They've taken great care of our property and tenants, and I've always felt confident knowing things are handled promptly and professionally. Most of my interactions are with Darlene, and she has been wonderful -- friendly, attentive, and always quick to keep me updated on anything that comes up. It's clear she genuinely cares about doing a good job. Eric, the owner, is equally professional and easy to work with, which really sets the tone for the whole company. I'm not sure what happened with us and Kate but omg was our time with Bear Paw my worst leasing experience ever. The biggest issue was how she/Bear Paw handled a serious concern we had due to my disability. When I requested to discuss potential accommodations with her she literally suggested we move out (granted, without penalty) and "move on" (and later told us again we could "move on" which frankly just felt rude). I'm not sure her refusal to explore accommodations in good faith was technically legal under the Fair Housing Act. I also wish she had offered/been willing to measure our neighbor's decibel levels (the thing that caused my disability-related issue) to make sure they were even in compliance with Jefferson County's laws. What I would describe as her overall flippant attitude was hurtful and if she had done a little more to help us we perhaps could have been spared a nightmarish living situation. Even if, for example, landlord-provided soundproofing ultimately wouldn't have resolved the disability issue, it still would have meant a lot to me if I had been met with empathy instead of what in my opinion was disdain and annoyance. There's more I could say, but to sum it up, both my partner and I felt as if our interactions with Bear Paw were generally unpleasant - which did not feel great as we were forking over half of our paycheck every month. It was a little baffling considering I think we were always polite and cooperative. This property management company is very misleading and will take your application fee, even if they are the ones who made the mistake. We applied for a house and paid the application fee due to the pictures and 3D walk through that we saw online. Only to find out that there was a person living in an attached apartment to the house. This was never disclosed in the listing, and the 3D walk through showed the apartment as if it was included and a part of the rental. When I brought it to the attention of the property management, they then told me there was someone living in the attached room, refused to refund my deposit and then updated the listing right after to disclose the other tenant. I specifically asked if the person lived in a unit "attached" to the house and they said no. When I showed them a picture of the unit that was attached to the house they then said yes, it was where the other person lived. You would think that another person living attached to the house with a door from their room that goes straight into your home, would be something that you should disclose in a rental listing. $90.00 they took, even though they were the ones that were misleading and lied about the unit being attached. She's very involved in the community & is a wealth of information. Any time that I had a question or needed attention for an issue with my rental, she always got back to me immediately & all issues were solved. I strongly suggest that anyone reading this review NOT consider BEAR PAW PROPERTY MANAGEMENT in Evergreen, CO if seeking a property management company or seeking a rental in Evergreen or Lakewood. Briefly: My husband and I just moved to Breckenridge from our rental for nearly three years in Evergreen. Eric Gill, the owner of Bear Paw, leased us this home. We paid just north of $4,000 per month for a beautiful home. We had no problems with maintenance or issues or with our paying rent on time. Everything went great until the roof burst above the master bedroom after a snowstorm and water poured in. Subsequently, we found extensive mold issues beneath the carpet and above the ceiling, requiring that we vacate the master bedroom. Given my mold allergy, we decided the best solution was to move to our current home in Breckenridge and Eric Gill was accommodating. The trouble with Eric began after 30 days passed and we began to leave messages asking when we could pick up our deposit check of $3900.00. We only got the runaround with answers like: "I'm busy" or "Eric is out of town" or "The check is on Eric's desk, but he has not yet signed it". Not long after, I needed to travel to Florida after my Mother's husband died in order to move her to Colorado. At the same time, my husband was transferred to the hospital and was quite ill. I came home to care for my husband only to learn the we still had not heard from Eric. This is when I called to find out what the heck was going on. Was I happy? No. $3900.00 is a significant amount of money for anybody and getting the runaround was certainly aggravating and concerning. The woman who answered, who's name is Darlene was incredibly rude but transferred my call to Eric. The conversation started off with a very combative Eric yelling at both of us and talking over my ill husband saying that he had left voicemails and emails (none of this is true... I checked Mark's phone and laptop and there were none). He then threatened to hold our deposit for another 60 days if we did not show up that day at 12 noon to pick up the check! He said he was leaving for Spain for the next two weeks. When a child behaves this way, we all accept that the child knows no better than to cover us his/her guilt with foolish arguments. This grown man is not fooling anybody with his aggressive behavior. Perhaps his anger is coming from shoddy management or financial issues? One does have to wonder. We drove the 140-mile round trip and made it there by noon. Please note that this review is consistent with so many other similar negative reviews I have just read here on Yelp. WARNING. DO NOT HIRE THIS COMPANY! I hired them and within 1 month they racked up numerous unessessary repair bills. I sent Eric gill an email stating he was fired. He stated in order to get out of the contract I would need to by him almost $5,000. No where did it state I need to pay him that to end the contract. I reported him to the Real Estate Commission which totally set him off. He now says it is up to him when the contract ends and he took Octobers rent. I went to the office to resolve the issue as he is no longer communicating via email and he called the police! And he is still managing my property. So if you want this mess hire bear paw! 1. Erics agreement stated I cannot report him to the Real Estate Commission, which goes against the whistleblowers law and the Realtors code of ethics. And I reported it a day before he forced me to sign a sham agreement to keep quiet about his bad behavior. Message me and I will send it to you 2. If the agreement is broken it stated I have to pay him $4600, not that he gets to still manage my house. 3. Under the the Realtors code of Ethics no retaliation can take place from filing a report which is what Eric is clearing doing to me 3. I have the right, as principal to fire the management company at any time. 4. When I went to the office to attempt to resolve the matter, he called the police and said I was trespassing. 5. Just a warning: DO NOT hire/rent with Bear Paw. They sent a cleaner to my house and she started doing drugs (cocaine) in my kitchen which they never reconciled. I moved into a house full of furniture and damage that I had to remove/fix myself. The previous renters were still occupying the home and visibly on drugs, unable to execute move out. Months into the lease previous tenants would leave notes and letters under our doors and on the porch. When bear paw was addressed with the issues we had no response. We asked for help with broken windows and the people sent to help never fixed the problems. They also continued to hold no accountability about the property they manage causing problems with the neighbors. This is just a small amount of the many disappointing experiences with the company. read more

After purchasing a 5 bed/3 1/2 bath house I contacted Bear Paw to help me find a tenant . I spoke with the male owner and explained that the main upstairs part of the house (3 bed/2 1/2 bath approximately 2,200 square ft) would be rented and that I would use the separate lock out basement portion of the house myself as a weekend getaway. He immediately said in a dismissive tone that not only will his company not handle such a divided rental situation, but probably no one else in town would be willing to serve as a property manager for my house. I was totally shocked that he would be so rude but obviously its his prerogative to take on whatever clients he wants. For his information, the upstairs portion of the house was rented within a few months for $2,500/month and a two year lease through a different property management company. Everything is wonderful and the tenants are extremely happy. I guess he did not need the almost $10,000 in commissions for finding the tenant and serving as the property manager for the next two years. He also will not be contacted to serve as the property manager for the new home I just purchased in Evergreen that will have a similar rental type set up. read more

When they finally got back to me, Darlene said that there was a showing scheduled tomorrow and if I couldn't make it to that one, that I should take the day off work. She also stated "we are hourly employees and we only work 9-430pm." Throughout the entire conversation, she had a poor attitude and was rude to say it politely. If you're a young family especially DO NOT RENT with these people, but wouldn't recommend to anyone in general. I would give a zero if I could. They are discriminatory against you and make you feel as though you cannot afford it when your finances say otherwise. They do not go based off if you're qualify, they will continue to have other showings until they find the people the "LIKE" and not even let you know that they are not interested in you. Problems are brought to my attention, then taken care of expeditiously by Bear Paw management personnel. Bear Paw sets my rent competitively within the Evergreen area, and, I believe, that is why my tenants often stay for multiple years. I want potential property owners who are considering using this service to see what this company is like from a prospective tenant's experience. About me: -Very secure employment, excellent credit, great rental history with references What happened: Day 1: The day they posted the property listing Called and left message on the property contact's voicemail expressing extreme interest in rental (no call back) Day 2: Called asked a receptionist how I go about scheduling a showing. She rudely told me that EVERYONE is moving to Evergreen, there's going to be over 100 people showing up at their open house. She didn't, however know when the open house was going to be. I asked her if someone could call me back and let me know when. Day 3-4: No one has called me back regarding open house Day 5: Discover on their website there are pending applications for this property. I email Bear Paw asking what the deal was and why no one contacted me about the open house. They have now changed who the Bear Paw contact is on the property Day 7: Get email back from Bear Paw rental saying they ALREADY HAD the open house 4 days earlier and had a "huge turnout". They already have 2 qualified applicants. Summary: 8 days before this, I was a qualified applicant, ready to apply, ready to fork over all of the necessary deposits. A lot of people want to move out to Evergreen and there seems to be a bottle neck of supply vs demand. The places practically sell themselves, even dumpy places. Bear Paw knows this, and because of this, no one there even tries to find tenants. They simply schedule one open house and pat themselves on the back for a job well done. If anyone owns property in Evergreen, I would be extremely weary of trusting this company to handle your property. If they are this lazy finding tenants, imagine how they will handle maintenance issues while you're thousands of miles away. Oh wait, just read the review below mine. read more

I am currently relocating from Michigan to Colorado for my husband's job. We began the process of looking for a single family rental in or around Evergreen back in March. We have been working with Kate at Bear Paw Management, but recently, due to the many issues we've been having, Kate involved Eric (her boss?). We saw a house that was available May 1, 2014 and upon walk through we brought up many concerns to Kate. These concerns started the first week of April and we continued to ask about them throughout the month of April. None of these items were a surprise to Kate, she was fully aware and even acknowledge that they would be meeting with the owner to discuss these issues. The carpet was in disrepair (runs, snags, etc that were duct taped together), deck boards that were falling apart, fireplace brick was crumbling and so on. Kate did explain that the owner of this house was cheap and didn't like to do repairs. We asked about replacing the carpet ourselves if the owner would provide materials (based on what they wanted for their house). This was shot down. Then Kate told us they were pushing the owner to replace carpet and that there was damage from the previous tenant's pet so she was pretty confident it would get replaced and would be billed to that tenant anyway. So we signed the lease. Upon taking possession of the house, we noticed some of the brick on the fireplace was crumbling, we brought this to Kate's attention. Also when cleaning, it was noticed that there was mildew in one of the bathrooms (the home was not freshly painted prior to us taking possession and obviously not cleaned well by a "professional" cleaner) and when my husband tried to clean up the mildew, a section of the ceiling crumbled and left a small hole. My husband immediately informed Kate, sent her pictures and asked about repair. Then to make matters worse, we are now told the owner is not going to do anything about the carpet. Well that was it for us! This was handled very unprofessionally and there were too many BS implications by Kate that things would be handled properly. Then she even had the nerve to suggest they add more duct tape to the carpet to eliminate any trip hazards and tape up one of the windows that was cracked, because obviously it wouldn't be something they'd replace. When we asked Kate about the Warranty of Habitability Act (where landlord's are required to keep the premise in good repair, which I highly doubt allows for duct taped carpet and taped up broken windows) she involves Eric, who wasn't any help either. He actually wanted to get sh**ty about the hole in the bathroom and did we do the damage and started acting like this was all on us. They did allow us to terminate the lease contract we JUST signed, but billed us for 5 days rent (of which my husband was living in our camper parked in the driveway, b/c he was under the impression carpet would soon be replaced, so why move all the way in to then have to deal with that) Nevermind we've been discussing these issues now for a month PRIOR to picking up keys. She knew these items were of concern to us, but she kept fluffing her way through, making everything seem like it was coming together and the owner was relenting and would do what was right. This house should never have been rented for the day after the old tenants moved out. This is why professional management companies say they need 5-7 days between tenants. This allows for maintenance to address any concerns, a fresh coat of paint to be applied throughout, a cleaner to come in and clean the entire property, and then carpets are professionally cleaned (if in good repair) OR carpets are then scheduled for replacement (b/c there is duct tape holding it together). This process, you would think, is common sense. But not for Bear Paw or the home's owner Judy. This agency is a joke! I have been in the rental business as a Property Manager in Michigan for 11 years and I have never experienced or even heard of a company handling a situation like this so unprofessionally. I would recommend avoiding Bear Paws rentals if at all possible. read more

*****ATTENTION!!!!***** *****ATTENTION!!!!***** If you are thinking of renting property in Denver, Lakewood and other areas near Evergreen and you see the property is managed by Bear Paw, think twice. Their maintenance man is a drunk. He will come to the house smelling like a drunk. He can't even fix things correctly. It takes a minimum of 3 trips before the issue gets a bandage as it still isn't fixed correctly. You can call to turn in work orders and they never get fixed. The folks that do answer the phones, when they do actually answer the phones, are very rude and not helpful at all. The owner, Eric Gill, is blissfully ignorant regarding the incompetence of his staff and really didn't seem to care when he was advised of a drunk maintenance man working for him. I rented a house, through them, for 6 years. When I moved in, I was told everything was in working order. I moved in March 2010. When it was actually warm enough to check the sprinklers, did they work? Nope. The deck was eaten up with termites and yet nothing was ever done to fix the deck. It got to where I was hesitant to walk out on the deck as it seemed I would fall through. For months we advised that just by using the disposal in the sink, that it would flood the area under the sink. We finally had to fix that as no one would ever come out. Several times we overnighted the rent to them. They call to tell us we are going to be assessed a late fee because they don't have the rent. We give them the tracking # that shows they signed for it and Kate, one of the folks working there, would tell us that they don't check their PO Box regularly and therefore if we send to that address again, they would charge us. Excuse me?!?!?! Don't have a PO Box that you don't check as that is not my issue. There is so much more I could list here but just thinking about this poor excuse for a company causes my blood pressure to rise. Thank God I no longer have to deal with them. read more

We had excellent service from Bear Paw. Relocating here from Houston, I relied on Darlene's help and guidance and was not disappointed. I talked to her about several houses and narrowed it down to a couple. We looked at the first one and I told her, this will work. But she knew there were several things that I didn't really care for, so she urged me to still at least look at the others. Besides, I had taken the afternoon off work and she had lined up for us to see the others. Man was I glad she did, because the next place we went to just felt like home!!! I immediately filled out the application and sent it in. Knowing that I was on a time limit, she pushed and got me an answer within 48 hrs. 3 weeks later, we made our move up from Houston to Conifer and absolutely love our home. My suggestion to you is to keep your options *very* open as they do not do a first come first serve application process. They get in every application they can and then decide from there. It can take weeks to hear anything back (if you call regularly) which can be tough when you are trying to find the next place you will call home. read more

We were relocating to Colorado from the east coast and we came across a nice listing in Evergreen from Bearpaw and immediately responded. We were first in line to put in an application (which they told us) and sent along a payment for the application for each of us (which they require). We even had a friend drive 45 mins to attend the open house they were having. We never heard from them again...not even the courtesy of letting us know we had not been selected. As far as we are concerned this was a scam to get us to pay their fee. Very disappointing! read more

We've rented a home out of state sight-unseen 3 times in the past 8 years. With digital pictures, virtual tours, Google Earth, tax records, etc., it's not difficult to get a fairly accurate idea of a home and neighborhood, and each time, not only have we been satisfied with our choice, the homes have been even nicer than we were expecting. It is Bear Paw's policy to not rent sight-unseen, and they are totally within their right to do that. However, the two employees I talked with would have done well to relate that information in a more pleasant manner...I was taken aback by their belligerent responses, as if I was asking them to do something illegal, unethical or immoral. By contrast, I contacted another property manager, John Hermanussen in Golden, who not only was willing to rent to us sight-unseen, he even offered to take more pictures for us. When we arrived in the state, he met us at the house with the keys and a celebratory bottle of wine. Somehow I doubt anyone from Bear Paw would have done that. We were very pleased with John's work for us and grateful for his kind welcome - and we are delighted with the house we rented through him too. It is possible to have a pleasant house-renting experience, even sight-unseen. read more

Brought these things to their attention starting in April /May again in June again in September and instead of doing the right thing they forced us out with a promise of giving us our deposit timely knowing they only gave us a two weeks notice to leave. I called Bear Paw to see if they had any rentals or apartments available and the person who answered was extremely rude. They answered, "This is an affluent society. We do not rent apartments. The people who live here are families in homes." He kept going on about how affluent Evergreen was because I accidentally asked about apartments. I also have had nothing but a positive experience with Bear Paw thus far. I have lived in Evergreen for 5 years and rented previously from homeowners and had negative experiences due to lack of concern about things breaking or falling apart. The homeowners tend to just collect the rent and put it into their personal homes instead of repairing or replacing whatever needs to be taken care of because they know if one renter is unhappy and moves out they will have another tenant moving in the next day. This time I am trying out a property management company in hopes that when things go wrong they will get taken care of. I cannot comment on that portion any as of yet since I haven't run into any issues. I can say that Darlene has been a delight to work with at Bear Paw. She is very friendly and has responded to all my email inquiries within a matter of minutes and with anything she was unsure of she contacted the homeowner directly to find out for me. As for the homeowner, he has been wonderful to work with also. Very accommodating thus far and also informed me of an issue with the previous tenant not informing Bear Paw of an issue with the house until it was extremely serious. Just wanted to throw that out there after reading some of the other comments...may not always be Bear Paw at fault, it may be the lack of tenant informing Bear Paw. Evergreen is small, with an even smaller amount of affordable rentals therefore any house priced under $2,000 is going to have a large number of interested parties. If you were a current tenant in a place that is up for rent, how would you feel about having to leave your house every time one of those interested parties wants to see your house and having all that foot traffic constantly going through where you are living? Then it would make sense for Bear Paw to hold one showing of the house at a particular time. No business trying to stay in business is going to take the very first person that hands them a deposit check and rent a house to them without first conducting background and credit checks - quite sure the homeowners appreciate this!! Since there are so many interested applicants, there has to be a cut-off on the amount of applications they will receive. Once that cap has been met they run checks on all the applications. From there all the applications that qualified are then presented to the homeowner and that person decides to whom they would like to rent to. As for an application fee...you will pay this even if you are trying to rent a home directly from the homeowner. This is common practice here. As for Bear Paw's application fee, it is good for an entire year. That means you can apply for as many places as you like and only pay one application fee per an entire year. I suggest going to the office in person and talking to the people you plan to work with. Evergreen is small town and the people are very friendly and business owners/staff like to know the people they are working with. I also believe this helps put a face and a story with a name on an application that the office received via online. Finding and acquiring a place to rent in Evergreen is sort of like finding a job. You have work hard at searching and applying and selling yourself and you have to be quick. I have missed out on places in the past because I wasn't fast enough. read more

We currently have a home we own rented through Bear Paw. Our tenant notified Eric at Bear Paw that there was a water leak in the house. We were notified by email a week after Eric was notified. Yes, email!! Not even a phone call!! We have been leaving messages and emails for another week trying to find out what is going on with the leak. STILL NO PHONE CALL BACK!!! I finally was able to reach Eric yesterday by phone and was told to call the tenant myself that he did not know what was going on. REALLY???? Why are we paying a management company when two weeks after them being notified of a water leak we still do not know what is going on and WE have to call the tenant??? I am in Ohio and my husband is in Afghanistan, we can not just go check on things. Eric actually said "I have over 300 properties and you are not a priority to me. When are you going to respect my time?". He even wanted me to get ahold of my husband when it was midnight in Afghanistan and he is in a war zone. Eric said he didn't care where my husband was, that if he (my husband) wanted to talk that he would have to find a way to do it after 9 and before 5. This statement proves that all he cares about is collecting the money monthly and not managing the properties. I've never met some one that thinks so highly of themselves that they would tell some one in a war zone that they need to find a way to call between 9-5 Mon - Fri. With 300 properties at an average of $200 commission a month he is making over $60,000 a month! He should either cut back on how many homes he has or hire enough people to effectively do their job. I guess I should have known when he showed up at our mountain home in a BMW that he bragged about being paid in full and talked about how he lives in Littleton because he doesn't like "mountain folk". I'm just glad that he thinks I'm to high maintenance for asking about a water leak that he is terminating our agreement. Now we can find a real property manager. read more

I have to say that I have had nothing but a positive experience with Bear Paw. My husband and I moved to Colorado from Chicago in October of 2013 without a place to live. We knew that we wanted to be in the Evergreen area, and Bear Paw is one of two rental property management companies in the area. There were at least 12 applicants on the place that we are currently renting, and we are grateful that they chose us. It is a beautiful property overlooking a beautiful pond. The neighbors are amazing. We have had two issues. The first was a faucet that sprayed water, and Bear Paw sent someone the same day to fix it. The other issue was a drawer in the refrigerator that needed a a replacement hood. I purchased it and deducted it from our rent. Everyone we have dealt with has been nice. This company does not even deserve one star. I have never had such ridiculous or awful experience with a landlord/rental company before in my life. I cannot believe this business has been around for more than a couple months because they are just that terrible. They are difficult to get a hold of on the phone or via email, they break their own rules regarding showing the property to prospective tenants, and I get the distinct impression that they are so lazy and incompetent at their own job that they try and pass off their management duties to the tenant. Make sure you quadruple check the lease for small minor details that they failed to mention in their initial correspondences...and make sure you run every detail by the landlord because I was getting different information from both parties, which ended up costing me over $1000 extra than what was presented initially. And I m not talking due to damages. We left the house cleaner than it was when we moved in, and we are still waiting for our security deposit. Attempting to get our security deposit back has been a huge headache, where they keep changing whatever forms they claim they need every couple of days. It s as though they don t have the money to return to us and are trying to stall with ridiculous nonsensical hoops to jump through. This is one of the most infuriating companies I have ever had to deal with - there are many more examples I could give, but can t in the interest of space. If they were managing my dream house, I would run away screaming. Please save yourself the headache and money and never deal with this company, and save all your friends and family from doing so as well. read more
