    Pros: great friendly neighbors. The maintenance crew is amazing and address issues promptly. Cons: 1. We've found ourselves living next to a trash heap. 2. Management has made it nearly impossible to reach the office. They require you to submit a ticket using their app. You cannot contact them by phone--even if there is an emergency. And if you're lucky and they do call you, you better not miss the call because you cannot call them back. 3. They've cut a deal with Spectrum where we are now forced to either not have internet or opt into their "technology package" which includes internet and TV (which we did not want). This package is almost double what we were previously paying for Spectrum internet. We've lived in Avalon for five years. When we were selecting an apartment, the management was super helpful and thoroughly explained the location-based pricing differences throughout the property. The units facing the tenants' dumpsters had a lower rent base rate because their view was deemed 'less desirable'. The units along the backside of the property had a higher base rate because it provided a nice view of the trees along Las Virgenes creek. They referred to this as the "Green Belt View." We selected our current unit because we adored the view from the patio. Well, the view from our patio has been an overflowing construction dumpster, stacks of garbage, and port-a-potties for a couple years now. This is a giant eye sore and we're embarrassed to have company over. The dumpster and portable toilets are sometimes behind the fence, but sometimes not. I'm not sure that even matters because 1) the dumpster is taller than the fence 2) the fence is fairly see-through. This attracts crow and critters that scatter the garbage all around the surrounding area. Lumber and buckets are often discarded for months outside of the fence. On several occasions, faulty smoke detectors have been discarded in the pile and the beeping pierces into our apartment. Construction workers often leave their vehicles parked behind our cars and we're lucky when we can find the correct person to move the vehicle. We recently inquired if our base rate still included the "Green Belt View" surcharge. An off-site renewal specialist confirmed that, yes, we were, but that we would need to connect with the on-sight management if we wanted it removed. The first inquiry we submitted in the app was closed without resolution. It took us over a week to finally get someone on the phone to discuss the question. They said that they needed to look into it and would follow up. A week later we still had not heard back. It took following up for three days before we finally received an answer: they would not entertain removing the surcharge because the construction area isn't located in the grass. Again, we were paying a surcharge for a great view, not access to a patch of grass. All we were asking is the same consideration that they give residents in units that are located overlooking the property-owned dumpsters. At least those dumpsters have non-see-through fencing. Pre-pandemic, the Avalon staff were friendly, accessible, and accommodating. Now, it's the complete opposite. They're cold, faceless, and unreachable. And with higher rent prices to boot.

I moved in late February 2020. I had to call maintenance twice, everything was back in order by the next day. Special shout out to Maintenance Supervisor Victor Gonzalez, whose professional skills will qualify him as the "Swiss Army Knife" of maintenance, was very diplomatic and kind in explaining how I got myself stuck in the handicap lift. I have secured parking plus plenty of guest parking. I have easy access to the Ventura Freeway without the noise and smog. Unlike the Los Angeles basin Agoura Hills provides fresh clean air and a sense of community with an emphasis on healthy living, education and family. My neighbors, of all age groups, reflect those values. I was originally looking into a 55+ community where I could maintain a home office and be close to my grandchildren. Then my son asked, "So Papa, what do you plan to do for the next 30 years?" As long as they are able to maintain the resort atmosphere and excellent staff, I can see myself living at Avalon Oak Creek's truly apartment homes 30 years from now.

Maintenance team is wonderful but they are backed up and take a while to make it out. Admin isnt there regularly. They are there random days and times. Calling their office is directed to a robot operator and there is no way to directly contact someone. Just have to hope someone is in the office. At midnight when your "moisture sensor" is going off leave 10 emergency requests on the phone through the robot for an hour until someone might respond. Looks nice until you live there

The property had some great community spaces and amenities like the multiple resort style pool areas and the gym. The property is situated in a lovely spot too-- nice and quiet with pretty views of the mountains/canyon all around and nearby hiking trails on every side. However, the Apartment Complex apparently uses the worst possible vendors available for all their plumbing repair needs. I just went through a 3 week plumbing nightmare where it took the Maintanence Team and their vendor plumbers over 6 tries before they were able to fix a bathroom plumbing leak as well as the two new ones left behind by the vendors' shoddy workmanship. I had recently moved in and within a few weeks started to notice a wierd smell in the bathroom. Eventually I noticed water coming up through the bathroom wood tiles and the smell getting worse, so I put a Maintenance ticket in to fix what I assumed was a plumbing leak. Maintenance visited, but waited a full 4 days before sending a vendor plumber over to fix it after the weekend. Once the plumber came, he explained it was from toilet water because the "wax ring" on the toilet was missing. He said he would sanitize and dry everything. However he did not actually "sanitize and dry everything". Instead, he removed about half the floor tiles, left them strewn across the sidewalk walkway in front of the apartment complex, then promptly walked away without a word to let me know whether he had gotten around to fixing the leak yet or not. Meanwhile, the other half of the bathroom floor remained floating in place on top of toilet bowl water, without being sanitized. I had to spend time tracking down a spare Maintenance worker to come and clean up after him, though I was supposed to be working for my own employer at the time. Over the next several days, the plumber took out the bathroom wall which had been ruined by the water, and put a fan in the wall to dry out the water. However, he failed to check for damage thoroughly, so I had to discover on my own that the wall on the other side of the bathroom wall had also been ruined with infected water, damaging an expensive travel bag of mine during the 10 day period that the plumber had been focused on one side of the wall. So I had to put another ticket in to fix that. Then another plumber came to fix a secondary "freshwater leak" they discovered while "fixing" the first one. However, he left without fixing the leak, again without a word as to why. I had to contact Maintenance again to learn that he needed to wait another 5 days before returning to do the job for some reason. Keep in mind, every time they sent a vendor to my apartment these plumbers showed up unannounced, asking me to explain what the problem was as if I was the Maintenance Team Manager. These visits ate up my time, which is actually not free as I was hoping to use all of it to instead do other more pressing jobs, like the one I get paid for. The 2nd vendor plumber then returned to do the job, and because I wrote to complain to the office they put me up in a hotel for 2 nights since the work left me without a working bathroom. When I returned to my apartment two days later after the job was supposedly done, the bathroom floor seemed dry, to my relief. However, the vendors also managed to leave behind a few other surprises, like: * grubby hand prints on my new off-white loveseat couch, * garbage in my walk in closet left behind by their crew, * a big chip of paint missing from my bathroom tub, * a big glob of hardened cement-like stuff stuck to a random spot on the bathtub wall, * spare hardware which they left among my personal belongings in my bathroom cabinet, * my toilet paper holder falling off of the cabinet because of a loosened screw they never bothered to screw in, * drips of fresh paint left on the wood floor of my bedroom * toilet bowl hardware caps left on the floor next to the floor bolts they were meant to cover. * and two new plumbing leaks - this time coming from the bathroom sink pipes which they failed to hook up right or test out, so that using the spigot resulted in water pooling underneath the cabinet and spilling all over the floor again. On top of that, they hadn't even cleaned the dirty (toilet) water off of the bathroom cabinet apparently, which started smelling as soon as the new plumbing leaks started wetting up the area. So I had to put in 2 additional Maintenance tickets to have the full-time staff return to fix this mess, which they did in another two visits. So three weeks, 6 Maintanence visits, and 6 tickets later, I was finally able to re-move back into my apartment and put my personal belongings back into the bedroom closet and bathroom again, like a non-homeless person. I am still out the 15 or so hours of personal time spent having to stay on top of these issues for lack of any competent plumbers employed by the apartment complex though.

The day before my scheduled tour she gave me a call to find out exactly what it was we were looking for and confirmed our appointment. When we got there the next day she offered us beverages and was super nice and warm. A smile the entire time. She made us feel super comfortable with the process and helped us narrow down our options. She is very knowledgeable and understanding of some of the issues we were concerned about. After the tour, I emailed Harvie a few times and she was always responsive and thorough. All my questions were answered. The apartments themselves a were grand!     Had many issues lately with the new management since section 8 bought the building. The floors,…read moregarage and common areas are often dirty and unmaintained. Even the plants go unwatered The walls are paper thin and neighboring tenants are easily heard. The water is greasy and my kitchen sink is convex and doesn't drain and it smells. Brett, the maintenance Mgr, was told about all of this and still has yet to act on any of it. Problems with blinds and caulking have not been addressed, air filter duct, air conditioning filters, et. al. The flooring colors don't match. Dryers moldy. Plus there's been intruders. ​​ Been waiting for months since we had an inspection that Brent said the unit passed There's too many issues to list here and none of them have been addressed. All they do is placate.
