The overall hygiene of the property is very poor. There is frequently dog waste left in the middle of walkways, and the problem is especially bad around Building C. The entrance often has a strong smell of dog urine and feces, and the stairs frequently have dog urine as well. It is extremely unpleasant and difficult to tolerate, especially when this is something residents have to deal with almost every day when entering or leaving the building. I have reported this issue to the Leasing Office multiple times over the past two years, but they have not taken meaningful action. The problem continues, and it feels like resident complaints are simply ignored. For the amount of rent residents pay, basic cleanliness and property management should be expected. Very disappointing management and poor living environment.

Butterfly app, SmartRent, and a fob--none of which work well together. Android users, prepare to be locked out. Food delivery scavenger hunt: No clear delivery instructions, and couriers can't navigate the Butterfly app. After 10+ times of searching for my food in random buildings or outside, I've accepted that my dinner now lives in the wild. Airbnb-palooza: Strangers coming and going 24/7, no background checks, and enough weed stench in the halls to hotbox the whole floor. Who needs safety or a sense of community, right? Our neighbor smoked daily, and the smell would pour into our unit. The pool is unusable due to unsupervised kids that take it over as well as dozens of people who don't even live there. Pool parties go into the night, well after the pool closes. If you look at the pictures of the nice pool furniture, note that every chair has been broken by kids (high schoolers) jumping on them to break them. It was once a gated community, but now the gates are typically broken within 24 hours of when they get fixed. There are only a few guests' spots available for parking, but those are almost always used by tenants who have more than 2 cars for their unit. If you have kids, please don't even think of moving in. Bad influences everywhere. There was a known drug dealer living there for almost a year. Management finally got him out, but it took months.

About two months in my dishwasher was having some weird issues so I put in a request through the digital Residential Portal for someone to come look at it. They were there the next day, discovered the issue and completely replaced the dishwasher in 30 min with a new one! When does that ever happen in that time frame? My last property took two months to fix my ice maker! NEXT DAY YALL! The Daily Trash Valet is amazing and so convenient and so are the GIANT community trash and recycling bins which are convenient and hidden so you aren't looking at trash! They just installed a fire pit at the pool which I am super excited to get to use this summer right after my gym sessions in the 24 hour gym! This place has all the luxury without any of the fuss or complications that come with luxury! I am so proud to call Boulder Creek my home!!

It took me nearly 4 months to write this review, as I was giving Boulder Creek and Simpson property the chance to make things right. However, due to minimal (if any) progress after months & limited to no communication - I have to rate this property a zero. When we came to walk around the general area- we noticed that construction was being done on our entire building. We were assured that it would be completed prior to our move in. We stressed our concerns, as the stairs leading to the front door were completely blocked off - meaning the resident could only use the stairwell in the garage to come/go from their apartment. This was a concern because the stairs in the garage are narrow and steep- which we pointed out would not be accessible for our dog (who has arthritis) nor would there be space for us to move our furniture in on moving day. On our move in day we received a call telling us that there was a last minute meeting they had to attend, so our move in time would have to be pushed back. Not the best first impression for brand new tenants. Not only did this disrupt our plans for the day, but it affected our truck rental, & the people we had helping us. (What if we were paying movers by the hour?) There was no regard for us and our time. Moving is stressful already, but this was an added stress, cost & an awful introduction to our first true experience at Boulder. Within the first two weeks (some of these issues are still current) we had the following work orders/notices that we submitted and brought to the attention of Boulder Creek: 1. Floor transitions & carpet not tacked down 2. Carpet nails all over 3. Blinds installed incorrectly 4. Dishwasher had a broken heating mechanism and needed to be replaced 5. Washer hoses were mixed & all settings ONLY sent out hot water 6. Cabinetry falling off the wall because it was glued and not nailed 7. Patio door (that was blocked since move in until more recently- has a different lock that we don't even have a key for, so it is not useable 8. A VERY strong odor of urine in one corner of the kitchen (mice infestation inside walls), and a strong odor of mildew in our kitchen pantry (both of these took a long time to address and are still not 100% resolved) a. After many phone calls and emails, we asked them to cut a hole in the drywall in our pantry only to find out the dryer vent was never connected- so wet lint has been flying through our walls. (Fire hazard! And the main source of mildew- which we still smell on occasion) 9. Our garage door broke 3 times within a 2- week span 10. Uneven sidewalk that is sinking into the ground, & consistent flooding with any rainfall 11. Mossy and unkept patio concrete (we were told this would be power washed) 12. Abysmal landscaping due to ongoing construction 13. Mouse infestation in our walls 14. Exposed dry rot since Day 1 of move in (part of the 'construction'- mind you, the dry rot was never disclosed to us prior to move in) We have had people in/out of our apt what seems like nearly every day. We can barely unpack, because every time we begin, there is a new issue. Unfortunately, this is why I wanted to leave this public review of our experience here, so others can make the decision for themselves if this is a property they want to be a part of. During our time living here, we had limited access to our front door, & ongoing construction 5 days a week for 2+ months. The above issues have made our apartment uninhabitable at many points. These apartments are well over $3200, and do not match that price tag. I have attached photos so people can understand the severity of some of these ongoing issues. I had hoped for more communication, and resolution, but it seems like that is not something Boulder Creek or Simpson properties is open to. The pros of our time here: Our building neighbors are wonderful. Spencer (the handyman) was helpful and acknowledged the interior issues we had, the construction crew has been very friendly and worked with us so we could have more accessibility with our dog while they were working.

I have been asking for this to be cleaned since I moved in, trash, and people don't care. Dog feces tracked on the concrete, into the buildings. Homeless people come down from the shelters to hang out on the property all day. They trash our areas, the patio area people smoke there with no regard for others. The parking garage is used as a racetrack; children ride scooters, bikes, run, and play in it. The basketball court is unsafe; the ball can roll into the garage door area. Children just run after it, and a car could come out and smack the child. These people park on the fire line when they shouldn't. These people don't know how to drive or park, always in the way. Suggested they put up cameras, a mirror in the curve, nothing has changed. The trash rooms are not kept up as they should be. They installed cameras, but these people keep leaving trash all around. They are supposed to be fining people, but nothing happens. I HATE LIVING HERE, DON'T MOVE HERE. I am planning on moving out soon. I have had it; this area is not safe for anyone. A man got murdered, a man got raped up the street from here. Too many negative things are happening in this area. Please don't move here, save yourself.

A significant issue surfaced immediately after move-in involving my AC system and drain line. The problem required ongoing remediation efforts and frequent maintenance access throughout my tenancy. During certain periods, maintenance presence became a near-daily reality, and visit timing often felt inconsistent enough that I rarely knew when someone might arrive. During this process, I experienced multiple occasions where maintenance personnel were inside my apartment before I realized they had arrived. On one occasion, I awoke from a nap to find maintenance personnel in my unit. On another, I had just exited the shower and discovered maintenance personnel already present. Regardless of procedures surrounding access, the unpredictability and frequency of entry significantly affected my sense of privacy and comfort in my own home. I also experienced recurring drain/water odors, repeated notices, inspections, maintenance scheduling, and a general feeling of continual interruption rather than residential calm. Noise was another major factor in my experience. Environmental noise, surrounding activity, and sound transmission between units were all noticeable. Footsteps, pacing, dropped items, and neighboring activity were often clearly audible. One particularly difficult issue involved my piano. My piano was a major priority during my housing search, and I disclosed during touring, leasing, and move-in that I am a longtime pianist who plays frequently. At every stage, I was informed this would not be an issue provided I remained outside quiet hours. I followed those expectations. Despite this, I received repeated complaint communications regarding my playing. After discussing the matter directly, I learned the complaints originated from a single neighboring resident. I verified that I was not playing during quiet hours and obtained written confirmation that piano playing was permitted. Despite this, the situation escalated into direct confrontation from the neighbor before the matter was ultimately addressed. My move-out and lease closeout experiences were also difficult. After providing notice, coordinating logistics, and reserving an elevator, my midweek move-out during normal business hours changed unexpectedly due to an off-site staff meeting, requiring me to personally manage portions of the move-out process that I had not anticipated handling. Additionally, a prior rent accommodation related to the initial AC issue was effectively reversed during the early lease termination settlement, substantially increasing the financial burden of ending the lease. Attempts to negotiate a more flexible resolution were unsuccessful. Every renter will prioritize different things. Based on my experience, I would encourage prospective residents to carefully consider maintenance/access expectations, building noise sensitivity, operational processes, and lease flexibility when determining fit. I would not choose to live here again.

They are always ready to help you and solve your problem. I can feel they really care about your problems and want to make your stay comfortable and happy. I had a package showed delivered but actually the mail man did not delivered to my door or in the locker. Manager MT helped me, we looked every possible corner. Although we failed to find it, he suggests me to send him the proof of delivery and he will help me asking the mailman where the package is. I really appreciate his help for me, which makes me feel much better from the frustrations of finding a missing mail. Besides, their building is concrete so that it is always quiet. They have air conditioning and they have great places for BBQ, game, party. And they have a gym. I like their decorations in the lobby and hallways. They have a lot of lightning in the room so you may not need to buy several floor lamps. I love their kitchen island, which save me buying a dining table. There are 7-11 and CVS next to the Meyden; and a 5 mins walk to Safeway. So it is convenient! Also, the downtown park are great for walker, jogger, dogs; the beach park has a stunning view all season, and super fun water sport time in the summer. The Bellevue square could be a great shopping place. And the Bellevue art museum is about 10 mins walking. I love living here and I recommend to live at the Meyden.

About parking, we don't have any problem now because we reserved a parking spot, but before it's hard to look for a parking spot, primarily if you work late at night. Cabinets and other appliances it's just too cheap, so it's easy to break. Washers and dryers here always broken. We have four washer and four dryers downstairs. In the first week, one washer is broken. Second week, 2 washers are broken, third week 3 washers are broken. ONLY ONE LEFT hahahaha. We suffered for a month before they fixed it. Everybody can't wash their clothes . First come first serve. Because of pandemic we can't use our Gym and Swimming ‍ pool. About Mailing room/ Luxerone the Ipad sometimes is not working hahaha We can't get our package . Report it at the office and they will fix it right away. You know what I love the most here is all of their employee they are all friendly. Rent are crazy here too. I know a few people that have stopped evacuating due to the frequency and just wait it out inside their apartments!! You could be on an important business call, in the shower or asleep in bed and the ALARM will go off!!! Aargh!!! And it's LOUD!!!!! The system is too sensitive!!! They never do anything about it, just say they're sorry for the inconvenience. Soooo stressful!!!! Plus once a year, there is yearly testing where you need to leave the building for several hours while they test every room. I feel so sorry for all the pet owners and their pets having to put up with this!!!
