I was definitely freaking, and I did call Beacon (after another "24 hour emergency plumber" told me the soonest they could get to me was tomorrow. Yeah right, I'm literally sitting in my bathroom emptying buckets of water every three minutes!!). I was concerned about how much Beacon would cost, since they have money to pay NFL stars to advertise for them, but I was desperate to be free of the bailing, so I called. The operator was a little cold, but in about half an hour (or 12 buckets of water dumped) Gio and Josh arrived, and they were so kind and warm. You could tell they actually cared about their job, and helping people out. They had everything fixed so quickly, were funny and personable (ask Gio to see a picture of his cute dog!) and brought and put on the protective shoe covers, which was unnecessary but very professional. The fix came in under what I had mentally already spent, so I'm thrilled. They should take more of that Seahawks money and give it to these guys... but I guess the advertising worked, because they were the first thing to pop in my head when the water started pouring. He was the 5th plumber at the 5th company I talked to & he was the 1st to recognize my brand & offer to repair it, not just rip it out for something bigger & newer. A week later when my water heater was dead Gio was back & in under an hour installed my system, taught me the basics & was polite + courteous . We recently moved into a new home, and within two months, we noticed that the heating in our home has gone kaput. Upon looking at our tankless water heater and boiler, we learned that Beacon Plumbing had initially installed it back in 2022. It's not even 3 years old yet, but it's starting to have issues? Odd, but things do happen. I called Beacon Plumbing and they said they'll contact me to send someone out to check it out. Great, that's all I wanted. Instead, I got a phone call from the installer (I think his name was John?). I asked if he was the one coming over, and he churlishly said no and asked me what was wrong with it. He kept pushing that he installed it perfectly and, I quote, "I've been doing this for 50+ years, and if anyone said that it's not correct, they don't know what they're talking about." He was also insistent that it's not covered under warranty, which I understood - still, the convo was curt and cold, and it left a sour taste in my mouth. Well, I had three companies visit our property and all three said the pipes all have to be redone, as it was incorrectly installed. In addition, it may possibly not have been inspected either! Repairs and reinstallation are going to cost us over $10k. Upon looking at Beacon Plumbing's Yelp page after my discussion, I shuddered and was appalled at the rating. But it makes sense. We just wanted to move in peacefully - yet, we have this conundrum of a poorly constructed boiler system. And to put up with the aggressive conversation didn't help either. read more

Beacon overcharged us. We paid $1,400+ for the basic service of two heating units and they did not even supply the filters that needed to be changed, These guys do flat-rate pricing BEFORE they know the full extent of the job. All plumbing jobs have some peculiarities that might raise or lower the price of the job once the plumber gets into it. In our case there was nothing complicated about the job other than a grate that needed to be removed to access one of the units (for which they charged us an additional $298.00) and they did not find anything out of the ordinary or anything that they were able to repair. We were overcharged!! We had three months of back and forth with Beacon about the overcharging but Beacon argued that they did what they said they did and that flat rate pricing is their standard practice so basically they said "go stuff it." $1,400+ for the basic service of two units represented a labor hour charge of about $475 per hour (they were at our house for less than 3 hours). That is outrageous. Suggest you find another plumber these guys charge WAY too much! read more

Giovanni came out to do some emergency plumbing 6 months ago and shared at that time I had some major root problems and a broken flap. I was able to finally have him come back and take care of the main issue so I wouldn't continue having backup problems in my 100 year old craftsman home. Him and Josh came out in a timely fashion and completed a very large job (digging 7 feet and doing a bunch of pipe magic). They worked very hard and quick over only a few days to complete something I thought would take weeks. I was very impressed with the communication and efficiency in completing the job! A representative came to my door asking that I sign a form he said would refund a down payment for work they had yet to do. This was a lie. My old water heater was leaking. After I got the water cleaned up and a fan running, I called a mold mitigation company first and they recommended Beacon to fix the water heater. Beacon arrived quickly, less than 45 minutes, and got the job done but you will pay a pretty penny. The fact that they will come any time without an appointment is the biggest benefit. The plumbers themselves were ok. They kept leaving the door open on a sub-40° night and talked loudly like they were in their own living room. I also had to ask them to shut their truck off to stop idling outside as to not disturb the neighbors. There was one younger guy who was quiet and did most of the work and two older guys who yapped and helped out a bit. Overall, it took them about 2.5 hours to change out the water heater. I would call them again in a pinch but probably wouldn't hire them again for non-emergency work based on the price. The cost of all those ads gets passed onto you, the customer. read more

They replaced the water heater for double the price what I have paid 10 years ago claiming the outrageous price on the pandemic, $5700 for a standard gas 50 gallon water heater with a standard expansion tank. They did not even check if the old heater could have been repaired although I did ask them to replace the heater. The two technicians that came were very polite and kept me updated with what they were doing. Lesson for me to never hire them again and also to always get 2 quotes before any work even in an urgent situation. read more

It was determined that we needed a new water heater, and the crew returned the following day, at the scheduled time (even calling us beforehand indicating their exact arrival time). Working quickly, the 3-man crew removed the old water heater and installed a new one, taking time to explain to us all necessary information. I called for an immovable clog downstream of a 2-tub connection in an old house. We had issues with one or the other in the past but was always able to clear them however this time it affected both tubs and nothing we tried worked. Beacon answered the phone, and within 2 hrs. Ryan and Zack were there working on the problem and had it solved in ~30 min. I had to be out of the house that morning, so their timeliness was most appreciated. Throughout the process Ryan explained what was going on and made sure I understood the risks and potential difficulty involved. In the end they got it solved quickly avoiding a longer and more expensive fix. Given the fact that my current unit was out of warranty and was corroded to the point of being junked, I asked them to install a new unit. Mark, your big legal guy said that was not allowed and I researched it... It's not but that explains why he kept saying to let the field worker "make it right." He would offer me an option... Plus they can use a bit of a more polish professional look at how they present themselves to customers with uniforms and vehicles. Watch out for Beacon Plumbing in Seattle. Before hiring any plumber do a quick google search for plumber red flags. In my case Beacon: * High pressure tactics - we called them out to fix a dripping faucet. They left us with 3 estimates totaling $18k. The leaky faucet being $6k of that. * Asking for full payment up front - They would not schedule the work until we paid the full $6k * No itemized billing - Don't expect a complete breakdown of prices, but they would not even break down between time and materials. I still have no idea what their hourly rate actually is, but I can say they always send 2 people out (one an "apprentice") so you're always paying for 2. * Materials cost - had no idea part of the $6k was a $1.2k new faucet. This was a standard tub and could have a good faucet for MUCH cheaper. Why do I know the costs above? Due to bad circumstances we paid the $6k up front. Before they came out I ended up just fixing the leaky faucet with a $2 washer. Cancelling the job (I did not want them back in my house) did not get nearly as much back as one would expect, and I ended up just keeping this fancy faucet. Most expensive 20 minutes I can think of (yes, they were at the house for 20 minutes on the initial trip). - Edit: Reviewed my security tape, they were at the house for 1 hour 40 minutes total... read more

On Mother's Day, my breaker tripped several times--not the whole system, just the washer circuit and another upstairs circuit where a computer was running. When I went to reset the breakers, I heard a sizzling noise. Out of urgency, and against my better judgment after seeing their poor reviews, I called Beacon Plumbing. Two technicians, Jordan and Briscoe, arrived about an hour later. They took apart my breaker box, examined it, and then put it back together--but never once brought me over to show me any damage, explain what they were seeing, or walk me through their findings. Instead, they went out to their van and sat for quite some time without any updates. When I finally went out to find them, only then did they walk me back to the fully reassembled panel and claimed that if you "add up the numbers" on the breakers, it exceeds my panel's capacity. They said my whole panel was "burning up". They even went as far as to say that my home's electrical system should have never passed inspection. That was the extent of their so-called "diagnosis." They told me I was pulling 173 amps, which sounded alarming--until I learned that claim was not accurate. Two days later, a licensed electrician from 2 Sons Plumbing & Electric came out, tested the system, and confirmed that with everything in the house turned on, we were only drawing 53 amps--well within the safe limits of my 100-amp panel. He even said he had never seen or heard of a 1,300-square-foot townhome pulling anywhere close to 173 amps. Despite having no real evidence, Beacon told me I needed to upgrade my entire electrical system for a cost of $64,000. When I asked about just replacing the panel, they said it would still cost $6,500. And while I was on the phone scheduling a second opinion, they called me back and offered $1,000 off if I scheduled the work immediately for the next day. And despite all of this, I was still charged $512 for a "diagnosis" that I believe was entirely inaccurate and unprofessional. In the end, the real issue wasn't a system overload or a dangerous panel--it was simply a loose neutral wire and another loose wire that had started arcing. The electrician from 2 Sons tightened the connections and fixed the problem in 10 minutes for their standard service fee of $264. When I asked 2 Sons about Beacon's $64,000 quote to upgrade the system, they told me outright that it would be nowhere near that cost--this seems to me another clear sign of how inflated and predatory Beacon's pricing really was. What's worse is that this entire situation could have been resolved on the spot if Beacon had simply checked and tightened the wires. Instead, I was left without power and had to spend two nights in an Airbnb, which could have been completely avoided. You should absolutely believe the one-star reviews. Beacon Plumbing often tries to explain away negative feedback, but I have paperwork in hand to back up every claim I've made here. In my experience, this company relies on scare tactics, misinformation, and wildly inflated pricing. Save yourself the stress, the money, and the inconvenience--call someone else. I sent Mark a copy of the receipt where the job you guys bid for $2200 cost $300 including tightening up the kitchen faucet. He was going to get in touch with the technician to see why he left such a ridiculous quote, which for the record you also charged $75 for the estimate which I successfully got refunded. I never heard back from Mark which is par for the course and insult to injury is further communication with your company. Please chalk me up as a lost cause and no interest ever communicating with your company again and just doing my public service job here warning others that there are better options out there. Nate and his son Austin did a complete repipe of my 3300 sq ft house. I had two burst pipes in three different places then another leak months later in the utility room which was the last straw. The idea of a repipe seemed to be the best option due to my house being piped with C-PVC pipe throughout. This problem began due to the severe cold snap mid-January this year when the pipes burst, creating a flood in my basement. The thought of renovating everything then another leak could happen - I wanted to feel safer in my home, so I agreed it was the best solution. The plumbers were knowledgeable, professional, yet kind throughout the process, including a couple of unexpected ways the house was piped. A different plumber with the company highly underestimated how long this would take, but everyone was patient to take the time needed. They took care to make certain everything would work afterwards, not overlook anything or it wouldn't get water where needed. They definitely knew what they were doing. These plumbers worked well together, they knew how to keep everything as clean as possible when cutting into the drywall by using special vacuums during the process. Nate asked which wall would be less invasive to cut when there were options, that helped avoid more of a mess afterwards. They always called ahead of time about 20 minutes or longer before arriving. Ultimately it took about six days not the two days I was told yet that seemed illogical. I've had a lot of work done with Beacon Plumbing since early April 2023 when they were highly recommended by a friend. Always professional, always polite, I felt listened to, each process went well. I've been told that this company might be a bit more expensive but you get what you pay for. They know what they're doing and everything has been a positive experience and well done. read more

Everything except the last step of the project went well. There was a subcontractor that tunnel bored for a conduit. Beacon then installed a new water service line in the conduit. The replacement connection and prv in the garage was nstalled with no room for insulation. Chris P. said he would be back to fix this. We paid in full. Nobody ever contacted us again. Never use Beacon Plumbing Heating & Mechanical: I needed trim (handle, faucet) installed on a new shower. On 11/20 a plumber arrived, took a look at the shower, and said they would need to order supplies. I put down a $600 deposit on a $1226 estimate and was told it would take 7-10 days for the part to arrive and then they'd be in touch to schedule the install. After hearing nothing for 1 full month, on 12/20 I called customer service. Sr. mgr. Mark became immediately defensive and told me that because "specialty parts" had been ordered it would cost $500 to cancel. He then proceeded to tell several lies: Mark repeated twice that the contract said it would take 10-15 days for parts to arrive. He claimed that "10 to 15 days" was written on the contract. I had a copy of in front of me and could see this was a lie. Mark then said the plumber had called me "several times" to update me over the last month that there had been a delay in the parts arriving. I have the plumbers number on the contract and a quick glance at my missed calls, messages, and texts showed this hadn't happened. Mark also claimed the plumber had my paperwork "right there". This was contradicted minutes later by the plumber who said he'd lost my number. My phone number is at the very top of the contract. The "specialty piece" that was ordered was a Moen Verso head and Align handle which I can buy separately at retail for $368 total and have delivered in 4 days via build.com. 10 minutes after arriving for the install a couple weeks later, the plumber said he couldn't proceed because the shower construction hadn't been done properly and he needed an extension piece. Then, without getting any work done at all, they charged me the rest of the $1226 in full and told me they could come back sometime with an extension for another $300. At no point did Mark or the plumber try to do anything but get more money from me. No attempt to explain the radio silence or delays aside from lies. No attempt to do a good job or make a thing right. read more

I called on a Wednesday and had an appointment for Thursday. Prices are on the higher side but when you can get an appointment in 24 hours sometimes it's worth it. Giovanni and Stanford came out and listened to my concerns and problems and what I wanted done. They did exactly what I wanted, which was having my vent pipe scoped, which I suspected of being clogged and causing back up vapors in my house. This was no easy task with an incredibly high pitched roof but they got the job done. I should mention I called two other plumbing companies that said that they would not do this.
