AVR Realty are terrible property managers. They are lazy, incompetent, and worse yet will put your property at risk with their negligence. Firstly, AVR did not market my rental property well to find tenants, I did most of that myself. They put it in the MLS and on Craigslist (I had already listed it on Craigslist). They had no idea where else to market it - and who looks for a rental via the MLS?! No expertise or sense of urgency. I did add'l marketing myself and found tenants for both units MYSELF. They paid my property taxes late - TWICE! The first time they paid the late fee and took responsibility, the second time they refused. They claimed they were not receiving the bill, but then they just forgot about it when they paid all their other managed properties' taxes in Dec and Feb? Wouldn't they have realized mine were due at the SAME TIME as EVERYONE ELSE''s? And when they didn't receive the Dec bill, they made no efforts to correct the issue by the time the Feb installment was due. When issues arose, communicated by either my tenants or myself, they were slow to respond and did not find solutions in a timely manner IF AT ALL. Ex the gardener stopped coming in Sept, the tenants emailed them, of which I was not aware. I later emailed them on Mar 3 wondering why there were no payments being made to the gardener. They still had not had a gardener clean up the property when I fired AVR at end of April, so the landscape was in disarray. When I fired them starting May 2024, I moved all bills to be sent to my address as I took over. I asked about payment history of each company where the property has an account (ie PG&E, the water co, garbage co, etc). PG&E reported that AVR didn't pay the Jan bill for my property, they didn't pay the Feb bill, they paid both in March but then canceled the payment before finally making the payment for Jan and Feb at a later date in Mar. ???!!! The style of all three AVR employees who managed or were involved with my property under their mgmt (incl the owner Ross) was completely reactive, never proactive. And sloooooooowww. It was as if not only did they drop balls all the time, but when you pointed out that there was a ball on the ground, you had to repeat it multiple times before they decided if or when they would do something about it. We rent a commercial property through AVR and very satisfied with how everything was handled. We were assisted very kindly by Ross who was very patient with us as we were not experienced in renting a commercial property. We were also assisted in finding a residential property a block away from the said commercial property because we really needed somewhere really close to work. They helped us find an apartment within a week that met our budget and physical requirement and application process was very quick. I am very happy at both locations and so far we found nothing hidden about the places. Everything was on a disclosure with no hidden surprises. when we are ready to look for somewhere new, I am definitely going to talk to them first. I'd also have to say AVR is unlike many real estate brokers common today with license from a big name brand and resembles more of the traditional neighborhood style real estate agent who has strong connection with the local market and knows the property owners very well. Substantively, go find some properties with AVR as you can find many hidden gems that won't pop up on big search engines. People wise, go with confidence as they are very fun and friendly to work with. I am not going to over exaggerate. Ross resembles my father who makes very intelligent and interesting unique jokes with any topic you are then talking about. Keeps me on my toes (in a good way) and I enjoy exercising my brain when conversing with Ross. read more

Lease was one year and then month to month which was nice because there was no pressure to sign another year long lease. The team at AVR are exceptional, hard working, and a friendly realty team. Sally made it very easy to apply for a studio on 1121 Carmelita. She answered all of our questions, made us feel comfortable, and kept in contact with the short application process. Whenever we needed something fixed or looked at, Ross was our guy! He contacted us and made sure we would get what we needed fixed. What was great about AVR was the fact that they kept in contact and maintained great communication. As for the studio we rented on Carmelita, it was very clean upon moving in. Carpet was new and felt like it was great quality. The walk in closet was spacious and almost felt like another room. The neighbors were very quiet and parking was never an issue. You can park two cars in your allotted space. If you're looking for a studio in Burlingame with a super short walk to Broadway then AVR is your place! read more

I have had a few experiences with Property Management companies but these people are something far from an experience. Why? Because they are so rude & non-responsive that you don't even get a chance to share an experience with them. I was having electrical shorts and reported it to them, letting them know I had no electricity and that the fuses were blowing every hour. After following up (by leaving messages) with them 3 times, they finally sent some one 7 days later! No phone call, No email, No letter. Same ol song with a plumbing issue I reported. No response, No contact at all. Ended up fixing it myself. Currently looking for a Property Management company that actually wants their tenants to stay! I would love to know how much these property owners are paying them for this horrible "Prop Management". read more

I wanted to really let everyone know that I have been leaving on rent for the last 10 years and I changed 6 times so I worked with different leasing managers , I neverrr found such a wonderful team like AVR Realty specially Sally/Ross they were there any time I had an issue,they fixed all our needs on a very short time and if needed they even replace appliances if they don work properly,believe me you wont find a better people that look at your back when you need it. its so sad that am leaving but work is work other way I will be still here enjoying living with AVR. This review for AVR is long coming. We had not written it before for fear of retaliation in some way; that is how bad the situation with AVR was. Sally is very unethical and I warn all property owners and renters to steer clear of her. I contacted her to view a property in Burlingame, she told me the price was $2200 and was ready for move in. When we applied for the apartment we learned in fact the apartment was actually $2300. I told her she had misquoted me and she tried to dodge the culpability. At this point we had zero communication with the owner so we were going through Sally to communicate with him. I informed her to ask the owner to accept our initial offering of $2200 since SHE had made the mistake of misrepresenting the price. She said she would talk to the owner and see what she could do. She then came back and told us the owner was not willing to budge on price despite her mistake. We still took the apartment because frankly we were desperate as I had just started a job in the area. Months later while talking to the owner of our building we learned that Sally NEVER admitted her mistake of misrepresenting the price. She instead told the owner we were asking for a discount which is why he declined. Please note how UNETHICAL Sally is. Besides the other issues, the apartment was not move in ready as Sally had described, there was no hot water for nearly 2 weeks. She does not work closely with the owners/landlords because if she did the apartment would have been ready to move in. Everyone in our building had similar experiences with Sally and there is a reason why the apartments go vacant for months. I think our experience with Sally and AVR shows her character and why you should take your business to a company that is ethical and will promote your properties! After several years renting a property from AVR I was thoroughly disappointed in their responses to maintenance issues, and the overall maintenance of the building (did not even vacuum dirty common areas). To top it all off, upon moving out recently, the deposit I provided to them was returned as a check, and it BOUNCED! I do not know what is going on, but I am extremely upset as I was never a day late in any of payments, let alone bouncing checks. Dealt with AVR for about 5 years and it is the WORST! Either no return calls or response time about 2-3 weeks. Confronted Tom, the property manager, and he said he was overworked and the owner didn't want to hire anyone else. If Tom was not available, there was NO ONE ELSE to direct me to. The people who answer the phone just said "Do you want his voicemail?" I asked, "Is there someone else who can help me?" "No," they would reply. "Do you want his voicemail?" they would ask again. Beware, this company is shady. We recently submitted an application to rent a house in Burlingame. Tom was happy to take our $30 per adult fee. I have called three times (left messages and spoken with the girl at the front desk) and have never heard anything in response regarding our application. We have great credit and references. Compared to the other homeowners and property management companies we have been dealing while searching for a rental, AVR Realty is by far the worst. I had rented an apartment in Burlingame not too long ago and my experience was nothing but pleasant. I was surprised to see a lot of negative reviews on yelp before. Everyone at the office was a pleasure to talk to. The first day of my lease, I did not have a car yet since I had moved across the country, and intended to walk from their office all the way to Burlingame ave. Sally offered me a ride to my place instead, which I accepted and really appreciated. Maintenance requests were handled promptly. I was fortunate enough to find a home in san mateo for rent in 2014 managed by AVR Realty. Since day one, my experience with this team of professional property managers has been outstanding. Having been a homeowner for the past 20 years, I was a bit leary of being a renter again. Every time I needed something fixed at the home, Ross & Sally were right on it. Their handyman Yuri can fix anything and everything! Yuri even came by on a Saturday night when I had an issue with the door. My experience with AVR Realty is that they are unprofessional. When I first moved into the unit I rented, they did not have all the keys, and 6 months later I still dont have a mailbox key. Super fail. Seems like the unit had been vacant for sometime, which isnt surprising since they did very little to advertise it. The hot water heater had been turned off and I was not aware of this. I had cold water for a week after calling them and asking them to fix it. In general the unit was not ready to move-in, the bathtub and bathroom sink were dirty (I thought they would have had cleaned these before I moved in), as was the fridge. The 3 or 4 times that I actually went to the office the receptionist was not particularly friendly or helpful. I would never rent from them again. read more

I currently rent an apartment that is managed by AVR, and I have been nothing but disappointed by Tom, the head Property Manager. He has proven to be rude, non-responsive. Its been a horrible a experice trying to talk to Tom about our building maintenance and landscaping; after sending an email out and no response for 2 weeks i made call a and Lm, but never got a call back, so i called again LM again and no respose after making a third call or more finally got to talk to him and he said he was too busy to be dealing with me, his attitude was HOSTILE and overly rude this was about 2months ago and still have not heard from him. We decided to try Sally out again after several years. Sadly disappointed again. She sat on our newly remodeled rental unit for our entire 3 month contract without one bite in this rental market. If your looking for a company with rude and arrogant people to do business with than this ones for you. I had the displeasure of having to deal with these people twice. The 1st time was about 2 years ago when I needed the address to send our HOA payment to. Called 3 times. No return calls. Had to find out on my own. The 2nd and most recent time was 8/20/12 Every time I called the person handling our condo was always either out of the office or unavailable. I e-mailed him with a maintenance question about our unit. That was on Mon. Today is Fri. No response from AVR all week. What a way to conduct a business. People beware!!! read more

I've known about Sally since moving to Burlingame in 1998. But this is the first chance I had to work with her and AVR. All I can say is thank goodness for Sally! In this crazy rental market she found us a great home, staying in the right school district for our kids, and got us moved in in record time. I am very pleased that I did because AVR is presently assisting me with my real estate needs. In addition, I am very happy with their personalized service, impeccable record keeping and prompt follow-up telephone calls. This company has been offering property management at the same location for many years on Broadway and that tells me they are in business for the long term. Tom Lunkley of AVR Realty has been involved with our business, real estate, and rental property for three years. He served closely as an unpaid advisor during the time we held a small business catering to area apartment owners, landlords and property managers. When we sold the business he advised on and brokered the sale. One year later he promoted and handled the sale of our warehouse/office building. So I hardly ever write reviews but I feel like I need to write one in this case. My mother and I put in a an application for a house in 3rd street. Keith seemed very nice the day we looked at the house. Looks can be very deceiving...we put our application in and paid out money on Saturday. I called to check in the application on Monday. Terri called me and left a message saying that it takes 2-3 days. So I wait and wait and wait. Then on Wednesday I check again. No answer. No answer for days. I left messages and so did my mom. So on Thursday ken answered and said that my application was done and that he just finished it and put it on Terri's desk. He said that she should be calling me before she went home for the day. No call. So I called and left another message and then Friday rolls around. I got tired of calling and went in to the office. Ken and Keith were both rude but ken more so. After he got done making his dentist appointment he came to talk to me and said that my denial was in the mail. I asked why and he said that there were incomplete stuff in the application. That was a surprise to me because Terri looked at my whole application when I turned it in and said that she just needed to check to make sure it was complete. I said who's was not complete mine or my moms? He said he didnt know. Less than 24 hours prior he said he had just finished my application and now he doesn't know what was wrong? They are the worst company I have EVER dealt with! Please save your money on a rental application! You would have to be a god to meet their expectations! I know we made enough money cuz my mom had told Terri on the phone that she is selling her house. She also has a good paying job. We both have no bad rental history because we have never rented before and no criminal history. I'm not sure exactly what they are looking for. I realize that there are people out there that rent that aren't the greatest but to turn away someone for grounds that aren't even specified?! Now I know why they didn't want to call me back. Sally Navarro is not an agent that will work hard for you. I would not rely or count on her for anything. I called a property for rent in late December 2012. Sally answered and said the rent was $2375. I offered $2100 and mentioned I have excellent credit so it wouldn't be a problem getting accepted. She said she would ask the owner, but I would have to call her back in two days for an answer. At that time I didn't know why she wanted me to call her back instead of her calling me once she had an answer. I'm a professional execitive and I don't have time to waste. However, two days later I called Sally back because I said I would and I wanted the apartment and liked the location. Sally didn't even speak to the owner, she felt I would not call back so she did nothing. She eventually said the rent will not come down. Now, it's February 2013, and the same apartment complex has the same size unit available for $2100. Sally could have had a renter nearly two months earlier, but was too lazy to do any "leg-work." Landlords, beware if you use Sally Navarro or AVR Realty to manage and rent out your property. She is not looking out for your best interest. A review by Besty S on 9/13/12 is spot on.
