Hello, If you are considering moving here, please reconsider and save yourself the headache. The management office has a woman named Liz who is most unbearable and unreasonable human being alive. Working in the management office you would think she would have some sort of people skills, but no. She cannot be bothered to do her job. She has personally laughed in my face when I have reached out to her for help with a maintenance issue and has constantly raised her voice at me when I try to talk to her. She constantly says things like "I'm the manager and what I say goes." Not to mention the fact that she is bilingual (I have heard her speak to others in Spanish/English with no problem), but chooses to only speak to me in English even though she can clearly see I struggle with the language. She does the same with other tenants and we don't know why she treats some of us in this manner. read more

Amber Ways Apartments used to be a lovely, well-maintained community. I visited my mom here often before she moved, and it always felt clean, peaceful, and thoughtfully cared for. Unfortunately, from 2024 to 2025, the property has clearly declined. The landscaping is no longer what it used to be -- weeds have taken over, plants are dying, and the overall upkeep has slipped. The tacky pink paper signs taped to the pool fencing really says it all, it's an eyesore to see upon entry. While there are rules in place that are meant to keep the community clean and orderly (which I support), there are still issues that go unaddressed. One example: residents leaving piles of shoes and personal clutter outside their doors. It makes the hallways look messy and detracts from the sense of community pride that once existed. I hope management takes note and turns things around. This place used to be a gem, I hope the sparkle comes back! read more

Love living here. Neighbors are all sweet and friendly. Aside from traffic noise. It's peaceful and quiet. There's Taco Tuesdays. The leasing office promotes community with events for children and popcorn on the weekends. Only left 4 stars because nothing is perfect and sadly no parking for guest. In the situation I was in and looking all around for Apartments, I ended up loving Amberway. It's a nice and calm small community which is perfect. I'm a first time renter and both office staff members were so helpful and super supportive and nice to me. They should me everything I asked to see and answered all my questions. The process was so easy and as a 22 year old I'm honestly so pleased with their customer service. I have currently been here for about a month now and the community is always so clean, quiet and friendly. The maintenance workers are also so nice and fast to respond to an issue your having. I'm at so happy with the experience! Can't recommend enough. I saw some bad reviews but from being very old, it's not trusted. My experience is completely different and my friend who's lived here has been awesome as well! Check AmberWay out! read more

DO NOT LIVE HERE! To be honest I'm very surprised they haven't been reported as slum lords. The way they treat the people that live there is disgusting. So many rules to the point it seems they really don't want anyone to move in or feel comfortable in their living space. The maintenance workers are nosey and always making families feel uncomfortable with their constant staring. I feel so incredibly lucky to call Amberway home. I was dreading the apartment search - I started by calling a few places and none were as pleasant as the office at Amberway. They had me process my application and come view the apartment. It is beautiful. I could not be any happier with my apartment. I have not seen any bugs as described in other reviews. The landscaping is well kept and the laundry rooms are always really clean. The dumpsters are never overflowing like most apartments I've seen. The management is quick to respond to emails and quick to offer solutions. I wish there was more readily available guess parking without having to obtain a guest pass from the office, but with all the positives, it is very easy to look past this minor inconvenience. The ambiance is quiet and peaceful. There are families, singles, younger people, older people...all types of people at different points in life. It feels safe, very much like a community, and I would confidentially recommend Amberway to my friends and family. read more

UPDATE: We recently received a letter from the management informing us about the increase of our rent! What is worse, they increased our rent to a full 100%. Prior to move-in, the manager named Ina have informed us that "they only increased every March of the year only around $30-$50 since they are not like Irvine Companies" depending on how many bedrooms you rent. They are also taking out one parking from us which originally gave us 2 parking spaces. As agreed from the contract. They are trying to lock us in to a 12month lease, which originally have a 6month lease contract. Everything is different here! Sadly, they have worsen prior to what we thought is an upscale than other regular apartments. If I could plainly give them without a star at all, I would have! --- Original post: After a year and so living here in the community, i was able to prove that there are some people smoking pot here. We have a baby living in with us. Sadly, my wife doesnt know who to call so she called the maintenance to advise. But then maintenance only told us to call 9-1-1. Arrogantly informed, he was never accommodating. All people from the office live in the same community. But what's bothering me is that even when we call the south district patrol, the maintenance DOESNT EVEN CARE ABOUT WHERE HE WORKS AND LIVES. He could have at least assisted my wife that even if she would call the police, he could have tried to check and called police too to show concern. But his conversation with my wife is "he cant do anything because he is only the maintenance guy" in this community. Just recently (days ago), there were police from FBI searching another apartment looking for a fugitive. A neighbor that is few feet away could put others in danger. I question myself now, is this still a safe place to live? People around us living in other apartments have moved in and out every now and then. Most of our old neighbors whom we have become friends with, made negative comments already about the management and its community. We tried to disregard it and continue living here for over a year now. Unfortunately, a first hand experience of unnecessary, unaccommodating of safety treatment of the maintenance towards his community, gave me huge doubt of how the management manages its tenants living in the same communtiy. I have had recommended this communtiy mostly with some of old and new neighbors. Although now, we wont be doing so... I am not ashamed of how this turned out. I currently live in a studio, and it is the perfect size for me. The property is always clean, and the neighbors are friendly. It has a nice pool and jacuzzi. The landscaping is beautiful. The flowers, grass, trees, and bushes are always well kept. I also like that the community is gated. What I enjoy the most is the staff. Maintenance responds within a timely manner. The leasing manager JayDee was super helpful and patient regarding my application. As a student, it was difficult for me to find a place that would accept my income status, but JayDee did what he could to help me get what I needed (: The property manager Noemy is the BEST! She is so sweet and very understanding. As long as you communicate with her about your needs, she will do what she can to help you. JayDee and Noemy are super genuine and trustworthy. I would highly recommend living here. It is affordable and worth it. read more

Many of my family members have lived at Amberway. It is a nice quiet community and the staff is absolutely delightful. The management team J.D. and Hannah are always so welcoming and attentive. It is a gated community so you feel safe. I love that it is near the 57 freeway, fast food restaurants, and Anaheim Coves. read more

Amberway gets a bad rap. I have lived for 2 1/2 years. Overall I'd say I like the place. There are no bugs! The outside is always nicely kept. It's true what they say the inside is sort of outdated. My shower stall is a little beat up and the blinds are cheap and horrendous and they won't fix those. The linoleum looks like it was put there before I was born. BUT when something breaks or you need a service they are johnny on the spot and get it handled quickly. Maintenance is AWESOME. Parking is pretty crazy but I think they are doing construction to add more spots. Parking at apartments is always crazy. I have an assigned stall and don't have 10 family members in my place so I don't care. If you have 6 drivers living in one apartment then you deserve to fight for parking. I haven't had any problems not even once with the laundry except that there are only 4 washers per room and someone is often rude taking them all up instead of a couple at a time so others can wash too. I think it's the moms with a boatload of kids god bless their hearts. I find myself lugging my laundry across the complex sometimes to find an open washer in another room. It's ok cus I work out and don't mind the extra exercise. I love the pool and spa area. There's always a ton of people there so i think it's kind of small for the size of the complex but the beach is also packed so whatever. My neighbors are pretty cool I like most of them and I still smile at the ones I don't. Everyone is generally pretty nice. The kids get in kid fights sometimes I think it's funny when the parents get worked up... I tell my kid to handle it unless someone is outright bullying her. Kids fight now just like they fought when we were kids and we all survived. All in all I like my little 2 bedroom. The only problem I'm having is it's pretty exepensive with rising rent and having to pay ALL of the the utilities on my own. I might be looking for a place that pays utilities. They don't pay anything here. You have to pay water, gas, trash, electric, etc. I think my trash bill is more expensive than my electric and that I think is the City of Anaheim ripping people off. read more

It's been well overdo since I decided to write a review of the place I currently live in. I been here for 5 years going on 6. It's been good to me overall. My only gripe is how my rent has always gone up year after year. When I moved here in November 2007, my rent was 990 a month for a studio I live in. Then it went up 20 dollars after my least was done, to 1010 a month. Now 2008, the economy went bad and the head manager at the time Adriana, was nice enough to lower my rent 100 dollars after I told her my situation with my jobs at that time. I had to sign a new 1 year lease in order to get it down to 910 a month. I was ecstatic and sign. Then 2009 comes, I get a letter they have to raise it again. Saying we will only raise it 10 dollars more if you sign another lease for 1 year. Moving forward, here comes 2010. Same thing again, it go's up 15 dollars and sign a new lease. I currently pay 935 a month and starting this April, I have to pay 970 a month due to another letter saying do to market value and expenses. When I call and talk to the managers about this, they always give me the same answer. It's the market value going up around us and that's why we have to raise rent. I ask the current head manager if I can pay my current rent at 935 a month if I sign a new lease. She said there is nothing she can do. So I told them I will just stay month to month. Wishing that I had my own house or condo. I have friends that live in different apartments and most them does not have there rent raised once every year like me. I looked around other places with cheaper rent for studios and found them on penny saver or on line Internet. But I don't know there surrounding areas. Until I go search for another place, I'm stuck here for now. I'm the mean time, I'm trying hard to save money for down payment to move into a condo or house to own. As for Amberway as a whole, it's mostly quiet with nice neighbors around me. I once did have a neighbor across from me who had 2 boys and they were always outside past 5 pm to 8 pm playing with there bikes and and throwing various balls around that would bounce into my apartment patio or hit my wall. Several times I had to tell the to stop. But they never listen so I decided to keep some of there small toys and balls that end up in my patio hoping they would stop. That was in 2008/09 when that took place. Since they moved, I was so relieved and it was so quiet after that. As for maintenance, they always come in when I need them. They would even come in to fix things when I was out at work. When I get home they would leave a note saying problem fixed. They did a great job. They have a gym here that is ok, your basic stuff cardio and some machine weights. I don't use them anymore because I have a gym membership. They have one pool and have 5 laundry facilities on site. They are only 1 year old and work well. As for hearing noise from up stairs. I would only hear walking sounds and occasional water draining into pipes. I live in a corner unit and I don't hear my neighbor at all next door. I think the walls are thick so that helps the sound. I don't know how other people that live here have any sound issues from there neighbors, but I only had my neighbor that used to live upstairs tell me to lower my bass on subwoofer. That was all for that. In some units they allow dogs, but you have to pay pet rent for that. This place is a lot better than my first apartment in Fullerton. My only gripe is the fact that rent go's up once a year since I live here. I bet it go's up again next year. So with that being said, I hope I can move into a house or condo knowing my mortgage will always be the same until its paid off. For now I will just hang in here as long as I can and try to see what else is out there. Or just deal with this until I save enough money and get a loan to own a house or condo someday. read more

Truly had the worst experience living at this apartment complex. Reason being that this place is old and only has workers who don't care, don't have compassion, and are very rude. (This excludes the lady with blonde hair. She's very nice). I lived here for two years in which workers left my door wide open and unlocked for hours. In which management said "that's not my fault". Had various of my packages stolen and once again got the "it's not my fault." But to top is off I got very sick for months and found out there had been a gas leak in my apartment for months! The plumber said whoever had done the job before he did was super unprofessional. Once again got the "it's not my fault." Last time I checked if you hire someone to do a job then it is your fault for being ignorant enough to hire someone cheap. I never got one ounce of compassion or anything from any them when all this happened. By the way the main person who's at fault is the owner of the complex as he/she clearly also hire employees who are unprofessional and hence do a poor job of managing. Do yourself the favor and pay more for a better apartment! If anyone who works there is reading this please grow up and start taking responsibility and be nice. I was a manger for Target which is a top company so I know what being a good manager looks like and this isn't it. Taking responsibility and saying sorry even if it's not your fault is a true characteristic of a good manger so keep that in mind. You could have just said sorry once for all the things that happened, but you didn't. Please learn from the past because everyone knows this place sucks neighbors talk about it all the time. Also this is supposedly a gated community but the gates are always open from about 9-5 which is when everyone is working so keep that in mind. And the gate is broken half the time. Never get an apartment here that's next to the freeway you'll hear it all day and night. Just don't live here!!! read more

I've got to say my opinion of this place in my experience has not changed, and I've been here for a while. I love it. From the office ladies (Christi,Veronica,Marsha) to the maintenance crew(Mike,Chuckie). When something needs to be attended to they are prompt. If you ever have a concern they find a solution pretty much immediately. My favorite part about living here is the fact that it feels like home, it's comfortable, and you're surrounded by genuine people. read more

I don't agree with other Yelpers' views of this apartment complex. I've lived here for 4 months and have had absolutely no issues with the management, maintenance, or anyone. I've had issues with our heater not working, and with the parking space I was assigned to. Management has been very attentive and helpful in solving my problems. I was given a new parking space within 2 weeks of complaining about the one I had and repairs are completed right away. The maintenance guys are always very friendly, they say hi and wave anytime I see them. The complex is safe and clean and my boyfriend and I love living here. Stop by and take a look for yourself if you're iffy or concerned about the negative reviews but we've had nothing but a great experience since we moved in. read more

Veronica and all the staff always helped me they assigned me a new parking places closer to my apartments because I had back problems and cared my son and they accommodated me with no hesitation! Sooo I've lived at Amberway for almost 7 years. When I moved in it was $1300 and now my rent is up to $1800. They raise it up every year and claim its "market price". Also, you pay ALL utilities. The managers seem cool and so are the maintenance guys. The neighborhood is not so good and there's homeless hanging around all the time. My neighbors are nice and the landscaping is great. If you move here be prepared for outdated living standards. They repair things and don't upgrade. I've gotten slab leaks in my apartment three times! Which means everything gets soaked, you have to move your furniture, peel up the carpet, and then they jackhamner through the concrete and fill your house with construction dust. Ruined my furniture! The bathrooms don't ventilate and you're battling mold constantly. I've complained about this every time I've been forced to sign a new 12 month lease. I'll be moving soon as my kid is done with high school. This used to be decent when the price matched the value but now the price tag at market I can live in a much nicer/bigger place and pay the same. Literally can't wait to move. read more

Honestly, I feel so lucky that I was able to find this place for my family after coming from a complete nightmare of a complex. Management has always been helpful and I have no complaints. I am guaranteed my two parking spots, never having to rush home to be sure I get a spot. That is the best! There are multiple laundry rooms and nearby, rarely are they ever full. I have not seen ONE roach since I've been living here. Maintenance always completes whatever requests in a timely manner and are also very friendly. I've felt at home since I've been here. The place itself is nice, the only problem is management. They have been a few changes in management. It never seems to have anything stable. One day you have one manager the next is other one. The maintenance people are nice and friendly however they have more privilege that the regular tenants. And they act like the managers, checking and patrolling ever movement people make according to their own rules. If they like you they treat you nice if not you are out of luck. It's a lot of racism and discrimination. If you are a smoker you will fit perfect. (Managers and staff member are smoking all the time and if you have to ask a question they get mad because they have to put their cigarette away.) If you want to rent here be aware of the rent increasing every year and the extra changes they make. It seem that the managers are nor professional and knowable. Like I said before, the place is nice from the outside... not the inside. read more

I have lived here at Amberway for a couple of years now and its really a nice place to live. I love my little apartment and my neighbors are all so friendly. My dog is happy here and the landscape is always kept very nice.. I really appreciate the maintence crew (Micheal and Chuck) they always go above and beyond when I have an issue. . They are very prompt, and so helpful, even changing a simple lightbulb for me when I called for something else!! I appreciate that being a single woman. I feel safe having them work in my apartment when I'm not there, and when I am there, they take the time to throw the ball for the dog or even a belly scratch. Its refreshing to have such friendly and helpful maintenance men.. I'm so greatful! ! read more

Lived here several years.. the apartments are older and have some issues. Drains get clogged easily, the laminate on the counters is peeling off. The laundry situation sucks here.. people take up all the washers and dryers and don't come back on time , I've waited 20 minutes for people to come back to get their laundry.. ridiculous. Plus people smoke and therefore it makes the machine smell like smoke.. which makes your just cleaned clothes smell like smoke. The apartments don't have all over AC, just in the front room. So in summers... plan on camping out in your front room. The heater works well.. granted we did t know about it till after the 2nd winter of us freezing our butts off, but that's our fault. As far as management and staff... we have never had any problems. They have always been very nice to us and whenever we had an issue.. like our parking spots, the guy to the right of me kept dinging my car, so they just gave me a new spot! The maintenance guys are great! A couple of times we had emergency issues in our apartment.. a leak downstairs (old drains.. old apartment) and we weren't home to get our cats.. so one of the maintenance guys went in to make sure and secure them! We would love to stay because the staff is awesome but it's time for AC and in home washer and dryers, plus it's closer to work. read more

The apartments have their own "Maintenance shop" or grounds keeping service, call it what you want, but they are horrible. The first call I made to fix the ceiling fan they did come quickly, and replaced the whole thing. After they left, my friend and I checked it out and it seemed to be ok, everything worked, they even put new light bulbs in. But later when we went outside to sit on the back porch, we tried to use the light and discovered it didn't work; when we looked at it, we discovered they had taken the light bulb out from the back porch, and put it in the ceiling fan. I thought that was kind of unprofessional and a little ghetto. And now the outside light doesn't work and hasn't been fixed, but I really don't care enough to have them back in the house. The workers are nosy and everyone I've talked to that has lived here longer than I have, has said that they have had bad experiences/encounters with these guys, the employees are rude and don't care about the tenants at all. When they were here fixing the fan, the whole time I felt like the workers were snooping around the apartment and it felt like they were being really judgmental. The guys also flirt and try to make conversation every time they see a cute girl, which is super uncomfortable (but they are super rude to and pretty much ignore any guy around). Because they are staff you kinda feel like you should be nice and talk, but then they just talk forever and its hard to just walk away if you don't feel like talking because they will walk with you and then hang around your apartment acting like they are "cleaning" or doing something important that pertains to their job. So if you're not nice to them and talk to them like you're interested, prepare to feel like you're being stalked. They drive little golf carts around the place, and when I am coming home or going to my car, they always stop and watch what I'm doing, and it feels really awkward, like I'm always being watched. They also don't like the pets here very much, even though they are allowed, and these guys police this stuff. The neighbors that I've talked to that have pets have said that they charge an expensive pet deposit, and around $50 a month after that, as long as you have the animal. And you have to give them all of your pet's information, and fill out all kinds of paperwork, and the grounds keepers look for pets and corner the owners and question them to enforce their rules. I have one neighbor that I've seen outside constantly and they have a very well behaved dog, but the maintenance is always around when they are outside and watch them like hawks every time they walk the dog. WEIRD! Overall, the staff for this "maintenance shop" is horrible, they are creepy and I've felt uncomfortable as long as I've lived here. But the management doesn't do anything about them even if you complain, so you really have no say, and they can pretty much do whatever they want. I just try to stay away from them and keep to myself, and even though that helps, it still doesn't change the fact that I feel like an apartment complex like this should have better staff; employees that take their job more seriously, that aren't borderline "stalkers," that fix things properly rather than ghetto rigging their jobs, and are friendly and approachable. If they were, this place would be much better to live at, but they seriously have that much of an effect on how I feel about living here permanently. read more

I have lived in a number of apartments in the area, and the management team at this complex is by far the most pleasant team to work with. They are very helpful, easy going, and overall on point. the rent does go up about every 6 months!!! Parking sucks if you have 2 cars - you get one assigned parking and good luck trying to find a parking spot for your second cars - 99% of the time we have to park on the street. They have been repairing the parking area but no progress has been made in over two months. Management sucks! They will not address any of your issues unless you go to upper management. mos of the time no matter how clean and in good condition you leave the apartment you will NOT get your deposit back because the lease agreement states you will have to pay for cleaning anyways!!!! read more

The outside of the complex is nice and well kept great job there . But The parking is a joke almost everyday of the week I have to park on the street.The 2 assigned parking spaces will help with that but at the cost of 2 rent increases in 8 months not good at all. To the owners of this place and your rent increases your greed will only take you so far , You will start to lose long term tenants who have been here for years. The air conditioner and furnace are way out dated the laundry good luck getting in there to wash anything because there's always someone washing for 20 people . At night going out is not a good idea it doesn't seem safe at all . This is my opinion but if you are considering moving here I would rethink it!! read more

I lived here for a little over a year, and wouldn't recommend this place to anybody. First the management is horrible. I got shafted out of my deposit, and when i tried to get what was rightfully mine, i was told "we will charge you for something else if there is any discrepancies." The manager was derisive and asked " What, have you never lived in an apartment before?" Secondly it is very noisy, my apartment was over Lincoln and i could hear every car/horn/police/pedestrian that drove by. When i asked too move apartments I was told it didn't make sense for them to move me when they can get a new tenant in. Third is Parking, they have 4 spots for visitors. You can only have people park there when the office is closed and there is always someone there right at 5. They have you park at 7/11 and pretty much tell you they are not liable for anything that happens. The area surrounding the apartments is not safe either, so if you have children don't let them play outside of the gates. All in all; I had a terrible experience here and would recommend people to exercise other options before moving in here. read more
