American Air Testing was super helpful and informative when I was struggling to identify the source of a problem in my apartment, after I'd already undergone mold remediation via my Property Manager. Let me first start off saying that when you need the service of mold testers, it is daunting, confusing and can be overwhelming. American Air Testing was a wonderful relief in what otherwise could have been a bumpy road. Michelle, is so smart, patient, thorough and knowledgeable. She was very helpful in "hand-holding+ me through the process, procedures and understanding the nuances. We were able to get testing and results within a few days. John Sr. was lovely, as he called with the report a few days later. The demo folks I used brought in their air testing folks for a final test but if I knew I would have absolutely used American Air Testing again. I needed asbestos testing after a popcorn ceiling had been removed - things were explained to me very thoroughly, and once the job was set up, everything was very smooth. This review is based solely on a phone call I made to American Air Testing regarding a concern I had about VOCs in my home. The woman who answered the phone was incredibly knowledgeable and shared lots of information and ideas with me before quoting me a price for testing. Since the testing I was interested in is quite expensive (this was not a surprise based on conversations I have had with another company), I was very grateful for her suggestions about steps I could take to identify and mitigate any problems without going through the testing itself. We noticed some mold growth in our home (east bay) and wanted to find a mold testing company to check whether the mold we had was dangerous and if it had spread throughout the house. We were in communication with Michelle Riera from American Air Testing and found that she was super responsive and detailed with her answers. My husband and I are first time homeowners, and we didn't know what we didn't know. But she was very patient in answering our questions, even the "dumb" ones. Had a pretty mediocre experience with American Air Testing. We asked for a lead dust wipe test and the person who came performed a lead gun test instead (of course we have lead paint in our house, most houses in SF do!). He also was very alarming, repeatedly telling my wife "lead paint has been disturbed". After the test, the communication over email wasn't great either. Had a much better experience working with another company after. read more

Family operated business. Very personable n informative about their practice, the testing process, and fee. After talking with John st. about my relative humidity concerns, john jr. Made a visit for initial assessment - rh a little high, but no leakage noted. He proposed returning to re-assess after some rain. Now after a few heavy downpours, the rh/moisture situation hasn't worsened, seems to be less. Last conversation with John - let's keep an eye on things and to call if I have questions or see any Moisture related problems. In brief, the company, the family have been responsive, and honest in our encounters. I have no reservations in sharing this resource with friends. We were moving into a new office and were required by our tenant landlord to produce an asbestos air and sample testing in a very short turnaround. I called and spoke to one at office representative and she immediately had a response to my questions and all the information that I needed. She also was able to give me a very quick turnaround on setting up an appointment to set up the testing. She was able to be very thorough and very responsive both via phone and email which is great And very helpful to me especially since it was the middle of the holidays. Both of the technicians showed up and were very prompt and thorough documenting everything and for filling all of our requirements and a very short time and gave me a very clear estimated time for returning a report to us. The report was provided to us in shorter time than they had recommended and was very thorough and precise. Exactly what we needed. Turns out the receptionist and accounting person and two technicians are all parents and children and this is a small family company based right here in San Francisco and they are very honest and good at what they do certified in every which way possible necessary for this field. read more

He could easily have done lots of tests but actually suggested we go a much more conservative route at this stage. This has won our trust in the integrity of this company. (Yes, probably not a great idea for first time homebuyers) John and his father did amazing work helping us understand the potential environmental hazards in our building. They were communicative, fast, and thorough. They even helped us with questions we had about historical remediation work done by the previous owners. John also had a list of firms to refer us to who could perform remediation work. All of them knew John and called him directly with any questions they had about the report. Extremely responsive with a "can do" attitude. That and they were referred to me with highest recommendations. You can't go wrong here.

The short: Be really careful before going down the rabbit hole The long: Started off with a musty smell so we checked it out. American Air was recommended, and they came, and they were professional and comprehensive, but in a way that was part of the issue. Mold issues can be really complex and involve a lot of areas or combinations of things and a good amount of uncertainty depending on the situation. For us, American Air did the air testing, found worrisome mold (a separate rabbit hole aside from clearly concerning black mold is learning about the different types of mold and what is actually hazardous), and the came up with an assortment of possibilities about why, but they could not really say anything further. I really wish I would have got other opinions and knew about all the possibilities beforehand, and wish this was explained to me better. So for us, we have a relatively older house (1965), and American Air pointed out a range of possibilities that it could be, which was basically any crack or the foundation or a leaky pipe, on and on. It essentially left us with the very real possibility of many thousands of dollars of work (like well over $100k) and just a ton trying to find the issue. Special paint, removal of drywall, sealing of concrete, draining, special containment and cleaning, more testing were all suggested afterwards. And they give this big report, which is thorough, but if you are ever looking to sell your home, now you have to disclose this report and its many possibilities. Aside from that big mess, there were several times when the communication was not clear, when they said they would provide a consult or gave an inaccurate price and immediately came a pretty large bill that I had to call and argue about. So we had this situation where the report gives a bunch of possibilities, American Air is very busy, and asking for further consultation and a phone call then costs even more money (they are definitely not cheap). It is likely that the whole mold scene is a big mess and maybe these guys are just doing their job, but it can really open up an issue that is complicated to solve. We have young children, trying to make things work financially, it really started a nightmare. There is a lot of pressure and a lot of fear involved and worry about doing the right thing. Wanted to be safe but couldn't afford to rip down our house and felt like they were pretty okay and had done their "duty." Which, you could argue they did I guess. Again, complicated. Not sure what my advice is but if I had to do it again I would not have went with them. read more

I recently bought a home and it contained some asbestos based insulation. I found John after I contacted a local testing lab. He was professional, courteous and prompt. He was available with little notice to come test for asbestos; and explained what he was looking for and what my options were if testing confirmed asbestos. His son also came out and was just as polite; I also spoke with the other members of his family to coordinate scheduling and can say the same. John then came to test the air after I had a third party abate the asbestos. He explained to me the two types of testing available so I could make an informed decision. He provided the results in the time promised and went further to make sure the abatement company and the furnace company got the results. John is a consummate professional, and knowledgeable on the subject matter. He is also easy going and affable. The combination of all of those attributes made it easy for me to feel comfortable about the process. read more

I called John because I was referred by Swift Restoration Company. He was prompt & extremely knowledgeable. Although my small water leak inside my wall did not warrant his professional services, he offered me information that should end up saving me hundreds of dollars. I was very pleased with his willingness to provide "insider" information that, as it turned out, was free of charge for me. If he's this forthright when he's not making a dime on the deal, then I recommend him for any large jobs requiring a certified/licensed professional. read more

We found mold and asked this business to do air and mold testing. They came and were nice, but wrote a useless report that scared our family without being helpful. The recommended we remove something they said was mold that a second mold expert came and said was not big deal. They also didn't find the real source of the mold which the second expert found. That didn't stop them from charging us a ton for air tests in random parts of the house. We wouldn't have needed those tests if they had found the source to begin with... but it took second expert to find it. Be very careful in getting a mold report from a business like this one because it becomes something you have to disclose upon sale even if it has totally unrealistic things that don't mitigate the mold problem written in it. It appeared they cut and pasted our report out of old reports and when they tried to personalize it to our house, they wrote about things that didn't exist.. they must have confused their notes for our house with another house. Not good because eventually we'll have to explain that to a poor confused buyer. Per the response below, we did reach out and complain directly to American air testing... Didn't hear back, not sure what that is about. read more

I can't say enough good things about Michelle and the American Air Testing Team. They can help you identify risks in your building or home and will give you clear guidance on minimizing or eliminating those risks. In January 2-15, they helped us understand the risks around asbestos after a water leak from a neighboring unit. and interpret the results from another company. It turned out the other company that the property mgmt hired didn't even run the right test but, American Air Testing was able to help us use those results as a proxy to the asbestos measurement we needed. They obviously left money on the table due to what they perceived as a very low risk / contaminant level & saved us the pain and time of doing a second set of tests and generally acted as a consultant and 3rd party with neutral interests. Then in June, when remodeling was planned from the previous damage, Michelle helped identify demo risks, proper testing before demo and got us an appointment with just 48 hours notice. Ultimately the contractor decided to do just what Michelle & American Air Testing suggested and skip the demo work in favor of layering over the flooring. An ounce of prevention vs. a pound of cure, simplifying lives for several tenants, a property owner and a contractor. Great work Michelle & American Air Testing! read more

I submitted a request to have my house tested and after reviewing my situation via the online form, 3 minute phone call, John suggested an alternative route that saved me time, money etc. The kicker is that John did not benefit from his recommendation. They came to my house less than 24 hours later with some high tech cameras and moisture meters. Father and son team John and John were great.
