    Pros: great friendly neighbors. The maintenance crew is amazing and address issues promptly. Cons: 1. We've found ourselves living next to a trash heap. 2. Management has made it nearly impossible to reach the office. They require you to submit a ticket using their app. You cannot contact them by phone--even if there is an emergency. And if you're lucky and they do call you, you better not miss the call because you cannot call them back. 3. They've cut a deal with Spectrum where we are now forced to either not have internet or opt into their "technology package" which includes internet and TV (which we did not want). This package is almost double what we were previously paying for Spectrum internet. We've lived in Avalon for five years. When we were selecting an apartment, the management was super helpful and thoroughly explained the location-based pricing differences throughout the property. The units facing the tenants' dumpsters had a lower rent base rate because their view was deemed 'less desirable'. The units along the backside of the property had a higher base rate because it provided a nice view of the trees along Las Virgenes creek. They referred to this as the "Green Belt View." We selected our current unit because we adored the view from the patio. Well, the view from our patio has been an overflowing construction dumpster, stacks of garbage, and port-a-potties for a couple years now. This is a giant eye sore and we're embarrassed to have company over. The dumpster and portable toilets are sometimes behind the fence, but sometimes not. I'm not sure that even matters because 1) the dumpster is taller than the fence 2) the fence is fairly see-through. This attracts crow and critters that scatter the garbage all around the surrounding area. Lumber and buckets are often discarded for months outside of the fence. On several occasions, faulty smoke detectors have been discarded in the pile and the beeping pierces into our apartment. Construction workers often leave their vehicles parked behind our cars and we're lucky when we can find the correct person to move the vehicle. We recently inquired if our base rate still included the "Green Belt View" surcharge. An off-site renewal specialist confirmed that, yes, we were, but that we would need to connect with the on-sight management if we wanted it removed. The first inquiry we submitted in the app was closed without resolution. It took us over a week to finally get someone on the phone to discuss the question. They said that they needed to look into it and would follow up. A week later we still had not heard back. It took following up for three days before we finally received an answer: they would not entertain removing the surcharge because the construction area isn't located in the grass. Again, we were paying a surcharge for a great view, not access to a patch of grass. All we were asking is the same consideration that they give residents in units that are located overlooking the property-owned dumpsters. At least those dumpsters have non-see-through fencing. Pre-pandemic, the Avalon staff were friendly, accessible, and accommodating. Now, it's the complete opposite. They're cold, faceless, and unreachable. And with higher rent prices to boot.

I moved in late February 2020. I had to call maintenance twice, everything was back in order by the next day. Special shout out to Maintenance Supervisor Victor Gonzalez, whose professional skills will qualify him as the "Swiss Army Knife" of maintenance, was very diplomatic and kind in explaining how I got myself stuck in the handicap lift. I have secured parking plus plenty of guest parking. I have easy access to the Ventura Freeway without the noise and smog. Unlike the Los Angeles basin Agoura Hills provides fresh clean air and a sense of community with an emphasis on healthy living, education and family. My neighbors, of all age groups, reflect those values. I was originally looking into a 55+ community where I could maintain a home office and be close to my grandchildren. Then my son asked, "So Papa, what do you plan to do for the next 30 years?" As long as they are able to maintain the resort atmosphere and excellent staff, I can see myself living at Avalon Oak Creek's truly apartment homes 30 years from now.

When I first moved in, the upstairs apartments had carpet, which helped reduce noise. Since then, the carpet has been removed and replaced with hard flooring. Unfortunately, the staircase leading to the upstairs unit runs directly between the downstairs living room and bedroom, which means every step is loud and unavoidable. If you enjoy constant thumping, footsteps, and hearing your upstairs neighbors move around their apartment all day, then this might not bother you. But if you value any level of peace and quiet in your own home, this setup can become incredibly frustrating. What makes it worse is management's response. They are quick to say they "understand" the concern, but nothing actually gets done to address the issue. The responses feel more like deflection than real action. Just something to be aware of before signing a lease--especially if you're offered a downstairs unit.

They do not pickup the phone in the office. All of the email addresses associated with the management come back as "account no longer monitored." The The location is good--across the street from some markets, gas station, and near a lot of local great eateries. Easy access on and off from the freeway. I had a lot of great memories at this place, too bad it's SO poorly run.

    My elderly parents lived at Clarendon Apartments for over a year, and their experience was…read moreconsistently unsafe, neglectful, and ultimately deeply distressing. The hallways were filthy. In the entire year+ they lived there, the common areas were cleaned once. Dust, dirt, and debris accumulated for months at a time. This is unacceptable in any building, but especially one housing elderly residents. The parking garage felt unsafe, and the property is immediately adjacent to the freeway. Traffic noise is constant throughout the night, and at times the vibrations would physically shake the unit. This materially affected their ability to rest and was never properly disclosed. Security was grossly inadequate. Despite advertising overnight security and emergency maintenance, when my parents were locked out of their apartment at approximately 7 PM, security was contacted and stated nothing could be done, telling my elderly parents they would need to "figure it out." This is alarming, negligent, and completely inconsistent with what is advertised. Management repeatedly claimed they would conduct unit inspections, posting flyers throughout the building. Not once did they actually enter my parents' unit. These inspections were supposed to include air filter and water filter replacements, which never occurred. This appears deceptive and raises serious habitability concerns under California Civil Code §1941.1. Throughout their tenancy, my parents felt dismissed, ignored, and treated differently, which raised serious concerns about discrimination against elderly tenants and violations of the California Fair Employment and Housing Act (FEHA) and Fair Housing laws. After they moved out, the situation worsened. They never received a final itemized move-out statement or their security deposit, in clear violation of California Civil Code §1950.5, which requires this within 21 days. When we attempted to address this in person, the property manager screamed at my elderly mother, stating it was her lunch break and instructing her to "come back in a week." This conduct was hostile, unprofessional, and completely unacceptable. Management was aware we live over an hour away and showed no consideration. Given the pattern of behavior, we will be filing formal complaints with California Fair Housing and civil rights authorities regarding the discrimination and unlawful practices experienced at this property. This was not a single oversight--it was a pattern of neglect, hostility, and disregard for California tenant protections, particularly toward elderly residents. I strongly do not recommend Clarendon Apartments to anyone seeking a safe, lawful, and professionally managed community.

The unit had a rushed, sloppy paint job -- with paint left on appliances, door handles, and other surfaces. There are also noticeable bumps under the carpet, and the flooring is uneven in certain areas, which feels careless and poorly done. The neighbors often come off rude and confrontational, and there's a constant feeling of being watched or judged. The staff frequently leave multiple notes on your door over small things but don't address the bigger issues happening in the community. They also monitor what you keep on your balcony, acting very bossy and overly strict about what's "allowed," which makes the place feel more like a rule-heavy dorm than a home. There's no real sense of welcome or community here -- just control. As for the amenities, they're poorly managed. People don't pick up after themselves or their kids. Move the pool furniture around making it hard to get a seat of your own. The pool is always crowded, and just recently, there were people drinking beer in it late at night after 10 pm with no enforcement of the rules. Never in my years of renting have I had these problems in my life. I pay rent on time am a quiet tenant who goes to work and comes home looking for peace and relaxation. If you're looking for a peaceful, respectful, and professionally managed place to live, I would suggest looking elsewhere. The place has potential but the the community ruins it.
