Riders beware before you book READ THIS!…read more We booked this spot based on the website stating "trail access" . I ended up calling due to questions around the permit needed to access trails. I was told to purchase one in town at the Conoco or somewhere else that sells them, ok fine no problem any other places that sell them?? Silence on the phone....crickets...ok ...then I asked about the trail access, hoping to get a site close to it because we have a side by side and I was told, and I quote "oh that trail is very small ", ok, how do we access the the other trails, "I am not sure you would have to call and find out ", really, you don't know the trail system but advertise trail access and have utv/atv pictures plastered on your website. Frustrating. When I said let me speak with my husband we may cancel if we can't access the trails, response was "ok"....huh?!? I mean, your not even going to ask me how you can help or get me a number or I mean just anything helpful? NOPE! She then went on about possible snow at the tree line and that we most likely couldn't ride, but to call and find out, nothing provided to help me find this out! How do you NOT know this, you have trail access? So again, why doesn't it say "seasonal" trail access or a disclaimer to verify trail access with maybe a link or something....anything!?? She then tells me, your UTV has to be licensed, street legal to ride the road to the other trails, but still doesn't know where they are but most likely closed. Small trail map on thier website but when I asked about this trail, wasn't sure if that was a trailhead or the small one she told me about, frustrating. Now, I fully understand, the person who was speaking to me, who was very nice and very pleasant, could be wrong or not understand trails, but for $65 dollars a night and a permit fee on a "hope" to ride, just no. I feel the website is misleading, staff not informed about trail system, SMH. Now, on the site they have a small trail map, is that the trail they are referring to the is small or is this a trail head, is there another trail, THEY HAD NO CLUE. I am aware that as a rider you have to do research, ultimately it's up to us to find trail maps, know the laws etc...but don't advertise trail access and you can't tell me where, how to access, how far is the trail, is it open.....basic questions, should have answers. We have been on a ton of trails, ORV parks, traveling through the US riding and each place provided so much more information, extremely helpful. We canceled at this Campsite due to lack of help or information. Booked today at 9:50am, called with questions then decided to cancel at 12:30pm same-day, still charged $25 dollars to cancel, I understand about covering cost and time, but honestly your staff is not well informed to help riders feel confident in booking/staying.

My seven year old son was thrilled to have his "own space" in the loft area. The loft was equipped with a sleeping mat, bedding, TV, a fan, and a couple of bean bags. It was the perfect area for him to have. My husband and I had the master bedroom, and each of our daughters had their own bed/space with the second bedroom and the pull out couch in the living room where a room divider could be pulled for some privacy. The fact that we all had our own space, two bathrooms, and an outdoor space available to us made it far better than a hotel room. The cabin was very clean and stocked with all the basics you could need, like dishes, glasses, cookware, coffee maker, toaster, stove/oven, fridge, microwave, etc. The cabin also had a nice little deck, a picnic table off the deck and a BBQ grill. My son loved The Fun Zone, and the girls and I enjoyed sitting along the creek. For us, there was no cell service in the area and the resort does not have WiFi, so be prepared for that fact. The location is close to many conveniences and tourist sites in the BlackHills. If you are looking for something extremely fancy or luxury, then this place is not for you. However, if you are looking for something comfortable, convenient, and clean that provides a little something more as far as space and peaceful outdoor living, then you will enjoy your stay here. My family and I sure did. We will definitely plan to stay here the next time we are in the BlackHills.

I'm a Google Local Guide (Level 7, 86 reviews) -- I don't write reviews like this lightly. Sorry no…read moreyelp reviews yet. The Roost Resort has a genuinely nice physical setup -- well-maintained grounds and facilities. Unfortunately, our visit was marred by how the visitor fee was enforced. We drove 300+ miles each way to visit family staying at the resort. Saturday we paid the $10/car visitor fee without issue, though it came with a long lecture about costs, being a mom-and-pop operation, and "registered guests only" on the walk to the office. We left around 8:30pm, invited back for breakfast, and stayed overnight 40 miles away at another resort. We returned Sunday ~8:30am. By 9:30am the owner (Sheila) came back for a second fee. I asked if it worked like a motel checkout window since we'd be leaving soon. She charged the full fee anyway and repeated the same lecture -- for at least the 4th time. She mentioned being a 5-star resort; when I mentioned I'd leave a review, she took it as a threat. We were accused of using the shower house (false -- we'd showered elsewhere). When my cousin's husband mentioned being a disabled veteran, she accused him of "playing that card," described her own health condition, and threatened to call police. My cousin was told to vacate 2 days early, with 3 hours' notice. There's a difference between hospitality and running a hospitality business. A resort this nice deserves an owner who understands that difference.

They charged us a $30.00 late fee for checking out at 11:50. There was NO ONE THERE , That had to wait on us. It is a RV site. No one has to clean up.....What the heck! The dump station, takes some maneuvering to turn around in a small place. The view is great, but the lack of personal interaction is terrible. I would look for other parks, in the area. 1 out of 13 states is not bad for an average. You always have that one!!!!!
