Our family stayed at SOCAL Hot Properties 3 bed home in Newport Beach. It was absolutely PERFECT for us. Mike was responded quickly to our initial inquiry and was very accommodating with our last min request. The check in/out process was seamless and he was very thoughtful during our stay- offering any assistance we needed. The home was clean and spacious. Our family enjoyed gathering for the daily sunsets and dinners together, walks in the nearby park and the kids loved the game room downstairs. It provided our family the perfect space to spend time together and make memories we will have for a lifetime. We have every intention on booking future stays. This is a nice clean place with a great location 1 mile from the Huntington Pier on Main Street. We enjoyed renting the bikes and riding to the park on the way to the bike path on the beach. My seven year old son really enjoyed the surf lessons too. The front part of the place has a wood floor entry and the futons were great for comfortable viewing of the flat screen TV. The master bedroom had plenty of room for my wife and I. The bed was a little firm and we recommend going to Target to buy some pillows. Both showers worked well. The kitchen had everything we needed for cooking and eating. The hot tub was a favorite for my two children and I. We would stay again when we are in Huntington Beach. read more

I rented unit #225 in Huntington Beach this summer. The location of the unit was great and I was having a problem finding someone to rent midweek. Mike advised me that this was the only unit that he had that would be available to meet my request. I filled out the application and provided the number of guests and their ages per his request. i later received a rude e-mail saying something to the effect of why am I not providing this information so I called and spoke with Chanti and she stated that she did not understand why Mike was asking again because she could clearly see where this information was provided. Any conversation I had with Mike he seemed to talk down to me or was flat out rude. I was in a tough spot because of the dates that I needed so I choose to ignore his comments. When I checked into the unit I noticed that it was very outdated, carpet probably from the 80's, paint chipping from walls and just general appearance. Another odd thing that happened was that while my daughter was sitting on the patio the neighbor from across the street walked in the backyard and told her that he had gone through the trash and found something that we probably didn't wan us to through out and that we did not need to worry about putting the trash out on trash day because he would take care of it for us. I found this a little odd that he felt free to just walk in the backyard. The kitchen inventory was missing common items used in a kitchen such as a spatula. We also looked for a cookie sheet or something to set a pre-made meal purchased at Costco and could not find anything of the sort. I did go purchase a couple items needed and left them in the unit for the next guests. When we left the unit I vaccumed the entire unit washed all sheets and towels. I have rented other VRBO units in the past and had portions of the cleaning fee's returned because of the condition that the units were left. I received an email 11 days after I left that there was damage found, one being a cookie sheet that had burnt on stains along with drawings on the wall and stains on the carpet. For one both my sister and I searched the kitchen to try to find a cookie sheet to heat up pre-made meals on and found none. When cleaning the unit I saw no carpet stains or marks on walls. I questioned both Mike and Chanti on these pictures and Mike just said that he would have to get back to me on it. Just last week I received a call from Chanti who stated that her inspector confirmed the dates and when I questioned her about the cookie sheet as to where it was, because we could not find one, I also questioned which room and where the carpet stains were she could not answer me. All this time SoCal Hot Properties was holding my security deposit. I had purchased the damage protection insurance and Mike had told me in the first e-mail to me 11 days after the rental that he was going to file a claim, I asked him at that time was he going to refund my security deposit and he stated yes, that is what the insurance is for that he would be sending my refund. It was finally refunded over a month after I vacated the unit. Both his and Chanti's excuse was that because of the 4th of July they were back logged. If you are in this business, I don't feel that it should take over a month to resolve this issue. I would just say, buyer beware. read more

This company is the reason I am writing my 1st review! Refreshingly honest and super easy to rent from. Mike facilitated our last minute rental in Newport Beach like a dedicated professional. Prompt return of phone calls, emails, and most importantly our deposit! Just for an example, we rented from a well known management company in Newport a couple weeks prior, checked out 25 days ago as of today and we are still waiting for our deposit. Last email from that company said "legally we have 30 days to refund deposits." In my opinion, that is too damn long for a family who left the property in excellent condition. Let the facts speak for themselves, So Cal Hot Properties returned our deposit in 5 business days. Needless to say, guess who we will be calling back for our next stay in Newport. My family of 4 stayed at SOCAL Hot Properties two bedroom in Huntington Beach, CA. We found the accommodation was better than expected. The condo was clean and comfortable. The rooms were a good size and the beach is a long walk, easy bike and short drive away. The area is very quiet but still a short walk to a good sized shopping center with two grocery stores and a surprisingly adequate variety of restaurants. Honestly, for our family it was the best location we've ever had in HB. Very pleased. While there is really nothing to complain about, there were a couple of little things to note. The hot tub didn't work for the first few days and we weren't warned about that. The repair man did come and fix it near the end of the stay. Like most places in Huntington, the walls are thin. Builders in the 70's and 80's apparently didn't believe in insulation in Southern California. We stayed above another unit and could hear the ppl downstairs periodically but I'm sure the noise that we made upstairs would have been worse for them. It's very good that there is no street noise and the neighbors, while all in close proximity, were very quiet. Even Halloween was quiet! If the owners spent a few thousand dollars in the condo, the accommodation would be even better. Of course, they would probably have to charge more too. We received our security deposit back in a timely manner, we were provided with a playpen for our infant, they have a coin op laundry on premises and they have cable TV and a small convenience store basically across the street. All in all, we were very satisfied and will use SOCAL Hot Properties again next year. Thanks for the accommodation! read more

My husband and I rented a vaca property from SCHPR because we were renovating our one bathroom in our 1922 home and we have 2 small children. The first thing I noticed- customer service- or lack there of. I should have known Chanti was not professional when she booked my reservation via speaker phone- she is very busy and seems to barely have time for this rental property thing. Then I'll just write a list of things wrong with the property and say this: if your in a fraternity or sorority and are coming to HB to get wasted and party- these are your rentals! BUT, if you want something nicer than a cheap hotel for the week- go to a cheap hotel it is nicer. Things wrong: bikes in garage in a huge pile (my husband arranged so you can actually access them- and fixed the seat for the neighbor so he can go to work), TV in living room pointing at the ceiling- again my husband fixed this, We also used our air pump to fill the tires of the bikes -- their air pump was non functional, toilet in master moves when you sit on it, toilet seat in other bathroom moves, FILTHY- the entire apartment was disgusting even AFTER I made Chanti "pay out of pocket for a 2nd clean" halfway through our 2nd week- disgusting (we never took our shoes off in the apartment), Jacuzzi is full of sand (every resident I have met who is staying here has complained to Mike or Chanti about this and STILL the jacuzzi is full of sand), Missing blinds in kitchen and bedroom, 2 coffee cups in an apartment that sleeps 8-10 so only 2 people of the 8-10 get coffee, futon broke one morning while we were sitting on it- cushion fell through (we fixed it), multiple lights were out(light bulbs needed), no remote to 2 TV's my husband had to buy batteries and fix the remote in 1 bedroom to the antique tube TV's, TV's in bedroom are so old- the DVD player on top of the one in master bedroom wasn't connected and cannot connect the the antique tube TV- what's the point!? 30% or so of the electrical outlets are non functional, hot, cold and warm water offered in all bathrooms at random during your shower/bath, bike trailer in garage had to be connected with a wire from a hanger- like everything else here it isn't operable unless you can figure out how to make it operable. Moths in master bedroom- we had to use bug spray left under the sink (the only product in the apartment), no cleaning products, coffee, dishwasher soap (I left mine), toilet paper, paper towel or garbage bags really supplied- I believe this is mentioned on the website and it is no joke. Silverfish and several other creatures in the bathrooms, couches and throughout the home during our stay. Finally I spoke to both Mike and Chanti about a few concerns after we began our stay- both were less than helpful and nothing was fixed. Some nice guys from Germany stayed in the apartment upstairs and also complained about sand in the jacuzzi- to get no where. Chanti was confrontational and condescending to me the only other time I had talked to her about some of the problems we were having. She accused my kids of being filthy rather then her cleaner being terrible. I have a pic I will post right after her cleaner was here. Chanti also kept talking about having to 'pay out of pocket' for a 2nd cleaning and how much that put her out- I mean really my 1 week I stayed here must have covered the mortgage for 2 months. In addition we all know it costs less than $75 in OC to clean a small apartment. WOW! Never in my life have I been so insulted. Every concern I had with her property I was confronted as if maybe I caused these issues- or my children. We wanted to use the kitchen and I have receipts to show we really didn't eat in the apartment once other than cereal for breakfast- it was too dirty between the sticky floor and bugs. Chanti acted like she was just at the apartment yesterday and didn't see anything wrong- when you can tell she hasn't been here or cared about more than her pocket (book) in quite some time. Or she would know how disgusting her property was (that's right she argued with me) she cowardly emailed me a cold apology and offered to have her cleaner come and do a 2nd clean and the maintenance person fix all the other issues. I asked her to give me warning when they would be here in addition to having time parameters because my kids take naps on a schedule. She told my husband 15mins before the cleaners were coming and we had already left for the day. Not only was my personal electronics left in the home (they weren't stolen) but I have paperwork for my job in the medical field that is protected privacy act information. She couldn't even hold up this end of our agreement- to give us warning when these people were here. I wouldn't' stay at these properties for free nor will I EVER do business with a person who is SO narcissistic and money hungry. read more

Great location, very cool home. The house on Colton st is just a minute walk to the beach, we would walk their a couple times each day and I took jogs in the morning. Mike was able to be flexible with our dates since we needs 9 nights, which is hard to get anywhere (usually only per week). And they refunded the security deposit within a few weeks. They had a GREAT bbq station outside and a fun balcony. PLENTY of sheets, towels of all kinds, and laundry facility. Everything you would ever need is in the kitchen. You don't need to bring any spices or oils or anything, they have it all. You just bring your basics for cooking. Great kitchen, great bathrooms & bedrooms. I took off one star for only one complaint and that is that the first night we stayed there several of the beds (in the bunkbed room) had sheets with strong odors, one smelled of dog. Few others with strong soapy/perfume smell. It ended up fine because we could wash the sheets the next day and I found out there are more sheet sets in the closets. It did make my first night bad, but all the rest of the nights were good. Great that there is lots of laundry soap stocked, but need more unscented laundry soap. This is the best vacation rental, it was amazing!!! So close to the beach and downtown. We walked everywhere with such ease, and didn't take up any of our precious vacation time. The condo was great. Very spacious and very clean. The neighborhood was clean and felt safe. Our kids had so much fun. huntington beach is a great location close to everything all within an hour drive to Hollywood and Disneyland. The kids had sooo much fun!! Our son was getting married in Huntington Beach and we needed a place large enough for a few members of our family to join us along with a nice sized kitchen to use. Of course being a block from the beach was a huge selling point! Mike was wonderful in getting the owners to approve our Friday to Friday stay, and then later gave us a great deal in extending for another day. From the moment we arrived at the house it was clear the property was not as advertised. First the décor and furniture were not what was shown on the internet. This was disappointing but not a deal breaker, we were prepared to adjust our expectations as needed on that front. What we could not accept, the issue that I am still finding fault with, was the sheer filthiness of the home. I cannot believe the BBB would support the rental of any property in this loathsome condition. The owner of the house was there and she showed up almost every day. She offered no help. She also came with friends sometimes. We had no privacy. I don't understand how she can live in such squalor, and I don't understand how she can have such free access to the property when it has renters. And I certainly do not understand why you would have an occupied property on your rental list. I'm also confused as to how this owner justifies living there AND renting it out to the IRS. There are clear rules about this and she has to breaking at least one of them. First the smell when we got there- first we thought well maybe because it was because of the moisture in the air. But no, it was the old vase of flowers that had been sitting there for who knows how long. The front fireplace was advertised as to be in working condition. We could not use it because it was covered, sea shells were glued everywhere. It was not like this in the online photos. Again, disappointing but something we could deal with. Then we discovered the couch had urine on it and smelled horribly. No one could/would sit on it. Under the couch was never cleaned. We found a disgusting amount of dirt and refuse. The blankets upstairs had urine on them. I even had your cleaning person smell the one blanket I had not washed yet so they can attest to the fact that I am not exaggerating. I had to clean the filthy floors right away before my grandson could walk around. There was dust all along the counter tops and there were spider webs behind the round lazy suzan in the left corner from the sink. WHO LIVES IN THIS KIND OF FILTH? We had to wash every dish before we used it. There was dust even on the hanging pots and pans. Upstairs the showers and tubs were so dirty - old dirt- that I had to clean them so my 2 year old grandson and my family would be safe but we first had to go buy cleaning products because there were none in the house. We paid a T.O.T. tax on this property - are there no standards? There was a queen mattress thrown on top of a twin box spring- so unstable we couldn't even use it- I had to go buy an queen air mattress from Costco, it cost me $130.00 and some change. The trundle bed was advertised as 2 twin beds. One couple had to sleep on this, not what they intended and not worth the money we spent. The master bedroom was a nightmare - disgustingly dirty sheets - stiff with dirt, also the blankets and especially the pillows- but the mattress was the worst I've ever seen outside of an alley - it was filthy, it had BLOOD stains - not little stains but huge stains everywhere- and it had several holes in it. I was so appalled by the very idea that anyone - the owner, you, your company- would think this was even remotely acceptable- and your words when I showed you were "I understand". I'm not sure that even the CDC or OSHA would understand. The BBQ was so caked up with food I wouldn't want to use it if it was working. Which it was NOT. And may I mention again that the owner came to the house almost every day. You came to the house unannounced so I came back from the beach to meet you. You knew we would not have a place to go if we left. You said to me again "you can just leave!" but you did not agree to refund any part of our money. I told you, 'I am sorry, I have a week to spend with my grandson and you want me to just leave!' You offered no help and you didn't try to replace anything or do anything to mediate the situation. You just said we could leave, knowing that everywhere else was booked up. We were an eight hour drive from home, so we did what we had to do to be able to stay. After seeing the horror show upstairs you did say we can come back another time and stay at one of your other places. But now you have said to the BBB that we deserve nothing as compensation? Also, I ordered a mid-stay clean. When the cleaning was done, I paid her, not realizing that you had already charged me. So you told the BBB a falsehood when you said I tipped your cleaning lady $120.00. I paid her $100 for the cleaning plus a $20 tip. You didn't even offer to give me that $100 back, you just kept it and kept your mouth shut. Billy Jean, your cleaning lady, was shocked at the house herself. She said "I can't believe he would rent it like this." I asked her "do I pay you?" and she said yes. That's when I paid her $100.00 and then tipped her $20 because of all the work she had to do to make the place livable for us. She did more than you even attempted to do. At least she sho read more

Amazing experience. It is difficult to trust in a property that we have not seen; thankfully the property was perfect. We wanted a property that was close to the beach and our daughters wedding site (Newland Barn, Huntington Beach). The house was perfect for entertaining both families and the wedding party. Location is awesome besides all the homeless people and trash everywhere from the local idiots. House was nice but needed a lot of TLC especially with how nice it should be. The things that you use to cook, clean, to live, etc. did not exist. The property management company was checked out on this house and I'm sure they are the same on any others they manage. I wouldn't use this company again. 5 star home with 1 star team. Please make sure you take your own shampoo, soap and toilet paper. Unfortunately your staying in a 2 million dollar home with dollar tree butt tissue. Also you need to make sure that you realize this house's AC doesn't work either. We rented a home located at 226 Colton Street, Newport Beach, CA 92663 from 12/31/11 - 1/3/12. I will first preface this by saying that my wife and I own and manage 4 furnished rentals here in Scottsdale. We have been staying in furnished rentals for about the last 8 years. This was BY FAR the worst rental experience that I have ever had. We love the area, but the condition of the home was completely unacceptable and blatantly misrepresented. When we first arrived at the home on the evening of Saturday, December 31 we were greeted by a garage that had been altered with some type of homemade storage facility that occupied over 50% of the space that was meant for parking.This property was advertised as having a 2 CAR GARAGE. If I had known that this house had only parking for 1 car, we never would have rented it. Our friends were forced to park over 5 blocks away and walk back to the house. We brought our dog with us, and paid additional fees in the rental agreement. After staying the first night in the house, we noticed that our dog was extremely uncomfortable and itching very badly. Upon further inspection, we discovered that she had roughly 20-30 fleas on her. We are extremely vigilant in caring for our dog. She has NEVER had fleas and is bathed every other week and professionally groomed every month. Later that evening, my wife, as well as, the wife of the couple that was with us noticed that they had several small, red, itching bumps on their skin that they had not had prior to being in the house. After some discovery, we learned that they had also been victims of the flea infestation. We saw over 100 fleas in various places in the house, mostly on the carpets upstairs and downstairs. When going out to the garage, I noticed that the owners of the home had several "do it yourself" treatments for fleas, from treating the floors to actually treating their pet. This home is suffering a major flea infestation (as obviously the owners are aware) and needs to be treated professionally, not with "do it yourself" products. We have already had to spend over $100 at the groomer to have our dog treated because of this, hopefully, she won't have to go to the vet and incur additional expenses. Having a relaxing vacation was made even more difficult as the two major bedrooms have no window treatments, so the bright California sun wakes you up, whether you want it to or not. There is not even an option of sleeping past first light. In ALL of our rentals and all of the rentals that we have been to, there have been at least curtains to keep the sun out. This is unacceptable. To further compound things, the bedrooms are either freezing cold or burning hot. We were forced to go to sleep wearing long sweatpants and sweatshirts as the temperature in the upstairs bedroom hovered around 65 degrees. In the middle of the night. The heat would decide to kick on and the temperature would soar to 80 degrees. There is only one thermostat for the whole house and it is located in the kitchen, right next to the garage door, where the makeshift A/C unit constantly blows hot, humid air. There is no railing on the stairway or the upstairs loft area. This home is extremely dangerous for children. As a result of all of these malfeasances, we were forced to abandon the house and cut our vacation, on the week of my birthday, short. I have a great deal of experience with this business and I know that "things happen" and not everything will be perfect, but this experience has far exceeded those reasonable considerations. After speaking with owner, Mike Hermanns, he personally promised me a refund for the nights that we didn't stay. Up to this point, all he has given me is a slew of excuses. So Cal Hot Properties has an abysmal customer service record with the BBB with a letter grade of "F". They also have multiple customer complaints against them on several consumer websites. We rented a house in Huntington Beach for a month from SoCalHotProperties. I found them to be very helpful and professional. Since we were the first ones to rent this particular property there were a couple little hic-ups, for instance the wi-fi went out. When I called they hopped right on it and got the issue resolved. We have rented a lot of places on both coasts as well as Hawaii and dealt with a lot of house agents and Mike at SoCal is among the best. I highly recommend them. read more

We rented the 1805 Huntington Beach property over the 4th of July week and had a great time. The living room was larger than we anticipated. It had a full kitchen including coffee maker, microwave and dishwasher. There was seating in the front yard and the backyard. The neighborhood was nice. Parking was limited on the 3rd and 4th but to be expected. The house is a little more than a mile to the beach. read more

Have never used a management company to rent a house in Newport so I was skeptical as to how it would go. Mike and Chanti answered all of my emails promptly and were diligent about communicating with me about questions I had both before our rental time began and during. There was a minor problem with one of the TVs at the house we rented and they offered to come by that day to look at it and see if they could help. The rental was just as it was pictured online and the accommodations were better than we expected. We had a fabulous, relaxing time as a family at the house. Would use So Cal Hot Properties again. We rented this house in mid June. House has a great layout. Super close to grocery store & beach. We went to Knotts and Angels game while we were there and both were super convenient. Garage fit our big suburban. (Which is a hard find in Cali) Would rent this house or something else from so cal. again. So cal was easy and very nice to deal with. read more

I think for the money we could have stayed closer to the water in Huntington Beach. There were problems with the property that got fixed the day we left. Ok property but landlords need to fix holes in the walls. They replaced items with cheapest replacement items possible (grill). Hot tub temp over 105 degrees and unusable, I was told how to remove a panel and fix it myself. They keep your deposit for almost a month, then short changed me. When asked to overnight the correct deposit refund amount ,one month after I checked out, they said no I had to wait another week. read more
