No home is perfect, but we were able to purchase with a lot more confidence in what we were getting, which helps to take the stress down on a very very stressful time.

Per report, roof was still OK, not needing new roof immediately. Titan never got onto roof, only used a drone. Thankfully, I got my own inspection with a different company before deciding to purchase home. My inspector, who did get on roof, discovered extensive damage to roof to include water leaking into attic in several places. This inspector noted that roof needs replacement immediately. This damage was never listed on Titan report. Also, furnace was not Ok. It had not been inspected for 2 years and needed to be replaced. In addition, Titan report never mentioned water under house and some repairs needed there. While Titan used pictures and report looked good, I would have bought a house that needed thousands of dollars in repairs had I relied on their report.

Once all the power and heat was turned on, Jay went above and beyond going through all the parts of the house. He pointed out everything they needed to repaired and gave rough estimates and referrals throughout the house. The thing that really stood out though was that Jay was straightforward and honest in his assessment. I work on a lot of houses, so all the figures he gave for estimates were pretty much in line with what I would expect. Not too high, like he was selling me on a repair I didn't need. But also not underselling the cost of what needed to get done. To me, there's nothing more valuable then getting accurate information. Don't try and overinflate or udnerflate what costs will be. However I didn't hire him to be my friend, I hired him to inspect my house. Most of the inspection was great, but some things were completely wrong or missing. The report states that the venting above the gas stove was working properly but there is no vent at all there, and that has been an ongoing issue in my house. The report also states that the water dispenser in the fridge was working normally but there is not even a water line connected to the refrigerator. I had read really good reviews about this business, so I had hoped for the same. Unfortunately it was a sub par inspection.
