Update - the sales team continued to lie to me. I had a lady named Nicole who was the manager try to work with me and said I would only deal with her from then on. She said it was their fault and wanted to make it right. after she realized she couldn't do anything to make anything right, she stopped responding to my calls and would have other people call me back when I would specifically ask to speak with her. Finally I had a district corporate manager call me who is AMAZING and who worked to accommodate me to semi redo the unit. It's not going to be fully remodeled but I am very happy with what we agreed upon. This was a total BAIT AND SWITCH! There is no one on site to speak with EVER! I went and toured a renovated unit that was the same floor plan. When I asked the sales person if the unit I was applying for was renovated and the same exact style unit as the unit I was looking at she said yes. I applied and got the unit. I was told I could go see the unit before my move-in date of March 1. Now I am being told by the property management, the unit is still occupied and I can not see it before my March 1 move in date. I feel weird moving in somewhere blindly, so I asked to be sure if it was the exact unit I toured, as in it was remodeled, and now I am being told it is NOT! They can't even show me pictures of what it looks like or tell me what color the carpet is. They don't even know if the carpets will be replaced, which I originally told the sales person I have very bad allergies, so I would need newer carpet. I have already bought furniture and decorating items to match what I saw originally, which I don't know if that is the color scheme now. They keep saying they have a 30 day guarantee and if I don't like it I can move, but I am spending $2000 on movers and if I want another unit, I will have to pay the going rate which is way higher than when I signed the lease in January. This is not off to a good start and I am very weary if I should even move in. This is NOT a way to do business. RATS MONEY AND MORE! Absolute SH*T apartment complex. If you are moving in you better be EXTRA specific on your moving in inspection. I'm talking every single piece of dirt, ding, scratch, down to the exact condition of every painted wall and painted door. This management is beyond greedy! We're were told on our move out inspection that we had "normal wear and tear" of our paint and we wouldn't be charged. We even went above and beyond to fill all the screw holes. (We were told anything smaller than a quarter we wouldn't be charged for). What comes into the mail 2 weeks after move out, a bill for paint for the whole apartment. When I called to tell them I found the bill unacceptable they proceeded to tell me that I wasn't "specific enough" on my move in sheet stating if the paint looked new or not. They have yet to provide me receipts of when the apartment was last painted before our move in date as it has a 36 month life expectancy. They stated it was because there was "dirty on the doors" but yet we were charged to clean the doors. Beside that we had to deal RATS for not days, not weeks but MONTHS! And they did absolutely nothing! They "set traps" and would check them when I "reported activity" well the activity was every single night like clock work. They would run around behind the walls of our bathtub and in the ceiling of our hallway, the walls of our living room. There was an INFESTATION. and it was due to the absolute disgusting neighbors we had below us that had an infestation of rats living INSIDE with them. They only proceeded to take action when I reached out with a heated email stating how I was scared for my babies safety! I had to live in fear of a rat getting inside every single night for the last 2 months that we stayed there. And even after the email matinee was suppose to set up these "rodent detering plug ins" they never set them up. We finally had to pay to break our lease because we were scared for our son's safety! This should've been handled after a week. Plain and simple this place is absolute garbage. They act like they care but it's all a money grab. As it was when we moved out there was also 40 OTHER UNITS MOVING OUT! Hello! Is that not saying something! They also raise the rent the whole 10% every year. They finally dropped the prices for all the people moving in currently because they realized how much money they were losing. Look elsewhere because this place is a sh*thole! Please do yourself a favor and stay away from these apartments. My husband and I lived here for 2 years and it was just issue after issue. My husband toured the model apartment that was renovated and looked absolutely beautiful. We were not allowed to see the unit we selected until day of move in. It was listed as renovated so you'd think it looked similar to the model unit. We would later find out this is not the case. Our move in date was pushed back 2 hours as they were still working on the until and upon entering, it was incredibly different from the model unit my husband toured. Someone was parked in our assigned parking spot first day. Come to find out it was our neighbors who were kind enough? To move their car but parking is clearly not enforced here. Our fridge had a huge dent in it and it was anything but renovated. The tile on the kitchen is incredibly old looking. The closet where the washing machine/dryer unit is kept was dirty and had previous tenants hairs stuck in it. This place was a catfish version of the model unit. The layout was similar though so I'll give them that. We got a first floor unit and the second story flooring must be made out of cardboard or something because we could hear every single shift/step/ walk. Upstairs neighbors were arguing on a daily basis. They had a boxer that constantly ran back and forth at all hours and this would cause an extremely loud and shaky noise. I seldom had a good night sleep because of this. I was forced to call police on multiple occasions after I heard someone yelling and begging for help because someone was hurting them. They flooded their apartment and we had water leakage into our apartment. We didn't know if this was sewage and this posed an extreme health hazard. My car was broken into. There are people constantly digging through the trash. They will literally go dumpster diving, will make a huge mess and leave. Parking is a joke. They are the tiniest spots and zero spots after 8pm. I got a warning that my car would be towed after 2 days of parked on the same spot but cars that have been parked in the same spot since we moved in have not been towed. Anyway, these are just a few of the issues we experienced at this apartment complex. Negative stars. Maintenance guy was cool and responsive though. read more

I had a highly disappointing experience with Meadow Apartment Complex, Essex. I had initially toured a "Renovated" apartment, with granite countertops, new cabinets, new fixtures and plank flooring. The leasing agent assured me that "Renovated" units in the complex would be like this, with minor variations. I applied for a "Renovated" unit and was approved (all this done on-line). However, when it came time for me to move in, the actual apartment was drastically different, a very bad way. My unit was definitely NOT renovated! In fact it was the complete opposite, with worn out, cracked laminate countertops, completely worn out kitchen cabinets and baseboards, the laminate flooring had burn holes and cracks as well as outdated fixtures and entire apartment was very, very dirty!! When I confronted the property manager about all this, they said to send pictures right away. I immediately complied. I waited and waited. They said they were waiting for approvals to do renovations etc. After stringing me along for two months, they said they weren't going to do anything for me!!! The property manager claimed that my unit was a "Renovated" unit. (It probably had been updated 20+ years ago!) Unbelievable!!! They informed me that I could move to another "Renovated" unit, but at the increased rate, not at my same rate. Further, they were NOT going to pay for movers for me, which I had paid movers $1,800 to move in here. Please note that there is NO ONE on-site at the complex and NO ONE answers the phone either. Their lack of transparency and unwillingness to resolve this issue was extremely frustrating. I strongly advise anyone considering this complex to be wary of their deceptive practices, like BATE and SWITCH! It's not worth the hassle and disappointment. read more

This complex nearly cost me my section 8 voucher. I had been communicating with them for a MONTH about what I need (i'm disabled) and what they had available and they had a unit so they had me leave a large deposit, I verified my identity with 3 different items, was in constant communication with Pamela their leasing agent, was keeping my section 8 case worker involved, I had made it extremely clear what amount my voucher was for yet they strung me along for weeeeeeeeks (during which I did not look for another place because it seemed they were approving my application) And I had to scramble to get an extension on the section 8 voucher which was insanely stressful so finally we got the extension and the apartment complex said nevermind she doesn't make enough money. Do not rent here. 2 of the worst years of my life. - upstairs neighbor had boxers and flooded their unit. Making my bathroom flood. Cops had to come at least a dozen times. They claim they can move you units within a month but they do not enforce it. I asked and got ignored multiple times. Until they got evicted when things got better. Meadowood's knew this was going on and didn't make any accommodations. Previous tenant even has a lawsuit against them. - side neighbor police cals because of domestic violence - was charge 1300 in fees to move out. - car got broken into - no one enforces parking. People use visitor for over a year. - not renovated like the claimed. Bugs and dirty when I moved in. - unit came when a fridge with a dent in it. - all electrical outlets need to be replaced. - I had to wait hours to move in because they were still fixing it day of. - The dryer was being held up by tape. - people blast music from cars 5 am everyday. Summary pay the extra money and avoid this place. The only thing helping is one of the maintenance guys. The fact they have to apologize for their staff is frankly an embarrassment to Essex. read more

I've only been living here for a couple months and ever since I've moved in there have been many problems. My car has already been towed once without even notifying me before being towed (keep in my I'm in nursing school and pay $800 a month for school but in order to remove my car out of the impound it was almost $500 so how was I supposed to get my car out), they've threatened to tow my car again on 4th violation and incorrectly marked down on "ticket" that it's my 3rd violation even though it would be my second "violation" due to vehicle registration; not only that but there's never any parking, hot tubs are never working, and we've been finding rat poops inside the apartment and have spotted rats running across our back patio. read more

Don't move in to these terrible apartments!! Management is horrible! They never answer and are terrible at communication. Parking here is a nightmare. We have been dealing with black mold, termites, rats within the building, and more pests. Update on last reviews: We were offered a ridiculous amount as compensation for our troubles after they put my family through a lot of stress. We were not able to use over half of the apartment yet still had to pay the full amount of rent. According to Shawn, it was what his supervisor thought was fair. Lived in Meadowood for 6 years and two different apartments. The first one was ok just dealing with spiders, mold on bathroom ceiling (that was most likely painted over), and noisy neighbors. Nothing too horrible to handle. After 3 years, we were told that an upgraded apartment was going to be available so we thought let's go for it! The upgraded apartment was indeed nicer and bigger. Everything was fine, until water leaks started to happen. 1. The 1st leak wasn't initially detectable because it was happening in the apartment below me. A pipe gradually started leaking water in the wall. I only found out because I had to pay a $80+ gas bill for 3 months!! Thankfully, the front office reimbursed me for the overcharge those months. 2. Second water leak was from the roof ontop of my bedroom. Left a nice watermark. 3. The last leak was the kitchen faucet. Thankfully we caught it before it overflowed to the floor. The last straw was the roaches!! I have never in all my life EVER dealt with roaches. Not small ones, but LARGE American roaches. We lived in this complex for 5 1/2 years with no roaches, then suddenly non-stop for the last few months. Orkin came SO many times, but no one conducted where they were coming from. Just treated the issue, not solving the problem. I have my theories...( the constant water leaks maybe!?) Never been more disgusted and uncomfortable in my own home. Never again! read more

Etc. Even after having moved out, I still had to pay for extra charges that no longer concerned us. Last few days rent plus extra charges almost totaled to an extra $1000. For over 7 years, we've resided in Meadowood apartments as co-residents and primary occupants, handling all rent, HOA, and property insurance payments from our account. When my husband lost his job, we requested a rent transfer from corporate account, but the management not allowed it but also insisted on reapplying with higher rates. They refused to refund the deposit and disregarded our seven-year residence history. It was an incredibly unfair situation. We were listed as co-residents, paid all rent, HOA and property insurance from our bank account for all these years and our names were listed as insurance holders. I would probably avoid this place. I'm a pretty fair guy but how this place is ran is ridiculous. At the very beginning they gave us the hardest time ever to move and and I wondered if it was conceivable that they do this to all residents. It was as if they wanted the blood of my first born with an arm and a leg. Anyways, fast forward we are residents (yay!?)or so you would think. We moved in based on the pictures they showed us online and boy can I say our place looks completely different. It's been short of a hell living here as a current resident. The place constantly needs work orders, and if you haven't paid a 60 dollar utility (water, sewer, trash) they threaten you with a notice. But the letter was sent in as a retaliation for speaking about how their security tickets cars that are properly documented and are in their own spot. Also retaliation for letting them know about their maintenance was mad because he had to do his job and wanted to be detective and claim false statements. I've noticed people have been moving out of this buidling left and right. In all honesty I never seen an Essex property ran this way, their other properties are usually ran good. I hope this is an isolated issue. Can not wait to leave this lease. Well here is the pros and cons of this building. Pros: Exterior is nice (don't judge a book by it's cover) Most neighbors are friendly Washer/dryer in unit (look at cons for more about this) Central heat and ac Cons: Good look(luck) finding parking for yourself and if you have guest as well. Security will ticket your car even with proper credentials. Not going to lie had a rat on my patio. Put in a an order and their team marked it as complete and never contacted us back. So all in all they ignored it and never responded. Now we have Mickey mouse somewhere(We have receipts for all these statements) Had to call maintenance at least 30 plus times for just a poorly functioning unit. Only been here 7 months. Unit is kind of dated. Washer and dryer work poorly and is extremely small. Dish washer doesn't clean crap. Last but not lease(pun intended) their team doesn't seem happy to have a job. It's unfortunate that I have to leave a negative review for a place we lived at for 4 years, but here it goes. In our four years, we had pretty decent experiences. They keep the landscaping really nice, their maintenance team is top notch, and the office staff was overall great. It was the last few months where the office staff changed hands (which happens often) and things went down hill. I understand that they are just there to rent out apartments and collect money. But they need a lesson in customer service. Especially the new property manager. He has no idea how to handle people. He is arrogant and extremely rude. As for the other negatives. Parking is a nightmare. Your car will be destroyed by negligent drivers. My car that had zero dings left with two huge scrapes and several door dings. Do not expect to buy a new car and keep it nice in this neighborhood. The move out process was awful. My biggest piece of advice to any renter, take pictures on your first walk through. Make sure that the office staff notes every single tiny detail that you notice during that move in walk through. Because if you do not, come move out time it will bite you in the ass at the tone of your whole deposit, plus some. No matter how well you keep your apartment clean, they will find a way to keep all of your money. After we moved out, we recieved a bill for $60 more dollars for damages that were there when we moved in. I went to take the check in and the above mentioned manager looked at me and said "what do you need?" I told him I was here to pay my move out fee. He then ripped the check out of my hand and said "we'll mail you a receipt" and walked away. Granted, I know people have rough days. But this guy, he just loves to be rude. Now for the positives. If ever we had a complaint, they took care of it. We had one batch of neighbors that got into a fight on our landing and they kicked them out immediately. We had another neighbor who loved to leave her trash and dog messes on our landing. So they charged her for cleaning up her mess and gave her a written warning. Marcos was very polite and made the repair with no problem. After making the repair he asked if we had any other issue that we may have wanted him to mention to the office. Not worth the insane rents this place charges. Our rent went up by $200/month! And apartment is for my parents in their 70s. How are they suppose to afford such a rent hike. Recently my girlfriend and I were looking to move into a new apartment for the first time and after checking out quite a few places here in Simi Valley, we decided on here at Meadowood Apartments. The thing that stood out to us was the reasonable price and the fact that our unit was renovated, clean, quiet, and fit our needs perfect. The application process was very quick, we were approved the next day. I have lived here at Meadowood for a year now, going on my second and Ive got to say I have for the most part enjoyed my time here. What I love most about living here is the layout of the whole "complex", spread out filled with beautiful trees and walk ways between apt buildings. It doesn't feel like we are all crammed on top of each other. And the recent renovations they have done are beautiful inside and out! I was lucky enough to transfer to a renovated unit when I renewed my lease for less than 20 dollars more on my rent. Vince in the office handled my transfer effortlessly and is so professional. Vince is always quick to fix any issues I may have; whether it be about billing or something needing to be fixed. We moved in here 2 months ago & the office has been absolutely no help. They did not provide a tour, they did not answer questions while signing the lease, & they have hit us with all kinds of hidden fees. Upon moving in, they make you provide your account number for gas, power & a copy of renters insurance(which I got off of their portal. The office input both account numbers wrong & the renters insurance, which was purchased off of the portal which was provided to us to sign our lease, is not a valid insurance in their system. They have made us pay for gas, power, & renters insurance penalty all thru the complex on top of paying our own gas, power, & renters insurance thru our own accounts. Anybody looking to live here, let me fill you in in the problems we faced living here the past 3 years (since 2020) First of all, if you're looking to communicate with management directly good luck they are NEVERin the office, parking is horrible, ant problem every summer, roach infestation because tenants can't throw trash in the bin, bees in the unit at one point , dryer broken for several days because they can't find the right parts, and worst of all we had a huge mold problem because of a crack in the building. This review is for the office personnel most importantly Rachel. My husband and I both have had separate issues with her & her big sh*t attitude. We have told the mangers including the old manager Sagi and the regional manager Maggie about Rachel and they don't seem to care or they justify her attitude as her "personality". When you speak with Rachel she's always rude and doesn't seem to care about your issues. The most recent incident was asking her for a parking sticker. I had never been asked to take a picture of my car so make sure there isn't any stickers on it.. not even by the manager. HELLO, I have been residing at Meadowood apartments since October of 2019. (Pre COVID times) haha! I have been here for almost 2 years now. I am writing about the outstanding leasing manager, Christina Torres! Ever since I moved in, Christina has been a breath of fresh air. She is kind, caring, compassionate, smart, efficient, and humble. She always has a positive outlook and is willing to help and solve issues or concerns with dignity, respect, calm, collected, and fair efficiency. She is dedicated to her career, and works from her heart and it resonates. She is a Godsend, and it is so hard to find humans who care and go the extra mile and work their butt off with a smile on her face the way she does! She is one in a million and hard to find. We recently moved within the building to a bigger unit, and she made the move so smooth and pleasant. One of the reasons, I/we stayed here at Meadowood and did not move to another apartment building is  because of Christina and her efficiency and work ethic as well.  It is so hard to find caring, kind, compassionate, smart, hard working, humble people like her, nowadays! Christina responds within 24 hours to emails and concerns. she handles nuisance grievances with compassion and effective strategies. She is knowledgeable and quick on her feet! Her staff Riley, (leasing agent) Marco, and Vladamir (maintenence) are very efficient and kind and willing to help as well. I am so pleased with Meadowood overall. You evict people that talk about the mold don't talk about the mold. You're a real class act. And since. Bad reviews are the only way to get your attention .
