My neighbors were very quiet and I didn't hear much noise. It's a very convenient location for walking to different places as well. Loved this place! I think the units are individually owned and we happened to get lucky on what we got! Loved the place, how quiet it was, how close to the ocean. How easy and safe it was to walk the paved path just outside the resort into the community. Got a lot of steps in as I enjoyed the ocean breeze and the sight of nice oceanfront homes. Nice and cozy space, kind and warm service! The warm pool that families can reserve for exclusive use was a bonus! Seaside is normally noisier compared to cannon beach but definitely not this part of seaside. I would love to come back but we have gotten a furbaby since that first stay and sadly pets are not allowed. Still a 5 star for that one stay that my family and I will always cherish! Sssh, don't tell anyone, I love this place. Since arriving in Oregon, this Arizona water deprived girl has stayed at lots and lots of Oregon beach rentals ( hotels, motels, yurts, campgrounds, cabins, condos, houses.. you name it). This one is our favorite in Seaside, mostly because it's on a quiet end of the prom, it has a playground, and it's an easy walk to the beach. It's still IN Seaside, but not in the heart of tourist central. They are really nice to us here and all the rooms are a little different, so you can choose what meets your needs. Bringing whole family? get a two bedroom. Bringing you and hubby for an overnight? get a studio condo with a fireplace. Some of them are shabby, some are cool and all gussied up. It's a range. Funky. Each unit is apparently individually owned and decorated. And I'm guessing the owners of each unit have been owners a long time, and aren't going to change much. That's OK. Expect the decor to match Seaside - it's a little bit lost in time, little bit old-school boardwalk place, service...well...they were helpful I would say. The rooms were clean'ish - about what I expected, not fancy by any means, and similar to other hotels such as Shilo. It's not upscale, it's down-home. read more

When we got in for a late check in, the keys were missing from the lockbox and the unit was occupied. It took us hours to get in contact with the "24/7" support staff, at which point we were stuck on the street with no options. The next day our unit was still mysteriously occupied and they were taking minimal action to remove them. We had to stay somewhere else in a pinch and they would only refund us for the reservation fee, not even the difference of the more expensive booking we had to make same day. Save yourself the headache. Don't book here. read more

I stayed in one of the condos on August 25 for a couple days. The condo was great. My daughter and I stayed in 141. We had a Ocean view. The bed were not extremely comfortable but it wasn't to big of a deal. The condo wasn't 100% clean as they say but it wasn't filthy either. I just brought disinfect wipes to wipe everything down. I like that the condo was already stocked with everything you could need. If your feet get cold easily bring warm socks the floor is very cold. The manger bob was very nice and polite. I will definitely be staying again and I hope to get the same condo. read more

Bob (the manager) goes above and beyond every year to make our stay special. His customer service is too notch. He does an excellent job of connecting with each guest and genuinely cares about making your stay wonderful. The rooms are incredibly clean and the location is superb. We visit the Tides every year, as our children like it better than travelling to Hawaii! read more

I've been visiting the Tides since I was in elementary school and I still love it because: (1) It's unpretentious. Don't even get me started on that monstrosity that got put in next to the turnaround. Blech. We all know that the Oregon Coast has character and tradition that is completely lost in a corporate time share. The Tides is more like a mini-beach house that falls better in line with the character of the Oregon Coast. (2) The rooms are unique because they're individually owned. Most of the rooms/units are available to rent, but the owners have the responsibility to furnish and decorate each room. Certain amenities are required, of course, but every room has its own feel. There are quite a few units that have separate bedrooms and every unit has a kitchen or kitchenette. (Full Disclosure: My family owns one of the units, which is one reason I have been going for so many years. Though we started going before we owned one.) (3) The location is awesome. The Tides is at the South end of the Seaside promenade, right next to the beach. One of the buildings is situated such that you can stand in sand (the grassy variety, not oceanfront) and touch the windows. That's pretty unique is Seaside as most other "beachfront" properties are behind the promenade. It's great because it's more peaceful than being close to the boardwalk, but you can be right there after a refreshing 10-15 minute walk down the promenade. (4) The amenities are pretty good too. Each room has a fireplace with a free presto/Duraflame log for your enjoyment. Each room has a DVD player and the front desk will allow you to borrow a couple movies from their library of 50+. There's a pool. There are picnic tables in the courtyard. It's got all the extras you need after realizing that two minutes in the Pacific Ocean is about all you can stand. :) read more

We have not yet stayed there. I have only just completed the reservations process and I am not hopeful. I called the hotel last night, just before 8pm to request a "confirmation code" as directed by the Travel Agent tab on their web site ( I am a travel agent). The phone rang numerous times and was answered by machine stating that their hours were from 8:30 am to 8 pm. I looked at the clock on my computer and it said 8:00pm on the dot. I left a message asking for a return phone call, preferably the same evening and expressing my disappointment at my call not being answered. I also sent an email expressing my disappointment at not being able to speak with a live person. I received no return call that evening or the next morning. My email remains unanswered. I called them the next morning and the young lady at the front desk had no idea about the Travel Agent tab or a confirmation code. She had to call her boss who appears to have instructed her that they have no such thing available. I was told it has something to do with the "reservation engine" and nothing to do with them.... My husband wants me to book this hotel due to the reasonable price. So far the customer service has been non-existent to poor. read more

Awful interaction with a young male staff. Extremely rude for no reason at all. It was very confusing and shocking as I'd had several other great interactions with him in the past as I stay here often. I talked to two other staff members and they both were apologetic and said they weren't surprise as he's been "moody" or "passive aggressive" with them. The manager blamed it on him being young... Not my problem. He'd be cleaning toilets or fired if he were my employee (certainly not working the front desk) for talking to customer like that. Other than that kid this place is charming. All the rooms are different. Some rooms are updated, some aren't but all are very clean. I wish I could give this place five stars but with the way I treated I just can't. read more

Beach access isnt the best, very rocky, it would be nice also if they would put out some chairs for the guests to use on the back side of the place and make a little grassy area. The rooms are very basic and my bed was uncomfortable. Some of the electrical outlets in the place didnt work which was kind of lame but i guess if i didnt report it to the office then most other people probably do not either. The whole place could stand an overhaul and step into at least the 1990s. Some of the rooms have been done up but i think they might all be individually owned. not sure. We used to go to this place as a family when i was growing up and that is the only reason why we go back because of the memories we have had their. Sad thing, is not much has changed since the 80's. read more

Love love love this place for a clean, fun cheap place to stay at Seaside. Each unit is owned and maintained by different owners so you never really know what your gonna get, some of them have been a bit nicer than others. But that aside I can't say enough of the front office. The staff there were so nice and helpful with us when we lost our car keys while in town for our wedding and had to wait to have our spares overnighted to us. They even watched our bags while we walked around and let us check out/check in early since we didnt have our vehicle. definitely will stay there again read more

Each room is apparently owned individually and the property managed as a hotel. Each room is therefore decorated differently. While we enjoyed they stay and the front desk staff was friendly, the room (162) left something to be desired. The bed was essentially an IKEA Murphy bed. The mattress was rather thin and not comfortable. The bathroom showed obvious water damage and there was no fan in the bathroom. The water was kept from coming out of the shower by addition of "wings" held in (or rather not held in) by a thin layer of silicone. The room was somewhat dated. Other rooms we visited were decorated better by the owners. There is a pool, but does not open until May. Me and my fiancée were there with our Harley owner group of about 22 riders. Overall not a bad experience. On the plus side, many rooms abut the beach and you can open your window to take in the salt air and listen to the ocean. read more

We have been able to stay but once, yet hope to become regulars in the years to come. What a delightful visit to the ocean, with an old-fashioned, family friendly, happy-to-be-here vibe. Our room was a two bedroom on the bottom floor, facing the ocean, and I do want to try the top floor next time as there was footstep noise from above in our unit. Nothing that would keep us from staying again, just occasionally noticeable We spent new year's eve here with several of our kids, both young and grown, which was a lot of fun. Stayed in room 157. It was pretty darn fantastic. The view was practically on top of the water (though I hear that, thanks to geography, The Tides isn't as close as it used to be) and lovely. I've checkedout all of the different rooms onthe site, and I suggest you do the same if you're interested. You'll find they're all different. We went to The Tides for our honeymoon, and I'm very excited for us all to come back as a family. It's on the quiet end of the promenade (techinally I guess it's not onthe promenade at all, but instead about ten yards from where it ends) but still plenty close to the eateries and gift shops if that's your sort of thing. I wish they had laundry on site, but even that's accessable about a mile down the road. The staff was friendly. Our oceanfront room had a full bath, kitchenette fully stocked with dishware and cooking utensils, would have slept four, all for 140 during peak season - which is fricken fantastic if you do some comparison shopping. I'm very excited to try and come back in 2012 with my family of four, and my brothers family of four to one of their cotages- # 171 sleeps 8, has two rooms, a full kitchen, for the steal of 165. If this place had a hot-tub in their pool area and laundry facilities, it'd be a five. read more

This place rocks! I don't think you can find better accommodations at this price. From our room, we were able to watch the sunset over the Pacific. My daughter appreciated the warm pool, playground, and free movies. We were also thrilled that we could cook our lobster in our room rather than eating an overpriced meal in town :) read more

We always go to Seaside for New Years, we thought this time we would try the Tides, good choice. We stayed in 166, King size beg with two great recliners to for watching the beach & storms! Very clean! We had an issue with the DVD player & Bob the manager came right over to help! Very friendly staff! We will be back, only next time get one with a kitchenette! read more

This place has the potential to be really cute but the cottages are very outdated and run down. We stayed 4 nights, 3 days and each of the 3 days housekeeping missed our room. We had to ask for towels, the garbage to be taken out and the beds made every day. We were only in our rooms for an hour or so during the day so there's no reason we should have been missed. Also the comment card left in the room had been filled out already 2 months prior to our stay and none of the staff had bothered to take it read more

I have to say that I am not impressed at all! We stayed here before and loved it, in a different suite, but this will make us NEVER come back. Just got here tonight, and the cottage we booked looks nothing like the pictures. The fake leather couches are falling apart/shedding (unlike in the photos online), one of the doors is having trouble even opening/closing, windows don't have screens on them, and the bathroom isn't that clean (couple dead flies, unclean tub, and so on). There is a cook book in the kitchen from the 70s and it goes with the rest of the decorations. For the amount of money I spent, I feel lied to and cheated. The pictures completely decieve the customer! They say you won't want to leave this cottage, I can't wait to get out of it! First night and I already want to be back home. I will be telling all of my co-workers that this is not a place they should come to; even though I said differently because of my past experience. If they are willing to cheat a customer this way, they do not deserve my business or that of anyone else I know. read more
