The worst place you can ever go to. DO NOT EVER RENT FROM HERE. The service was terrible, unprofessional, and unorganized! Very poor communication and no sense of urgency to help genuine renters. Instead they prefer money! So if you got fat cash and don't mind horrible property managers, then rent here! We tried renting out a place from here a couple days ago and we were given black and white written emails stating that we were the first people they were considering to sign the lease and all we needed to do was wait for their call (WHICH WE NEVER GOT). It took us 4 days to ever hear from a response back. Within those 4 days we called, texted, emailed several times each day. NO RESPONSE. And to find out the 4th day that the lease has been given to someone else! WE HAD TO LITERALLY BATTLE THROUGH HELL JUST TO FIGURE OUT WHAT WAS GPOING ON WITH OUR SITUATION AND APPLICATION. My wife and I had a great experience with Boardwalk. They use a great online portal for payment and maintenance requests. We were lucky enough to work with Kristine. She was always very responsive, courteous, and eager to help us whenever we had questions or requests. Moving out was pretty smooth as well. We did have an issue with Stanley Steemer canceling on us 1 day before we had to turn over keys but Kristine helped us come to a resolution. She additionally provided suggestions to help maximize our returned security deposit which we greatly appreciated as well. I would happily rent from them again. read more

I had a terrible experience with Boardwalk Investments when it came to getting a lease signed for an apartment. While this company uses Rently to allow interested people to view rentals alone, I found it impossible to get a hold of someone to ask follow-up questions. However, we had found the apartment we wanted so we submitted an application and paid the $45 fee. After calling all our references and running a background check, we got an email from Michael saying we were approved. YAY! I finally had an email to ask questions before signing the lease. We had disclosed that we had an ESA animal and provided all documentation necessary. We wanted to make sure the owner felt we were transparent and not being fooled. Wrong thing to do. After disclosing the information and Michael confirming that it is of course allowed due to housing laws, we got radio silence. I followed up several times asking for the lease and Michael never got back to us. He's re-listed the location several times and has held multiple open houses during this process, while we've blatantly been ignored. I have been a Tenet in a property managed by Boardwalk Investments for over 2 years and the customer service has always been top notch. I recently locked myself out of my home, my wife and kids were away visiting family and I didn't know what to do. I called Kristine at Boardwalk hoping she was still in the office, it was about 545pm on a Friday. Thankfully she was still in the office. She was so friendly. Marilyn is really the best landlord I've ever had. (She told me to say that). Kidding. But seriously, I have nothing negative to say about the ship she's running over at Boardwalk Investments. Any problems I've had in the 2 years I've stayed at my apartment, she's been quick to answer the call. Leaky pipes? No problem. She sends over a plumber the same day even if they are off duty. Broken garbage disposal? Inoperative sprinklers? Missing garbage bin? Old refrigerator? Marilyn to the rescue. (Thanks for the new fridge!) Most of the time, I will only notice an emergency problem when I get home from work so I'll be calling after work hours. Not for Marilyn. Not once have I spoken to her answering machine. She seems to work around the clock when it comes to ensuring that all her tenants' needs are met. And how cool is the Yelp profile picture? Terrible. Unorganized mess. My girlfriend and I applied for an apartment through Boardwalk Investments. We were given a cell phone number (650-355-5010) to contact them with questions. After we heard nothing about our application status for 2 weeks (which is almost unheard of in San Francisco), both my girlfriend and I tried to call multiple times and left multiple messages with no call back. We put in a $70 application fee which we were told would NOT be deposited until we were accepted as applicants. I finally got a call back about 2 weeks after applying, and the agent (Susan) told me that they 'weren't sure how much longer the process was going to take'. They claimed that they had 'a lot of drama at the office' and hadn't got back to us because there was a swarm of bees and a water pipe broke....really... Meanwhile, we saw multiple listings on Craigslist for more open houses for the property, so we assumed we were no longer being considered as tenants and kept looking at places. On May 3rd, we signed a lease for another property, and at that time, I called the Boardwalk Investment line AGAIN and left a message for them that I wanted my check back, because we were no longer interested and signed a lease on a different apartment. I received no call back, and today (May 10th), our $70 check was cashed without any phone call or notice, and after I requested it back. They are disorganized, unprofessional, and inconsistent. I called and left ANOTHER message today, and still haven't received a call back. It was unfair and poor practice to cash this check without ANY correspondence. Don't get an apartment with this company! Can you imagine if something broke in your apartment and you needed to get it fixed?? read more

TL;DR Sometimes, life happens all at once. With our wedding 3 weeks away, my fiancé at the time had just got a new job, and we decided to start looking for a place to make our home. In just 1 day, we visited the apartment, put in our application, and had our references checked out. Boardwalk Investments provided us a wonderfully smooth experience during this time of our lives when everything else felt hectic. We saw a listing for a 1 bedroom apartment and were really excited to check it out! Instead of having to wait to schedule a showing with an agent, Boardwalk Investments had Rently set up. This made it super convenient for us to see the place on our own schedule. After checking out the apartment at 8am, we immediately proceeded to submit our application online (yay for no papers!) Within hours, Kristine reached out to follow up to help us complete our application. She reached out by text message, (which was a great way to reach me during work hours) to make sure we worked quickly together getting our application in order. By the afternoon, Chris reached out to check our references. We appreciate him confirming them past regular business hours and we thrilled to hear by 7pm that we had got the place! They do not care about tenants. We had mold growing in our restroom and the inspector said it was due to poor ventilation. They applied mold free paint and since then have told us multiple times that they were going to install new fans, months have passed and no new fan. They have not landscaped the yard in months and weeds are getting to the point they are blocking the laundry room door. They finished painting the front 10 days ago yet the scaffolding still stands, blocking all light into my apartment. When you call or write a request they are either condescending or they give no time table. See pics below. That yard is not a mistake, they didnt forget, its due to months of negligence. Marilyn was my property manager for close to eight years and I can honestly say that those eight years were the easiest renting years of my life. The initial application process was quick and simple and she handled any and all requests as quickly as humanly possible. She understand requests for repairs and improvements and is very reasonable.
