On Mother's Day, my breaker tripped several times--not the whole system, just the washer circuit and another upstairs circuit where a computer was running. When I went to reset the breakers, I heard a sizzling noise. Out of urgency, and against my better judgment after seeing their poor reviews, I called Beacon Plumbing. Two technicians, Jordan and Briscoe, arrived about an hour later. They took apart my breaker box, examined it, and then put it back together--but never once brought me over to show me any damage, explain what they were seeing, or walk me through their findings. Instead, they went out to their van and sat for quite some time without any updates. When I finally went out to find them, only then did they walk me back to the fully reassembled panel and claimed that if you "add up the numbers" on the breakers, it exceeds my panel's capacity. They said my whole panel was "burning up". They even went as far as to say that my home's electrical system should have never passed inspection. That was the extent of their so-called "diagnosis." They told me I was pulling 173 amps, which sounded alarming--until I learned that claim was not accurate. Two days later, a licensed electrician from 2 Sons Plumbing & Electric came out, tested the system, and confirmed that with everything in the house turned on, we were only drawing 53 amps--well within the safe limits of my 100-amp panel. He even said he had never seen or heard of a 1,300-square-foot townhome pulling anywhere close to 173 amps. Despite having no real evidence, Beacon told me I needed to upgrade my entire electrical system for a cost of $64,000. When I asked about just replacing the panel, they said it would still cost $6,500. And while I was on the phone scheduling a second opinion, they called me back and offered $1,000 off if I scheduled the work immediately for the next day. And despite all of this, I was still charged $512 for a "diagnosis" that I believe was entirely inaccurate and unprofessional. In the end, the real issue wasn't a system overload or a dangerous panel--it was simply a loose neutral wire and another loose wire that had started arcing. The electrician from 2 Sons tightened the connections and fixed the problem in 10 minutes for their standard service fee of $264. When I asked 2 Sons about Beacon's $64,000 quote to upgrade the system, they told me outright that it would be nowhere near that cost--this seems to me another clear sign of how inflated and predatory Beacon's pricing really was. What's worse is that this entire situation could have been resolved on the spot if Beacon had simply checked and tightened the wires. Instead, I was left without power and had to spend two nights in an Airbnb, which could have been completely avoided. You should absolutely believe the one-star reviews. Beacon Plumbing often tries to explain away negative feedback, but I have paperwork in hand to back up every claim I've made here. In my experience, this company relies on scare tactics, misinformation, and wildly inflated pricing. Save yourself the stress, the money, and the inconvenience--call someone else. Update: Just to be clear, I've now sent three emails to the senior manager. I've been actively communicating--just in writing, not over the phone. read more

ZERO STAR Stupid stupid stupid ridiculous estimate. Stay away...PERIOD. The managers excuse was they have a lot of trucks. #%#!%# Mark J and I spoke and emailed August 20th. I sent Mark a copy of the receipt where the job you guys bid for $2200 cost $300 including tightening up the kitchen faucet. He was going to get in touch with the technician to see why he left such a ridiculous quote, which for the record you also charged $75 for the estimate which I successfully got refunded. I never heard back from Mark which is par for the course and insult to injury is further communication with your company. Please chalk me up as a lost cause and no interest ever communicating with your company again and just doing my public service job here warning others that there are better options out there. Odessey plumbing in Seattle did a fantastic job. It's funny mark's comment defensively was you have more trucks than they have employees... Nate and his son Austin did a complete repipe of my 3300 sq ft house. I had two burst pipes in three different places then another leak months later in the utility room which was the last straw. The idea of a repipe seemed to be the best option due to my house being piped with C-PVC pipe throughout. This problem began due to the severe cold snap mid-January this year when the pipes burst, creating a flood in my basement. The thought of renovating everything then another leak could happen - I wanted to feel safer in my home, so I agreed it was the best solution. The plumbers were knowledgeable, professional, yet kind throughout the process, including a couple of unexpected ways the house was piped. A different plumber with the company highly underestimated how long this would take, but everyone was patient to take the time needed. They took care to make certain everything would work afterwards, not overlook anything or it wouldn't get water where needed. They definitely knew what they were doing. These plumbers worked well together, they knew how to keep everything as clean as possible when cutting into the drywall by using special vacuums during the process. Nate asked which wall would be less invasive to cut when there were options, that helped avoid more of a mess afterwards. They always called ahead of time about 20 minutes or longer before arriving. Ultimately it took about six days not the two days I was told yet that seemed illogical. I've had a lot of work done with Beacon Plumbing since early April 2023 when they were highly recommended by a friend. Always professional, always polite, I felt listened to, each process went well. I've been told that this company might be a bit more expensive but you get what you pay for. They know what they're doing and everything has been a positive experience and well done. read more

Never use Beacon Plumbing Heating & Mechanical: I needed trim (handle, faucet) installed on a new shower. On 11/20 a plumber arrived, took a look at the shower, and said they would need to order supplies. I put down a $600 deposit on a $1226 estimate and was told it would take 7-10 days for the part to arrive and then they'd be in touch to schedule the install. After hearing nothing for 1 full month, on 12/20 I called customer service. Sr. mgr. Mark became immediately defensive and told me that because "specialty parts" had been ordered it would cost $500 to cancel. He then proceeded to tell several lies: Mark repeated twice that the contract said it would take 10-15 days for parts to arrive. He claimed that "10 to 15 days" was written on the contract. I had a copy of in front of me and could see this was a lie. Mark then said the plumber had called me "several times" to update me over the last month that there had been a delay in the parts arriving. I have the plumbers number on the contract and a quick glance at my missed calls, messages, and texts showed this hadn't happened. Mark also claimed the plumber had my paperwork "right there". This was contradicted minutes later by the plumber who said he'd lost my number. My phone number is at the very top of the contract. The "specialty piece" that was ordered was a Moen Verso head and Align handle which I can buy separately at retail for $368 total and have delivered in 4 days via build.com. 10 minutes after arriving for the install a couple weeks later, the plumber said he couldn't proceed because the shower construction hadn't been done properly and he needed an extension piece. Then, without getting any work done at all, they charged me the rest of the $1226 in full and told me they could come back sometime with an extension for another $300. At no point did Mark or the plumber try to do anything but get more money from me. No attempt to explain the radio silence or delays aside from lies. No attempt to do a good job or make a thing right. read more

I called on a Wednesday and had an appointment for Thursday. Prices are on the higher side but when you can get an appointment in 24 hours sometimes it's worth it. Giovanni and Stanford came out and listened to my concerns and problems and what I wanted done. They did exactly what I wanted, which was having my vent pipe scoped, which I suspected of being clogged and causing back up vapors in my house. This was no easy task with an incredibly high pitched roof but they got the job done. I should mention I called two other plumbing companies that said that they would not do this. All in all the services provided were great. I found it very informative and I also walked away with more knowledge and suggestions than I had before. read more

Everything except the last step of the project went well. There was a subcontractor that tunnel bored for a conduit. Beacon then installed a new water service line in the conduit. The replacement connection and prv in the garage was nstalled with no room for insulation. Chris P. said he would be back to fix this. We paid in full. Nobody ever contacted us again. Giovanni and Darryl helped remove our existing outdated kitchen sink faucet and soap dispenser and then install a new soap dispenser, water faucet and filtered water beverage faucet. A hole needed to be drilled in our quartz countertop for the new beverage faucet and they were very careful to do a good job. They also helped make a recommendation for where to drill the hole. They then hooked up an under sink water filter that we had purchased and made sure everything was organized and running properly. They did a great job! read more

The job was electrical --- one light not working. I scheduled an appointment, and they quoted me a 3-hour range for arrival. They did not meet that arrival time, and so when I called to inquire about the status, someone told me 'It's not the end of the world.' As true and even Zen as that may be, I didn't request their services on the basis that I thought the world was ending. What a glib and dismissive response. The manager on the phone whinged on about how great their business model was and how many thousands of calls they complete annually and how they're open 24/7, and weaved in how I simply didn't understand the complexity of their scheduling procedures and that it had been my mistake to come to the property for the three hours that I was quoted for. They asked if I wanted to re-schedule for the next day, and I did. They said I would be prioritized in the morning. I was not. After the next three hour arrival window came and went, I called again, and I was told that the notes from the day before were transposed into the same time slot in the next day. Fair enough ---- honest mistake. So I waited again for the later three-hour window. When that was 30-minutes from passing, I called again and was told the technician had been dispatched, which was true. They arrived 30 minutes after the window. Not a huge problem. When they arrived, they took one look at the light that was out and said that it would be $389 to diagnose the issue. At that point, I decided I'd be better served working with a better, more professional, more organized, more reliable, more cost-effective, more consistent, less condescending and less defensive organization. I told the gentlemen who'd come that I appreciated their time. Truly cannot find any reason to recommend this organization based on my experience, but I can find many reasons not to recommend them. I wish I had not fallen for the low-hanging fruit and that I had read some reviews before having booked an appointment, because it would have saved me hours and hours of time and frustration. It does appear that poor timing and consistency is a throughline for this Beacon. Perhaps the man was right to extoll their business model. $75 for a show-up fee and $389 in revenue before any actual work has been attempted or accomplished. This wasn't really even about the money, rather the principle. I really could not countenance the idea of supporting this business. I'd be happy to have a follow-up conversation, and to defend these points... and I'd be happy to do so publicly on this forum so that others might benefit from reading it. read more

Beacon arrive one time and did the work and quality was good however extremely expensive $2,200 to replace normal toilet that cost $400 from home depot, or hourly rate of about $400 per hour. When I called to schedule an appointment, they were quick to send someone out. I already ordered a shower stall kit online and had it ready when they arrived. Two guys showed up, Austin and Nate, on time. They were professional and knew right away what needed to be done. All in all, took about a couple hours to have a new shower installed. It was pricey though and I'm not sure if that's the going rate. Over $1000 for the whole job and thats with my own shower head and all. The only drawback was that they needed to cut into the drywall and now I have to hire someone to fix that. read more

Expensive and unfair pricing. Contractor charged me $580+tax for troubleshooting heater related issue and he spent 15 mins on the job and said it can't be fixed. They wanted to sell me a new heater. I went with another company that fixed the issue just for $400 including the part. Don't ever consider Beacon, they are in the business of looting their customers. read more

I WAS a long time customer of Brennans, but couldn't a straight answer out of them, or return my emails on this project. Beacon answers the phone and had me in-touch with a Eric within hours. We had a contractor come and install a dishwasher, a sink, a garbage disposal, a faucet, and instant hot water, and put new countertops in. This went about as badly as you can imagine. I had to reinstall everything, but I'm not a plumber, and the plumbing was so bad, I wasn't sure where to start. We called Beacon, because we needed the plumbing to work, and Jimmy came out within a half hour, and had it all fixed in less than 2 hours. He was freaking a hero. The plumbing was so bad, the contractor had installed a Studer vent sideways, and put so many bends into the pipes it didn't drain right. Jimmy fixed everything so fast. I have attached photos of how badly my contractor messed it up, and how nice Jimmy fixed it. This saved my kitchen, it made my wife happy, and I was able to sleep that night. read more

Sewage was coming up from the basement bathtub. Hurray Saturday crisis! I tried a few "local" plumbers on the phone. I never have much luck here and I want a good local guy or gal for repeat visits. You always get a mix of guys telling you the fortune you'll be spending before you have even explained the job or guys who correct you over the phone when you're trying to explain your problem. Calling plumbers is a serious turnoff for me, specifically. Beacon was the least offensive on the first call and they were available so they got the work. The two guys who showed up were friendly and we cracked jokes while splashing %{#^ water around fixing the problem. It was a bad bad situation but really only equated to a replaced pump. I didn't expect or want to buy a pump but the thing they dragged out of the pump pit looked like a dead dinosaur in a tar. Gio and Elijah were the guys who helped me and they hit the spot. I sent my family out while I waded through poop and needed the dudes who showed up to be equal parts sassy and buddy comedy. I was in a really bad mood and they lightened it up. It worked for me, it may not work for you. If $75 to get a plumber to show up scares you then boy oh boy do I have news for you - plumbing is as cheap as it is easy. read more

DISGUSTING PEOPLE OWN THIS AND WORK HERE. If there was one company in the world I could NOT recommend it would be BEACON PLUMBING. Horrible is all I can say. I had hired this company to help with a leak issue at a property we managed for the homeowner. When I had called the office of Beacon to discuss the bill as it had confusing errors on it that the owner wanted cleared up. I was put on hold, they never intended to pick the line back up as I sat on hold for over 30 mins. I called their office from my other phone number to have them answer and once I told them it was me calling again they would hang up the phone. Trying to talk to the billing department was just as horrible. I've dealt with a ton of businesses working in property management but I've never dealt with a company who treated people like this. I kept a voicemail from the guy who was in the billing department who ended up calling my cell phone, because it was so unprofessional and uncalled for. Ive also seen them overcharge a veteran who was on a fixed income and took advantage of him and racked up his bill. This company is just disgusting. It should be shut down. There are a ton of other awesome local plumbing companies that will do so much better than Beacon. read more
