We have used Beach Break Vacation Rentals a number of times over the last few years, and stayed in a few different towns.The houses have ranged from slightly shabby to glossy. Sometimes the views have been amazing. This time we stayed in Twin Rocks in one of a group of newer townhomes we had made fun of previously. Karma. It was like the suburbs at the beach, twenty cookie cutter townhouses. It was nicely appointed though. Our 3 bedroom 3 bath slept 11 they said ( I think 8 is more realistic) with hot tub for $169 pr night with buy two get one free. Some cleaning fees and a hot tub fee. Wi fi. Mostly good. Lake view and short walk to the beach. Nicely decorated. The place shared an outdoor fire pit with the one next door. It didn't really specify that it was shared on the website. Our neighbors monopolized the fire pit the first two nights we were there so we were pitless. We also didn't use the hot tub those nights, it was just frankly too exposed to the neighbors....not that we were up to anything, our ten year old eveven expressed that it was too close to " those noisy drinking people." We used it the last night and it was nice enough. The ten year old enjoyed it as the sky was clear and the stars and moon were beautiful. My primary and ongoing bitter complaint with Beach Break (los t yelp stars) is their laundry policy. They want all their linens washed and this time all folded and out of the dryer at check out which is an early 11am. This means the last night and morning you are doing laundry and getting up at the crack of dawn to get the linens done. Usually the appliances are the stackable kind that dont take an enormous load. We paid a cleaning fee. Other places kindly ask you to start a load, or have you bring your own and charge a little less, or have later checkout (12 would be good)or have bigger appliances. Any of those eould be better than cranky me becoming the towel nazi and making people shower the night before so I can wash towels. We only used three beds I cant imagine if we had used four. I do not like getting up at 8 am my last day at the beach. Grrr. And over the years I have given this feedback as have others and we have been ignored. Same policies in place for years now. So, you have been duly warned. Its a mixed bag. read more

I have used beach break for over 10 yrs. I have loved the homes and customer service from Darlyn, the owner of the property management. True, she can be short on the phone, but it's a no nonsense type of approach, not fake. If she is busy, you may hear it in her voice. If I have ever had an issue with home or my expectations have not been met, she has worked hard to make sure I'm happy. I love the Finely House, Row House, Twin rock retreat and more! read more

I have used Beach Break several times over the last few years. I've stayed in properties in Twin Rocks, Nehalem and Manzanita. Every stay has been pleasant and my dealings with the owner have always been cordial and hassle free. Darlynn has always put me up in one of the rentals on short notice because my trips to the coast are always spontaneous. Twice she even offered me a special rate if I stayed 3 nights! After reading the other reviews on here I felt compelled to leave mine. The complaints seem to be about one of two things, either the amenities or Darlynn's "people skills". I'd like to address both items here. First, people need to understand that they are renting somebody's home, not a motel room. There is a major difference! When you book a vacation home and the vacuum doesn't work or the BBQ is rusty, you don't have the luxury of calling a front desk and having the issue resolved immediately. Beach Break doesn't own anything in or on any of the vacation homes and thusly shouldn't be expected to repair or replace anything on the property that a guest deems broken. Again, you're not staying in a hotel, you're renting somebody's house. Secondly, I've dealt with Darlynn over the phone and have always found her to be friendly and helpful. Yes, she tends to be blunt. She would absolutely laugh at a ridiculous request and I'm sure she gets her fair share of them. I personally like her no-nonsense personality and feel she treats me like a friend rather than a customer. Again, my stays have been great. I enjoy the little quirks that come with unique properties and I understand I'm not in a hotel. For those of you that get it, don't hesitate to book a home through Beach Break! read more

We used Beach Break Vacation Rentals because of the recommendation by one of our friends who has used them a number of times. We stayed at WorldWind in Manzanita (http://beach-break.com/worldwind.htm) and it was horrible. I won't mention everything that was wrong with the place because I don't want to take too much time on this. Problems with the property: as you can see on the property website, the house has a game room, high-speed internet, garage available, BBQ/gas grill, bicycles and other things. So, we aren't sure what the website was referring to when it said "game room", but there was a Foosball table in middle the 2-car garage (meaning you couldn't park a vehicle in the garage). There also was an old refrigerator sitting in the garage. There was high-speed internet hooked up, but never worked. The BBQ was really nasty and I didn't even come close to wanting to use it. There were bicycles, but my son had to do some repairs on them before he could even ride them. Oh yeah, the website also mentioned a home theater system. Yeah, it didn't work. The home was just old and in need of some remodeling in our opinion. The location and hot tub ware about the only things good about it. Now on to the Property Management company itself, the lady (don't remember her name) was always rude to us on the phone. It was like we were inconveniencing her every time we talked. We were treated incredibly rudely by the woman who I tried to rent a house from. The short version of the story is that I was told three times that I signed the rental agreement form in the wrong place. The last of these times, the woman basically yelled at me on the phone. I called the day of the reservation to talk about getting the keys when we arrived at the coast, and the woman berated me for not having a valid rental agreement signed. At that point I told her I'd like to cancel the reservation, but she said it was too late and that our credit card had already been charged. I tried to explain that we never had a valid rental agreement signed, because she told me three times I signed in the wrong place. She just kept saying "it's already been charged". I told her if she didn't refund the money, I would attempt to let people know how rudely we were treated and to disccourage anyone from supporting her business. So here I am. I have never written an internet review before and probably won't again, but I am hoping people do not support businesses that treat their customers so disrespectfully. I really wish I had some audio transcripts of our phone conversations- this woman really was very rude. We chose not to take the house even though she insisted that we had to pay for it. We called Sunset Vacation Rentals and they were able to get us a great house on very short notice. read more

I was reading two of the latest reviews that seemed to have a couple of issues, one with the company that booked the vacation rental. The another review had a couple issues with some shared amenities with a neighboring property and Beach Break's laundry policy. Since I have no personal knowledge of the previous reviewers experiences their reviews are here for others to read and consider. That being said I would like to add my review of my family's vacation rental experience with Beach Break Vacation Rentals and the house we stayed in. Last year we booked The Crows Nest along the Nehalem River in Nehalem for the end of April (my wife's birthday) for the weekend. We booked it several weeks in advance and were just waiting to go stay on the river. When we booked the house the lady at Beach Break told us the property was for sale and the property's rental status could change if a new owner removed it from the rental pool. About a week before our stay we got a call from the the same lady at Beach Break and she told us the house was sold and no no longer available as the new owner was not renting it out. She offered us a complete refund or a booking at another property. After apologizing and talking to my wife for several minutes my wife was offered the same days at The Finley House (also along the river) for the same price. The lady a Beach Break also allowed us to rent the entire house both living quarters and the basement game room for an extra $100 if we liked, (we did and what a deal). To say we enjoyed our stay would be an understatement. The Finley House was amazing. We put the kids and their friends upstairs in their own living quarters and my wife and I stayed in the main floor unit. We all used the finished basement game room to play cards and darts or just read by the gas fireplace. We also watched some movies on the big flat screen upstairs on the main floor. Every room had a flat screen TV and each level has audio equipment to listen to music. Now for the the really great parts of the house, the views of the river from all the levels and your own private dock complete with adirondack chairs and a gas fire pit. The weather was nice enough so we barbecued some steaks and all ate down on the dock and watched the river. One of the best views of the river was while sitting at the dinning table looking out a corner window that allows you to look both out at the river and across it while also providing a great view looking up the river towards town and beyond. There are also two decks across the back of the house to enjoy the river. One is up high on the main floor and the other is at the basement level that is over the water when the tide is in. Since both of the first two levels of the house can be rented separately they are both equipped with their own kitchens, bathrooms and separate laundry closets. We had two sets of full sized washers and dryers so getting all the laundry done on the departure day was no problem. We ended up having a great stay at The Finley House and it was in part due to the lady at Beach Break listening to us and offering Finley to us so we could stay on the river. read more

If you want to find a great rental on the Oregon coast you've definitely got to call Beech break. They are so nice and accommodating. I love to stay at the Oceana! We've been there twice and enjoyed every moment. Matter in fact our last visit I didn't want to leave and we stayed two extra days! I highly recommend calling them and they'll take great care of you. We love beach break rentals! They are reasonably priced and have many houses to choose from. We started using them in 2008 and have no reason to go anywhere else. They have good communication with their customers and are quick to address concerns. Nedonna Beach - The Lily Pad rented for a long girls week-end. It was the perfect beach getaway. The cabin was super clean and very affordable. Fully stocked kitchen, firewood provided, 1 block to beach access. Hot tub very well maintained. Would not hesitate to rent again. This is one of the worse places I've ever stayed at and one of the worse customer service experiences I've ever had. The one woman who manages these rentals for the owners is incredibly rude and disorganized. The owners should look into hiring someone else because I will never use Beach Break Rental again nor will I recommend anyone else to use them. The first time I called she was very rude and treated me like I was an idiot for even daring to ask if the owners would reconsider their policy of their 5 days minimum stay. I spoke to this woman on 4 different occasions and communicated via email many times and yet she still had a hard time remembering me or even the fee agreement and discounts she agreed to. Her only excuse was that she receives hundreds of emails a day. If having to remind her and forward emails again that she still fails to read, than she is unqualified to manage multiple rental homes and deal with multiple customers. The day before we arrived I still had to email her again confirming our reservations and to get the address of the rental for us to plan ahead and map out. Instead, she sends me the rental agreement for me to sign yet again. I ended up having to call her again and refer to the email I sent over a month ago with the signed agreement before I could even get the address. We stayed at the Oceana in Rockaway Beach and the pictures are very misleading and the detailed descriptions inaccurate. There are no brand new furnishings as listed on the site. The place is completely run down and extremely dirty. Stained carpets, stains and scratches on all the walls, missing cabinet doors, missing knobs on furniture drawers, ripped or missing screen doors, some windows with no window covering but bracket still screwed to the windows, loose toilet paper dispensers, loose toilet seats, light bulbs not working, furniture's with rips and stains on it, old and outdated televisions with duct tape on the remotes, bathroom fans not working, and the list goes on. The towels, sheets and bed covering provided have old stains and are very outdated not to mention scratchy. The beds in the two downstairs bedrooms are very uncomfortable. One even pictures a nightstand next to the bed that actually does not exist in the house. The upstairs bedrooms are tiny and feel like a sauna not to mention the low ceilings. The path leading to the beach is nowhere near as wide as the pictures and are in need of trimming back. There are piles of dog poop immediately off the back steps and on the private path leading to the beach. Unless you are up for moving furniture, the placement of the living room does not match the pictures. The picnic table shown in the picture being on the patio is actually located in the garage next to piles of old appliances and general garbage. Check-out is 11 a.m. but we were out of there before 10 a.m. after having to wash the sheets and towels even though we paid a cleaning fee. Never have I wanted to get home to take a shower and wash my clothes immediately as I have after staying here. The only good thing about this place was the view and the beach front access. read more

After a long and exhausting drive with our 17th month old daughter, the BBVR property located in Rockaway Beach, OR was significantly misrepresented by the photos (clearly outdated) and description of "amenities" listed on the rental profile. This "charming beach cottage"; as described on the website, is an outdated piece of real estate that doesn't appear to have been updated since it was originally constructed. Upon arrival, we immediately noticed the spa/jacuzzi cover was open, unsecured, and could have been used by others in the area prior to our arrival. Both the metal entry door (lower portion) and charcoal grill (cheap and unclean) were significantly rusted. It also appeared that the buildings exterior has been poorly maintained. The cabins interior had poor lighting, nonworking bulbs, pull chain fixtures, and electrical wiring that appeared old and potentially hazardous. The wood paneling, dusty wicker lighting fixtures (circa 1978), and poor ventilation is most likely responsible for the musty foul odor. While the temperature outside the cabin was an enjoyable 56F, inside was much less desirable at 89F (except by the numerous spiders and other insects which we had to eradicate). The large TV in the living room had damage to screen which left a "large blue pixelation" in the center. While attempting to operate the VHS recorder, I noticed the handwritten TV remote addendum, indicating "the remote is broken and only turns the TV volume up, please use the volume controls on the side of the TV". Exhausted, sweating, and frustrated, I called the property management company to request an immediate refund and notice to vacate. I explained that it appeared that the property had been grossly misrepresented and requested a move to another property. The manager on duty indicated there was nothing she could do to accommodate us and would not provide a refund. I clearly stated that we would be contacting our credit card company to begin the charge back procedure to which she responded "you gotta do what you gotta do". While I can't speak for the other properties Beach Break Vacation Rentals manage, I would strongly recommend viewing the property prior to rental if possible! read more
