    Absolutely horrible experience at the 12908 John Reynolds Rd location. The upstairs area had a urine and mold smell, while the lower level actually had mold on the door jams, pictures, mirror, ceiling, a garage-style shelf, and inside the wall AC unit (See pictures). Dead and living bugs were all over the place, and the water pressure was lacking. The AC upstairs worked intermittently, mostly not at all. The lower level also had six ventilation panels in the walls just above the floor trim boards. These are not sealed, do not firmly close, and so warm, humid air is constantly pouring into the room. While the bed and decorations should make the area a nice place to stay, the mold, insects, and open air flaps make this room a hard pass. We told the "host" that there was mold and provided the pictures at check-in, only to not receive any kind of communication. There is an AI chatbot that you get to talk to in the Airbnb app, but I truly do not believe I ever actually chatted with a human. At the time of this writing, it is a week after our trip, and still, no one from BeachBox has reached out. Pass on any property from BeachBox; there is zero value in giving them money for a stay. There are plenty of low-star ratings here on Yelp; trust all of them, and not just mine from this one property. As others have said, I would leave zero stars if I could.

    Dear Beach Box Team, We paid a significant amount of money to stay in this home, and unfortunately, our experience has been extremely disappointing. When we arrived, the pool was not ready for use. Although you promptly sent a technician, he only checked the chlorine levels and did not address the circulation issue. His recommendation to shock the pool meant it was unavailable for another 24 hours. The pool was one of the primary reasons we chose to rent this property, so losing access to it was a major disappointment. In addition, the upstairs air conditioning has not been working properly, there is visible black mold or mildew around several downstairs vents and light fixtures, there are roaches throughout the home, and we later discovered the dishwasher is not working. I sent photos of these issues when I first contacted you. After your initial response regarding the pool, my messages about the remaining concerns went unanswered. It is now Saturday, and despite multiple conversations, none of these issues have been resolved. Unfortunately, we were left to spend our vacation dealing with problems that should have been addressed before anyone checked into the property. To make matters worse, I found several previous guest reviews indicating that Beach Box Vacation Rentals was already aware of the roach infestation, cleanliness concerns, and the broken dishwasher before renting this home to us. That makes this situation even more concerning. My family rarely has the opportunity to vacation together, and we selected this home expecting a clean, comfortable, and fully functional rental. Instead, our vacation has been negatively impacted by ongoing maintenance issues, unsanitary conditions, and a lack of follow-through. Had this property been closer to home, we would have left rather than continue our stay. Since there was never a meaningful attempt to resolve these issues during our stay, I expect fair and meaningful compensation for the condition of the property and the impact it had on our family's vacation. For your reference, below is a complete list of the issues we encountered so they can be corrected before another family is put in the same situation: * Pool was not ready upon arrival and remained unusable due to circulation issues and chemical treatment. * Upstairs air conditioning not cooling properly. * Black mold or mildew around multiple downstairs air vents and light fixtures. * Roaches throughout the home. * Dishwasher not functioning. * General cleanliness issues throughout the property. * Lack of communication and failure to address reported maintenance concerns after they were reported.     House was TRASHED at check in and can't get a person to respond it's all be AI it has been a nightmare getting this company to respond. Only doing one star as a review because I'm forced to select a star.

    Rust and dirty bathtub

    When we arrived to 3118 75th Street, "Gulfside Grove", on July 10th, 2026, in Galveston, Texas our weekend beach home rental was not ready for our arrival. The beds were not made, the linens not washed, towels not washed and on the floor. No floors mopped, kitchen dirty. The pool was green and filthy. The air conditioner was not cooling the home and it was 89 degrees. We had to book elsewhere on the day of our arrival. They refuse to give us a refund. This is their verbatim reply: " I sincerely apologize for the condition of the property upon your arrival; this is certainly not the standard we aim to provide." The home is managed by Beachbox, 12202 Termini-San Luis Pass Rd, Galveston, TX 77554. I am asking that Beachbox honor their commitment to -providing a quality vacation home for our stay by issuing a 100% refund.

    If I could give a 0 star, we stayed at Jolly Roger in Treasure Island Freeport Texas, house advertied as vetted and inspected by BeachBox on their website, stay suppose to be from July 12- July 14, we found bed bug after stayed 1 night, luckily they could help us to move to a different location, but email back to them for the first night refund because it was faulty advertisement, haven't heard back from them! Really bad experience with BeachBox! Please beware!!!

    What we had to use because oven was broken.

    Our experience at Tranquil Bay in San Leon was extremely disappointing. The home advertised a fully functional kitchen and private dock, but several major amenities were unusable or in poor condition throughout our stay. The stove did not work at all. While we were provided with a small hot plate and a Ninja toaster oven, we could not use both at the same time because the breaker repeatedly tripped. We had a family of 14 to feed, so preparing meals became extremely time-consuming and frustrating, as we were limited to cooking one pan at a time for the duration of our vacation. What should have been a relaxing getaway turned into planning every meal around faulty appliances. The dishwasher was also non-functional. We encountered cockroaches inside the property and found a tick in one of the beds, which raised serious concerns about cleanliness. In addition, the private dock advertised with the property was in poor condition, with loose and unstable boards, making it unsafe to use. What was equally disappointing was the resolution process. We were repeatedly told that BeachBox had to contact the homeowner regarding compensation. After several days of back-and-forth communication, we were told that $500 was the maximum amount the homeowner was willing to offer. I then specifically asked what BeachBox, as the company managing the property and guest experience, was willing to do to make this right. We never received any additional consideration and were simply told that $500 was the maximum refund available. A $500 refund does not adequately compensate for an unusable kitchen, electrical issues, a broken dishwasher, pest concerns, dock safety concerns, and the stress of trying to feed 14 people under those conditions. Guests deserve transparency and should receive the amenities, cleanliness, and level of maintenance they are paying for. Unfortunately, that was not our experience.

    12701 John Reynolds Rd, Galveston Texas - Bermuda Breeze (BeachBox Rentals) Bermuda Breeze has been a huge disappointment. The house is completely roach infested. I killed more than ten in one night just in the kitchen. There were dead ones on the floors, my mother found one in a bed, and when I pushed the stove, five roaches ran out. It felt exactly like Animal Crossing when roaches start running around your house because you haven't logged in for a long time, except this is real life and I am paying to stay here. The place was filthy when we arrived. There was old food in the corners, stale Fruit Loops on the floor, full trash bins left outside, dirty floors, stains in the cabinets, broken features, and missing batteries in almost everything. Instead of starting our vacation, we spent the first day cleaning because it was too nasty to relax in. When I contacted the rental company, they told me I needed to send proof before they would send someone out. This was after I had already spent hours cleaning. So now I am literally staying up taking pictures of roaches and the condition of the home just to be taken seriously. I understand Galveston is humid and coastal. A few bugs are normal. But this is not a few bugs. There are no traps, no pest control measures, and old food left on the ground. If you do not do the bare minimum, this is what happens.

    If I could give zero stars, I would. We booked The Pink Door house through BeachBox for a family vacation, and it was a total nightmare from the moment we arrived. The property was nothing like the listing described and completely unfit for guests. The floors were sticky and dirty, there were exposed nails and outlets, broken beds, bugs in the beds, and moldy, dust-filled vents. The dishes smelled musty and unclean, and there were huge cracks running through the floor. Outside, the situation was just as concerning -- there were unhoused individuals loitering and rolling around just feet from the front windows, which made us feel incredibly unsafe. We ended up leaving and finding somewhere else to stay for the rest of our trip -- which we had to pay for out-of-pocket -- and the company has since ghosted us and denied any refund. This place was unsafe, unsanitary, and completely misrepresented. Do not book with this company. Ever. Thanks for nothing, Eric.

    Stay away from Beach Box rentals- their management of rental homes is terrible. We rented a home for the use of its pool. When we arrived Friday evening, the pool company was refilling the pool, which had debris and dirt at the bottom, making it unusable. We texted and called (no one answered my call) Beach Box to fix the issue and they said they would have the pool company return sometime on Saturday to clean the pool. When the pool company arrived around 12noon Saturday, they shared the pump had been broken since Tuesday and they were waiting on the replacement part- hence the need to refill the pool since it did not have circulation. At no time did Beach Box reach out to me and let me know the pool was broken- and the pool was the whole reason for renting this particular house. I sent pictures and videos of the dirty pool, broken pumps, pool cleaners working on the pool and Saturday evening Beach Box responded with a text, "Please let me know how I can make things right for you or what resolution you would like for us to offer," to which I responded a 50% refund. I didn't hear back from them until Tuesday- 5 days after we let them know they have an issue with the pool- and they offered a 16% refund. And, I had to call them- they were no longer responding to my texts- and they offered a measly $400 refund- we paid over $2500 for a 2 night rental. The pool was not usable for the duration of our stay, and not to mention the grill was burned out, the coffee pot didn't fit the machine so it took over 45 minutes to brew one pot of coffee, and the secondary coffee machine didn't turn on. I didn't bring these issues up when asking for a refund for the unusable pool, as we could at least wait an hour for coffee- the pool was not usable. Beach Box should have acknowledged the pool was not usable prior to our stay and offered us a different rental home or discount on our stay. They did nothing, and I have empathy for the renters after we checked out, as I'm sure they received the same pathetic customer service that we did.

Location: Its basically beachfront, and private. So it's not a crowded beach. It's also so close to the seawall, and to restaurants/ groceries/ conveniences. I recommend Seawall Coffee in the morning for delicious coffee and food (only about a mile away). House: We fit 4 kids and 5 adults very comfortably. It has great communal space for games, movie night, etc. The house feels well taken care of and up to date. Can't wait to go back!

Pelican Pointe is tired and needs resuscitating. As you arrive you notice rusted screws, nails and bolts that are staining the exterior surface. This makes one wonder about the integrity of the structure. The living room chairs and rugs are stained and dull. The laminate floor is cracked near the dining table and an edge is sticking up. The windows have water and weather streaks. The skillets are terrible as food sticks to them and they are difficult to clean. The saucepans are nice. The dishwasher has parts falling out from under the machine. The primary suite toilet paper holder was loose and wiggly. The bar b que pit has seen better days. I would think Sand and Sea would insist the house be in better condition for guests but this lack of desire for a sterling experience spills over into their lack of guest amenities. I have stayed in many airbnbs, vrbos, and realty managed properties across the U.S. This is one of the worst. It is poorly cleaned. The refrigerator smelled like fish. Food crumbs and particles were found in the utensil drawers. Cobwebs were observed under the kitchen counter. It is not adequately stocked with basic necessities. Sand and Sea provided a welcome pack of shampoo, conditioner, lotion, bar of hand soap and a make up remover pad. They do NOT provide bath soap nor gel. While my husband was showering with the bar of soap, I was washing my face with shampoo. More alarming is the lack of anti bacterial soap in the kitchen. If one is to wash their hands before handling food, they will wash their hands with the soap they just used in the shower and cleaned their genitals with. Being a medical professional, this is not hygienic. I asked for anti bacterial soap and bath gel during our stay but was told they were not provided. Yes, the home does have a coffee machine but bring your own K cups, sugar and crème. These are not provided. Also bring salt and pepper. These are not provided. Bring your own insect repellant as mosquitos swarm the area. Guests are expected to take out the trash upon leaving but none of the bathroom trashcans had trash liners so the guest has to take the kitchen trash bag from under the sink and go to each bathroom trash can and empty into the larger trash bag. We stayed for 2 nights and were provided 1 towel each. Again, being a medical professional, a fresh towel after each shower is needed. Yes, I could have gone to another bathroom's towel supply but if all capacity guests were present, still only 1 towel for multiple nights. There were some positives about this property. The view of the water was nice. The beds were very comfortable. The downstairs lamps have touch on/off and have integrated charging stations. It was a short walk to the beach. The negatives fully outweigh the positives on this property. I will not be coming back. I will never use nor recommend Sand and Sea again.

I was so impressed with his skills, I kept his card until my other contract ended and signed up with JRoy. That was the smartest thing I could have done. I found JRoy to be professional and knowledgeable in Galveston's real estate market with years of experience. JRoy's ability to overcome challenges and obstacles was desperately needed to sell my two vintage homes on one lot. JRoy sent a professional high-end photographer from Galveston to capture the quality of my two houses. Marketed my property relentlessly and a parade of qualified buyers began to view my homes. When I called JRoy with questions, he answered the phone personally. JRoy prepared me for the inspection and appraisal process with the necessary knowledge to pass each stage efficiently. Soon JRoy found me buyers, they bidded against one another and then sold my property to the highest bidder! His supportive nature was offered every step of the way as we sold my homes quickly and for more money than I expected. I only have positive feedback for my personal experience with JRoy Hall of Galveston Island Real Estate!

    We rented 16603 Jamaica Cove Rd. Jamaica Beach, TX right outside of Galveston…read more Likes: House was on canals connected to the bay. Included two kayaks the kids loved. We could fish right off the back dock, and there was a nice covered lounging area on the deck above the dock area. House was clean and in good order. Contained a full size washer and dryer. Fence allowed us to let the pug run free. Dislikes: Downstairs (2 bedroom, washroom with dorm fridge, bathroom) is DETACHED FROM UPSTAIRS (2 BR, 2 bath, living, kitchen). This was not clear from the marketing statements. Downstairs is poorly air conditioned. The small unit in the front downstairs BR never really cooled anything. We resorted to buying two box fans. Downstairs BR with 2 bunk beds contained a ceiling fan we considered dangerously close to the bunk bed ladders. Dryer would never shut off via timer. Had to be manually stopped by opening the door. Overall Thoughts: We enjoyed our vacation and the house. If the cooling and detached levels issues were not present this would have been at least 4 stars.

We could not get in the house and tried calling the number provided and no one answered, just stated you called after hours, but was NEVER CONNECTED TO ANYONE. We were finally able to figure out the problem ourselves. After settling in that night, we noted the following issues in the next couple days. Called customer service on 1st full day due to the following issues: -AC downstairs stopped working -Ceiling fan in LR stopped working -Ant issue in the kitchen (on tables, cabinets and cooking utensils when cooking) -Reported a broken chair that was placed at the counter, and foot bar fell off as soon as someone sat down on it. -Light Fixture Over kitchen table -DECK - I pointed out to maintenance that the sign on the desk upstairs had "rusty nails" sticking out on the inside of the railing and someone was going to get stuck with a rusty nail. He did fix this right away. I also pointed out to him that the railing is "rotting" and is not real stable. We were concerned if someone leaned too hard on the railing, it might break. He agreed that it was not stable. -Water damage on deck where a faucet was left on causing the rotting issue. I asked maintenance about water that was dripping down on the level where the air conditioners were. He found a faucet was left on by someone. Looks like it has been on awhile and boards are rotting. -Windows - chains broken, no chain there at all, or backwards on the windows. -FINALLY while we were packing to leave, one of the ladies found a bag in the drawer in the upstairs bathroom. When she opened this, she found a crack pipe and a container that had some meth or crack in it. It also had some pills in a bottle that stated "Excedrin", however it was not marked, so I'm not sure that it was Excedrin and it sure did not look like it. This was VERY concerning to us since we had 6 children ranging from 10 to 17 that all used that bathroom. Other Miscellaneous Issues: -Ceilings and walls that need repaired. -Looks like "mold" in the corner upper wall going into the bedroom upstairs with 2 beds. -Door upstairs cracked in the room with bunk beds. -Bathroom upstairs - unfinished light in shower and wall damage. -Refrigerator bottom drawer broken. -Caution: Outside parking area, needs to be painted a different color to identify the raised concrete. EVERYONE that came in stated they tripped multiple times, me included, and I am 73 yrs old and this would not be good. This is a lawsuit waiting to happen. I was told the property manager will be called and she will let me know when she will be stopping by; NO ONE EVER SHOWED UP OR CALLED. I had to call twice, 2 days in a row. The second time I called they stated they did not see the order and would put it in again and would have this assigned. Called the next day at 12:00 and was told it was assigned. I explained AGAIN about AC downstairs not working and it was getting pretty warm. I told her I have called multiple times and what about the property manager. She stated that she had called her 3 TIMES and left a VM; she never answered her phone or called them back. AC was finally taken care of after 2 days. Sent these complaints to Ryson and they reviewed this with a $213 refund for our problems. I asked them how they came up with this figure and this was their reply: "Good afternoon. I am sorry to hear about the inconveniences you experienced during your stay. The refund amount was calculated based on a percentage taken off the base rent. When the calculation is completed, the refund amount provided is correct. Since you booked through Airbnb, they have their own fees and pricing structure. The refund issued from our end is based only on the base rent amount and does not include Airbnb's additional fees. Please note that after reviewing your case, this is the final amount approved and provided by our Refund Committee." I replied and asked them twice for the contact info to Airbnb for a complaint and they stopped responding to me. They were prompt in responses prior to that. These places all look nice on the Internet until you get in there. I understand some wear and tear, however, this place apparently DOES NOT INSPECT these places between rentals. I'm not sure what the cleaning people do either. How can someone miss this bag with drugs in it, in a drawer in the bathroom. I will never rent from Ryson Rentals again.

    After reading the reviews, I noticed most of the high ratings come from owners. That might explain…read morethe difference in experience, because as a tenant this company was difficult to deal with. Email communication often felt passive aggressive and any time I asked a simple question, I got long policy explanations instead of a real answer. I had to follow up several times just to try to renew my lease and kept getting the runaround. I eventually moved because paying rent on time should not come with that much hassle or uncertainty. I rarely needed maintenance since I handled most things myself. Getting my security deposit back took far too long and every time I asked about it, I got more excuses. They charged a 250 application fee, a 25 per person monthly service fee on top of rent, and even offered a 95 option to fast track the return of my own security deposit. Everything felt transactional and unnecessary, which honestly pushed me toward leaving. Right before my lease ended, I sent notice that I was moving. Even then, I got what felt like an automated message telling me my renters insurance needed to be confirmed for the next year. I replied saying I was moving out in a few days and still had insurance, and the response I got back basically told me to send proof or be charged 10 dollars. I am not letting anyone nickel and dime me over things like that. 10 dollars. Please quit the shit. Owners may have a smoother experience, but tenants deal with a very different side of things. Best of luck if you decide to rent from them. I will not be using them again. As a property owner and a renter, this definitely isn't the way people should be treated ever. I only have 2 stars because after 30 plus days I got my deposit back. Minus a f*+^€n 5.00 e-check fee. Yall needed that I guess.

    I used the "Projects" section of Yelp to help me find a move-out cleaner and Management of ICON…read morereached out very quickly. They gave me a fair price and worked with me on scheduling the time for the cleaner to come. I booked the appointment roughly 2 weeks in advance. The cleaner did a pretty decent job, although she did NOT clean out the cabinets... And refused to do so. I was in the apartment the entire time the cleaner was there (as was my husband) because we were finishing loading up our moving truck while the cleaner did the cleaning. I had previously messaged the company asking about how it works when the cleaner leaves because she disappeared for a while without saying anything and I was concerned that she left. I was told that she would do a walkthrough with me before leaving to ensure that I was satisfied with her work. I wish I would've known this ahead of time, and I also wish the cleaner would've communicated with me when she was leaving to go get more supplies from her car instead of just disappearing. At the time of the walkthrough, I mentioned the fact that she didn't touch the cabinets. She told me "had she come earlier, she would've done them but she's not going to do them today". I scheduled a MOVE OUT clean, so I assumed that I was also paying to have the cabinets cleaned out as this is part of what has to be cleaned when moving out... This was super frustrating and disappointing, but we were leaving that day at noon to start our cross-country move, so I didn't have time to argue. When booking this service, I wish that the company would've given me a list of what all will be cleaned during my move-out clean. Had I known that the cabinets weren't part of it, I would've booked elsewhere. Additionally, they did not reach out to confirm my appointment the day before... I ended up contacting them to ensure that someone was still planning to show up the next day for the appointment. I didn't like that I had to be the one to reach out to confirm my appointment as it's not professional for them to not communicate with me. It seems as if they're a new business, but there are some things that need to be addressed and fixed moving forward in order to give paying customers a better understanding of what to expect.

    Our leasing experience with this management company was frustrating due to poor communication and…read morelack of follow-through. The process took about a full month. During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.

    i'd like to introduce myself, so to speak. i own rental property in galveston county. some say…read moremore than a sane person should. and after 35 years or so running my own rental office (for my own properties), i woke one morning and realized was more likely as not a certified old fart. even more than that, i finally recognized i didn't care to do this anymore. furthermore, it would be ok to at last have a little fun and, even further, spend some of my son's inheritance at the same time. so i looked at management services close by. seems i know most of the folks that do this sort of work around here (after all, i wanted their renters and they were after mine). but this outfit was new to me, so i decided to look them up. my aforementioned son was kind enough to help. we went to the fount of all knowledge- aka google. g had 3 glowing reviews and one scathing for this outfit. there was something that did not seem right to me about this, so i pulled up the names( google lists full names) of all four reviewers in the real property records for galveston county. guess what. none of the glowers own any property in our county. mr. negative actually does. if there is a moral to this short story, i will quote the words of my dearly departed dad: his lesson to me, succinct as always: trust everyone son, but first be sure to cut the cards. now i gave up trying to give advice long ago. got me in more trouble than was called for and as near i recall little thanks at all. but as in most endeavors you might just consider cutting these cards. so if you should be looking for a little help with a rental in these parts and if you find yourself with some idle time, do what they call some due diligence. but please never misconstrue any of this advice. just think of it as food for thought.
