The company claimed that they were unable to access many areas in my unit to test. In truth the man never asked to test any of the bedrooms. He only tested my living room using my ladder to see if there was water in the ceiling. The company "Pro" never asked about or suggested testing any area other than the single room they tested. I would have paid more if they thought additional testing of rooms was appropriate. This from a company that incorrectly stated that if a wall is not moist, there cannot be mold. I have taken several courses on mold and can refer anyone to the EPA website to read on mold. This statement was inaccurate. read more

Tyson and Rick are true life savers, and the most competent inspectors and licensed contractors I have ever come across. Unfortunately I have had to deal with mold as a tenant and the inspection companies the property managerent hired, and Tyson and Rick are night and day after personally hiring them. Since they are also licensed contractors, they are extremely knowledgeable and have given invaluable information that other inspectors failed to give, which had a massive impact on home health and proper remediation. Their attention to detail and thoroughness provides the biggest gift, and that is peace of mind knowing that your home is safe, not safe and how to remedy. So many people do not take mold and home health seriously, or it can be really scary to confirm this and you may not want to know. But, know that mold can have neurological and multi-organ impact if not addressed and the problem grows (which it will). I promise it will be worth it to have the information you may be scared to find out for fear of costly remediation (it doesn't always have to be) or needing to move. You will feel better! Tyson and Rick thoroughly inspected the inside and outside of the property, the HVAC system (taking a sample before and after turning it on), underneath the unit to look at the insulation, and inspecting the roof to understand the leak. They are such kind people and their expertise has made all the difference. Some things to note before preparing for inspection and air samples: - Close all windows and turn off any air purifiers and dehumidifies in the house are least 24 hours before inspection. I had just started a lease in a rental home with what I suspected was a black mold issue in the kitchen and the landlord wasn't taking it seriously. We wanted to get a mold inspection on a property we're about to buy, to make sure that there was no hidden mold problem. Given it was close to Thanksgiving, and we had a tight deadline, we were worried about finding an inspector in time. I left a message with Bay Area Mold Pros at 10pm, and Rick called me back at 9am the next morning saying he was available at noon! Rick was very thorough in his inspection, and pointed out potential problem areas and how to mitigate, such as running a dehumidifier and improving insulation / windows. As well as testing for spores, he checked for moisture behind walls and tiles, and examined several areas of the house. The report came back a few days later with no major problems, and Rick was quick to answer some questions we had with understanding it. Wow! I cannot say enough good things about Bay Area Mold Pros! I was getting sick in my apartment for months and our property manager kept saying nothing was wrong.
