a damaged carpet? Which was funny, because the photos they took were grainy, small - and did not resemble anything from our move out video. They charged us 969$ (from oue 1200$ deposit) for a replacement. Everything else was in EXCELLENT shape. I tried calling to challenge. No one picked up, nor called me back when I left a VMAIL with the central phone office. I drove to Windsor and asked to speak with the manager. I didn't want to go the legal route (and I learned early on I could've - for 3 times the amount of my deposit). Upon speaking with the Sr. Leasing Mgr, she agreed that this was NOT my carpet and it must be a mixup, and confirmed in a follow up email too and told me we'd receive a refund. Surprisingly, I'm not the only review like this. I'm glad I took that video; this office does not do its due diligence to make sure they're not making "mix ups" PROTECT YOURSELF. DOCUMENT EVERYTHING or they'll find something to keep your deposit. they couldn't even prove the carpet was replaced in my unit, nor would they show me the damage. In the process of moving to Boston and this was on my list of places to look at. Called and talked to a representative and they had said that they were willing to do a tour for a one bedroom. I fly here on a business trip and drive up just to be told that they don't have any available one bedrooms to tour but still wanted to rent to me. They offered a tour for a two bedroom. Is this not the classic bait 'n switch? They specifically said they were willing to tour a one bedroom and then all of a sudden I get here and they don't have any available to tour!! We recently moved from Windsor Village after living there for nearly 5 years. We started off in a two bedroom townhome and later moved to a three bedroom townhome. We loved the layout of the units (units are definitely not updated like advertised), access to a pool (although it's not heated, so not pleasant in early summer), and the fenced in patio space. We lived down towards Hardy pond, which may be a nicer/quieter area of the apartment complex. We had good views of the pond and sunsets. Rent: We spent $2,500 on monthly rent for the two-bedroom and $2,600-$2,900/month for the three-bedroom. Rent went up by $20 from 2015-2016, $70 from 2016-2017, $155 from 2017-2018, $140 from 2018-2019. You should factor in a 5-6% increase in rent every year. You'll also have a $7-$10 fee added to your monthly rent for trash removal. Utilities: Utilities are pretty expensive. I don't think the homes are very heat or AC-efficient, and they really do charge a lot for water. For the 2 bedrooms, we spent $60 - $170 for electricity, $20 - $80 for gas, and about $100 for water; and spent more for the 3 bedroom. Some of the AC units are super old, which means they don't work well and they are very loud. Like other reviews mentioned, the upstairs is going to be hot in the summer, no matter how much you run the AC. They told us for years to keep the downstairs vents closed to force cold air upstairs, but turns out that results in mold issues in the vents, so they changed their guidance on that... Residents: This is hit or miss. You'll see a lot of young couples, young families, college students (3-4+ living in an apartment), and multigenerational families. Maintenance: They are pretty responsive and some of them are pretty awesome (Will is the best!). But the quality of the workers is variable. A few of our neighbors have mice/rats(?) in their apartments and have had this problem for months. Maintenance set up traps for the mice, but it has not fixed the problem. They tell them to keep their kitchen clean, but I know that's not the issue (the homes are pretty clean). We have fortunately not had a mice problem, but I'm guessing this issue is common in the community. You'll see little black boxes to catch the mice around the community. Pets: There are a lot of dogs at WV. It's very pet friendly. At times, there can be an excess of pet waste. There is a dog park, but it is in an inconvenient area of the apartment complex. If you have a pet (not designated a service animal or ESA), expect to pay a pet deposit and monthly pet fees in addition to your rent. Snow and Plowing: WV is pretty efficient with plowing roads and shoveling sidewalks. There is no garage parking, so you have to shovel yourself out. Parking: Parking can be an issue. If you get home after 6:30PM, it will be hard to find a convenient space. Cars park illegally as well and I have never seen a tow truck on the property. One time, my car was hit while I was out of town. No note was left. I asked the apartment complex to send an email out to residents asking if anyone had any information. The apartment employees said they would, but they never did anything. They were very unhelpful. I think this unhelpful response is pretty typical given how many of my neighbors have had issues with car vandalism in the community. Apartment staff: They are professional and very customer service-oriented. They offer some resident events throughout the year, which are sometimes fun. One of our favorite events was a beer tasting with soft pretzels and hot dogs. They also have paint nights, catered Mexican food with margaritas, pool parties, etc. They really do try! Safety: We've never had any issues with theft or vandalism in our apartment. There was a fire in a building in 2017 that spread really quickly and took out a few units. It could be that these buildings are old and do not have all the newest safety features (fire walls?). We purchased a fire ladder for our apartment after that incident. There is a real issue of speeding in the complex. It's sometimes dangerous to walk on the roads. Move-out Process: When we moved from our old unit, our entire deposit transferred (i.e., nothing was taken out). They told us we didn't need to clean the apartment too much to get our full deposit back, which made the move out process easier. We received 100% of our deposit back with no issues. When we moved to the area in 2015, colleagues recommended Avalon at Bear Hill. Avalon was more expensive and they supposedly raise rent a lot on residents. But they have garage parking, nice, updated units, and a more selective group of residents (college students will be priced out). There is also a lot of new construction around the area, so there are probably more options now. read more

Very bittersweet to have moved out of Windsor Village this weekend after almost two years of residency. I had serious reservations about living in a condo community, and some previous Yelp reviews left me weary as well. But after the short time we lived at Windsor I felt like I had to come back on here and make it known how awesome the team at Windsor really is. My college roommate and I found a third roommate that we wanted to live with that over time ended up unraveling and turned our lives into constant chaos. When the end of the lease was nearing, our other roommate did everything in her power to make the process as complicated as possible, from trying to end the lease early, to not taking care of repainting her bathroom to the original color, not fixing up her small damages around the place, didn't even pay her full portion of rent the last month and then was trying to take the security deposit and run. The ONLY thing that kept me from having a mental breakdown during all of this was the team in the leasing office. They upheld their end of the contract just as my college roommate and I held ours, and they made dealing with our other tenant as simple and sane as possible. They were always available and timely with communication, they were honest and understanding with our bizarre situation, and they truly made what could have been a disaster of a transition as seamless as I could have dreamed of. I also have to give a shout out to the maintenance team-- there were only a handful of times that we needed things fixed or replaced but when we did, those guys were quick and efficient. No BS, just got the job done. Before you think signing new lease with the apartment, please read my recent experience with the Windsor Village staffs. Without any prior information I got a phone call shutting down hot water service right at the moment they turned it off. The staff mentioned that it would come at noon. Still nothing was fixed until 1pm. On calling the office, I was told that hot water would come back by 2pm( great sudden change in the statement, from noon to 2pm, without any consideration of the inconvenience the residents have to face). Now instead of the hot water being restored, maintenance cut off the entire water supply of our apartment. At this emergency situation, we were forced to stay indoors without any water supply. On calling the office, they even did not bother to respond to our calls. The staffs cannot handle situation with their maintenance. They are very much disconnected with their maintenance and the staff members are very much negligent in their communication. I can guarantee you would surely repent from signing a lease with the complex. You can definitely find much better complexes in the neighborhood, so BE CAREFUL, if you finally decide to move in here. read more

Let's Start off with the good things! This is a convenient location to alewife, as well as to 95 and several grocery stores, the apartments are lovely for the most part. the area in the complex was decent and well maintained. The maintenance staff for every interaction we had were amazing. The Middle of the Road Things! They will try to hike your rent by ten percent every year, without providing additional amenities. Don't Panic! This is car salesman negotiation tactic, tell them to that's insane so they can go talk to the manager, and give you the "actual" price. Your walls are paper thin, I hope you like various kinds of music, and your neighbors sharing their view on what you and your partner are discussing. this can be a plus or minus depending on your relationship with them. The Bad.. Or Why Is this Worthy of Only One Star Your neighbors are a crapshoot. chances are you are getting the worst of the worst here. May the odds ever be in favor. This a no smoking complex, All smoking is prohibited. From my interactions it appears that this complex is a smokers dream. It takes an inordinate amount of proof that is placed on the resident raising the issue to get anything even acknowledged about this. Just to be clear, the typical first reaction from discussing with several residents was "Do you want to move to another apartment?". So instead of enforcing the lease, you want to inconvenience a family and cost them time and/or money to solve an issue that is rightfully the leasing centers. I believe John McCain said it best during a debate with Obama "Horse Shit!" This leads into discussing issues with the leasing center The majority of people who work at the leasing office have a superiority complex, refuse to help, or follow their own set of rules. They don't like when you bring up issues as it gets in the middle of their day doing whatever it is they do. At the end of the day,Windsor village may be going through a tough time with covid but there are problems that needs to be sorted out. It can easily be a gem in this area. There is so much potential here if you sort out the idiots. A village should only have one, not a whole gaggle of them. Work on enforcing your leases and get training for your staff. Im sure other people have had better experiences then this, and i hope they post, and give a good light on this, but i certainly cannot. read more

Renter BEWARE! I would go elsewhere! If you stay here be sure to keep note of EVERY service call. Pictures of EVERYTHING prior to moving in and leaving. These people are not only taking our whole deposit, but also for the most unreasonable reasons. Pictures are posted!! Please look!!! They are charging me for a whole new floor upon moving out for an already admittedly (emails to prove) old floor. There were tiny little black speckles in 2 pictures and a black streak across the floor in another which looks like it could all be wiped up with a magic eraser or mopped. They are claiming this floor is now UNUSABLE. Everyone I have showed these pictures to says that is NORMAL wear and tear. But they already admittedly gave us an old floor and saying WE made it unusable. We had a mold issue and had to stand our ground on them hiring someone to clean the outside and inside the ducts!!! They were just going to change out the vent cover only!!! Then told us not to shut our vents and this wouldn't happen. But they were the ones telling us to shut the vents in the summer to supply cool air upstairs. This apartment has very POOR insulation. Be prepared to buy heaters to keep you warm downstairs in the 3 bedroom apartments and upstairs. It's freezing cold in winter and blazing hot upstairs in summer. I have two small children and nothing could be done. We only got blamed for the occurring issue. We could only have our couch in one area in the winter to stay warm as it felt like there was no insulation in the flooring. Just straight cold air coming through the walls and floor. Our light bill stayed at 300 + because the unit never cuts off unless you turn it off yourself. We got shocked a few times turning on light switches before maintenance finally came out and fixed it. STAY AWAY FROM WINDSOR VILLAGE. Hi, I want to share the most recent review on this complex. Since we have moved into this Apartment in August 2021 we have gone through so many awful days with the management. I am trying to inform any potential renter to stay away from here. I don't want you to go through any of this. This is how I list the struggles at Windsor Village: 1. Upstairs Construction - 2 units - each for 3-4 weeks Less than 3 months from our move-in, the units above us went through remodeling. We were NOT EVEN INFORMED BY THE MANAGEMENT before they start demolishing the walls. I almost had a heart attack, one morning when they started their loud operations. Starting from 8 am, we had to go through awful noises and the whole unit shaking as a result of removing walls and floor, etc. The management had zero interest in accommodating us. After tons of calls and emails, they offered an empty apartment on the other side of the village, WHICH HAD a BROKEN HEATING SYSTEM. I had to move some furniture and work stuff to that apartment, but I could not live there even for a day. It was super cold, and inconvenient. All these happened when I was preparing for an important exam from home, which put lots of stress and time/money waste. My emails and calls to management (Mr. Mike and Chris) were not taken care of. I have a 2-page timeline of my calls/emails which were barely taken care of. In less than a month, another unit went through remodeling, and I had to deal with the whole noise/shaking again. The lights on our ceiling were blinking, and the bedroom ceiling became saggy during their operations. Also due to their negligence, water was coming out of our ceiling and damaged the carpet and ceiling. I have attached the images here. *** If you think that we were unlucky and this will never happen to you, study the number of remodeling requests at the Building Department's website. Calculations: (60/400)+(60/400) = 25%] 2. Building Department and Health Department Inspections to make the management do repairs The management DID NOT take care of the ceiling problem, so the ceiling stain became larger and larger, and the drywall started to pill off. Despite my calls and emails, I had to ask the Health Department for an inspection. Within hours of the health department's report, the maintenance showed up and fixed the painting. I also had to have the building department check the bedroom ceiling since it looked dangerous to sleep under. These calls took a lot of time and energy from me. It was Thanksgiving time, and I was alone in the town due to the high workload. You can not imagine how stressful it was, to live in a house with all these problems. 3. Upstairs Heaters Placed in Our Unit The upstairs' water heaters are located in our apartment! So the maintenance has infinite visits into our apartment in case of any water problem, whether it is on shutting down the water or the water temperature. Once we were renting this apartment the management (Mainly Chris from the leasing office) gave us NO information on this issue. There is a locked closet in the living room that the furnaces are located inside. But that is never mentioned orally or on the floor plans. Talking to one of the maintenance guys, they confirmed that this is the problem ALL one-bedroom residents have, and the management ignores it. I m attaching a picture of it here. BUYER BEWARE I lived here for 1 year and after 1 day of moving in...I realized I made a big mistake. I never wrote a terrible review, but I feel so strongly to do this, I don't want others to make the same mistake I did. Here are the things I found wrong with this place: 1. Rent is wicked expensive. If you break your lease early, they charge you. 2. They nickel and dime you! You have to do an inventory of all the things that are scratched, broken, stained within the first week you move in, but they don't tell you that when you are signing the lease. Then, if you scratch, broke or stained anything, they will charge you like crazy! And there is a laundry list of stuff you need to do before you move out: clean the inside of the microwave, vaccuum, clean counter tops...basically make it look like no one lived there...probably because they don't want to pay for a professional cleaner. 2. We had north american COCKROACHES for 2 months! I was furious, we first moved in, we had major infestation...took 4 tries from the insect inspector to come in and fumigate the house. I asked Windsor how may other units would have it...she said 20%. That's about 200 units in the complex that have to deal with this issue. 3. Walls are paper thin...If you live on the first floor, say goodbye to a good night's sleep. I can hear my neighbors upstairs, fight, stomp around, play their terrible music, have sex, do laundry, dishwasher, I know their whole lives based on their sounds, and i wished they didn't exist. 4. I'll spare you a long story, but go in with a low ball price. Def. shop around there are other apartments on Lexington Rd. Right now rent is 1350.00 for 1 bedroom, beware electric is wicked expensive, we didn't use our heat all winter because it was too much money..pipes froze. 5. Parking is terrible. If you own a nice car, you will probably have dents in it because parking is compact. In the winter time, the plows come and plow snow into the parking spots, sometimes piling snow up on your car making it a cumbersome task to shovel. 6. If you decided you still want to move here despite my many complaints...Read up on www.apartmentratings.com, the former tenants reviews just reinforce my visceral hatred for this place. 7. The 'real estate agents' are uncooperative and unprofessional, or just inept at their job. We have been keeping a paper trail for our complaints about our finances. A. The day we were moving in, we said we came to get our keys, we didn't know we had to get a packet. The agent just gave us our keys without checking our background information. Don't they have a check list to follow?? A. Keys B. Packet C. Copy of lease. Luckily the cockroaches prompted me to probe about policy and they condescendingly asked if i looked at the 'packet'. B. They are terrible at communication, generally, uncooperative with us. We are moving out and we are told by Windsor to give them three months notice. So, we go into the 'Amenity Center' to give our notice, but we were told we would get a letter in the mail that would allow us to check off that we were moving out. We got a letter, but it was telling us we needed to renew our lease! Not the letter we were expecting. We had to go back to the amenity center and TELL them we are moving out and gave them plenty of notice the first time. They don't fill in the tenant on the ending of a lease process. C. We have been doing direct deposit with them...but they neglected to tell us that they don't direct deposit on the last month of the lease rent....so, we get an eviction notice saying we had 2 weeks to pay or we get kicked out. They are so hospitable. So, we went back to the amenity center to clear this up, they ask we leave a check. D. We are at the end of the last month we are here and we can't move into our house yet, so we are paying for half a month. If you stay 1 month past lease, rent goes up 300.00 every month. We found out Windsor DOUBLE CHARGED US RENT! 8. If you still want to give it a shot, do not buy into their "Amenities Package" 350.00 for the use of their tiny gym and pool. You can't bring guests in for free, you have to pay a fee of 5 bucks per person to use the pool....There is a huge YMCA less than a mile down the road. 9. Windsor Village made it on the news in August of 2008...because an exhibitionist was appearing in peoples windows and screen doors peering into their apartments. Most recently, as of August 2009, he appeared again, there were several instances of an exhibitionist. Windsor sent out a flyer warning. I have mixed emotions on Windsor, here is why. Location is everything with the Windsor Village. Living in Waltham is an easy commute to the Boston and Cambridge area. Burlington, Woburn and Needham are all bearable by car. There is also a commuter van to get you The Alewife Train station. It is not an inexpensive bus pass either, but it does somehow squeeze into the apartment parking lot. There are a few bus stops in the community in convenient, but in the way of traffic places. I'm surprised there hasn't been collision yet. Maintenance will fix things in a timely manner, I've never had any problems with any office staff, except for one employee who didn't seem to like me. I never had any pest problems. The apartment will be cold during the winter and hot during summer, because of a lack of siding. The pipes are old a break during the seasonal changes, they also left a red tinge in my shower. I wouldn't drink the tap water, they are starting to charge for water too which might fix both problems with new pipes. I moved into Windsor blind, without checking the apartment, because it was apart of my old community. They never changed the rug, which was in pretty bad shape to begin with. The rent went up every lease term, which is a larger Boston Metro problem. If you're new to the area expect to pay city taxes on your car. You'll also have to pay to have a friend use a normal parking spot if they are staying the night. There is guess parking, but the spaces are so small and they might be far from your apartment. You will get towed without a pass, I did and the office will not help. There are hills everywhere, the layout is funny as well. It is so spread out, that you'll sometime have shovel your self out after a major storm. Having a washer and dryer is great. The noise level is high between apartments, I'm used to it so I wouldn't complain. But if you're a light sleeper, this place wouldn't work for you. It is great for kids and big dogs, I don't have or like either. I really would give Windsor three stars if is wasn't for the people. At the end of my lease, the online payment system took two rent deposits out of my bank, I'm lucky I didn't go over. There was a glitch with the system, because I've paid online for months without a problem. They did give me my deposit early to make up for the inconvenience and returned the double payment after I complained. However, during the move I dropped my signed deposit check outside of the apartment, and a maintenance person returned the check to the office making my day. I also left a few items behind by mistake during the move and the office kept them. In summary nice office personnel , but a below average apartment for the money. read more

We lived at Windsor for about two and half years and recently moved out. We loved the space when we first moved in and had a great experience with our leasing consultant, who is no longer there. I would give our overall experience about 3.5 stars. The apartments are dated (unless you get a renovated one, but we did not) and things break pretty easily. In the first few months of living there, we noticed that the blinds broke off super easily and we had constant problems with our washing machine. Maintenance is great, though! They were always super kind, timely and respectful. We never had a problem getting something fixed, although the fixes tended to be short-term solutions. Once we were there for about six months, some of the charm of the space started to wear off. Keep in mind the walls are very, very thin. You will hear your neighbors all the time! This is inevitable, but important to note. It is also hit or miss if other tenants obey the no smoking protocol for the complex. Our downstairs neighbors towards the end of our stay did not, and our apartment reeked of smoke constantly. I did report this to the leasing center multiple times, but the most they did was send an email to "remind the tenants of the smoking policy". For what we were paying in rent, we did not feel like the amenities and space were worth the money. We stayed out of convenience in the pandemic because they did not raise our rent when we renewed our lease last year. The gym is also rather dated and definitely needs new machines. Parking is a mess, especially in the winter. Even though the leasing center threatens to tow cars, they clearly do not because some cars stay parked in the same spots through snow storms and really the entire winter season without moving. This causes problems with ice and is very disrespectful to the tenants who actually follow protocol. We always cleaned up after our dog, but many other owners do not so once the snow melts there is dog poop every few steps. I think the complex is so large that it is hard for Windsor to manage these issues, but for what tenants pay they should really do a better job. Overall, we had an okay time living at Windsor! The staff and maintenance teams are really great, but the property is so large I think sometimes small things that you notice when you live there day to day are ignored when they need to change. read more

I lived here for 9 months and had no issues what so ever. Requests were met on time, safe, spacious. Yes parking can get a bit crazy at times but that is everywhere i guess. Although I must say that the lady at leasing office(you know who you are) can be quite a B****h at times. She refused to show me her policies, made up some of her own to mint some extra $$. I've lived at Windsor village for about 10 months and it's a pretty good place to live. I haven't encountered many of the problems that some folks are talking about. Parking looks to be an issue near the entrance of the property, but up the hill I haven't had any problem. I've had NO issues with bugs and anytime I have a maintenance issue the Windsor staff has always acted promptly and professionally to correct whatever the problem. I did purchase the amenity package...it's a pool and a gym. I don't have to drive anywhere and they perform regular maintenance on the equipment. It isn't fancy, but it's nice, works and works well. There is a shuttle service that runs daily (multiple times in the morning and afternoon) from Windsor Village to Alewife in the morning and from Alewife to Windsor Village in the afternoon. The cost is $50/month as of this post, and it's very convenient. I don't hear my neighbors to my left or right, but I can hear my downstairs neighbors bass when it gets cranked up. I have no idea if they can hear us, but it wouldn't surprise me if they heard my elephants. A good attitude and a little communication can go a long way though. I've found the staff to be courteous, professional, and knowledgeable whenever I go to the office or see them on the property. Additionally, they usually put together a neighborhood party about once a quarter which all the kids seem to enjoy. I was almost deterred from moving here because of the online readings I did. I think I found one post that had a positive outlook and it was the most recent post I could find. That's the one that led me to, at least, check the place out. This place is definitely worth a visit so that you can decide for yourself, but as for me I'm glad I moved here. read more

I have lived in Windsor Village for 8 months now, and I really like it. I will agree with some of the comments about price, because WIndsor is expensive and does have quite a few additional fees, but I believe you get what you pay for! The apartments are beautiful and completely updated. Each apartment has its own patio for outdoor space. The maintenance people are amazing and always come within 24 hours to fix things. Parking is not as big an issue as others say, you may just have to walk a few more steps. Windsor Village is one of the few pet friendly apartment complexes in the area. The pool is incredible, the gym is nice, and the location can't be beat. Don't let the haters turn you away, it' a great place to live. read more

I lived at WV for about 2 years and had a decent experience. It's a big apartment complex, it's going to have issues. I could have done without all those days I spent without hot water as they tried to "fix" the hot water heater before giving up and replacing it, but as a whole, the apartments are decent, parking isn't that bad depending on where you are, the pool is pretty nice, the gym is convenient if you're into that sort of thing and, most importantly, it's pet friendly. Do you know how hard it is to find a pet-friendly complex!? Pretty freakin hard. Their rates aren't that bad, either. It just tacks an additional $50-100 onto your rent, depending on size and number of pets you have. So if you're looking for a place to move with your two huskies (seriously, there was a family that had two huskies. Not many apartments would be cool with that), this isn't a bad option. I love living at Windsor. After spending seven years living in Boston/Somerville, the complaints I read on here seem laughable. You think this is noisy or parking is hard? Try living one year in Boston for the same price and you won't be complaining. I love having my own entrance, my view of hardy pond, nice light fixtures, the pool and friendly neighbors. I live in a one bedroom and we have a sitting area out front on which I sit out on after work and relax. I also keep my plants out there. There are even freaking bunnies hopping by so it's pretty picturesque. I highly recommend this complex. read more

The air conditioning didn't work. At the end of the summer, still didn't work. There's a cord going through our apartment, & my kids & I trip on it several times each day. It was supposed to be fixed months ago, over the summer. It's December. They told me on the day I moved in, not before signing the lease that the plumbing was old. Oh yeah it is. We've had both toilets, & sinks overflow. I used to call maintenance, but they're so intrusive, I bought plungers, both for sinks, & the toilets. Also, the day I moved in I was told their gates can blow down if they're closed down, & they're $500. Why not tell these things before signing the lease. I was in the shower when a maintenance man came in, all the way upstairs while I was naked. I mentioned it to the office, & they told me the air conditioner, that they were supposed to fix over the summer, had somehow leaked into the apartment below, so they had the right to let himself in. I asked couldn't he have called or texted begore so that I could be dressed? No, was the answer. But that they'd only enter like that for emergencies. Then the other day, they came in without notice, for a routine filter change. We had boxes against the wall that didn't fit in storage that my son moved for me against the wall. Our Christmas tree was up, but our decorations were not on the tree, but all over the couch, because my mother is in the emergency room, & I haven't had it in me to decorate, because we're not sure what's going to happen. So during this routine call, they complained that the boxes looked messy, & the decorations untidy. I'm unsure why they care. There's no damage, it's just storage in our living room, & I certainly didn't expect anyone. They wrote they'll be back next week, & expect me to move the boxes, & make it tidier. I lived at the Ridge, & never once had an issue. I'm moving back there as soon as I can. The tiny laundry machine never works, & I need the dryer to go through 6 cycles for each tiny load. The dishwashers also tiny, & dishes often come out dirty. The recycling is non existent. I paid less st the ridge, there was ample parking, & loved it. It was smaller, but it cost less, & was never so problematic. They're actually coming back to see if my boxes are neatly stored? So rude too, no privacy, so intrusive. I wish I saw the reviews before moving in. I'm expecting the rest of the time here to continue being as hellish as it has been so far. Nasty people in management, a few great maintenance guys, but some awful, & almost never actually fix things. God, for this amount of money, im.getting my lawyer involved. read more

Will is a great maintenance manager and his crew is exceptionally efficient, polite and get the job done . It's nice to know if something needs to be fixed it's gets done the same day they showed up and started fixing stuff before I even finished the phone call I don't think it's possible to find a better maintenance team than the one at Windsor village. read more

This community is a scam, people are scam. They don't tell you this when you are leasing the house but once you do, they just care about the rent. The people in the leasing office don't care about your sleep. Imaging living in the house with banging, walking, stomping, thudding, etc kind of noise the whole day but still leasing office taking no actions instead blaming you that this is normal and you shouldn't be complaining about this. We asked for options, they won't decrease our rent to today's market rate, won't give us a new 2 bedroom home at the same price and will be very rude. PLEASE, if you love your sleep, please don't ever lease over here. The noise continues from 7 AM until 3 AM. Just IMAGINE!!!! The leasing office doesn't care! Especially, if you encounter this two person (Tanya and Angelo), hang up the phone!!!! I have so many videos to post but it doesn't support the media. WORST WORST WORST experience ever! The rent went up every lease term and the maintenance was never done. In fact, smoke detectors or central air filters haven't been changed in two years. Now, the current tenants aren't picking up after their dogs and snow removal arrives late, so dig yourself out if you are lucky enough to find a parking space. read more

My boyfriend and I have lived here for four months. (Feb 2014-Present) During these four months, little kids bang on our doors and irritate our dog, not to mention people park wherever they want with no penalty. My boyfriend and I, on THREE separate occasions have been blocked in by cars double parking. We both leave at 5:15am and have had to wait until 7am to wait for that person to move there car to leave for work. The towing company that Windsor uses, RAMSEY'S, are CRAP. When we have called on those THREE separate occasions, they have told us it will take an HOUR to get that car towed. So basically there is nothing you can do and they just want you to wait for that person to wake up so they don't have to move it. And you cant call another company because Windsor has a contract with Ramsey's. Even if you call the police they don't do anything either. People park without stickers. Most town-homes have more than one family living in them so they take up the spots even though you are only allowed two cars per apartment. If we could get out of our lease early we would. We hate it here. The only good thing about it is the location. Which is only close to the highway, not Moody street. People also don't put there trash INSIDE the dumpster. They just leave it right outside the dumpster which the animals get at and then there is trash everywhere. The people are not friendly, besides out one neighbor who is 25 and keeps to themselves. The kids don't behave or don't know any discipline. Also, they take money from you for no reason. When we first moved in I was putting about $230 a week into the online portal so that when the month came, I would have the whole rent in there, if not close to it. Then, when the month came, they said I didn't pay my rent. They had been taking the money out the second I put it in. They said they thought I was paying for other utilities. They gave me back the money but it was just a pain to deal with. The apartments are big, but you have to put up with a lot of crap. It was a mistake moving here. DON'T LIVE HERE. read more

We loved living here! The staff was always responsive and friendly. Greg was our leasing agent and he made everything so easy for us - we loved working with him. The rest of the office staff are so nice and very helpful as well. Maintenance also took great care of our townhouse- a couple of times (one of them when our shower wouldn't turn on) we needed the on call service and they were able to respond quickly which was so appreciated. We've been here about a month now and think it is a wonderful place for what it is. It is not luxury living and doesn't pretend to be. But if you are in transition (we are moving from CA to Boston) and need a short-term lease, which allows pets, and is comfortable and convenient this is the place. The ladies in the front office are amazing, so pleasant and helpful. While this is an older complex the units are all updated and in great condition. The complex is on Stearns Hill, so there are steps up to most of the units and this being Boston, winter plays havoc on the cement, but the complex continues to stay up on the maintenance and repair. The complex is mostly quiet. As with most apartment/townhomes you hear some movement from neighbors walking. Because the units are older their are squeaks and groans, but we mostly hear nothing from our neighbors. Pool, playground, and exercise facilities are great. Parking is tight, but we've always found some within an easy access to our unit. Prices are actually very fair compared to other townhomes we looked at. Most important is the convenience to transit and local freeways (and my husband's job). Water and sewer are included in the price. read more

I've lived here a little over two years. Overall, I like Windsor Village and would recommend it to others. I haven't had any issues with parking, especially since they seemed to expand their visitor parking spots after repaving the complex. They also respond to maintenance requests quickly, and snow-removal is pretty speedy as well. You do have to shovel your car out a little bit, but that's reasonable given the New England weather. Pros: It's a big complex, but it makes me feel better knowing that other people are around. The washer/dryer was a huge draw, and even though I don't have a dog, it's nice to see people walking their furry friends around the complex. The apartments are big and comfortably sized. Personally, I also think rent is pretty high in the surrounding area and I can't believe I'm paying so much to live in Waltham, but given the prices of similar complexes though, this is the most proportionately reasonable property in the area for the amenities that you actually get. Cons: The one-bedrooms are noisy. I moved to the one-bedroom from a townhouse in July and can hear my upstairs neighbor yelling at her kids all day (poor kid), walking around, vacuuming (7:30am on a weekend, because that's clearly the best time to do it), and watching TV. I'm not sure how accessible the complex is if you need special accommodations--there are a lot of stairs and hills to climb over. Oh, and the house centipedes. Those spawn-of-Satan creatures are always showing up in my apartment, no matter how much I clean, scrub, and spray. I never had a problem with them the townhouse, but they pop up in the garden-level apartments pretty regularly. read more
