This place looks nice on the outside but once they have you moved in they forget about customer service. I never got my over $2,000 deposit back. They don't have cameras so the damage to my care never got handled. I had careless people park next to me who dented, scratched, etc. my SUV. Unbelievable maintenance team do not care nothing is urgent to them. I had to wait almost 2 weeks to get a replacement dryer/ washer. The pools are always closed never heated and they rent out the pool area for private events but how is that possible that I pay over $3,000 a month but cant take my kids to the pool? Sad if you have to move here but it's very poor customer service. I would just like to leave a review on the management at this location. I was looking to transfer to this location the lease was sent and I signed it and paid the deposit. Set up a move in date with the appointment time to pick up keys. Signed up for the renters insurance and paid a deposit for movers for a specific day and time. Started calling to have internet and electric set up ready to go for when I move in. Just to find out 4 days later I got denied the transfer and they canceled the lease after everything was signed. When I called to speak with the office because I don't think canceling a lease after it was signed is legal that there is nothing they can do. When I asked about my deposit no one can give me an answer when I will get it back. Just be warned apparently they don't follow their own guidelines with paper work and have no problem deleting and canceling signed leases. I luckily have it saved with all the signatures on it. read more

After completing the 2 year lease I will say this. Overall I was happy with the unit, the campus, and the amenities. However I did not like that they charged the residents (who already pay rent) to rent out the common space for events, they sent an email out saying one of the pools would be closed "for a few weeks" for construction and it was closed from about August 2023 and had yet to reopen after my lease ended in August of 2024. My experiences with Amy caused confusion and never solutions. She misspoke more than once and then tried to back track when I called her on what she said so I simply refused to allowed her to deal with any issues regarding my unit for the remainder of my lease. Lastly is you want to talk to someone from the leasing office you must leave a voicemail and wait for someone to contact you back. There is no direct phone number. They are usually pretty quick however if you have a pressing matter waiting around for them can be kind of frustrating. Overall a decent experience. read more

DO NOT be fooled by the nice looks of the property. There is no oversight, horrific management, and legal violations right and left. Illegal gas blowers blast on your car and into the units, leaves are blown into the creek creating a tinderbox of dry brush, there are no security cams (many cars were broken into), and the spa has been non-functional for the last 2 months. My friend was fed up and moved out. She left her studio unit in PERFECT condition and Avalon Calabasas kept the entire deposit and attempted to charge her more. This place has potential, but is sadly poorly run. We are looking for a new residence due to all of the above issues and then some :( read more

Pros: great friendly neighbors. The maintenance crew is amazing and address issues promptly. Cons: 1. We've found ourselves living next to a trash heap. 2. Management has made it nearly impossible to reach the office. They require you to submit a ticket using their app. You cannot contact them by phone--even if there is an emergency. And if you're lucky and they do call you, you better not miss the call because you cannot call them back. 3. They've cut a deal with Spectrum where we are now forced to either not have internet or opt into their "technology package" which includes internet and TV (which we did not want). This package is almost double what we were previously paying for Spectrum internet. We've lived in Avalon for five years. When we were selecting an apartment, the management was super helpful and thoroughly explained the location-based pricing differences throughout the property. The units facing the tenants' dumpsters had a lower rent base rate because their view was deemed 'less desirable'. The units along the backside of the property had a higher base rate because it provided a nice view of the trees along Las Virgenes creek. They referred to this as the "Green Belt View." We selected our current unit because we adored the view from the patio. Well, the view from our patio has been an overflowing construction dumpster, stacks of garbage, and port-a-potties for a couple years now. This is a giant eye sore and we're embarrassed to have company over. The dumpster and portable toilets are sometimes behind the fence, but sometimes not. I'm not sure that even matters because 1) the dumpster is taller than the fence 2) the fence is fairly see-through. This attracts crow and critters that scatter the garbage all around the surrounding area. Lumber and buckets are often discarded for months outside of the fence. On several occasions, faulty smoke detectors have been discarded in the pile and the beeping pierces into our apartment. Construction workers often leave their vehicles parked behind our cars and we're lucky when we can find the correct person to move the vehicle. We recently inquired if our base rate still included the "Green Belt View" surcharge. An off-site renewal specialist confirmed that, yes, we were, but that we would need to connect with the on-sight management if we wanted it removed. The first inquiry we submitted in the app was closed without resolution. It took us over a week to finally get someone on the phone to discuss the question. They said that they needed to look into it and would follow up. A week later we still had not heard back. It took following up for three days before we finally received an answer: they would not entertain removing the surcharge because the construction area isn't located in the grass. Again, we were paying a surcharge for a great view, not access to a patch of grass. All we were asking is the same consideration that they give residents in units that are located overlooking the property-owned dumpsters. At least those dumpsters have non-see-through fencing. Pre-pandemic, the Avalon staff were friendly, accessible, and accommodating. Now, it's the complete opposite. They're cold, faceless, and unreachable. And with higher rent prices to boot. read more

A 10% rent increase ($250 per month on $2500 for a one-bedroom) after a 15-month lease should be criminal. They can't blame inflation, because the annual increase of the Consumer Price Index is now 6.5%. They are greedy and, while we were apartment hunting, they were not transparent about cost of sewage, water, trash and insurance. On the plus side, maintenance staff are very responsive and the amenities aren't bad. You're better off somewhere else unless you like to burn cash for very basic apartments. read more

The worst place I have ever lived! The Earth has moved under my apartment, and my floors are uneven with bumps throughout the apartment. I have lived here for over a year and this has been a problem since day one! I have asked for the floor to be fixed, which would involve removing the existing floor and regrading the earth below it, which they will not do proactively or retroactively. I asked management to provide me with credit which they will not do. Only three out of four of my bed legs make contact with the uneven floor, so I never really get a great night sleep. To add insult, they offered "foot levels for my bed" instead of fixing the problem, which is throughout the whole, entire apartment. My son was viciously attacked on the property by a tenant. He sustained significant head trauma, has permanent headaches and a permanent scar down his forehead. I moved him out and paid for the next month. The office was very accommodating and I thought that this was the end of this god awful experience. But NO! The operation based wherever they are now wants $2000 more on top. I just paid it because I did not want to deal with the emails and phone calls but beware. This is very poor customer service. I have lived at the Calabasas Avalon apartments for 11 months now. By far the best apartment living I have ever experienced. Safe, clean, the amenities are amazing. Pool, bbq, best GYM ever etc. Definitely a place to call home. If you need anything its gets done NOW. Maintenance crew is polite and the BEST. I hope this helps in your search for a home. We went to rent an apartment (even though it's overpriced) in the middle of April for live in mid June. The first week of May we had an emergency that left us no choice but to relocate to another county to be with family. Avalon refused to give us our deposit back when we told him the situation. They had adequate time to mitigate the problem and put the unit back on the market so no one lost out as it was still being currently occupied at this time. They refused and said "oh well"! They are egregious, money hungry and rude when it comes to really caring about tenants. I would NEVER recommend this community to anyone for any reason. Im in the middle of my 3rd contract year here at Avalon Calabasas. Despite it not being the most ideal home, im giving 5 stars because 1) service requests are responded to quickly and most of the time, fixed right away; some tasks have required a couple extra requests to get right 2) management, especially Tersa, helped keep me as a resident by watching for the lowest market price for my unit and being very transparent about costs up front outside of rent (ie sewage, utilities and what to expect to lose in the security deposit) 3) safe and caring community that has food truck wednesdays and a fb forum that politely warns others and discusses problems 4) rent was initially very affordable compared to neighboring communities when i moved in 5) amenities such as gym and in unit laundry are kept up well and very useful. I do understand there can be a lot of gripes with this place and they have bothered me just a little but not a whole lot. Ill list a few but overall im very pleased with living here. My minor complaints: 1) dogshit isnt always picked up 2) raccoons, coyotes and other "scary" animals roam around at night 3) a minority of people break the rules such as smoking up, making loud noises at night or park illegally 4) insects such as spiders, moths and ants have somehow got into the apartment 5) the place is at least 40+ years old in an obvious way but theyre remodeling units one at a time; my "old" unit doesnt feel "old" and im very picky about living in "new" places usually 6) the initial rate hike for renewals felt like a slap in the face. I honestly dont have many issues or problems here and will recommend others to rent from here. The management and service team make quite a difference for this place. I used to love Avalon Calabasas, because it was quite, safe and peaceful, but not anymore because I have complained several times about a harassing neighbor who have pushed me trying to hurt me, and followed me and my 8 years old daughter and the management has not done anything about. In fact this person is right now making a bunch of noise and feel hopeless, and not secure enough in this community. because they won't do anything about it. When I told management about it they said I need to have proof that this man pushed me like people are walking with a camera in their chest and expecting people to push of follow them out of the blue. I'm not the first person that this guy has harassed. My underneath neighbor move out just because of the this person, and the management knows about it and they did absolutely nothing. read more

I can't believe I didn't see the red flags about the quality of this apartment complex prior to leasing here. The front office did have a small smell to me and I did notice the AC units outside of the master bedroom windows but I didn't know it was going to be that bad in my apartment. My wife was not able to live with the smell that we had and I couldn't stand the noise of the AC running outside our windows when we went to bed. I should have known better by now having lived in a variety of apartments but this one really took me by surprise. I lived there for two years. I don't want to go into a lot of detail because I could write a book but here are a few things to note for new people. If you rent the first floor, just know that your bedroom window will display about four A/C units that go off randomly all day and NIGHT. Most units face the parking lot so your view is not the greatest. I lost a lot of money on move out not because my place was a mess, in fact it only cost $240 to do the clean up. I was misled by Miles when he stated that I could move out on a certain date because someone has signed a lease for my place and they needed clean up time. He told me that I would receive a pro-rated rent for March and not be charged for April. That is NOT at all what happened and had I known I would have been charged for March and part of April, I would not have moved out so soon. Since that call was not recorded, of course, it's he said, she said, so I'm out of luck. Oh and don't be surprised if they tell you they will call you back and never follow through. My place is considered prime real estate since it faced Lost Hills and had a nice landscaped area. The rent is higher and trust me it will go UP the following year. Yet my apartment had all the old countertops, cabinets and flooring. The patio paint began to bubble up about a month after move in, the cabinet drawers easily came off the hook so they could not be pulled out to far or they'd end up on the floor. I had termites in the doors of the balcony storage unit which they had someone come in and spray. The doors never closed well so on windy days I had to put something up against it. And the apartment must have been painted over numerous times, not sanded as I would see hairs on the walls that had been painted over. These are just a few things, there are more .... But I have to say that the maintenance people are very nice and do a great job. read more

I have lived here for almost 4 years and I love it. The only reason I am leaving is because I now need more space with my kids. I got in at a great time and price so my rent is really good compared which is a huge PLUS. The surrounding neighborhood is beautiful, I go walking every day and love it. It takes 10-15 mintues to get to the beach which I also LOVE! Great hiking 3 minutes away at Malibu Creek. Only 7 minutes to the Commons. 15minutes to the Village. The updated gym is amazing and is open 24hrs and has everything anyone would need for a great workout (including the stairmaster which most apartment gyms dont have). The updated pool area makes me feel like I'm at a nice hotel in the summer. I like that its private and not surrounded by apartments like other complexes have. And the updated common room is so gorgeous with the pool table and TV's and private study pods, although it doesn't seem like anyone ever uses it which is unfortunate. I do wish that was open past office hours, unsure why its not open longer like its supposed to be. Sometimes I would love to hang out in there to play pool or watch Monday night football or something with a friend but it doesn't open when the office is closed so makes it hard to actually use it if not during working hours. Although people have had issues with mailboxes or their car, I personally have never had any problems fortunately. I know that deliveries have been hard for some as well since the complex is so big but again nothing I have had issues with (I just try to be very descriptive in where to go in the comments section when ordering food). The Coyotes can be loud at night sometimes and the racoons climb up the tree in front of my window (i actually enjoy tapping the window and looking at them) a lot but that's just part of living in nature and the canyons. The maintenance people are so friendly and everything I have ever needed handled has been done the same day I request. Jose is amazing! And the office has been very nice about anything I have ever needed. Tierza (not sure i spelled right sorry) helped me get approved when I was moving in and I love her for it and Edwin has been great at communicating my options when it comes to moving. The ONLY thing I will complain about is that my apartment flooded in 2020 from a joining neighbors unit (which I'm unsure is the complex fault) and they had to replace my floors. They only replaced the floors in the rooms that had water damage which was every room except my kids room. Since the floors were the upgraded floors, which are a lot nicer than I had prior, every room in my house had the new floors except my kids room. So the floors in their room was completely different which annoyed me. I didn't understand why not just change ALL of them at that point since once I move they will do it anyways. Did NOT make sense to me at all but I dealt with it. All and all though, I will miss living here when I do finally move. read more

I have lived here since August 2015. I started out taking over a friend's lease while she was studying abroad for a semester, and ended up falling in love with the place. I live in one of the 1-bedroom loft spaces. My particular building is located directly next to AE Wright Middle School and whatever day care center is connected to it. During the school year, it is rather noisy due to children screaming, fire drills, and school events like the jog-athon. Yes, there is school traffic in the AM and PM. But if you don't want to deal with that, then don't live here. But if you want to risk the potential noisy school neighbor, I say go for it. I have had little problems here and there with my AC leaking after running it a lot in summer (a normal occurrence for any ceiling vent), and trying to schedule maintenance when I can be home. But that's my schedule and their schedule not lining up. Sometimes, I'd get lucky and it all worked out. Maintenance responds very quickly for the most part. They are very helpful, and always take their shoes off. The leasing office staff is very knowledgeable about their property. Every Wednesday is food truck night at the office. It's a nice walk from mine to the truck, so I get a new little exercise, too. There are assigned covered spots for your vehicle. Some storage spots for people with lots of things to store nearby. Pet friendly is a plus! Plenty of guest parking on the streets, but sometimes far away. I read enough of these reviews bad mouthing neighbors and apartment snafus like renovations. I think some use move to a house first, and then realize what a luxury it is to live in an apartment where a lot of the extra details are taken care of by the lovely staff here. A major downside for me was that over my entire tenure here as a resident, I was not able to get anyone to listen to me about developing a plan for EV drivers. I would have really appreciated someone attempting to make some headway on getting private EV plugs for residents. I stopped counting how many emails I sent to the office as well as corporate. read more

Location, location, location. Forget about the fact that the apartments and amenities make you feel like you are living in a luxury hotel. The location is amazing. It's safe, sound, and quiet here. There's a park across the street and hiking trails all over. Close restaurants and grocery stores...but most of all, Malibu beach is 11 minutes away. Everything is in a constant state of disrepair. After Woolsey fires, complex refused to clean up any ash, soot, or smoke on the property. It's still here almost two months later. They make threats to evict you if you ask for repairs or pest control. When they do make repairs it takes months and is worse than before. High turnover in management. People who had to move out after fires are being charged for time when they couldn't live there due to uninhabitability. People who stayed had their rents raised by hundreds of dollars a month, because they think we can't find anywhere else to live with the housing market. It looks nice from the outside, but I don't recommend living here. read more

All of these wonderful reviews seem to be coming from people new to the area/apartment community. While living here was wonderful, I heavily warn all potential renters to steer clear, as the fun only starts AFTER you move out. I recently moved because of a nearly 20% increase to my monthly rent, and that was on a 12 month lease. A wonderful added bonus when moving out of the beautiful Avalon calabasas is your move out costs. Say goodbye to your security deposit and a portion of your savings, because Avalon is coming for it. I just received a bill for almost 1500 dollars, and that doesn't include the 500 I lost from my security deposit. You may be thinking that for 1500 in "repairs" I must have been punching holes in every wall of the home and furiously rubbing dirt into their commodity carpet, which is unfortunately not the case. I packed my things, cleaned the carpet, and painted the walls with primer where needed as I was instructed. I was told in my pre move out inspection that I should expect 200-350 in carpet cleaning charges and various other utility charges. What I've ended up with is a bill with over 950 in carpet cleaning charges and another 600 in various "paint" and "utility" charges. I was warned of this by the tenant next door to me as she was moving out, and it seems to be the new trend there. read more

We loved living here! !! The property, including the gyms and pools, is kept clean and orderly. The layouts of the apartments are extremely functional, regardless of size. Parking is easy and convenient for residents and guests. The best part of living at Archstone is the service. The sales person that helped us placed us in the perfect building for us, close to the open space for pets. The office staff was competent and courteous. Like other tenants that left reviews, it's all smoke and mirrors. The grounds are beautiful, the neighborhood is safe, the apartments are nice. Despite the rent being a bit higher, it was worth it for me to have my own washer and dryer. My friends were surprised as to how much my rent was, $1666. We were all shocked that once my lease was up, they wanted to hike it up ELEVEN PERCENT! Yeah...$1845 is insane for a 655 sq ft apartment! When I spoke to them I was openly stunned about the rent hike. Their reply was they're keeping up with the competitors. Ummm....but I already live there, I'm established. I wasn't a nuisance, I paid everything before the bills were due. When I went to end my lease, I was told of fees that I would automatically get charged. HUH? I guess that's "normal", surprising but normal according to friends. I had my pre-walk through two weeks before I left (be prepared for two), I was told I wouldn't get my entire deposit back again; $195 for a deep clean (They stated I could do it "on my own", but it wouldn't be up to their standards), they would charge me for needing to repaint the walls, and possibly new carpet if the carpet was old. Yeah, I was charged FOR EVERYTHING, and them some. WTH? Carpets are NOT replaced after each tenant. I was living on "used" carpet if you will and now I get dinged for it???? The guy upon walk though had even stated, that if a portion of the carpet was damaged they'd prefer to cut out the damaged part and jigsaw a new piece in than replace the carpet for the entire apartment. Great news for that lucky tenant that resided there prior to me. Who by the way had a pet, I still got their mail pertaining to a furry friend. In the end I got a charge of $736.00 ( paint, paint supplies, cleaning and new carpet) and $106.75 for water/sewage/trash. I had already paid $81.21 in June, where they got the $25.54 is beyond me. LAW STUDENTS LOOKING FOR HOUSING - BEWARE OF THIS PLACE AND BOGUS ACCELERATED RENT CHARGES!!! Don't you dare turn in your keys a few days before the lease is over, unless you want a huge chunk of money taken out of your deposit. Living here was a breeze, thanks to the great staff on site. Maintenance was fine, Tersa in the office was great, and I had no issues whatsoever as a resident. (That is the ONLY reason I am giving this place even 1 star.) I didn't even mind the rent raise over my 2 years of residence. HOWEVER, when I moved out, I was VERY unhappy with the refund deposit I received. I lived here for a couple of years during law school (August 1, 2013 to July 31, 2015 was my lease period). Right around graduation, I paid the last two months' rent in advance which I thought would cover up until the end of the lease term, July 31, 2015. Because I was taking the bar exam out of town, I turned in my keys a few days early and went home, as the exam was July 28-30 and I was not about to rush back to Southern California to turn in my keys on July 31. I was not informed of any charges that would be imposed against me for doing so, and especially did not expect it since I paid my ENTIRE rent in advance. Rather than acknowledge that, I was "credited back" some amount of money from my advance payment and charged "accelerated rent" for the days between July 25 and July 31 which I did not occupy the apartment. THIS IS WRONG! Essentially what they're saying is that you HAVE to occupy the apartment until the very last day of your lease term, EVEN if you pay in advance. You cannot turn in your keys early. I did not default, I did not break my lease early. I disputed the charges, threatened legal action, and was still told that the charges were valid. Why allow people to pay their rent in advance if they're just going to get charged in the end anyway? In the end, the bottom line is this - I'm going to say F it and cash that weak deposit refund check. BUT I WILL TELL ANYONE AND EVERYONE in my network that attends my law school in the future or is looking for a place to live in Calabasas NOT to rent here unless they want to get screwed when they move out. The accelerated rent policy is chicken s*** and barely legal. I don't understand how they can get away with it. That is all. read more

A week ago I would have rated Avalon Calabasas with a 4-5 star rating. Living at the community is definitely a 4-5 star experience. Up until now, the staff has been friendly, helpful, and accommodating. The grounds are kept nice and we had no issues. But now that we're moving out, the truth is coming out! I'm just now seeing other reviewers who have similar things to say. We have lived in the apartment for 2 years -- auto-paying our rent, not having any complaints filed against us -- being the perfect tenants. We have paid over $50,000 in rent the past 2 years. FIFTY THOUSAND DOLLARS. We have paid $1,200 in pet rent fees over the past 2 years. Now, the staff -- who keep passing me to other people to speak to -- are saying we have to pay $800 out of our deposit to replace the carpet in our unit because there is 1 small pet stain from when our dog got sick during the day and we were at work. "You have to return the apartment in the condition it was leased" they keep saying. Yes, except our lease puts in the disclaimer "besides normal wear & tear." If we are paying for a pet to live there, having 1 pet stain IS NORMAL WEAR & TEAR. I have lived in 7 apartments before this one and have had a dog for 4 of them. I've never been charged any of my deposit money. Also, under the whole "condition it was leased" phrase is the 'mandatory-but-not-mandatory-hahaha' fee to clean the apartment. They expect you to pull out the stove, refrigerator, and dishwasher and clean behind them. To do your own professional cleaning, otherwise they'll charge $185 for apartment and carpet. This is completely, totally asinine. I cannot believe after being the perfect tenants for 2 years, they would try to extort money out of us like this. Shame on you, Avalon. The true test of a relationship is how they handle a crisis certainly applies to this apartment complex. We had lived here for a couple years without much incident until we got new downstairs neighbors about 4 months ago that are smokers. Not just cigarette smokers, pot smokers as well. Most would say, it's all legal now, what's the problem? The City of Calabasas has secondhand smoking laws that state you can't smoke anywhere outside in the city and our complex has nonsmoking buildings on top of that, ours being one of them. We've complained constantly about the infiltration of pot smoke into our apartment causing us loss of sleep, headaches, chest pains etc. The management states they can't prove it's our downstairs neighbors since they deny it and the incidents always occur at odd hours of the night and early morning! Why not move the smokers to a smoking building...nope...can't be done! Thanks for nothing Avalon Management! They offered their after hours patrol service, Allied Patrol...what a joke! They didn't show up most of the time and the one time they did was hours later and the guy joked about pot being legal now! Idiot! We called the City of Calabasas, the Lost Hills Police Dept and even the Calabasas Fire Dept all to no avail. In fact, even the firemen joked about smelling skunk on their way over as an excuse for what we were smelling...morons! Stay away from this complex at all costs! Don't let the nice location fool you or you'll be dealing with fools who's only solution was to allow us to break our lease and move out of the area! Good riddance! read more

This is the worst place to live people in the office do not take care of the duties that they're supposed to on a daily basis lot of negligence around the property far as being taken care of the pool jacuzzis are filty they just act like they're your friend when you first move in there so nice to you but after you move in this place is horrible you realize do not move in this place I regret being here cannot get any maintenance to come fix the duties and stuff that supposed to be fixing your unit they just worry about collecting your rent and not taking care of the facility not fair to the people that live here I'm not the only one that feels this way majority of people I talk to they feel the same way poor employees that don't care read more
