I will separate this review into pros and cons. I will put the cons first as, in my opinion, they outweigh the pros by a lot. Let me start by saying that when I first moved in and Ramblewood was owned by Sequoia, it was entirely pleasant. However, management changed a few months after, and so did all of the administrators. That is the current situation, so my review will only cover the "after the management changed" period of time. **CONS** COMMUNICATION: -management is not responsive over email and only sporadically will pick up the phone. -management (Pam) would only call back during my work hours despite how many times I ask her to call at a different time in my messages. She then leaves a voicemail saying "call me back" instead of any relevant information, forcing me to chase her for the information. I have repeatedly asked her to please leave her answer to my question or any important info on the voice mailbox, rather than making me chase her for the answer. She has ignored it every time I've asked. IS NOT AS PET FRIENDLY AS ADVERTISED -Ramblewood is "pet friendly" but plants several plants poisonous to pets at pet-level. -the residents at Ramblewood do not pick up after their dogs, and Ramblewood does not care to enforce it. Dogs were also always pooping around my apartment, parking lot, etc. -The stray cats. There are three or four stray cats that are regulars at this apartment complex. They all have fleas and mange and will walk through yards. NO PEACEFUL LIVING ENVIRONMENT This is the worst one, and the reason I chose not to renew. -some weeks after new management came in, I had a couple move in next door who played loud, pounding bass until all hours of the night-- until 1am sometimes. To make a long story short, I asked them to turn it down and they refused. I asked Ramblewood for help and they straight up ghosted me-- I begged and pleaded with Ramblewood for months. MONTHS!! When they finally responded they were apathetic and refused to help. I asked them to let me out of my lease since they were not holding up their end of the deal (maintain a livable environment).They refused. Lots of other stuff happened in these months related to the noise that I was really upset w/ but I'll spare the details for length. KEYS -in theory the electronic key system is fine but doesn't work. The door keys are such a hassle! I had to have my door battery replaced 2x in the span of just 10 months. -even when the battery has been replaced, the lock still rejects my key three to four times before it lets me in, every single time. I have the same issue locking the door behind me. It blinks red 3-4 times, then finally engages the lock and turns green. -the front gates are supposed to be closed after 4pm, but they rarely are. They claim it's b/c of the wind. It is rarely windy at the times the gate has been left open. -the gates are always getting stuck closed. 1-5x a month you either won't be able to get out through the "out" gate or in through the "in" gate. They just will prop open the opposite gate with a cone, and leave it open all night. NOISE + DISHWASHER -If you live on the right side of the complex, Your apartment shares the property border with what I can only assume is a restaurant, though it doesn't look like one from the outside. Music blasting in their backyard from morning to late evening. Very strong scent of food, lots of loud talking and yelling. -dishwasher filter has evidently never been cleaned as running it makes the apartment ranci. I actually asked about it being cleaned and they told me no. -because the yard borders the street on my apartment, I can hear street noises all day and all night. Parking is terrible. Spaces are made for very small cars, despite many people in the complex having large ones. They have poles between the spots that force you to park inches from your neighbor just so you'll be able to open the drivers side door. **Pros** APARTMENT ITSELF -the maintenance guy Luis is really great and one of the main things I will actually miss about Ramblewood. He's prompt, effective, and friendly. I never felt unsafe as a woman living alone while he was in my apartment. -AC and heat both work -nice big kitchen, nice big fridge/freezer -under cabinet lights -layout of the apartment is good-- logical spaces for the couch, TV, dinner table -there are lights mounted at each person's front door. They turn on automatically at night. LOCATION -location is unbeatable. I loved being that close to Trader Joe's. The TJs is actually in a complex with target, Safeway, Daiso, five below, pet smart, michaels, UPS, staples, and more. It's convenient and 4 mins from the complex. -next door to Whole Foods. There are doors that go between Ramblewood's parking lot and Whole Foods' parking lot, but they're locked so you have to go around. It takes about 5mins to walk there. -close to a park. small but has a playground, tennis courts, and some nice grass. read more

No good. We almost gave you a solid earnest 4-star review for the entire living experience. But you guys fumbled it. Charged us $326 + $75 (and more) for move-out. If you sign a lease at Ramblewood, don't expect your deposit back. And we're not asking for all of it back. We know you have to clean carpets and make small repairs, but we're asking for the fees you're charging to make sense. The folks in the office are accommodating up until the first month of your lease, but then trying to communicate with them afterwards becomes annoying and difficult. When it came time for us to move out to a bigger location, the office was slow to update our Domuso account to reflect the pro-rated rent for the last few weeks. They were charging us full month rent, but for 20 days. We had to do their job for them and remind them FIVE TIMES to update Domuso to reflect the pro-rated rent. Three times in person, and twice over the phone. Then we get charged a $75 late fee for their own mistake. Did you expect us to pay you extra and ask for a refund later? That's not in your lease. They also charged us a utility fee of $326 for 20 days. The normal utility bill is less than $100/month when we were actively renting. Utilities don't include PG&E, but even if they did the PG&E was less than $200/month when we were actively living there using electricity. We moved out much earlier than our lease end date, so for the 15 days we didn't live there, the PG&E should've been about $3/day baseline. I don't understand why we suddenly have a $326 utility fee. They refuse to explain to us the specifics for this amount, so I'm led to believe they're stealing our deposit. After calling to inquire about the reasoning for these fees, they sent us a new disposition of the security deposit. They removed a $140 repair fee that we didn't ask about. Thanks, but you're still charging us $326 + $75 for baseless fees. We appreciate that we don't owe you $92 anymore, but this new NON-NEGOTIABLE check for $47.80 that you've sent us feels like "shut up and go away" money. Corporate greed and poor management. If this comment receives a response from the owner, we would be open to changing this rating to something higher if you could reach out and explain to us the basis for the $326+$75. Or you can try to bury this comment with more 5-star reviews you might be asking people that toured/just moved in to give you. That would just reflect your business ethics. read more

Ramblewood used to be one of the best rental apartments in Fremont. When they changed the management company and selected Sequoia everything has changed. The office is always closed, the manager doesn't response to emails. The staff are not at all friendly and don't respect the tenants. The entrance gate is always open during night. I had an appointment at 10:00 am today to see a one bedroom unit. I drove 15 miles to see this unit.. I was there before 10:00 am. The office opened at 10:02. The lady in the office was not expecting me even though I had a prior appointment. She said that she does not have a unit to show me. I asked her why was I given an appointment if there wasn't any unit to show. She said that I may have made a booking online and she can't control that. I have to agree with previous comments, while the aparment is great and our experience has been good for the last 5 years, ever since Andrea left management has changed a few times and the people working in the office aren't responsive. I am sure they have a lot on their plates, and I don't want to make assumptions but after 3 days, several emails, an office visit, and a phone call to get no response at all for a quick question is unprofessional to me. Maybe it's too much to manage or short staffed, but I do expect at least an email response, so moving out and the experience here recently has been pretty frustraiting. The Property managers are always very nice and helpful. My battery died to open my door late on a Friday evening. The whole staff stayed over to make sure I was taken care of. Made sure I could stay in the office out of the heat while charging the battery enough so they could get into my place and change out the batteries. The property is well maintained and clean. We live in a two-bedroom apartment in Ramblewood. It is a nice location with new apartments. The rent is reasonable for the Bay Area. All the appliances and flooring are new and in good condition. The apartment maintenance is prompt and responsive to any issues. There is a nice apartment gym, hot tub, and pool (not heated). The cabanas around the pool are comfortable to sit on. A lot of families live in the complex. There is a playground and a dog park. We can walk to Whole Foods and some restaurants which is very convenient. There is a local park nearby. read more

My friend has lived here +3 years. The premise is kept clean and the apartments are smoking friendly.The pool isn't heated but has nice cabanas around it to relax, or (for us easily burning folk) an oasis to shield us from indomitable rays other call sunlight. There are community grills (poolside and closer to home), a dog park, and even an outdoor wash area to groom your pup. Washer and dryers in unit, FTW. We lived in RambleWood apartment for 1.5 years. The community itself is really great and the apartments are modern style and have a great look and feel to them. However, there is something which I would want to point out to all future residents regarding the security deposit which the management takes while signing the lease. So , the lease states that you have to return the apartment in the exact same condition in which it was delivered to you. BUT it also states that minor wear and tear is acceptable. IT clearly states that minor stains on the carpet is ok as long as there is no major damage to the carpets due to pet stains. When our lease ended, the community charged us 75$ carpet shampooing fee. I tried to reason this out with them , but it fell on deaf ears. When we moved out , we had vacuumed the carpets and did not have any stain on them. We didn't own a dog or cat so stains on carpet were out of question. I pointed out to the management that the wordings on the lease agreement are contradictory to what the management is actually doing by charging us 75$ carpet shampooing fee. I failed to understand how the lease can state "minor carpet stains are ok " and then "charge the residents a 75$ shampooing fee" . This felt like some sort of money extortion strategy to me. So for all future residents , I would want them to be wary of these unsaid charges when signing the lease. I told Andrea, the current property manager to tell the residents upfront that their security deposit will be used to hire an external agency for Cleaning AND Shampooing on move out and the charge can vary depending on the size of apartment. At least this way the residents may not be surprised when they see deductions in their security deposit. We had to pay 210$ as apartment cleaning charges in addition to 75$ for carpet shampooing. Initially they mentioned to us that the charge for cleaning would be 170$ , but when we got the final bill , it went up to 210$. They did give us a receipt of the cleaning agency they hired for shampooing and janitorial cleaning. When we moved out we had vacuumed the apartment and cleaned the floors, but the management insists that we do a deep cleaning and hire an external agency to return the unit in the exact same condition as it was given to us. read more

Update: Crazy how I JUST wrote a raving review about the place, I've got to drop down the ratings because of a recent experience. Though I spoke highly of Andrea, my partner and I did not have a pleasant experience with the new community director, Kelly. We don't appreciate anyone within a service role to cut people off in the middle of someone speaking. I don't know what prompted her to continue cutting off my partner during the phone conversation, but it surely left a really bad taste in our mouths. I'm glad our leaving is timely. read more

This is the best apartment I could've ever asked for especially as a First. The leasing office is so personable and wonderful. The facility is beautiful and always clean but truthfully, the best part of this community is definitely the staff in the leasing office they make the time here feel so homey, I would like to stay here until my husband and I are able to buy a home. I don't think coming across a facility like this is a common occurrence. They are definitely the biggest Gem in Fremont. Extremely bad experience- I was one of the prospect for leasing in May-2022 and joined the waiting list by paying $100, which Ramblewood claimed they will return back if there was no match found. Updating the review since I just moved out of this apt. Not the best experience I had living here: - The apartment complex was kept clean at most times except for the dog park that always has some other dog's poops that has not been picked up for few days. - They don't change air filters in your bathroom or living room. - They will charge you for every bits in your unit when you move out. charged us extra $80 for cleaning the windows and bathroom sinks ON TOP of $140 of cleaning from separate cleaning company when I already cleaned it pretty well before move out - charged us for replacing the whole stove top which was over $300 since there were scratches and marks that was not removable. HELLO. we lived here for over 2 years and shouldn't this be considered normal wear and tear? who in the world would keep their stove stop so shiny and new for over 2 years? - the parking space is so small. I had to repark my car so many times every time i park at my parking spot - takes forever for hot water to come out - SUPER THIN WALLS - far from freeway - the rent raise every year read more

I've lived in this community for a couple of years now and the experience has severely declined since the new management took over. Unlike previous management, it is very difficult to reach anyone now and it seems like all calls into the office go into a black hole. The office is often closed now, unlike before when we had community managers in office Mon-Sat. What's worse I've had my fourth encounter with a homeless person inside the complex. This last encounter was very scary as I was tossing trash around 8am in the morning before work and there was a homeless person digging through the dumpster. Luckily I saw the person through the cracks and didn't open the door but I honestly don't know what would've happened if I did. Shortly after I got into my car to head to work and I saw the individual walk out and head into another part of the community instead of exit. Separate from this incident I've seen different homeless people wandering in the community. It's completely unacceptable and putting us all in danger because management leaves the security gate open all the time. It's not a location issue since my sister lives about one block away in another apt complex and they don't have this issue at all because their security gate is always closed. Now I'm starting to genuinely fear for my safety since I live alone and I am planning to move. I hope these complaints are acted on immediately and this complex gets back to what it used to be. Paying the ~2500 for my 1bd is a sham for what this place has become. 8/12 update. Heard from management and they are fully aware of homeless persons coming onto the property and their solution is to ask them to leave when they see them. And they reiterated that as part of their policy the gate has to be open from like 8am-5pm Mon-Fri, etc. Every other gated community I've lived in never had such a policy. The whole point of a gated community is to have the gate CLOSED. I feel bad for all the residents that aren't in a position to move, look out for your own safety since this new management is clearly not keeping the complex secure. read more

We don't live at Ramblewood but we almost rented one of their beautiful Townhomes. Sonia is the assistant manager who toured me around the property. She was very professional. Ramblewood is beautiful and very well kept, it's extremely clean. Sonia was great with following up with me while we were still looking at other properties and homes. Great location, nice looking upgraded apartments, but since it's an active construction site there are water shutoffs or maintenance required inside the apartments nearly every week. Last week, when there was a power outage, the new gate and key system made it impossible to enter the lot for several hours. Also, management is not family friendly :( read more

I lived here for 3 1/2 years between 2005 and 2008, much before it got its current looks. I had the best experience. The manager Keli, not sure if she is around now, was just fantastic. She cared for every single resident and always had a smile on her face. Very helpful, she always went out of the way to help residents. To add to the manager, we had 2 well-maintained pools, a gated community and is probably one of the few apartments in Bay Area, that had an A/C and a gas heater. also the apartment is just a 10-12 min walk to Bart. After I moved in, I recommended the place to 8 of my friends who also got apartments and were very pleased. I moved out because I needed a 2 Bed and there was none available at that time. While these apartments are new and upgraded with nice finishes there are many other features that were noticeably absent. I like the dog wash station. It is large and has a blow dry station. However, the residents aren't courteous of picking up after there dogs. There is always poop left in the dog park and on the side walks around the complex. They have very weird and small storage units that are not convenient. Think of large plastic bins outside. There is only one real closet is the apartment - the bedroom closet. We have a one bedroom and there is no storage closet. The ceilings/floors are paper thin. We can hear everything going on upstairs. I know exactly where my neighbors are inside their apartment and I know what they are watching on TV. This complex has been under construction for over a year now. Very loud and dirty. The pool was promised to be opened in July of 2017 but it is now October and there are no signs of it being completed anytime soon. There is a A/C wall unit like a window unit in a house or like you would see in a hotel which is very loud. We have our couch next to it and when it is on we can't sit next to it because it is so cold. Would be nice if you could move the direction of the air. The A/C unit is also only in the living room so they installed this very small and loud wall unit fan to pull air from the living room to the bedroom. Try it out when you check out the place and turn it all the way up because it won't do its job if it is low. The parking lot is very small and oddly enough there are speed bumps everywhere. You wouldn't be able to speed because of the size of the lots. If you do decide to sign a lease, make sure you tell them at the time of signing about the move in special or else Andrea won't honor it. I mentioned it a couple weeks later and it was not valid because "I didn't say anything before I signed" even though the special was still going on. The location is great. Everything is within walking distance. I would say Ramblewood really tried to do good job but fell short in many areas. read more

My family and I lived at Ramblewood for 3.5 years. Prior to living there, we had also lived at another luxury complex in Fremont, but goodness, this place blew them out of the water. Here are all the reasons why I LOVE Ramblewood. 1. Location: It is located near to everything you need. There is literally a Whole Foods next door, a pharmacy a block away, BART, City Hall (it's so awesome that the city's 4th of July parade route, kids' Halloween street, and other fun events are just around the corner), street festivals, and so on. Oh, and for kids & families, a park complete with community center, tennis, and basketball courts is a couple of blocks away. One nice fact I learned...Ramblewood is so close to hospitals that it's in the part of the city that PG&E is least likely to shut down during the rolling blackouts. 2. Security: Plenty of cameras around the grounds and good outdoor lighting. All residents are given an after-hours number they can call for maintenance emergencies. Oh, and for Amazon packages, I LOVE LOVE LOVE the lockers on-site that make sure porch pirates don't walk your packages. 3. Staff: During my time at Ramblewood I came to really appreciate the care all the staff put into running the complex. EVERYONE has always been super friendly and have usually gone beyond my expectations (from the gardener, the maintenance people, all on up to the manager and her assistant). I found the staff also very attentive: if I left a message or sent an email, I usually received a response the very same day. Even maintenance was super quick. Also, we are a mixed-race trilingual family, so I was happy that I could practice two out of three languages with the bilingual staff. 4. Tech-savvy tools for resident convenience: EVERYTHING can be done online. From maintenance requests, paying water bills, to paying for rent. It's great for the environment (totally paperless) and super easy to set up automatic payments (one less task on your to-do list). 5. The grounds: It is just beautiful and well-kept. From the cute playground for kids to the adorable play/shower area for pets. We didn't have a fur baby, but goodness it was always fun to see the manager's own "dog-in-residence" with adorable outfits on. Because of the COVID-19 pandemic, the gym, outdoor BBQ areas, and pool were not available (for good reason), but when it they were open, it is so nice to have those little luxuries. I really loved the summer pool parties with snow cones and pizza that the complex puts on for residents. 6. The sense of community: It's those little extra personal touches that matter. Whenever there were events, Andrea (the manager) never forgot to send us photos so we'd have memories of the day. Every holiday/month we had a newsletter with events and community announcements listed. When COVID hit, I really also appreciated the efforts to maintain a sense of community. For example, for Easter, despite all of us being stuck inside, Ramblewood brought an Easter bunny who walked around the complex for kids to wave at him from their windows. The bunny also delivered treats to the kids which you got to pick up after he made his delivery rounds at your door (again, love that attention to safety in their planning)! Other events/treats that I enjoyed included pool parties, movie nights, Easter egg hunts, Halloween trick-or-treating, harvest time photo area, Valentine's drinks & goodies, gym classes with a trainer, and more. 7. Easy move-in and move-out: Things were pretty clear and straightforward from the moment we moved in. We inspected the unit and Andrea was happy to remedy any missed touch-ups. For move-out, we got a list of things Andrea would look at during the move out inspection. Unlike other reviewers, we had very little deducted from our security deposit (only the remaining water bill and a minimal touch-up fee). Granted, I am a bit of a cleaning freak, so I made sure we left the place spotless. Oh, and even after we'd moved out, I had forgotten to deposit my returned security deposit check, and Andrea called just to make sure I did get the check should it have gotten lost. I really appreciated that little extra bit of attention. Now things that could have been better but really not something you can have "fixed" per say... The storage space is small in the smaller units. Luckily, we aspire to be minimalist, so it worked just fine for us. But, if you tend to be a pack rat, be sure to declutter before moving in. I think you can rent outdoor storage units, but they're intended for bikes and are small in size. The only other issue we had was the bad luck of having a snoring neighbor. You could hear him through the walls at night. Granted, it was only during our last few months of living there. I'll end by saying that I truly miss the place. I was a resident here for over three years with my husband and our two dogs. For anyone who are curious, we are of Asian descent working full-time. I remember the very first thing that really made this the right place for us was the property manager, Andrea V. This was the first time we've moved out to the Bay Area, and she really made it feel like home for us right away. We've had a difficult time finding a place that allows dogs that weren't fixed, and she really saved our day for anyone who's struggling with this. Our dogs means the world to us, and she has shown so much dog-owner experience on how to approach other dogs and understanding when they like their own space. She even invited us to her dog's birthday party with a unicorn theme, which was the cutest thing ever. My dogs got along with hers right away, and she was even kind enough to allow our dogs to visit them and play around during office hours. The apartment was everything we could've ask for. It was so clean, modern, and fits our simplistic lifestyle very well. The neighborhood was extremely safe and we've had no bad incidents at all during the time we've stayed here. They're so many other dog owners you can meet and families that walk and play around here; whether it's a five minute drive to central dog park, or a five minute walk to centerville community park. We felt incredibly safe walking and exploring around the area and all around the block with our dogs whether it's early in the morning and later in the evening. I couldn't be happier with the end result, and how much this place had offered us. We were torn to leave this place behind, but we have decided to open a new chapter in our life. If you're looking for a modest place to stay with an amazing landlord in a gated community with nearby amenities and dog adventures; this is the right place for you. read more

However, rooms are very small with one small closet, tiny business center with just one computer, very odd storage units and everything is crammed together. I used to live here at Ramblewood and although I pretty much kept to myself, Keli always made it a point to say Hi to me and ask me how I was doing. I especially enjoy the parties my daughter really enjoyed them and she made sure that we did not feel left out. The apartment itself isn't so great I feel like they should put more money into fixing the units and the property as a whole. Overall the actual buildings are not in the best shape the company that owns it i think fuller enterprises always responded with some generic response and of course they dont have to live there so it wouldnt matter to them but my 5 stars is for Keli she always sat down with me and explained situations. read more
