    "No visible black mold."

    I rent a studio managed by Burr White. I found my kitchen cabinet covered in black mold and reported it to burr white on Nov. 6. They have STILL not removed the cabinet or remedied the mold in any way. Instead they spent money on a sketchy company to come do environmental test who came up with a report that has as its first line: "The area is free of visible mold." I'm attaching the picture so you can judge for yourself. No one from this testing "company" will return my calls or provide their license information. Everything I've read says black mold is incredibly dangerous. Yet, they say they're still getting quotes on repairs. It's been over a month. I've had my own mold person here who says it's throughout the kitchen there, bathroom, and windows. They clearly have no regard for my health or safety despite the expensive rent I pay every month. SKETCHY COMPANY. So disappointing. Don't rent from them on the peninsula. * Michael Dowling head of maintenance has been incredibly rude to me in this process and has seemingly gone out of his way to try to prove I'm wrong, rather than fix this. He's tried to make me feel stupid for caring about this and wanting it remedied quickly, despite the fact that he's seen it.

    I booked a vrbo for spring break and my 20th anniversary. The owner of the property two hours before my arrival decided they wanted to do some work to the property and we couldn't stay there. Burrr White Realty came thru with the most amazing beach house I have ever seen!!! It was like I won the lottery!! Dream property!! Then they gave me free towel AND a gift card. Amazing staff will always call them when I'm in town!!

    There was dog hair all over our beds and the sheets where different colors you can see the different colors we had to pull out the couch bed there was to much dog hair we also had guest in our bathroom it was crawling on the floor

    Kerri and the BW team have several times helped my family find a beautiful home on the sand for a staycation in Newport. Last weekend was very memorable! Thank you Kerri for all your help!!

    I rented a beach house in Newport for four days from Burr White. I booked the day before my trip so I couldn't book online and had to call in for the reservation. Summer was very helpful and got everything handled in a professional manner. I was enjoying my stay so much that I wanted to add an additional day & Summer quickly got a new contract emailed to me. The beach house was nicely updated, super clean and in a fantastic location where I could walk or bike to everything I needed. The garage remote was missing & Summer sent someone out in a timely manner. He was also helpful in showing me how all the TV remotes worked. They have a good variety of rentals and price points to fit a range of budgets. Renting a beach house, even for a few days, is a wonderful experience for singles, couples and definitely if you have kids. Nothing like having the sand/waves a few steps from your "house"! Cons: Their fee's ( nonrefundable damage waiver, cleaning/linen, processing) were too high for a one bedroom/one bath rental. I've rented from many vacation rental companies and none have charged that much. Those high fees are the only thing that would discourage me from renting from them again.

    Thank you Burr White Realty for making my stay in Newport Beach an excellent one. I signed up for a nine-month rental along Seashore Drive with fellow UCI student Joe B. The neighborhood was exactly what you'd expect from Newport Beach. The area was rather nice, within walking distance from a tennis court, convenience stores, a major grocery store, and of course the beach! I could literally walk 30ft from my front door and hit the sand. Any UCI students will be glad to know that they have quite a few rentals within walking distance of the UCI shuttle as well. Everyone at the office was pretty competent and answered any questions I had. When Joe decided to move on campus, Burr White staff guided me through the process of adding another individual to the lease and removing Joe. Furthermore, if there was any issue with the house such as repairs or whatever, I could just visit their website and make a maintenance request. They were pretty prompt. There were a couple issues. Some of the kitchen appliances were outdated as well as the washing machine. Sometimes it would take a couple cycles to make sure my clothes were dry. I am going to assume that every house is different and this may not be an issue with your rental. Additionally, I did have a bit of a fiasco with the heater and water heater. One day, my roommate informed me that we no-longer had hot water. I went outside and noticed the city had placed a "hazardous condition" tag on our gas meter. I then notified Burr White of the situation and submitted a picture of the tag. Within one hour, one of their employees arrived at my apartment to evaluate the situation and make repairs. He fixed the pipes but we still had to go without hot water/heater as the heater/water heater were both made in the 1970s and needed replacing. Burr white then contacted the owner and made arrangements to replace the heating unit and water heater. Later on that day, someone from Burr White dropped by to lend us some electric heaters which was nice. I miss my old apartment and would probably contact Burr White again if I decided to move back to Newport Beach. TL;DR Nice area and good service but maybe inquire about appliances and condition of water heater.

    I think Burr White has good and bad properties! You'll need to do your home work and find what fits your wants, and needs. I rented a place for five days and didn't have a single problem. The staff was friendly and helpful throughout the entire process. Aside from what other people have said, I think it was an overall good deal. If your looking for a place to party Burr White is NOT the company to go through. But if you want a nice relaxing beach front house? Give them a call.

    I will first state facts and then some very odd things that happened on Zillow afterwards…read moreI have bought and sold five houses in the past ten years and not new to the process and have worked with different agents. The commission structure was low at 4% and I don't need a lot of hand holding so it was attractive. Here is a list of errors. - Two weeks into the agreement we finally get a sign on 6/27 and only after I stressed concern - An old description was used from Zillow or something that was wrong with 1.5 baths 4 bed in the description. Lori copied and pasted this ignoring the description I sent her and not even bothering to proof it. The house is a 2.5 bath 3 bed, totally remodeled which is quite important. This was updated today after pointing it out and asking it to be updated - The photos were from an old listing, before a major remodel. This has been changed after stressing concern - Lori never brought out a camera for professional photos until a started to stress concerns, so the photos were off an Iphone. Photos never made it to the MLS before we fired her. - The photos there were uploaded were sideways in the listing and duplicated. This has since been correct after stressing concern - Lori showed up 40 minutes late for an open house. YEAH, I could understand 15 minutes, but 40 is crazy specially when it's the first time seeing the home. She asked if I was at the home for the open house when she pulled up which thank goodness I wasn't. I could have been a buyer. - Lori no longer works for that office after emailing this to her broker Here are the "odd" things - On Zillow the house came up as sold for 30k less than our asking price shortly after she was fired. The main photo was changed from the outside of the house to the half bath which was mostly consumed by a toilet - On Trulia it's still listed for sale, says Keller Williams but when I call it's Real Estate One. The listing agent is Ivory Clinton and when I called he was more concern about helping me sell my home vs. him not being my agent. Those can't be simple by chance errors. Unprofessional, unethical, fraudulent.

Their response times to maintenance requests and overall customer service have always been excellent. After several stable years, we recently experienced a number of condo issues following the rainy season. Every issue was handled compassionately and as promptly as possible. After submitting multiple maintenance requests (right before the end of business hours), we were contacted the same day and again the following day to schedule repairs. Since then, they've arranged for construction workers to repair a leak in the staircase ceiling, ant control services, a termite inspection for worn wood in our garage, and are currently scheduling the replacement of an outdated dishwasher with a brand-new one. Not only that, but every contractor they've sent for repairs in our condo have been very considerate and professional. When working on our roof, the crew explained the whole process beforehand, sealed off our entire staircase, and answered questions even on their breaks (not to mention they were understanding and warm towards my very confused ESA dog). The ant/pest control worker shared he's personally sprayed the landlord's home in the past, which gave me great peace of mind knowing that AllView only hires people they trust to work on the properties they themselves habituate. The termite inspection was quick and efficient. I appreciated the worker's professionalism as I noticed he immediately covered his shoes with plastic before entering to avoid tracking in mud or chemicals, which was thorough and kind of him. The two property managers who have stood out most during my time here, Andy and Mark, have always maintained clear and consistent communication regarding concerns, scheduling, and next steps, especially now as we move forward with termite treatment in the garage and the dishwasher replacement. I'd also like to add for any prospective renters: although our unit is under rent control, the landlords have always chosen minimal increases rather than the maximum allowed at lease renewal. In other words, these are genuinely good people. If you respect and take care of their property, they will absolutely take care of you.

NOT SAFE, NOT PROFESSIONAL, AND NOT WORTH THE RISK I truly tried everything to resolve the issues I experienced with this property, but the management company refused to take responsibility for extremely serious safety problems. From the first day, my apartment had plumbing issues and a strong odor. I emailed repeatedly, but no one ever came to inspect. eventually contacted the gas company, and they found an active gas leak coming from the stove--a stove owned and maintained by the complex. I had been unknowingly exposed for weeks. The storage area directly beneath my anartmant apartment was packed floor-to-ceiling with hazardous chemicals, paint buckets, clutter, and materials, which only worsened the smell. Even with photos and written complaints, management did nothing. (Attached pictures) Despite the uninhabitable conditions and their negligence, they kept my deposit and even sent me to collections. I filed a BBB complaint and attempted to work out a solution multiple times, but they refused to act responsibly. I'm now considering small claims court for personal injury related to the prolonged gas exposure. I also want the property owners, Linda and James Reitch, to know how poorly their management company is representing and maintaining their property. I will be forwarding all documentation to their Trustee through proper channels. To make matters worse, the application process was extremely intrusive. I have a high credit score and a stable job, yet they demanded a very high deposit AND required third-party access to my bank account. With such strict requirements before move-in, l expected much better safety, maintenance, and professionalism afterward. Based on my experience, I cannot recommend living in any property managed by this company" Daniel, I am responding with documented facts and dates. I moved in the first week of August. From the start, the bathtub had issues that worsened quickly and became unusable. I submitted a formal work order on August 30, only weeks after moving in. On September 13, I emailed and submitted a work order reporting persistent fumes/odors in the unit. No one was sent to inspect. After continued inaction, I contacted SoCalGas myself on September 25 because the odor persisted. They confirmed and repaired an active gas leak from the stove, which is owned and maintained by the property. While it was fixed the same day once SoCalGas was involved, this occurred only because I escalated it after management failed to respond. Had I not done so, I would have continued to be exposed. I was also charged for a bathroom screen that was missing at move-in. I have the original email and ticket number requesting installation. The ticket was closed without the screen ever being installed, yet your BBB response incorrectly states I owed for it. I raised safety concerns about the garage beneath my unit being used for non-residential purposes. After reporting this, tenants were informed of my complaint, which led to hostility and caused me to feel unsafe. I did not leave "simply to break a lease." I vacated due to unresolved habitability and safety issues after repeated attempts to resolve them in good faith. All of this is documented through emails, work orders, third-party findings, and video evidence. I stand by my review.

When we wanted to sell our home in Fullerton, we interviewed three different agents and team Liz was hands and shoulders better than the other two. They identified areas that needed to be improved in the house and got us quotes for painting, power washing, carpet/tile cleaning and repair, and carpet replacement. They made everything very easy for us in what is naturally a stressful process. When we moved out of the property, they kept and eye on it and ensured that everything that needed looking after was taken care of. After the house was on the market, they followed up with the agents of prospective buyers, managed the offers and asked all our questions about disclosures.
