So I contacted this realtor at the end of April 2023 since our lease was up July 25th 2023. We had a little time and the realtor said the same by Video. We also stated what we were looking for and stated we wanted to be in budget. Since it was my son's first time buying I wanted to make it easy for him to take over since I've had two strokes and a heart attack took all my hearing away leaving me totally deaf. I wanted it to be easy for him if anything were to happen to me. We didn't hear from the realtor for weeks and I was getting nervous that the end date was approaching fast. Finally we got in touch and got our approved loan amount. I started reaching out to the realtor with request on condos and Mobile homes. Every one I pick out had issues according to the realtor. I then emailed the owner of this realtor Justin Willmon and requested that we get a different realtor since Vera Carter was having issues with anything I pick. I was told by Mr Willmon that Condos have strict guidelines. So this was not communicated to us at the start. So he never really answered my question he said he'll look at the pictures and get back to me, never did. Someone had told me to find a different realtor, but the clock is running out! I communicated to the realtor that time is running out and my son and I will be homeless. I did more searching and found a mobile home that would not be far from my son's job which he is transferring to. Mrs. Carter did a Video Chat and showed us the mobile home which my son and I both agreed we should go for it. We were going to get in touch with the mobile home community since we had to be approved first. Yet another issue the realtor came up with! She then referred me to her friend, a mobile home expert. I had my son call him and he gets back to us I tell him what mobile home I'm interested in and he stated that he doesn't do resales, a realtor does that. He only sells new ones!!! I told him, Vera never stated that only a mobile home expert. Time has run out with only weeks left so we found a house that was within out budget and put a bid on it. Vera suggest to got with the asking price to ensure we get the bid since all of a sudden they had lots of bids. We went with it anyway. So we got the bid and we had to wire transfer money the next day before 5:00pm Midland time. We are and hour behind here in Arizona so my son had to leave work early in order to make this time line. Scrabble to get the done, now there's a problem with the mortgage lender. The house listed as a house is not a house but a duplex. So we wasted a day finding out if it's okay. Come back and said it was okay. We move forward, the lender digging into it found out it's not a house, nor duplex, it's a condo which now has to go before a condo review board. Mind you they have our money and proceeds to get the condo inspection, pest inspection done. We sign all kinds of paperwork which we should have had a lawyer go over everything. This was a nightmare!!! The Condo board was not getting any cooperation from the condo complex which kept things hanging. The lender stated the Texas law states the condo complex does not have to do anything. The inspection was done but the realtor did not share the inspection report with my son and I. It's July 3rd and the lenders condo team is asking for another extension which we had already done to July 5th. With only a couple of weeks to go we had to make a decision quickly. We requested our earnest money back fill out another form to get it back. Had to scramble to find another place before we were kicked out. Had to go way over our budget since rent here in Arizona has gone up crazy. Did not hear anything from the Lender as to were our earnest money is so I sent an email! Goes back and forth for days do to Their and realtor incompetence! Now we are in August, they did not verify address to where they would send a check so the claimed to sent it on July 26 a day after I had told them my lease was up. Never got this check so I to them to re-issues another check which by the way the took out the inspection and pest inspection. Which the lender had to ask for the report and by the looks of it did not pass inspection. There was a lot of things wrong with that place. So I just received on Monday August 21st 2023 the replacement check that was amazing since I only requested a new check on Friday the 18th of August. The check with all their deductions came out to a fraction of what we sent them. Big Rip Off!!! I really felt we were scammed!!! Long story short, don't use Welcome Home, Justin Willmon Realtors!
