My partner and I lived in one of the apartments that CRG managed in downtown San Mateo. Ken L showed us the unit when it wasn't fully ready but my partner and I immediately wanted to move in. The location was perfect and the right size for us. We even had our own driveway and one car garage. It was near the Main Street but the complex was very quiet and everyone stayed to themself. The owner, Brett Baron, instigated situations between tenants by irresponsibly suggesting a mediated meeting between tenants, not professionally relaying complaints to tenants, and heavily relaying on a male tenant as a source of truth. Brett's daughter attempted to smooth over the situation by offering me support in finding another apartment within their book of property manager. However, my experience renting from Capital Realty was so terrible, I declined any support from them to find a new apartment and removed myself by moving out of my apartment I was renting from them. While Brett's daughter (who also worked for the company) was lovely, Brett was misogynistic, lacked empathy and overall generally disrespectful. Although it was interim, it truly felt like home. They were ready with keys almost immediately, and the apartment was spotless when we arrived. The entire team was available to answer questions, and the online payment portal made everything simple and convenient. Everything in the unit worked consistently, maintenance was practically onsite, and the building felt secure with cameras, updated laundry facilities, and charming old-time character. We had a truly delightful experience. I had hoped to move into another one of their properties and will continue to look with them. Our apartment complex was taken over by Capital Realty after the previous owners retired. We lived there for about 18 months under the new management, and had a good experience there. Maintenance issues were generally addressed promptly, and Stuart Cohen and Michael Silva were always responsive to any emails or issues that came up. I was impressed when they even called me on the weekends shortly after I submitted a maintenance request. They were always very professional and courteous. We eventually moved out as we needed a 3-bedroom (our apartment complex only had 1 and 2 bedroom apartments), and the checkout process was very smooth. Stuart and Michael kept us in the loop with an estimate of the move out costs and timeline, and Sheryl organized a furniture pickup/donation for the entire complex prior to our move out. Do not rent from Capital Realty. My partner and I saw the negative reviews before we moved to El Camino Real in Burlingame and we regret not taking their warnings. Not only was the apartment we rented--1 bedroom, very cramped, old appliances, little privacy--definitely not worth the $2300/month, but we were surprised with over $400 dollars being deducted out of our $500 security deposit weeks after move out. We spent days cleaning the apartment before move out, and in our pre-move-out inspection the landlord only noted dust on the oven hood, smudges on the bathroom shower glass, and paint discoloration from where I had patched up some small holes from shelving. We took good care of our apartment and did a good job cleaning up for move-out, despite not being professional cleaners. Yet, we were charged for a repaint and clean of much more than what was more noted in the inspection. The landlord provided itemized invoices of the charges weeks after move out and only after I had called multiple times and provided clear laws outlined by the California Civil Code. I called repeatedly for weeks to see if my partner and I can get even a little more back from our security deposit because I felt we were deceived. There was no leeway or empathy on the landlord's part. TLDR; not worth the price, poor communication, and you will probably lose most of your security deposit. read more

The unit itself was updated and beautiful and the apartment complex was well maintained. The online portal made paying the rent and requesting maintenance repairs a breeze. The request of maintenance service was always managed in a timely manner and the technicians were efficient and friendly. My stay would have been much longer had I not needed a larger space. Issues take months to resolve if ever, communication is rediculous; bathroom plumbing busted and 1.5 months later it was fixed. Even when we moved in Ken took my payment and didn't give the keys until almost 2 weeks after agreed move in date. too many things to list here; alls I will say is that if you are moving into a capital realty group managed building....there basically is no management, your on your own. My significant other and I leased an apartment from Mr. Lockwood in March of 2020 in San Bruno Ca. My experience with Mr. Lockwood and Capital Group realty was extremely pleasant. The exterior of the building was well maintained, they also made improvements to the building during my time there (new rain drains and an app for the laundry machine). The interior of my apartment was also maintained very well. Beautiful hardwood floors, high quality blinds that came with the apartment, kitchen and bathroom fully updated. Any service request that was placed was handled with the 24hrs. They are extremely responsive. Overall I enjoyed my time there. I only moved out because I found a place closer to my work. If I need to relocate back to the peninsula I will definitely be contacting Mr.Lockwood and capital group realty again. read more

I've been living at a Capital Group property for almost seven years, and would highly recommend my building to anyone. After one of our windows broke, Ken was quick to send someone out to fix the problem, and ultimately the windows were upgraded for the whole building, which really helped dampen the outside noise. I lived under Capital Realty management for 2 years in downtown Burlingame off the avenue. By and large they were great managers. There was an issue with Burlingame bourgeois parking in the tenants' spots that was a rough patch between me and management until they finally bought the us cones and put up extra signs. After that, smooth sailing. My heater went out and they immediately bought a high end space heater for us. Any maintenance issues were handled fast. I'm a firm believer in that you're as much a part of the solution as management is; and if you work with Capital Realty problems are solved on the spot. I noticed a nice little shop with a "For Lease" sign in the window. I took down the name of the company and the name (Brett Barron) and number of the agent on the sign. The next day, I called. Brett Barron answered the phone with only crisp "This is Brett". I was taken aback and stumbled out my response "Hi, I saw your number on this poster in a shop on Main St". Then Brett said "let me transfer you." That was the entire extent of my conversation with Brett. When I was transferred to another agent, I got voicemail and left a message. The next day, I called that agent directly and left a second voice mail. The third day, I was finally able to speak to the agent, but he was "busy" and said he will text me his email address and that would be the best way to communicate. Long story short, it took me 2 emails and another call to get a hold of the agent. When I got a hold of him, he said for me to call back tomorrow since he doesn't know what his schedule looks like. At this point, I'm starting to rethink my idea about renting this shop. But I do call him tomorrow, and FINALLY we are able to schedule a tour of the shop for the next day. This was the worst customer service a company could give. No welcoming conversation. No attention or time given to listen to what the customer is looking for. No attempt to reach out or respond to messages left by customer. No organization of time and information. It took me a total of 5 phone calls and 2 emails (almost 1.5 weeks) before I was able to schedule a tour of the shop. And that was due to my own persistence. If I had left it up to this company, they never would have responded to my messages. read more

Rented a house managed by Capital Realty. Tour and starting lease was straightforward. Only got one key at first and had to ask for a second. Never got one for the back door. They responded to repair requests quickly by referring them to vendors but usually without follow up. My main disappointment is the lack of communication when the one year lease expired. No contact from anyone as the year mark approached. Ignored an email asking explicitly about renewing the lease. Instead got a call a couple months later informing of eviction due to the owner moving back in. I suspect they withheld information about the owner's intentions until shortly before the legally required 60-day notice period arrived. I wasn't at all impressed by how that was handled. read more

Today my wife and I went to see the Apartment at 656 Chestnut Street, San Carlos, CA at 10.45 AM and we were met with by Mr. Kenneth J Lockwood (the realtor who is supposed to show the apartment). This was by far the worst experience I have had checking out a house/apartment in my life. Not only was he unprofessional but he was also very rude. He belittled at my wife and rudely said "I don't know, does it even matter" when was asked how many square feet the apartment was. When double checking the rent, he said "You can find it online. It's in the listing." There is no square footage in the ad provided in Craigslist and he seemed to be purposefully hiding that number. Highly recommend looking into the professionals that you hire as they are turning off potential clients. I hope you address this issue. Unfortunately the owner died and the priority went under new management. We were leaving the apartment and when the new management rep did the property inspection, he did not know what the deceased owner and I agreed upon and Capital started charging me for things they should not have, like dirty carpet and paint (it was never changed when we moved in there), so Capital thought it was our doing and it turned into a big mess. Eventually we did not have to pay when we were able to show proof that we moved in without having any of those things replaced. But it was like pulling teeth and a lot of tears on my part. I just ended my lease in Burlingame due to personal reasons and have no complaints! The apartment was in good shape and was in a coded building which made me and my roommate feel safe. Michael and the property managers were super responsive when we had maintenance requests. When we ended our lease, Michael gave us a pre inspection and had our security deposit checks sent to our forwarding addresses extremely fast. Be prepared to pay for all expenses when your are moving out from an apartment. They will charge you for painting, general cleaning and carpet cleaning no matter how clean the unit is. They prorate painting charges for 5 years. Are you kidding me? California Department of Consumer Affairs considers 2 years reasonable time to waive the charges. And these guys do 5 years. Just be aware that your deposit will be much lighter when you move out. read more

I rented a 1 BR apartment most recently in Burlingame and had nothing but an excellent experience. The business process was easy, they did what they said they would do at the time it was agreed on. The apartment is in excellent shape and a couple of minor fixes that I ask for were done instantaneously. Couldn't have wished for a better experience and I am not easy to please :).
