This place was perfect and largely responsible for the wonderful time we had. Our family of 7, which included our adult children and their partners was so comfortable here! I don't think I could come up with something negative if you held a gun to my head! The roof deck was the crown jewel, but there were 3 different outdoor areas to relax, lounge, etc each with a view, or privacy, and in some cases both. The inside was exactly as pictured and described. Spacious, well-appointed, and complete. Bathrooms, bedrooms, and kitchen were all spotlessly clean and free of sand--which is saying something because we were 1 block from the beach! The view, the proximity to the beach, the walkability to restaurants and shops, I can't imagine ever even looking for something better! We were able to accommodate 3 1/2 couples! Finally, the host was on call and responded immediately on even the most minor of questions. Plus, they proactively reached out a couple times to make sure all was well! read more

Our stay was amazing! It was the perfect location and we will definitely be back again. The only problem we had was the unit not having air-conditioning. I knew this coming there so I brought a portable AC unit and it saved our lives! It would've been completely miserable without it. I just don't understand why the management company can't invest a couple hundred bucks to put a little window AC unit in there. We did it and it made our stay extremely comfortable. I am surprised this vacation rental company gets this many stars?!? My girls and I rented a Newport Beach property at the beginning of this month and it was a complete nightmare! Upon arrival the property was swarming with flies and smelled like the dump. There were rat droppings walking from the garage to the stairs up to the apartment. When we entered the property we noticed the couch looked super worn and had stains all over. It literally looked like it had been in a frat house. The living room rug was filthy stained with God knows what?!? The kitchen had hair all over the floor and food was dried and caked on the countertops. The garbage had jelly smeared all over the top. The bathroom appeared to have blood or something smeared on the wall. The place was just grimy. I immediately contacted the property management and they said they would do a "re-clean" lol It wasn't even clean in the first place but okay. So the cleaning lady comes with aerosol Lysol and a some other cleaner. Totally ridiculous but explains why it did not feel clean. So we tried to make the best of it because they refused to refund my $2000 for the weekend. We brought our beach chairs up so we would have somewhere to sit. While the kids went to the beach I headed up to the 3rd level to enjoy the view and was once again horrified! The space looked like the end of a season of Jersey Shore. Just trashed and again nowhere one would feel comfortable sitting. Certainly not BBQing for fear of stating a fire. Over the course of a day I contacted the property management several times. But finding rat droppings in the apartment on Sunday morning was it for me. I could not take it anymore!! All around our beach chairs, in the bathroom and kitchen! I just wanted to cry. I sent them pictures asked politely for my money back or at least sone money off and they just flat out refused. Would not recommend renting from this company whatsoever. They do not maintain properties or deep clean between guests. I expected a decent livable property for the amount I was charged. Edited in response: they were 100% NOT rubber from the mat! They were not there when we went to bed and there when we woke up. If your "theory" were true we would have seen them earlier in our stay and we did not! Besides what about the hundred dropping from the garage to the stairs entering the next level. You swept them up with a broom and then placed a rat trap out the first day I complained. read more

Location, location, location! I would have rated the experience excellent but there were a number of things that could have been improved: 1) the cleanliness of the kitchen wasn't good, 2) the fire alarm was chirping when we retuned the second to last evening of our stay and we had to call the emergency line who told us to disable and put it in the refrigerator, 3) our flight was later in the evening on the day of checkout and we requested a later checkout which was denied (totally understandable) but we asked if we could use one of the 6 boogie boards after checkout and return it on our way to the airport - the customer service gal was highly inflexible, didn't make recommendations or even try to accommodate, 4) the checkout time is unexpectedly, really early. We'll definitely return and hope the minor things that didn't make it perfect are different next time. I'd recommend! read more

Beachview Rentals 115 29th St. "B" Newport Beach My stay was very problematic. We planned on relaxing in what appeared to be a very nice unit with a jacuzzi where we would be having a relaxing time after my Sons Wedding and also enjoy my Birthday following the day after check in. Prior to arriving I phoned Beachview Rentals to ensure that the jacuzzi would be properly maintained and that everything would be in working order. My first surprise was when I opened the jacuzzi cover, the water was green and had gross mucky dirt all around the water level on the acrylic tub and needed to be entirely drained and the filter replaced. The jacuzzi maintenance personnel was not able to say when the water was last drained. Many serious illness, such as Legionnaires disease amongst others can be contracted from neglected jacuzzis. Beachview Rentals said they would have someone over first thing in the morning. They arrived just untimely, just before 11:00 when I had a Birthday golf tee time at 11:53. Luckily my Wife was able to stay in the unit until 1:00 while it was drained, cleaned and the filter replaced. Very disappointing not to be able to use the jacuzzi the first evening and morning as that was a major reason we rented this unit. Next, the Wi-Fi was terrible. They knew this but have failed to remedy it. Very inconvenient, time consuming and aggravating. The main level accordion folding doors to the main deck were inoperable and we were not able to open up the great/living room to the outdoors to the adjacent deck which was not used at all. One of the beds had blood stains on the mattress and also did not have appropriate sized sheets and blanket. They represented that one of the beds was a Queen size when it was only a FULL. THIS bed also had a vent above it which leaked on our guest and the vent cover was rusty which evidenced it has leaked before. The showers did not drain properly as it had been some time since the drain was cleaned as there was a large clump of hair blocking it. The 2 sink drains in the master bedroom were also in operable, couldn't shave or soak things in the sink. I felt defrauded as they represented everything would be in order and properly maintained. I spent about $6,000/$1250 per night and asked for a refund of 1 day for compensation of the conditions the unit was in as well as my loss of enjoyment and time spent having to take care of these matters. They credited me $375 which I said was not sufficient. Clearly Beachview is not properly maintaining the hundreds of rentals they manage and are overwhelmed, yet when I asked they promise everything would be operational and jacuzzi properly maintained. This stay was not the "Dream" stay as printed on their welcome materials. If I have time I will contact the health department. read more

We are currently staying at one of these rental properties. There's been an ongoing list of issues starting with our code to get in the front door at check-in not working List of other issues- - tv not working (batteries exploded in one remote) - photos are nothing like the property. The furniture is pretty beat up and beds aren't comfy - We found a lighter on the ground (have 3 little kids so that could have been really bad) - shower handle takes insane manpower to turn on (we've been using one shower because it's nearly impossible to operate) - the blinds don't close fully so the light in streaming in at 5:20 a.m. The solution- after staying here for 2 nights someone messaged us back saying they'll send someone to fix the t.v. ... We were planning on staying here for 3 weeks and for 13k would think they'd at least make sure everything was working before we arrived. We will be asking for money back read more

DO NOT STAY WITH THEM. Here's the nightmare story for our stay with them over Christmas: - The water heater wasn't working and we had to shower with cold water for 3 days. We had a 2 year old and an older woman with us. Definitely NOT what you want or expect when you pay this much and want to enjoy the holiday. They did send someone to fix it after the first day and they claimed to have fixed but it was still broken when we got back home and since it was night time, we had to shower with cold water again. Then they came the following day and supposedly fixed it again but nothing. Then they had to replace the whole water filter which took the entire day. So we had to have the maintenance guys at the house for 3 days, not to mention freezing cold showers with a toddler!!! Definitely not how you want to spend you holidays. They did give us an Uber Eats gift card but that doesn't even begin to cover it. - The house was filthy. And I don't mean "didn't get clean before we arrived" filthy. I mean it's never been deep cleaned! The couches were absolutely disgusting and there was grime everywhere in the bathrooms and the kitchen. They sent someone to clean again but seriously? I expect the house to be clean BEFORE I arrive not during. Since that was the only solution they could provide (plus couch covers - as of a sheet cover is going to keep the dust, dust mites and nasty stuff from still getting to us) we decided to leave early and switch to another Airbnb. My mom couldn't breathe from all the dust and filth and our 2 year old kept sneezing every 2 minutes. They wouldn't offer any kind of compensation or even let us check out early and get some of our money back. - There was a dirty sock and a headband just next to one of the beds on the floor, which clearly shows that they didn't even vacuum or sweep! These people are TERRIBLE. DO NOT stay with them. You're better off going to an individually managed Airbnb than to one managed by this awful company. If this had been individually managed, I can't even imagine the level of embarrassment that the host would've felt and guaranteed they would've offered some kind of compensation for the horrible experience. We wanted to stay at a place with a view of the beach and the photos were accurate. Literally the boardwalk, sand then water! We were south of the main pier, which means south of public parking. So, less crowded beach on this side. 3 bedrooms and 1 & 1/2 baths. Kitchen, dining and living area is one combined area. I think the ad says it sleeps 8 and that would be tight. Possibly if kids that would work. Beechview rentals was super responsive and all of their instructions were clear and easy to follow. We would stay here again. read more

This place was perfect for a 5 day vacation for a family of six. It was a few steps from the beach, located right near Newport pier with shops and restaurants that were easily accessible by bikes. Our children were about to explore on their own and were safe. The house was clean and newly remodeled. It was hot when we entered the home, but after opening windows and using the air units it cooled off quickly! It was perfect for our little getaway and we would definitely rent again! The only suggestions I would have would be to have some extra bathroom and kitchen towels and add some blankets! We simply could not have asked for a more beautiful beachfront property to vacation in with our entire family. From the moment we signed the rental agreement, the communication with the Beachview team was excellent, and as our rental date approached, we were provided everything we needed to ensure a smooth arrival. I especially appreciated the periodic check-ins from the Beachview team just wanting to confirm that we were enjoying our stay and reminding us that they were just a phone call or text away should we need anything. The property was just as described, a beautiful and spacious interior for our party of 8, on the sand, just a short walk to the pier and plenty of stores and restaurants, and wonderful sunrise and sunset views of the ocean. We discovered shortly after checking in that the water heater was not operating and the Beachview team immediately responded and had someone at the house within the hour. Unfortunately, after unsuccessful attempts to try and repair it, it was confirmed that the water heater needed to be replaced and a new one was purchased and installed first thing the following morning. While this was an unexpected event, I could not have asked for a more efficient response, and Todd (who handled the repair) was a pleasure to deal with. Thankfully, this issue occurred during the first day/night of our stay, but it was resolved as quickly as it could be, and we went on to enjoy our week-long vacation celebrating our 36th wedding anniversary with our kids and grandkids just as we had planned. Following our stay, I received an unexpected phone call from Jake (Guest Experience Manager) who wanted to personally express his regrets for the inconvenience we had experienced. Along with his personal and sincere outreach, he confirmed that a reimbursement was being processed as a gesture of appreciation from the Beachview team. I am still surprised by this unexpected follow-up, but even more so in Jake's handling of a situation that was nothing short of a textbook example of what excellent customer service looks like. Rented #112 40th street and it had a really great "beachy" feel. This unit has seen better days, but it worked well for us. Being able to walk less than a 1/2 block and be on the beach was great, as was the outdoor space and BBQ. Living room furniture was not very comfortable and I don't believe they could have put in a smaller TV. Kitchen appliances were in OK shape, but I wish they had told us the toaster was in a random closet beside the water heater closet. Beds were comfortable "enough". We arrived on a Saturday, and the amount of flies were really bad, which was due to garbage cans lining the walkway that led from the parking space to the front door. Once the garbage was picked up on Monday the fly situation got a bit better, but I was still able to kill about 30 flies while I was sitting out on the patio. Maybe have an exterminator come by and spray once in a while? All in all we had an enjoyable time, and I would rent here again. read more
