I could not recommend Avel Apartments enough. When my boyfriend and I decided to look for apartments last year, we went through 3 different complexes and did not like any of them. A friend of ours already lives here and recommended we take a look. We were not sure because we didn't think to live in Orange, but the staff, service, amenities, and apartments themselves are amazing! Miko, Talayah, and Sydni are the best people to communicate with for any issues or minor inconveniences that occur. Sometimes we go down to leasing just to talk on slower days as we enjoy their company in general! We're able to put in maintenance orders by phone and they usually come within 24-48 hours. We loved it here so much we resigned our lease for the longest possible term right when we were eligible too. I don't see myself leaving here anytime soon and my cat and boyfriend think the same! read more

We've been living here for two years and honestly I cannot and I mean CANNOT imagine living anywhere else. The Avel team has been AMAZING and it feels like such a community here even after two years. Miko, Sydni, and Talayah genuinely feel like our closest friends. We can just hop on down (with our cats in tow) just to pop in and chat. My first review on Google still stands - super helpful, super on top of everything, always ready to assist us with anything. My best friend also even moved down the hall (and renewed her lease) so living here has been a dream. Repairs are done in a timely manner, hosting parties has been lovely our guests love their time here, parking arrangements are easy (you are always guaranteed parking), security makes me feel so safe. And no matter what happens the Avel team makes a huge effort to ensure this is a community so huge huge huge shoutout to Miko, Sydni, and Talayah!! This place is my favorite. Anywhere from the events and leasing agents, this complex was the first apartment I moved out to and it honestly blew my mind. It's in the middle so you're able to go to Anaheim, Garden Grove, Tustin, Irvine, all within minutes. Miko and Talaya have been blessings, honestly. Issues get resolved next day, it not same day, and that's crazy. Everyone who posts bad reviews expect a hotel service, which mainly shows what kind of people they are more than the apartment, but the apartment is the best. Our cats love them as well. Literally remembers their names and has pet events. This place is the best. read more

I lived here from when it opened until about 7 months ago. This was one of my least favorite places to live for a few reasons. 1. There are way too many college students here who are always in all the common areas; felt like a big frat house at times. 2. Staff, like most apartments for some odd reason are always very kind initially and then aren't. Just doesn't make living somewhere feel that great. 3. They changed things often. When I moved in it was one free beer per day but then they were broken for 8 months then it got set up and it was just on the weekends only. It was crazy how it also broke down as the Super Bowl was starting... like to the minute. 4. Everything looks nice but it's all very cheap quality and things would often break. 5. Tons of car break ins... it's like a false sense of security with the security guards and gated community. 6. It can be quite messy and loud here. Pros: the location is fantastic, some of the amenities would be nice if there were less college students. read more

After signing my lease with this building, MIKO then disclosed how ALL the water, in the shower and sinks, was a bright thick white color. She said not to worry the water was fine. This is NOT TRUE. It does not even look like water! You will need filters for everything if you decide on living here. My first few showers and uses of the sinks had me in shock and feeling super unclean! Even my dishes weren't clean and had hard water spots. My shower now has filters and so do both sinks. I've spent almost $200+ on WATER FILTERS and these need to be replaced every 3 months or so or the issue quickly comes back. Any guest of mine is shocked at this water issue because of the price point. If you use the hot tub, the water issue is in there as well and you will feel the slime of the water on your skin afterwards. It can be irritating towards the skin my guess is from the extreme chemicals they use to try and mask the water being so bad. (Never used the pool to comment) MIKO also then disclosed how there is a pest problem in this building and they have pest control here every Tuesday if you need it. Luckily no pests in my unit. But aren't these things pretty important to want to know prior to signing a lease? Had I known this I wouldn't have signed here! I pay over $3030 a month for a 1 bedroom with thick white unclean water and possibly pests???!!! Manager said just because we have pest control here every Tuesday doesn't mean we have pests LOL gaslight much???? What use would the pest control be of EVERY TUESDAY if we don't in fact have pests on premises. At this price point NO BUILDING HAS EVER TOLD ME THIS KIND OF STUFF WAS AN ISSUE BEFORE!!!!! When she told me these things I knew I was already trapped in my lease! To trap someone this way is so wrong. I should've had the option to want to deal with these issues or not. Definitely done on purpose to take people's money. Water issue is extreme. White thick unclean water that leaves VERY hard water spots ON EVERYTHING AND EVERYWHERE. If you want a picture or video on just how white the water is message me :) you'll rethink wanting to living here Water is not see through because it is so thick and white If you are a girl it will ruin your hair and skin QUICKLY. Let alone it is DEFINITELY unsafe to drink. I don't even water my plants with it they almost died when I did! Hall way on 5th floor has a very strong dog pee smell for the last month. Dog pee always infront of elevator doors be careful you might step in it if you don't look every single time. If you are unfortunate enough to speak with MIKO on the phone she will interrupt you non stop. If you point out to her how interrupts unprofessionally a lot, she will not acknowledge it or even apologize... If you tell her manager about how she interrupts and is condescending she will make non stop excuses for her and say MIKO was "just having a bad day". I told the manager after one negative experience maybe you could excuse it as a bad day but after every experience being negative from the jump? No longer excusable. Definitely discrimination. She's been constantly rude to me and has treated my guest with an attitude as well! After speaking with management about MIKO, I feel even more uncomfortable living here. Manager just kept excusing everything and gaslighting me, at that point I just wanted to get off the phone. I was hesitant for months to write a yelp review about how bad the water is here because that was my only big issue but after today's negative customer service experience with MIKO and Management I find it necessary to share what it's really like living here. I told management I thought maybe MIKO treated me a certain way from the jump because I'm very young and management didn't acknowledge that. Maybe it's my age or maybe it's my job, regardless, my experience with MIKO has been negative from day 1. Discrimination is discrimination. Wishing I went with my gut feeling and picked a different building because I thought from my very first conversation with MIKO she was unprofessional and EXTREMELY misleading. MIKO gave out LOTS of false information during my tour and blamed it on being new when it came to be incorrect, really she will just say whatever to get you to apply and pay the holding fee! read more

I booked a last minute tour in the morning as we were already in the area touring other properties. Miko greeted us, offered us water right off the bat, took down the basic information she needed and gave us a fantastic tour. The property itself was amazing vibe! Definitely more "chill" than the Vita. If you're looking for a "Zen" state of mind, their top floor gives you a nice relaxing space. With even a garden of fresh herbs, and greens you're welcome to help yourself from. They had a nice quiet "library" like room. I enjoyed my visit here, and are looking to make my decision on apartments. This is definitely in the top 3. The hospitality, the vibes, and the endless amenities. read more

Don't live here. Management is awful and they don't put you first as a tenant. Water heater was always broken so it took about 15 minutes to get hot water quite often and the fire alarms went off multiple times throughout my lease in the middle of the night. Was also promised things that never happened, yearly window cleans so I lived with dirty ass rained on windows for a year and a half after emailing multiple times and being told they hired a company to do it. read more

This community is exceptional. I have lived here for nearly a year and want to continue, Miko from the leasing office is so sweet and always makes herself available to help me with my many questions. The amenities are great and well kept. Pool is always clean even the gym doesn't have a funk smell like most gyms. Overall it's a quiet and peaceful community that's respects one another. I absolutely LOVE living here. We have renewed twice now, going on our third year! The leasing staff and management are incredible, and truly want what's best for the property and all the residents. Always striving to go above and beyond to make life here lovely. The property is kept clean, and the landscaping is maintained so beautifully and intentionally. The amenity spaces make all the difference, and are such huge perks! Incredible working spaces, grill areas, a rooftop with a huge LED screen and kitchen, and the Paseo offers so many outdoor extracurricular activities and space to get active, especially for pets! I had to put a lot of thought into this because it was a roller coaster living here for 15 months. I have to say that Jeff was the only helpful and kind person during my tenancy at Aura (now Avel) apartments. If I could give a 5 star rating it would be for Jeff. I'll start with the parking. When I first moved in, it was only months after they opened, it was much quieter of course because there were barely any people, but I was not expecting parking to be a huge issue by the time I hit my year mark here. If you live on a lower floor, don't expect to be able to find close parking past 4/5 PM. I was told by the leasing agent I was working with at the time of my lease signing that parking would never be an issue even at full capacity..so there's something amiss there because that's proven to be not true. Keep that in mind if you have a car (and especially you'll have more than one car) Second, I was not expecting to get my full deposit back because there were repairs that needed to be done that I was fully aware of, such as paint and the baseboard. I was expecting at least $100-150 out of $400, and I got $57 back. I had spent $150 on my own cleaning service for the hardest to clean areas, the floor, the tub, and the floors, yet they still charge $170 out of my deposit for a FULL cleaning when all that needed to be done was the drawers and oven. That doesn't warrant a $170 charge. The deposit is pretty low compared to a whole month's rent, but keep in mind you likely won't get it back. I also have an issue with getting my internet router back to AT&T because moving is chaotic and when your router is put in a wall, it's easy to forget. So that's another $150 I will have to bite since the AT&T sales rep for this building hasn't been helpful, and now I'm out of state and can't get the router back now. An AT&T guy had to come by and install it, why can't AT&T come back and pick it up in that case. Add to another difficult move out experience. Although the building itself claims it's pet friendly and pets are allowed, I wouldn't recommend it here if you have a dog. There is a pet potty station that is unfenced on site, but that's it. I have been approached and followed by ucoherent and aggressive vagrants in the area, I seldom felt safe walking my dog in this area. The only best option you'll have are the dog parks within driving distance. Aside from Jeff, the girls working the front office just seemed like they didn't want to deal with tenants and help. I saw someone either from the front desk or maintenance offer another resident a tool to borrow when they were moving out, but when I went downstairs and asked all of a sudden it's not allowed. I also noticed some of the staff have worked at the complex next door called Vita have moved to this complex, where I didn't have a good experience at all either. I chose Aura (Avel) because the leasing office at the time was friendly and helpful and I actually got to see everything on my tour, now they won't even look you in the eye and acknowledge you're there when you talk to them. I get that working in a customer facing role can have its challenges especially for a rental company that only cares about profits, but there's no genuine willingness to help where it's needed here. They only care when it's time to send your lease renewal reminder multiple times via email, phone, and even text. The apartments themselves aren't bad, but I wouldn't consider it luxury. The giant tub and whirlpool washer and dryer don't justify the cost to be honest. The way the building is built, when someone else closes their door along the same hall as me or even the unit above me, my door shakes. I know living in a multi unit dwelling there will be some level of noise, but I've lived in many apartments before and I've never had to deal with my door shaking when a neighbor simply closes theirs, that's not a neighbor/noise issue that's a construction issue. The walls are not as thick as they make it seem they are, it's definitely not sound proof like I was told. Overall there really isn't a good deal on rent anywhere in that area at the moment, but do yourself a favor and save at least a couple hundred elsewhere. The amenities, treatment, and location aren't worth it. read more
