I rented the Salty Texan in San Leon. It claimed to be a 4 bedroom home but turned out to be only 3 bedrooms. They refused to make it right when I questioned the deception. I paid a lot of money for something I didn't receive. DO NOT RENT FROM BEACHBOX. They don't deliver on what they advertise. My husband and I stayed at The League Lofts 304 in Galveston for a quick getaway from Houston. This is a great location for everything in Galveston. The loft had everything you need, especially if you wanted to cook (a very well stocked kitchen). We were leery about the stairs, but us old, out of shape people did fine. The creaky floors were annoying, but that's what you get in an old building. We were also concerned about the parking situation, but never had an issue. Overall we enjoyed our stay here and would stay there again! read more

First off this review saddens me to post considering I just stayed at this unit a week ago & was very pleased. However, this stay after getting to the unit & settling in watching tv on the couch I was met with a mouse coming out from under the couch I was sitting on to greet me & then it run right back under the couch! I screamed, jumped up, contacted the host (literally while standing on the couch in a panic), then packed my belongings & left in my pajamas at 10:15PM & went to find a hotel. After messaging with the host the only compensation I was offered & given was $70. Rodents are unsanitary & 100% unacceptable period. I escalated the issue to an Airbnb ambassador with no luck of a full refund as the host stands firm on the $70. Not only am I mortified but I'm insulted. I'm sure the host will address the rodent issue (I hope) but after the horror I experienced, inconvenience of having to leave just 4 hours into my stay & no full refund I no longer can recommend booking here. read more

NOT AS ADVERTISED!! We arrived to a house that obviously took-on water likely during Beryl - water comes up from floor seams. We had to put a towel at bottom of patio door to keep bugs & water out of house. Day 2 the management company did get a [nice] maintenance man to bring us pans, a can opener and trash can but that is because there were NONE! The house may sleep 19, but the kitchen is not equipped- ZERO butcher/steak knives, no baking sheets, 3 measuring cups/spoon, and 5 spoons!! Oh and the dishwasher backs-up into the disposal and vise versa, so be ready to be handwashing dishes on your vacation. Pictures paint the rest of the disappointment Wait for the picture with the dead/smashed bugs... they are everywhere!! UPDATE: we requested a partial refund because this house is not worth the nightly rate and they only agreed to a small refund. We had a good stay. But there needs to some updates. The refrigerator worked, but the draws were broken in it so door wouldn't stay closed. So food was alittle above room temperature. The ac did work but would stay at 75/76. We bought a fan just to help keep us extra cool. The grill was not the best and had animal feces in the ashes. But all in all it was a good stay. read more

Horrible experience in renting from this company! We rented a house in Galveston that had a hot tub. We chose that particular house because of the hot tub, and when we arrived we found the hot tub was lukewarm. We called Beachbox vacation rentals right away about it and they said they would send a service guy to take a look at it. No one ever showed up. We tried to turn up the temperature and waited for it to get hot, but even the next morning it still was lukewarm. Upon returning home, we called Beachbox to complain and asked for some sort of compensation for the unusable hot tub. The customer service representative said they would check with the owner of the rental and their management and that they would get back to me with an answer. No one called me back. I called again about 4 more times and spoke to other representatives. Each one told me the same thing as the first one, and never got back to me. No manager has ever spoken to me or taken the time to rectify this situation or compensate us. This is the worst experience we have ever had with a vacation rental company and we will never rent from them again! read more

You should never use Beach Box Vacation rentals, they do not stand behind there homes being ready and will not help you when they make a mistake. If something is wrong with your rental it's 100% on you to find alternatives, even when it is at 9:30 at night. We booked a large beach home over 3 months ago. We drove 12 hours to get to the home on Galveston Island and upon arrival at 9:00 at night (it was supposed to be ready at 4:00). We found an absolute mess. It was like there was a party there and not a single thing was cleaned up. (See pictures upon arrival). There was even food in the oven with oven on when we arrived. It smelled horrible used female products in the floor, pancakes on the counter to much too list. The company just through there hands up and said we can't get anyone to come clean it. Not only was it filthy it would take hours to wash all the bed linens and towels after cleaning. And canceled our reservation at 9:30 pm with us sitting in the living room of the home. We had to find a place to stay late at night. Reminder this home holds 16 people. They did absolutely zero to help us find a place to stay and did nothing to compensate us for the additional amount it cost us to find hotel rooms to house everyone. Just know if you use this company you are taking all the risk that if you book they may not do there job and you will be scrambling on your own with Zero help from this company. They actually say it's there company policy to not help there customer when they did not do there job. Worst service by far I have ever seen with a service industry company. I travel a lot per year and this is not even close to anything else I have ever seen. **2nd update***Beach Box responds to the review below (you will see it is a complete fabrication, they did not act fast. And they were extremely rude and made us feel like it was our fault that they were horrible. When he says it doesn't deserve a review of 1, he is right. It deserves less than 1 but google doesn't allow less. I beg you to not not use this company. I have had 50 people reach out to me on Facebook and told me they had the same type of experience with Beach Box. Many of them even worse than ours. The boldness of them to say they did everything they could is not miss leading, it's a lie. ***1st update***They do not, they are just putting a response to make them look like they are taking care of the situation, when in fact they do nothing. Please don't be foiled by this company that truly doesn't care about the customer. They should ashamed of what they do to families. I am not one to bash businesses because of my line of work. I do my very best at giving companies multiple chances to do right, however, I cannot hold back! BeachBox Vacation Rentals has got to be the absolute worst company to book a rental through. Due to Hurricane Beryl, the entire city of Galveston went without power and had gone under a state of emergency. We reached out to the rental company because they had not contacted us, and asked their advice on how to proceed (since obviously we can't check in to a powerless/damaged/flooded home). Communication was absolutely 0 to none. After reaching out several times, we received no updates. Finally the company said they would move our check in to the following day and refunded 1 night. The next day came and per the city officials, they did not want tourists/visitors to come and the entire city was still experiencing major power outages. I reached out to the rental company and said to cancel us and provide a refund. At that point, responses from them stopped. Then the Extenuating Circumstance Policy came out by VRBO and stated that due to the hurricane and major outages, the host must provide a refund. I forwarded the email notification to this rental company and they refused, despite what the policy states. VRBO is now escalating the issue and said a refund is mandatory due to the policy so waiting on VRBO to contact the rental company and update us. This company is absolutely horrible and I have never wished bad on anyone, but hoping that their license to rent is suspended and all agencies drop them. read more

Where shall I start?! First off we rented a home July 10 to July 14. Upon arrival trash was full three of the four cans full of trash and flies we were told for two days. Someone was gonna come take care of it. No one came ! Downstairs. Our guest had ants in their bed, the air conditioner in the downstairs area was taped up came apart and air going right out the window! After a day They finally came to fix that. The downstairs TV remote was never brought to us, the ping-pong table which the paddles were broken in half no handles no net on the table, so it was worthless. The couch in the living room upstairs where we would love to have set as a family. Was disgusting look like it came out of the dumpster broken and dirty. I've been speaking with someone or trying to speak with someone for four days now with no response .. totally ignoring me the communication is horrible the value of this was not worth the money we paid.! We rented this home through VRBO, upon arrival there was trash in all trash cans, nats in bath tubs, dust and dirt all over, frogs in the bathrooms, cockroaches and dead bugs all over the house, stains all over the carpets. The pool in the back was covered in alge and bugs and the people who finally came out to clean it half way into our second day said that the owner will not replace the pump or filters so there was not much they could do. The hot tub has a leak in it and no pump either. All of the back doors do not lock and door handles were falling off. The mattresses had multiple very horrible stains. Mold in the master bedroom closet. And rodents in the attic. There are vines growing into the front of the home and into the front door. And an insane amount of mosquitos inside of the property and outside. One of the four toilets had hot water running to it and did not flush and another of the toilets was falling out of the wall and would spin when sat on. Beer bottles all over the yards and cigarette butts. I reached out to VRBO and their response is that "cleanliness of the property does not factor into noncompliance" for the home owner. I believe this home is a complete and total health and safety hazard. I reviewed multiple other people's reviews of the home and there have been multiple of the same complaints and some even worse. This home needs either the repairs to keep guest staying here safe and healthy or shut down. read more

I wish I had seen the recent, numerous complaints about BeachBox, before we booked with them. I must now add our own experience to this growing collection of unfortunate circumstances that too many paying customers are experiencing. Our family stayed at Ocean Azul in Jamaica Beach, in late August 2025. The home is adorable; a bright, light filled, well appointed place, with lovely, thoughtful touches throughout. But it is terribly, terribly dirty. There is a sincere roach infestation. Things are showing major wear, (I won't list everything here,) and the home is receiving the bare minimum of attention. Very unfortunate. I messaged the host, who responded quickly, that someone needed to come the following day, and clean the floors and baseboards particularly, because the dirt was sincere, and because we had already been charged for the cleaning to be done, and it was CLEARLY, NOT done, this was unacceptable. She told me though she did not have an eta, they would send cleaners the next day. We left for the beach in the morning for several hours, so as not to be present when they arrived. The day was really hot, and after those hours trying to give space for them to do their job, no one had shown up yet. So I texted, and was told she would contact me when they were coming. Wonderful. I go back to the house to change my clothes, and without warning, here are 2 women to clean. I did not want to be face to face with them, as this was going to be awkward for several reasons. 1) I am pale skinned, they aren't. It is what it is, but I sensed that the perception was going to be poor oppressed, hard working hispanic gals vs "privileged" unreasonable white woman. Nothing could be further from the truth. Nothing. 2nd) If these 2 people, or someone else from their team, are the reason this house is filthy, then they were essentially being called out,....by ME,...for their failure, for lying to their employer, and us as well, and presenting us with a home that failed to meet the expectations that our $120.00 CLEANING FEE paid for. I think most folks would agree, if you are going to charge AND COLLECT IN FULL, monies that include a cleaning fee, don't you think you should......................ACTUALLY CLEAN IT? The one woman says to me something about what I want them to do, so I told her the floors and baseboards are needing to be done, and she kind of "hums" as if to say, "I don't think so." She then holds up her phone handing it to me, and it says, "We are only here to mop and vacuum. We're BUSY TODAY." I was quite utterly gobsmacked at this gals failure to recognize that had the bloody house properly been cleaned, she would not need to be here today. If someone else on her team was the failure, then she could have said, I'm sorry someone else didn't take care of things. If it was me, I would want this person I am face to face with, who is paying my paycheck, to KNOW, I am not to blame, but I will show respect, and I will do my best to make this right. The woman speaking through phone translation has a mop and 1 small bucket, filling it at kitchen sink. ( I'm already certain the floors will remain dirty as I watch her because properly mopped floors require 2 BUCKETS; 1 for cleaning solution, the other is your rinse water, that gets emptied as many times as necessary, until the water shows no more signs of dirt or coloring.) The other woman has a larger canister vacuum, and is vacuuming an area rug. OF NOTE: In the kitchen, under a cabinet near stove, I spotted a white paper straw that blended in with the white cabinet baseboard. Mind you, I was told they're here to mop and vacuum. 2 people are going to mop and vacuum. Big, powerful vacuum being used. Would anyone like to guess what remained on the floor after 2 capable, employed adults cleaned,...one mopping, one using a powerful vacuum??? That white paper straw,.... after 2 cleaners, have arrived to ONLY do the floors, used a mop, and a big vacuum, somehow managed to leave that 7 or 8 inch long straw, IN THE EXACT SAME SPOT I SAW IT IN. Not even a nudge past it's original position. How does that happen if you mopped the floors throughout, and vacuumed, as you were sent here to do? I left to go down to the beach. Our son and his girlfriend sat down under the deck whilst the cleaners were there. 20 minutes later, his gf texts me and says, "They're gone." I came back to the house, took paper towels, wet them down, and wiped a section of each room's floors. DARK GREY. Roaches everyday, everywhere. They brought roach traps and sprayed around outside. Appreciated that. HVAC filter looked like it had been dipped in mud. They told me there were new ones in closet, so we replaced it. But shouldn't cleaners notice what isn't clean, and you know,...CLEAN IT?? I have requested the return of the cleaning fee. I bought bleach, gloves and a disposable basin, and I cleaned baseboards, the tub, bathrooms, sinks, countertops, island, etc. on my vacation. Ridiculous. read more

Do not book beach box rentals it is a scam. The house had a leak in the ceiling during our stay and was very dirty upon our arrival. We also left our firearm under the bed and contacted them via Airbnb messenger and was told their cleaners retrieved the firearm and we could pick it up at 2413 Market St. in Galveston between 9-5 however that was a abandoned location and none of their representatives at 409-761-1228 were in the office, but worked remotely nor were they very much help all she kept saying was no one was answering at that location then she would go silent. I do not recommend booking any of these listings as they have 106 listings on Airbnb. If you currently have a booking, I would consider canceling . I have reported their Airbnb profile. read more

PLEASE READ. BUYER BEWARE. RENT FROM THEM AT YOUR OWN RISK. This is the most poorly run company I have ever encountered. The house we rented was so falsely advertised it is actually comical. As soon as we pulled into the driveway we were greeted with several overflowing trash bins and trash on the ground, when we walked into the house (after having to call them for the access code which they never sent) I knew it was going to be a disaster. It was in such poor shape we left early due to the slue of issues we encountered. It was disgusting, dirty and unsafe. Pest issues, holes in the floors rendering a whole section of the house unusable, and a backed up septic tank that was overflowing into the side yard, we couldn't even enjoy the pool or outdoor spaces because there was such a fly issue from the septic problem. Best part was when we tried to reach out about the issues they were so difficult to get ahold of. Unlike AirBnb where you communicate with an actual homeowner, these people do not care about the state of the houses they rent or the quality of service they provide to the customers. When the service tech came out to address the septic tank he couldn't believe the conditions and said it had been sitting like that for awhile because everything was dried out (Galveston is so humid that nothing dries out that isn't sitting long). At that time it was obvious that Beach Box must not do routine maintenance and inspections at these homes because had they done so before our stay this issue (and many others) would/should have been handled. The issues go on and on and we decided it was not somewhere we were comfortable staying in another night. I documented our departure with a timestamp and sent them my complaints and photos of the unacceptable conditions we encountered. This process was also a nightmare trying to get responses from them, I demanded to be contacted by someone in management so many times and never received a single phone call, I am not even sure they have a management department given how poorly this company is ran, I would actually be ashamed to admit if I were in a management roll at this company. When someone in "management" finally emailed me back they came back with a laughable offer to refund me the cleaning fee (which I do rightfully deserve because the house was dirty when we arrived - I should have taken a photo of the paper towel after I cleaned the countertops when we arrived). After some arguing back and forth we agreed on the terms of a measly refund on 08-30-2024 and to this day I have not heard a single word back from them or received the refund they promised. I have followed up with them 6 times. This company is a piece of work and our experience with them honestly makes me question the authenticity of the good reviews on Google. Better to look at their BBB rating to get a true representation of who you will be dealing with if you choose to rent a property through them. And beware they rent their homes through AirBnb and VRBO as well, so take it from me and avoid any house with the Beach Box logo on it like the plague. read more

I previously reviewed about this company refusing to refund during the Hurricane and the Evacuations orders. I was finally told that we could pick other dates and still use the property. I asked how long I had to decide because I have to talk College and High School kids schedules into consideration. They told me just to let them know when I decided. DO NOT RENT WITH BEACH BOX! THE COMPANY DOES NOT CARE ABOUT HAVING QUALITY PROPERTIES ( LOOK AT ALL THE REVIEWS ON YELP, BBB, AND GOOGLE! As long as their profit margins are met, they could care less about the issues their customers are having with the properties. Please be careful. Here is a summary of my issues over a recent stay that still has not been addressed. Please keep in mind that the stay was ~$1000/night. 1. The house was not advertised properly. The Casa Azul pictures do not show an in-ground unfenced pool, which is dangerous for toddlers 2. Entire house smelled like mold, moldy restrooms 3. At check-in, the cleaning crew was still at the site. The house was filthy, and we had to spend the first few hours sweeping, mopping, vacuuming, and recleaning the showers and toilets ( we bought our cleaning supplies). 4. Several severely sagging mattresses 5. Filthy grill that we had to clean 6. Small and big roaches 7. Toaster not working 8. Dirty Furniture indoor and outdoor patio 9. There were only back-and-forth emails, and I had to call them. 10. Patio Screen ripped, blind broken, cracked window patio 11. Floppy toilet handle 12. I asked for a late check-out since we had to spend the first few hours of our stay cleaning. I was told they would follow up on my request. D BUGS & COCKROACHES! Do not rent from this company! We rented one house in Galveston, saw blood stains on multiple pillows in different bedrooms, then found a LIVE bed bug in the shower. Additionally, we found a dead cockroach in one of the bedrooms. We left immediately, my family rented a different house from this same company, and this house also had the same signs of bed bugs (blood stains on beds) and we again found several more dead cockroaches. Both homes were not well cleaned either. We had to leave and find a hotel last minute for 9 people. We took photos, which are mapped from our phones and time stamped to these two specific locations, and requested a refund for both rental homes. When we finally received a call from the company the next day, the manager proceeded to call us liars and that, "nobody likes to admit when they're wrong." They refused to refund our money or admit that there were any signs of bugs in either property despite being shown photographic evidence. They told us they had an "inspector" come and check out the homes and that this inspector said there were no signs of bugs in either home. If this is truly the case, the inspector disregarded all of the stains and dead bug bodies that we had seen. We have had to work with VRBO and Airbnb to get our refund because the company refuses to return the money. These homes are disgusting, the management company is horribly dishonest, and they will do nothing to rectify the situation once they have your money. I absolutely understand why the stars are as low these are horrible Host. we had 2 a day weekend planned at their property and upon checking in at 4 PM when arriving back at the location rat feces were found in several areas. The host proceeded to ignore our messages until we a police report was submitted. The host said they offered to send a cleaning service back to the house however we didn't need a cleaning service. We need pest control. Just because you sweep up the poop doesn't make us feel comfortable to sleep in there. Then for them to have several locations in our area and not accommodate us. It's 10 PM at night. We can't check into anywhere and respectfully be with each other because this is a family trip and now they're saying we're lying about the rats we would've stayed and saved our self some trouble. like deposits and nonrefundable actions happening in the middle of the night people are trying to keep their family safe. read more

We booked a stay for Sept 6-8. communicated with Host Russell Griffin, answered all his questions regarding number of people, vehicles and what brought us to Surfside. The last message I received from him he was expressing that we hope we had a wonderful time with our group and so on. Five days after that message our reservation was cancelled. When I called to find out what had happened. It took days to get someone back to me just to say that they did not understand what had happened, that they will launch an investigation and that unfortunately the dates we had chosen had already been booked by someone else. DO NOT RENT FROM BEACH BOX!!!! We traveled over 5 hours with our special needs son and 2 mini golden doodle puppies. We rented ENDLESS SUMMER because the pictures they posted online matched with what we were looking for. Trust me... the pictures must be from 5-10 years ago. The house was flithy and smelled when we arrived. Broken and stain furniture. No working dryer, urine all around the toilet on the floor, dirty air vents, floors were dirty, rusted out charcoal grill that couldn't be used. Fence was missing a section leaving it open to a busy road which meant that we could not let the dogs outside or our son. No locking gate or alarm on the door for pool safety. Swimming pool wasn't usable. Cloudy & sharp pieces of plaster in the bottom. Broken blinds, water damaged wood through out the house, toaster was disgusting, fireplace had something running off the glass that was gross, flooring that is taped down and a tripping hazard, dried food on the pantry shelves, stained mattress, black mold in shower, the filth on the walls and door knobs were so nasty. We contacted Beach Box immediately and ask them to take care of the issues. They said someone would be out within the hour. No one ever showed. After multiple calls we ask for a manager to call. Nothing! We decided to drive to their office at 2413 Market street. There is no office at this physical location. It's an abandoned building that was previously a diamond co. We called again as we sat outside the abandoned building and ask for a correct address in which we were informed that they could not give out. Again we ask for a manager was told that they didn't have one available. We finally just ask for a refund and was told a manager would have to approve. Then they would not answer any phone calls from us and we never heard anything back from them after multiple tries. I feel like we were totally scammed by this company. We could not find anything else to rent for the busy weekend and had to drive back home. Horrible customer service and no physical location to go try to resolve any issues. Multiple lies!!!! I specifically selected a house that had a private dock listed in the amenities. They show pictures of a nice pier on the website with a caption about fishing from the pier. When I arrived at the house I immediately noticed the pier looked wavy. When we walked over to look at it there was a huge dip in one area where only one board was still intact. A couple brave people tried to venture out to check the safety, but turned around before they could get halfway because the boards weren't even attached to any support beams. The wood in many areas was soft. When I went to get the key out of the lockbox it was very hard to open. The lockbox look old. The pool and surrounding area looked nice, but I never used the pool because it was cold. When I entered the house I thought it looked nice, but when I walked into the kitchen I immediately saw 3 large roaches and several small ones. Each time I entered the kitchen after that I would find more roaches. The infestation was so bad I wasn't even able to use the kitchen. So right from the beginning the experience was bad. I could use 2 amenities I had paid for. I called Beachbox. They lied and said the pier wasn't a listed amenity. I took screenshots from the website and the guidebook they sent talking about fishing from the pier. They offered to send someone to spray they house, so at least they somewhat attempted to make that better, but they weren't going to do anything to resolve the loss of the use of amenities. I did finally right out ask for a refund. The did give me a $200 refund. Only a small percentage of what I paid. 2 of 4 of the video games didn't work. The ping pong table was warped. The paddles didn't have the padding on them so it was just wood on some of them. The wifi worked terrible. The rest of the house was adequate. I will never rent a house from them again. Booked a vacation for my family on the Dickenson property. The property is advertised as an 8 bedroom house. The house actually only has 6 bedrooms. One more bedroom is actually off site of the property and was uninhabitable due to a bug infestation. The 8th bedroom does not exist and was acknowledged by the host. Our grandparents and other adult couples had nowhere to sleep. We booked 2 nights and had to leave after one night and drive for hours back home. The issue was brought up to the host immediately upon arrival with no response (emails were acknowledged as received). The house was not ready on time, not clean after it was available, and had many other maintenance issues. Our family vacation which was planned for months was ruined with family members left with no choice but to go home. No refund or any other remediation was offered after detailing the issues. Would not recommended BeachBox Rentals. The pictures for our rental listing must have been several years old as they looked nothing like the actual property. While the beach front location is excellent, unfortunately the Buccaneer Manor property is in need of some serious attention, which is not disclosed in the listing. The dining room floor is held together with duct tape. There is visible black mold on the ceiling of two bedrooms and the game room (major health concern for us). When looking back at old reviews, it looks like this was reported to the hosts several times but they continue to rent out the property even though mold remediation is needed. There is an air vent dripping moisture, so there is a continuous wet puddle on the stairs. There was additional mold found on the soap holder. There are loose boards on the deck. All of the flooring was installed incorrectly with flooring panels that are uneven and coming up in most rooms of the house. The floors were filthy and turned our feet black. The air filter vent was completely rusted. The top of the dryer is also covered in rust. My pillow was yellow and spotted. Broken windows. House smelled of mold. We also did not have any towels provided at check-in (this was fixed). Would not recommend staying here due to the condition of the house. read more

Worst hosts ever. We went to Galveston right after hurricane Beryl. They waited until the day of the rental and while we were traveling to tell us the road was closed to the house and we would have to switch rentals. The original was a beachfront place that was very nice. They moved us to a falling apart Bayside mosquito infested shack that was right next to an industrial warehouse. This was all fine until they refused to refund the difference in rental price. RUSSEL IS EXTREMELY UNHELPFUL AND UNPROFESSIONAL. He has left my 80 year old mother on read and refused to work with us on refunding the difference. The original hoise was $900 a night and the transfer was $420 a night so we are talking thousands of dollars difference. HIGHLY DO NOT RECOMMEND BEACH BOX EVER. I rented from VRBO who used Beach Box for a property. I paid for a Beach Front property for 19 people (over $1600 per night). I checked prior to arrival regarding the condition of the property and were told that it was in great shape and ready. Upon arrival, we found a large puddle of water on the floor which was leaking from the ceiling light from the overflowing water heater in the attic. In a bedroom there was water flowing down and into the breaker box. There was also black mold covering the kitchen cabinets. I called and spoke with Ian who had to get a maintenance guy to come out. The maintenance man had to shut the water off. After I explained that this was not acceptable, Ian found another house that was not beach front that we could stay in. I explained I wanted a refund for the difference as it was over $800 PER NIGHT. At the second property the dryer didn't work and there was no wifi and despite my requests for maintenance, nothing was done. I called VRBO and BEACH BOX and neither would take responsibility for this. The lady I spoke with next told me basically there was nothing that could be done and I was out of luck. The company does not respond to emails or call requests. I am not certain how they are still able to be in business. No one else can operate like this and still be in business. read more
