This company took over our building this fall and we have had problem after problem from the very beginning. Some things to note: 1. The group was quick to chop down all of the trees in our courtyard, like another reviewer mentioned, and I personally believes greatly diminished the aesthetic value of the building and also like who hates trees that much? 2. Our building has never had any sign of roaches in the previous year and a half i have lived here, just occasional centipedes due to the vines on the outside of the building. One day we received the most aggressive notice saying that we need to clean everything so that exterminators can come in. They wanted us to wipe down the surfaces of everything in the kitchen, clean and mop the bathroom, and remove all items from the cabinets. I learned from a friend that does need and get this service done, that the only thing that needs to be done is the cabinet clearing part. Later we decided to put in a maintenance request to them to tell them we cannot move our fridge and oven by ourselves and that is when we also learned that this whole ordeal was completely unnecessary as no roaches have ever been seen or reported via an email that had so many grammar errors, parts of it were indecipherable. This BY THE WAY, was the only way to contact the group since their phones apparently were down for several days, no alternative phone number was given, and no email address is readily available to use as a way to contact them. 3. One morning I woke up to a large man outside my window as my blinds were half open. He looked like he was attempting to rip all of the vines off the building which was kinda hilarious in retrospect because those guys literally root into the brick. With no other notice that maintenance on the building was being done, I don't believe I was the only person that was annoyed by the crew yelling swearwords in spanish from outside the 3rd floor to another person down in the courtyard. 4. One day it snowed and there was ice in the back walkway. I put a request in to salt that walkway (since the front was also salted already) and not only was my request completely ignored and the walkway remained insanely slippery for several days before it finally melted on its own, but about 2 weeks later i looked back at the request and it was BACKDATED saying that a technician was scheduled to come out the day that I sent it (which obviously never happened). 5. We have radiant heat in our building, which means no thermostats, radiators are the source of hear, and its controlled via a boiler which uses gas, that is paid for my the landlord. They turned the boiler settings or whatever down so its been effing cold in our unit since the weather has turned (which surprise surprise, was not the case last winter when we were under different management). I actually bought a thermometer from amazon to tell us that it wasn't getting above 64 in our unit at any point in the day. This was fixed pretty quickly after we called, but we also had the influence of hefty fines from the city kinda helping us expedite that one. Hoping things get better, my service requests start to be followed up on and are no longer ignored, and this company doesn't try to freeze us out of the building anymore. read more

Becovic was fine when we first started renting from them, but over the 2 years we lived in The Kenmore, quality slipped, and everyone seems to be moving out because management ignores the complaints. We had mice, and were told by staff that they couldn't get rid of them because my next door neighbor was too dirty. The elevator breaks down weekly, and at least one machine in the laundry room is malfunctioning at all times. They lied on the apartment listing when I first signed my lease and said there would be a rooftop patio and vending. There is no patio, but there is an out of order vending machine that has never had anything in it. Security was the biggest issue here. There's a resident who gives extra keys to some unsavory friends, and the cops are called on them frequently for fighting and causing disturbances. Packages constantly get stolen, and for some reason they removed the door on the bike garage, so that is also not secure. Sometimes the building staff will prop the exterior doors open, so strangers wander into the stairwell and stay. It's scary, but they do this no matter how much everyone complains. Rent is reasonable, but does go up significantly on year 2. Though their units are rehabbed, they're done so VERY cheaply and the floors started bubbling up within a couple months. Overall, the only good part of the experience was when we initially signed and moved in. Everything from there was downhill. read more

This property management company is terrible. They do not respond very well to their tenants if at all. It's near impossible to get in touch with anyone over the phone or via email at the office. Only way to get anything you need done is to go in yourself and speak with someone face to face. Even then you're crossing your fingers that it gets done. I've had no hot water coming out of my second bathroom for 2 months now. Notified them a week or so after I moved in and I'm still waiting on someone to come and fix it. I've tried calling and emailing and nothing. My service "ticket" is still open online with no service at all. They also do cheap renovations to their units to make them more attractive at a cheap expense on their part. They are in the business to spend as little as possible and really screw you in rent. What you don't pay as a security deposit you are paying in a crazy monthly rent price. I'd stay clear of them and just keep looking. They usually have a lot of places vacant because people move in see how they handle things and then leave after a year. I gave them two stars because they make it easy to transfer from on unit to another with them. Very responsive when they find that you want to sign again! Stay away, or learn from a first hand experience. read more

Exceptional customer service. Why I didn't rent an apartment from Becovic Management Group this past summer, I was still blown away.

My apartment is a great size and ok for being in a 90 year old building, the rent is nice. The apartment does need a lot of updating, the kitchen tile is old, the appliances need updating, the tub & toilet needs to be replaced, the windows are VERY drafty and now just noticed the hot water either has rust or dirt in it. Expect for the hot water, I can live with the other items at my current rent. Well I just received my New Lease, and they raised my rent by $280 a month with the explanation of higher taxes and utility bills, BS! I spoke to a few friends who own buildings and they said this is ridiculous to raise the rent by 26% and they are doing no upgrades whatsoever to the apartment. If they want to charge Lakeview Rents, they need to up their game and spend some money on the apartments instead of lining their pockets I will wait to see what improvements are made to my unit prior to renewing my lease, the next few weeks will either prove my words are true or not. ---- just an update. As I am still upset over the increase in rent, I do see that they are doing some nice upgrades to the building. I know my apartment will rent for more than my lease amount with the upgrades to the building and the apartment. Although I've decided to move, I will miss my neighbors and the neighborhood but I think South Evanston is a good trade. Kevin Snider has been easy to work with and I know he is just doing his job. So I bumped them up to a 4 after my saltiness from the 26% rent increase wore off when I decided to move. Good luck Becovic, these apartment are gems of the neighborhood! read more

Walls are paper thin, several tenants have reported bed bug and pest problems like my neighbor and the workers are very rude. If you express a concern they become argumentative and make it seem like your claim is false or what did you do for that to happen kind of way Bad attitudes.. Like it's my fault you failed community college! The hallways smell really bad and the laundry facilities have broken appliances. Oh and the problem- HEAT. Tenant doesnt pay heat -- it's provided. And up until about 2 weeks ago, the apartments were so so cold, that sleeping without 3 or 4 blankets was unthinkable. My electric bill was about $85.00 for the month of December. $55.00 more than November for running a small ceramic heater, and electric oven left on high to feel comfortable. Thanks Becovic management. Keep ALL of your documentation from them also.. I referred someone to them "Resident referral bonus" and one of the leasing agents had the audacity to tell her to note on the application she found it through craigslist. Cute. Speaks volumes about their business ethic. I'm looking for a new place since my lease expires in the next two months and I am reading reviews this time and leaving them everywhere. These landlords don't realise the power of the internet and that they can't skimp on service and standards, not in this economy. I love the area but for dollars more, I may just move back to University Village or Lakeview . (Eeeew) read more

DO NOT RENT FROM THIS COMPANY. I don't even know where to begin on how horrible this company and the property is. The staff is INCREDIBLY rude and unprofessional. I have had to have conversations with them about harassment and speaking to me respectfully. Lived at 5534 N. Kenmore. The building is gross. Has roaches and black mold. I honestly think that living here is hazardous to your health. Stay away. The building has not passed an annual inspection IN THIRTEEN YEARS. (If you enter the building address on this site it will show their inspections. http://www.cityofchicago.org/city/en/depts/bldgs/provdrs/inspect/svcs/building_violationsonline.html ) The drain in front of the door to the lobby regularly overflowed with sewage, which would then be tracked into the building. Which has carpeting in the hallways. The lobby always WREAKED of sewage and garbage (obviously). Any request to have anything fixed was ignored. It took me over A MONTH to get my refrigerator fixed. The repair man would come and just change the temperature and not actually fix anything. When I spoke with Ambar I was blamed for breaking the fridge because I "burnt it out". Elevator broke regularly and has not been serviced since 2001. Instead of actually getting the elevator serviced they reached out to a company that essentially said "It works fine", printed a copy of that letter out and put it over the inspection certificate so you can't see that it hasn't been serviced in 14 years. On the day of my move out the elevator had been broken for 3 days with out any attempt to repair it. I was unable to move out a couch because of this. I was charged $100 dollars for couch removal and $60 dollars for cleaning the bathroom and kitchen. The picture of what I was being charged for was the broiler pan and that is it. I honestly and whole heartedly advise against renting from these people. _______________________________________________ Just wanted to follow up and comment on Kevin's reply. Please note that he did not address anything about the inspections or the threat to one's health that I mentioned. He got defensive, commented on my review history and the "poor" condition the apartment was in when I moved out. I have moved in and first they never told me that elevator was not working, had to spend an extra 400 to get my furniture moved that the management after some time repaid, now i have a cement shoe neighbor above and an incessant dog barking below that after multiple complaints no actions has been taken, they stated they would move me but no action has been taken, please reconsider your move to this management they are not responsive read more

I am shocked at how terrible this company is and their lack of regard for their tenants. I lived in a Becovic Building for just under a year and I will never again make that mistake again. My car was towed from the building unlawfully twice. My kitchen drain backed up and overflowed on to the kitchen floor. My bathroom leaked water from the ceiling and they refused to fix it.. The maintenance guys were rude. I had to leave because of the water situation in my bathroom and now they are trying to collect the last months rent despite the fact that the bathroom ceiling is moldy and swaths of water dripping on you . Hopefully know one else makes the mistake of living in this building. Also if you are crazy enough to live there look for all their hidden fees. read more

The old buildings in Chicago are not without their challenges. Ambar in the office is attentive to the residents and very sweet. I love my building and my beautifully remodeled apartment. The building is very well taken care of by the maintenance team, service requests always addressed quickly. I give them A+ for my apartment and my building. read more

EDIT: becovic had the nerve to send an email reminding tenants to mindful of the "noise emanating" from their units since a lot of people are still working from home given COVID....yet, all the awful noise throughout the day is caused by THEM and the months-long construction. We're talking, wall vibrating, light fixture shaking noise. They want us to be considerate when we're the ones living in a construction zone? Ridiculous. Before launching into this tirade I have to say- Nate in maintenance is great. He is responsive and a great sounding board. Dean is also amazing- prompt and very polite. They're the only thing keeping this review from being 1 Star. Becovic bought my leasing company's buildings about a year ago. Since then, they have ripped out the lush trees in our courtyard, ripped out plants and other landscaping at the front of the building and turned it into brick and Astro turf. What an upgrade. There are hardly any tenants left in my building...I am one of the few. Every single empty unit is now under complete gut renovation...at the same time. The whole street is a construction zone. They even work Saturdays so we as residents have one (1!) day of peace and quiet a week. The contractors do not wear masks (we are in the middle to COVID)- I have complained many times. The contractors also smoke in the units they're working on so my apartment often smells of cigarette smoke even though the buildings are supposed to be smoke free give COVID (this is Becovic's rule). The contractors blast loud music which I have the pleasure of listening to all day while working from home...this all on top of the constant-- and I mean constant-- construction noise above and next to me. My dog is terrified, she shakes and pants all day long. I've resorted to giving her anti-anxiety meds because it's become too much. There is construction dust absolutely everywhere- on my back porch, door, my outdoor herbs & veggie plants, etc. And all of this has been done without a single peep of communication from management. It truly feels like there is no consideration given to the remaining tenets- it's all about gutting and renovating so as to charge higher rents. Frankly, it's become a living hell. And it's not just me- my neighbors have expressed similar opinions. There are people who live here with babies, kids with special needs, etc. They have to deal with all this noise and crap too. I do not feel like I'm at home anymore, any sense of comfort or place is gone. I'm truly counting down the days until my lease is up this winter. Which is so sad because this used to be a great building and neighborhood. Other longtimers on the street are very unhappy about what's been done to the street cosmetically and the long term effects the rent increases will have on the neighborhood. Becovic has a major PR problem here on Eastlake terrace. Social media is a flutter with complaints & angry discussion. read more

Update August 2018: The perceived "upgrades" to the building have apparently been a scheme to make quick money without caring about current tenants. The garage entrance is now alley-only, which has caused my boyfriend to be late for work 3 times this month. The front entrance to the garage was gated off, and they turned the driveway into 2 TINY parking spots, because the building maintenance specifically said "I'm sick of getting rid of the snow." They then added 5 AirBnB units, which is specifically stated in our lease that we cannot do. I have the lucky unit that has AirBnB units on either side of me. The building security is compromised, considering every tenant goes through a full background check and AirBnB renters do not. With all of this going on, we have not received any notifications from Becovic about any of these changes, which is terribly disheartening. We're now wishing we didn't resign our lease, but here we are.. Original July 2018 (5 star): My boyfriend and I just resigned our lease for a 2nd year and so far we are very happy here! Maintenance has responded quickly to the couple issues we've had. The building managers live in the building too, so they do a great job keeping it clean and safe. Plus, they've been making upgrades to our building this summer, so we feel great knowing the money is actually going back into property. read more

Awful management, and rude maintenance. They never answered calls or returned emails, no matter the importance. Just terrible. Additionally, they made moving out next to impossible. My partner and I rented from Becovic for a year starting in 2017, and I spent most of my time living there daydreaming about writing the negative review we were prevented from writing as part of our lease terms. Life got busy after we moved out, so I never actually got around to posting it, but with COVID-19 I've got extra time on my hands, so here goes: The first thing we saw when we started to move in was drywall dust everywhere and toilet bowl full of urine and a cigarette butt (the construction guys had been using the bathroom while working on a neighboring unit). Looking back, that was an ominous sign of what was to come. Though they did provide a small credit on rent for this incident, this was only the first, and by far the most satisfactory, encounter with Becovic management. In the year we lived there, it became clear that this pricey "gut rehabbed" unit really only had new drywall and appliances covering up some seriously old and/or shoddy fundamental building systems. We had ceiling leaks in the bedroom and the bathroom (twice!), the water pressure in the shower was so bad I basically had dirty hair for a year, and we'd lose power in the kitchen any time we tried to operate the microwave while also having the lights on. This last problem was particularly annoying because the circuit breaker was inaccessible, in the basement behind a locked door (this is against code, by the way...) Getting any of these problems "addressed" involved weeks of back and forth, dismissive and incompetent responses from Becovic (ex: sending a plumber when the issue was with a leak in the roof, and then marking the service request resolved). The only thing that was actually fixed was the kitchen circuitry, but that was only after 3 months of constant emails and phone calls expressing our concern about a serious fire hazard. When they finally sent an electrician, he found bad splices where the new kitchen appliances had been installed. Who knows what other wiring horrors were hidden behind the walls... The last straw was the notice that they were raising our already high rent for the next year at the same time as they were refusing to address new leaks in the bedroom and bathroom ceilings (leaks that "just happened" to be in exactly the same spots that had been "fixed" (covered with new drywall) 6 months earlier. I've lived in the Greenview Building (7450 N Greenview) since August, and everything has been a complete joke from the day I moved in. The built-in shelving in the closet collapsed on me within 2 days of moving in. I filed a maintenance request through the portal and someone was sent to fix it - collapsed again a few days later. It was fixed again, and collapsed again. Finally two men were sent to look at it and they completely ripped out the shelving, went out to buy new materials, and then built a new shelving unit. It has been steady for a few months now, so this was finally resolved. The walls in this building are an absolute JOKE. If you try to hang anything on the walls, it falls almost instantly. These walls won't hold anything thicker or more sturdy than a tiny nail. Also, the kitchen has been infested with roaches from the day I arrived. I've set traps and used sprays. They seem to be more under control, but not completely gone - its been 5 months. The heater in my bathroom spontaneously turns on, even though it's in the off position. I don't keep anything near the heater, so its not an immediate issue (fire concern), but I'm paying for the electric heat. If I don't want it on, I shouldn't be paying for it! I submitted a request to have someone come repair the faulty heater. A time was set for the man to come repair it - he never showed. Then the office sends me a survey to ask how well the repair went. Are you freaking kidding me?! NO ONE SHOWED UP! That was weeks ago and the heater is still ghosting every once in a while. Thanks, Becovic. In addition to all these things, my biggest complaint is about the elevator - or lack thereof. When I moved in, the elevator would break down maybe once a week. Now, 5 months later, its up to a daily break down. I have submitted countless maintenance requests and emailed Becovic to get this resolved. All I've gotten back is their generic "we've received your request and will schedule a time for someone to come repair it" response. Nothing has been done. This has been going on for months now. My attempts to contact their office are now being completely ignored. Had I known this was going to be a walk-up building when I went to see the unit prior to signing a lease, I would not have moved in. I have a 50lb dog with a chronic condition that doesn't allow him to exercise at all, stairs included. I'm unable to carry him up and down 4 flights of stairs 4-5 times a day to go outside. There's also a woman that is wheelchair-bound who lives in our building. Not sure how they can honestly ignore the elevator issue when one resident can't even get to her apartment. So much for caring about the tenants, right? The elevator shut down completely earlier today, and this poor woman was sitting in the lobby for well over an hour with her groceries because she was unable to get to her apartment. SHAME ON YOU, BECOVIC MANAGEMENT! There isn't enough time in the world to explain how truly horrible this company is. They're nothing but a scam. Its so easy to communicate when you're selecting an apartment and signing the lease. After that, you're ignored. Avoid this company like the plague. I'm currently in the process of filing a complaint with the BBB as well as the Department of Housing. I'm done being ignored and getting extremely subpar service from this useless "management" company. read more

I've rented from Becovic since August 2011 and would recommend them and the building I live in (6001 N. Kenmore). The building itself is secure and quiet, and having an easy-to-reach maintenance person living in the building makes a big difference. Rents are reasonable, and access to the lake, nearby coffee/restaurants (Metropolis, Moody's, Indie Thai), and access to the Lake Shore express are all things I've made the most of while living here. Management is reasonable while (understandably) holding firm during lease negotiations. I've seen a very good balance between the advantages of a larger property-mgmt company (maintenance, upkeep) and individual management (treating tenants as individuals, building relationships). read more

The backstory: We moved in during the winter of 2014 and moved from Pilsen so we were familiar with high crime rate neighborhoods and compared statistics and felt, since they were similar, we looked the other way and still moved in. Crime statistics aside, the neighborhood had everything we were looking for: a grocery store within walking distance, the lake within walking distance, a coffee shop within walking distance, a parking garage if we needed within walking distance, and the train within walking distance. The Good: - Unit comes with jacuzzi tub - Unit has in-unit washer and dryer - Building has free wifi - Initial interactions with the management company were positive - Unit has central heat and a/c - Online bill payment and maintenance requests - Tend to respond quickly to emails/maintenance requests - Allows dogs The So So/Not Becovic's Fault: - The neighborhood could be better (regular shootings, lots of drug activities) but this isn't the fault of Becovic - Parking is difficult, again, not the fault of Becovic The Bad: - Repairs are shoddy, for example, somehow between viewing and move-in our unit was tagged with graffiti and once we moved in and reported it, it was fixed with cement which fell on our floor and damaged our flooring (why wasn't a floor protector laid down) and our bathroom needed caulking and it was caulked with caulking that dried pink (not white) - Building maintenance is inconsistent, for example, during the summer the grass would be a couple inches high at times - It took months to be entered into the intercom system, which during winter, is not enjoyable to go down and let people in The End All Be All: In the end, we were so miserable and concerned for our safety we ended up moving 2 month early and paying rent in 2 places for a few months in order to not early terminate our lease and be fined. While we were looking at units, we were told we could move into an alternative Becovic unit and not be fined, however, all the units we looked at were priced high and offered little in the way of amenities. read more

These guys are the real deal.. Had to move in somewhat of a hurry and Lisa and the team rose to the occasion. Application process was quick and painless, move-in day was well-organized and everyone I've encountered has been friendly and professional. My apartment was freshly renovated, clean and sleek, the building is consistently clean.. and my neighbors that I've met so far have been as friendly as they come! Can't wait for the summer when there are more opportunities to be social. With all the subpar management companies and landlords it's good to find guys like Becovic. Becovic took over the parking garage in which I leased a space. Not quite sure what the situation was, or how I was to pay, I called the name I was given: Jessica. I called and called, but she was never there and never returned my calls. (This was consistently the case: she is either a). really over-worked or b). super lazy.) Eventually, I found out what the deal was from one of her colleagues. But I did eventually manage to speak to the evasive Jessica when I was about to move and wanted to relinquish my space. I had been told by the previous owners of the garage that my deposit had been transferred to Becovic. When Jessica closed my account over the phone, she told me to drop by the office and pick it up. Unfortunately, I forgot to ask where the office was and discovered online that there were several options. It was impossible to get Jessica on the phone to confirm which was the correct address because she is either a). hugely overworked or b). super lazy. So I moved out of state before collecting said deposit. I figured the $150 deposit was a lost cause (as well as the return on the several garage fobs, which was another $60). Then a couple of weeks later, I got a rude text message from the very same Jessica (!) warning that if I hadn't already moved my vehicle, I would be towed. (I figured Jessica is either a). very overworked or b). very rude to send such a message.) Fortunately, the car had been moved for over a month. But, Eureka! I now had a number for texting Jessica, and proceeded to do so. I asked for the deposit to be sent to me. This initiated a long correspondence in which I was told a). that I hadn't filled out a certain form, which meant that b). I had not properly cancelled my account. When I affirmed that she had, in fact, closed my account over the phone she told me a). she doesn't close accounts over the phone. When I contradicted her on this point, adding that I had never even opened an account with them so couldn't be expected to know the drill, she responded b). that the deposit had already been credited to my account. When I asked if that meant that a). they had given me a free month (they hadn't) and, if so, could she b). please provide me with some proof. At this point, my correspondence with Jessica faltered. The long and the short of it is that I am out $210. It's not a lot in the grander scheme of things. I hate being cheated, but am very glad that Becovic was never my management company for anything other than a garage space. And I want to give Jessica the benefit of the doubt because she is clearly either a). over-worked; b). super lazy, c). confused or d). congenitally dishonest. (If this last option is the case, it is not really her fault because a congenital trait is hereditary.) read more

At first, I was having a bad experience but OMGOODNESS when I say Meagan McGovern came thru for me in the most professional and immediate time that I needed her to!!! She was able to move me into a new space and make my world better again. Nate and his wife Aldijana did an AMAZING job being able to move things from my old apartment to the new one especially getting the new one fixed up for me. Be ready to be screwed over and taken advantage of by this slimy management group. The rent is astronomical for the amount of issues we have to deal with. Maintenance fails to complete work orders or does a poor job at doing so. This slimy landlord raised the price of laundry to $2 a load (insanely expensive) during the coronavirus crisis and said that since their boss invested in new laundry machines that tenants didn't ask for, tenants would bear the burden of cost for the laundry machines. The laundry machines are typically out of order, smell bad, and are horrible at washing clothes. There are also SO MANY RATS that nobody cares to address or fix. They act as if they provide "city living for those that expect more" but really they just provide horrible customer service and try to squeeze as much money out of you as possible! I just moved into 4555 n. Malden and I must say, the management and the apartment care taker were a dream. I am from out of state, so the property manager even drove me to my new location so I wouldn't have to walk. The building manager is a sweetheart. She has been very hospitable and gave a full tour. When I asked for my walls to be painted a day after my move in, management complied and re-painted the next day. My only concern is this is a new building they just gained a few months ago. There is a smell of urine or cat urine from the first floor. It gets better on the second and there isn't an odor on the third floor. I'm sure this will be resolved in the remodel. They are TERRIBLE. The maintenance manager ignores requests, emails and phone calls. When you finally get a hold of him, he says he will take care of the issue and then doesn't.... My plumbing was unusable for a week and a half after I first moved in; I had to stay with a friend of mine because they didn't want to send anyone in to fix the issue. When it was finally fixed, I got $100 credited to my account... they should've given me half of my rent for ignoring me and for the extreme inconvenience. The unit is literally falling apart even though I think it was remodeled in the last two years. A new issue emerges every week and when you put in a maintenace request, it's not even guaranteed that anyone will show up to fix the issue. When someone does (rare chance), no one reaches out to you to confirm that the issue was resolved. The electric heat is the biggest flaw. I live in a tiny 350 sq foot studio and I am paying a $120/month electric bill for one workable heater. The sad thing is, it's still cold in my apartment. The only way that my heater will generate any warmth is by keeping the thermostat at 90 degrees. I have tried to get the maintenance team to fix this issue, byt they say it isn't an issue and completely "normal".... WHAT!? On top of all that, they refuse to insulate my apartment. It's a Property Management Company's job to take care of their tenants and this company does anything but. It's really, really sad. Do not rent from them. read more

A senior leasing concierge, Emma Rivet treated me in a condescending and deeming manner throughout the entire moving process. In addition to not answering my questions, she did not provide me with information, and she called me several names. As a matter of fact, if recording calls were not illegal in Illinois, I would have recorded her uncultured behavior toward me. Despite my criticism, the property manager Jenny Drabant defended her behavior towards me. I won't even mention the apartments, which are frightening to behold. I had to terminate my lease agreement for several reasons relating to the conditions of the apartment complex which are of safety and health concerns. I almost fell into the elevator, the bathroom shower area did not have a glass door to close while I was showering, causing me to run to my parents' house to shower. Upon moving in, the toilet overflowed, leaking pipes on the first floor could pose a safety hazard and mold. read more

We lived at 4520 Clarendon for 18 months and had nearly no issues. We had I think one maintenance request which was completed the same day. I did make quite a few complaints about the person above us being loud all hours of the night, and I believe Becovic did what they could, especially during Covid. He seemed to quiet down for the most part. You can tell they are putting effort into the building. During our time there, they redid the outside of the building, made the laundry run via mobile app, installed a locked package room, and improved the lobby. We would have stayed longer if the unit was bigger with more features. This isn't a "luxury" building, but it is way nicer than any other apartments we've lived in. Little things like paint not being all over the trim and light switches shows that they don't just hire budget companies and actually care about what the finished product looks like for the next tenant. Also, all the staff were super friendly and always said hi when we passed them in the lobby. read more

If I could rate Becovic a zero I would. From the beginning even before signing I had an altercation with someone from the office. Her attitude was nasty and disrespectful. We were overcharged in my opinion with all the secret hidden fees before moving in and paid close to 3,000 dollars. Our rent was and is currently 1950, too much money to ask for the poor living conditions. Starting within the week we moved in, we realized everything was poorly put together. I grabbed a drawer and it fell into my hands, I opened my microwave and the handle came off, I turned if the kitchen faucet and the handle continues to fall into the sink, and for weeks straight the bottom cabinet under the sink would constantly flood because the piping was not properly put together. Some months later after I delivered, we came to find out our central air was not working. I had to bring a newborn into a home hotter than outside. Newborns are recommended to stay inside if the temperature is above 90, and our apartment was way hotter. We asked for several weeks for the situation to be fixed, but a contractor needed to come and fix the issue, until then we withheld rent. After the air had been fixed it came to our attention for months we were exposed to a gas leak, now that the air is flowing the smell was more prominent. We called the fire department they came and confirmed the was in fact a gas leak, which could have blown us away at any moment and to call people's gas there was nothing they could do. While inspecting our apartment, the fireman pointed out he smelt lead based paint, and he found black mold in the closet where the boiler was kept. Issue on top of issue on top of issue. We contacted Becovic in regards to the mold, the maintenance man came and spent up to five mins in our apartment, did not clean the area, just covered it up with a Piece of wood (the mold spewed out of a hold in the wall). Overall, Becovic needs to be sued and their practice needs to be shut down. They do not display permits when doing any work inside an apartment or the building itself. My family and I have been ill for months now due to lead and mold exposure.I do not recommend them at all, we are currently facing an eviction as well. We refuse to pay having to live in these conditions... and Jessica Diaz is unprofessional, inconsiderate, and unreasonable. I liked everyone else though, especially Nate and Cooper, but Becovic can still kiss my butt. read more

This review is for an individual, not necessarily for the group as a whole. I will admit I have not had many issues with Becovic Management until recently. To my knowledge the recent issue has been handled but it take several emails and complaints to get the issue corrected. Before this recent issue, I found Becovic very good at handling issues that came up, at least for me personally. So, based on that I would rate the the entire group between 3.5 and 4 stars, probably closer to 4. The 5 Star rating is for Elise, who worked extremely hard to find this apt for me when I was needing to move quickly because I was taking a new job in Chicago Public Schools. The way she helped me navigate the process and ensuring I got the apt was not something I have ever experienced in my time looking for apts. She was more like a realtor showing me condos. Elise could have forgotten about me after getting me into my apt. at 4520 N. Clarendon, but she has gone above and beyond to not only make sure my move in went well, checks in on me via text or in person when she can to ensure I am satisfied and feel Becovic is ensuring that I like where I live. I have one word to describe Elise, "Awesome!" Keep up the great work Elise! She, along with Megan and Ryan from the Becovic office are the reasons I am looking to renew my lease and possibly upgrade to a larger unit in the fall. read more

I've rented from annoying/incomptent property management companies before. Becovic and the 4875 Magnolia property is straight up dangerous. I sublet for 2 months and there was an elevator fire that completely destroyed a couple units. The leasing team is okay and helpful, but don't risk moving into an old building that management clearly does not care about maintaining. read more

So this is a review in progress and will be updated accordingly. My apartment building was purchased by Becovic Management Co. and the sale was officially completed the 3rd week of January. Not even a few days later the heat (radiator circulation) ceased to function. This would usually occur by the previous owners once a year as well. I knew the heat had malfunctioned and called the office to let them know. I was told that they had received calls about the issue and said "they were on it". I returned to my apartment later (12 am.) and still no heat and the discovery of no hot water as well. I woke the next morning and confirmed that the heat and hot water was not available and called again and reported the same issue. In Becovic's defense my call went thru to an answering service and they were courteous with their reassurance that the problem was logged and the appropriate persons would be contacted. I still called the main office to register the issue regardless. Again with that call I was told that they had multiple inquiries about the issue and "they were on it". This problem was eventually resolved later that day however I still had to go to work without a shower for nearly 2 days. The following week I noticed that the trash bins that are normally located outside of our back alley entrance have now been reduced in number total from 6 to 3 and all located at the end of the alley entrance. At this point the residents in the building are now just dropping their bags of trash on the ground outside of the back gates. To compound this the building maintenance team has been filling the garbage bins as well. The bins now are constantly filled due to the conversion of ownership. Edgewater has a serious rat infestation problem and when I say "serious" I am not exaggerating. Again I called the main office and informed them of this and they assured me that "they were on it". I recently received a correspondence informing me that some of the units in my building would be converted to 2 bedroom units. This gave me pause as I have a dining room that is directly accessed to my living room but inversely accessed to the kitchen. The letter also mentioned that the management company would be completing these conversions while the current tenant was present? I was caught off guard by this declaration so I obviously have to call again to clarify this statement. I looked online to see what Becovic was asking for current rents for 1 bedroom apartments in this area and was surprised to see what the prices were for the units. The most affordable selections were considerably less expensive by 20% and Becovic's listed units were much less so in available square footage (living space). As I mentioned before this is a review in progress but frankly it is not looking hopeful and I have not even asked for the repairs that the previous management company did not complete to be satisfied. It seems like my experience with Becovic has been vastly different from that of other tenants, because I. LOVE. THIS. COMPANY. Please believe me when I say that I have dealt with absolutely terrible, criminal landlords/property management companies before, mainly when I lived in Ann Arbor, MI. It has been fantastic living in a Becovic building - without going into much detail, I will say that I am in the 6000 block of N. Winthrop in a postwar 4+1. Where to begin...well, most recently, I sent a message through the online maintenance request system mentioning that my A/C wasn't working very well, I understand that it's an old machine, but maybe there is something else they could do to get it going? That was at noon. When I got home at 5:30 there was a brand-new A/C installed and pumping heavenly cool air in my apartment. I didn't even ask for a new one! DAMN! Ambar always follows up with me after maintenance requests, but this time she didn't even get a chance to before I called and left a voicemail of thanks. During the Polar Vortex days, I worked from home and my apartment was SO COLD. I called in the morning and they sent someone out not once, but twice, to check the heating system in my apartment. Again, Ambar was following up with me by phone all day, and they ended up just turning the heat up for the whole building by 10 degrees. I live across the hall from the building manager and their family, and I love these people so much. They bust their butts day and night to keep the building running and take pride in maintaining a clean, safe living space - because they live here too! I really like that I can pay rent online directly from my bank account, and I also like that they do credit reporting each month. I don't like that my upstairs neighbors stomp around incredibly loudly, and that I get woken up at 4 am a lot by cab drivers yelling to each other as they get off their shifts, but you know what? That's city living, not my landlords' fault. Yeah, the building is old and the walls are kinda thin, but again - city living. Get some earplugs and/or a white noise machine and deal with it. I lived above the Double Door in Wicker Park a couple years ago and I survived. My apartment is huge, there are no bedbugs, maintenance requests are completed super-fast and well, and I feel safe here. If I don't renew my lease, it would be due to price (not sure what that will be for next year), and for no other reason. read more

am a CHA tenant in your Winthrop building and I have currently received a five day notice I have been reaching out for over a month to the accountant for this property I have yet to receive anything back. I have reached out to CHA and Legal Aide in efforts to formally file complaints against the property management company and former landlord Ryzchard Garbriel for not properly transferring ownership of my contract to BECOVIC . It is your job to request HCV increase directly from CHA. What you all are doing to tenants is illegal and unethical and the fact that I haven't received a response other than a five day notice means that you are contributing to the failure of the rehousing system and taking advantage of minorities with disabilities and elderly propels whom have also lived here forever decades. I may have fallen short however, this type of treatment and. miscommunication causes damage to families and individuals regaining stability. Do better. read more

I had to write a review about my overall experience. Becovic feels more like family. I recently experienced a change in my household and desired to transfer apartments at the end of my lease. Jenny and Meagan in the leasing department were super helpful. Jenny is a straight shooter who knows her stuff. She pointed me in the direction of a great unit that was a good fit. Meagan was very sweet and super responsive. I CANNOT say enough about Nate who is the maintenance manager. He goes above and beyond to handle so many requests and treats everyone fairly. I try not to bother him with trivial matters... but whenever I have asked something he responds in a timely manner and has unbelievable patience. Him and his wife who assists him are two of the kindest people I have ever worked with when dealing with a reality company. They extend themselves even when they don't have to and I feel more comfortable knowing they are around. Keep up the good work Becovic read more

I live at the 6826 N. Ridge Apartment. The building has an Elevator that has been down since last year November. I've sent numerous emails for an update and they just ignored it. I also called them up before renewing my lease to see if they will fix the Elevator and they said yes which made me decide to renew the lease. Now that the lease is renewed I greatly regret it because I live on the top floor and it is hectic to use the stairs numerus time a day. They also claim that the elevator is renovated on their site which is false advertising. read more

4555 N Malden Street... In short, be careful of moving into this neighborhood & from Becovic. Additionally, be aware that the baseboard heaters may cause your electric bill to be as high as $300 dollars/month in winter months. If you are moving into this building, be aware that the water pressure is horrible in the showers but is acceptable at the sinks, shower water can take up to 20mins to heat up. Also, in my time being here (1 year) the building has experienced about (4) power outages. Two of which were during the summer. Ultimately, I ended up leaving because of my work commute, lack of a good relationship with Management and because there were several shootings and safety issues. The goal of this review is... 1. to help potential prospects see issues that may not be clear and 2. to hopefully help Becovic address some issues. I have had several issues at this building, neighborhood and with the management. This is my third rental and by far my worst experience. The management company is very difficult to get in contact with. There have been instances where I call the office daily to try and get in contact. There definitely is a lack of accountability on their end. I have had several instances where the staff just brushes me with a "not my problem" connotation. They have taken up to (3) weeks to address a very serious maintenance issue I had. Overall, if they had my dream unit, I would still not rent from them. If you are a new tenant, be very, very specific on your Move-In inspection because they will charge you any issues at the end of your lease. read more

This is literally the worst Apartment Company I have ever seen. Have never even written a review on Yelp but they are so bad that I feel like I have no choice but to let people know. I have had issue after issue since day one that they refused to take care of. I am low maintenance and not picky about anything. I usually don't even try to get things fixed when they break unless it's necessary for me to live. They have neglected to fulfill any of my maintenance requests and issues that I have had since living here. They are lazy, they do not follow through, and they are incompetent.
