When we were apartment hunting, a huge selling point was being told that each leaseholder would get 7 guest parking permits a month. It sounded like a decent plus to the nightmare parking situation (virtually no guest spots or street parking in general; $150/month for an extra parking spot with a year-long waitlist). Instead, we found out the leasing agent completely LIED to us--it's actually 7 permits PER household, not PER person. I know we did not mishear this during the leasing process and that we were explicitly told we would receive 21 permits in total for the 3 leaseholders we had for our unit. When I brought this up, management admitted we were lied to, but they didn't even offer a single solution or credit for the $10-per-pass fee we're now stuck with. It feels like they'll say anything just to get a lease signed. The lack of communication between the office and security is just as frustrating. I've been kicked out of the "24-hour" business center TWICE by security because they weren't told the correct hours. I actually had to email a leasing agent myself and show the security guard the email on my phone just so she'd believe me--and even then, she took a photo of it like she still didn't trust me. It shouldn't be the resident's job to train the building's security on their own amenities! On top of that, we've already had to re-sign our entire lease two months after moving in because the office messed up the numbers on the original documents. While the unit itself is modern and I appreciate the gym and the package lockers, the "unseen"parts of living here are exhausting. The fire alarms go off at 3 AM for no reason, the power has flickered out multiple times, and it took around a week to get a working microwave when ours died. I still have 11 months left on my lease, and I'm genuinely worried about what else was a lie or what else will break. I'm mostly upset that they admitted we were lied to by their agent and took no action to make it right with us. If you're looking to move here, I'd suggest getting every single promise in writing, because their verbal word doesn't seem to be honest. I will keep this updated.

I just moved into a different apartment in…read morethe same complex for more room and space and the staff and management have gone above and beyond in assisting me to find the right fit and have a place for me and my pup that we thoroughly enjoy and feel at home. In particular, I would like to especially thank Kareem and Bridgett from the leasing office who always had time for my questions and worked with me every step of the way to find the right fit. Even when I thought I might be imposing or had asked too many questions already, they were always happy to help! This same courteous and helpful attitude is shared by all the operations / maintenance staff here at AMLI, all of whom I've had the great pleasure to get to know during my time here. If you choose to live here, you can rest assured the staff / management are will do their best to make it a home you love.

California Civil Code section 1950.5 states landlords may not charge tenants for normal wear and tear. AMLI attempted to charge us for paint and cleaning that they themselves documented and admitted as normal wear and tear when I disputed the charges. Despite this, they asked us to pay anyways and threatened collections. The Fair Debt Collection Practices Act states that landlords may not send debt for collections if formally disputed. The way AMLI handled this situation was inappropriate and unprofessional. Edit: In AMLI's response below they claim above damages were above wear and tear. I have attached email below of AMLI explicitly stating and agreeing with us that the our apartment did not show signs of damage beyond wear and tear. This email was in response to my dispute asking for further documentation of damages as pictures did not show damage beyond wear and tear.

She assisted me with getting an approval so quickly so I could move in right away. The pool has been redone since the last time I saw it and literally looks like a 5-star resort pool. Moss Creek is truly a home with all of the birds, sanctuary, fish, and beautiful greenery. Everyone loves the property and cares for it. Its the perfect place to live and I am so grateful.

Here is everything you need to know about the best place to rent in Garden Grove, Moss Creek Apartments, from someone who has lived there approximately a year and is a current resident: -Pool, Jacuzzi, Cabanas, Barbecues, Outdoor Fireplace -Clubhouse with fireplace -Full gym replete with restrooms, showers, and saunas -Amazing community -Maintenance of property is handled well, always -Beautiful koi ponds throughout property -So desired that there is a long waitlist to get in -Management lives on-property and is more-inclined to maintain it actively because of that Here is what you need to know about the bad, which is just for consideration and not to be used as a general representation of the property: -Subterfuge is management's modus operandi as it concerns resolving anything outside of maintenance concerns -Management regularly uses reports that go beyond maintenance concerns against tenants -Management leaks privileged and/or information expressed in confidence maliciously to other tenants -Management lives on-site and utilizes social stigma against tenants they do not like -Anything you report that is not a maintenance concern will first be denied, or they will otherwise attempt to invalidate it regardless of seriousness -Racism, sexism, sexual assault, discrimination, and many other issues have occurred here and continue to occur here over the years -Management goes out of its way to dissuade tenants from speaking out when they have been mistreated -Expressing these concerns openly results in invalidation, degradation, and the spreading of rumors about tenants Everything in this review is readily verifiable, especially the all-important positives, with a little bit of research and attentiveness. I hope that any prospective tenants take this review with a grain of salt, because even where management fails, the community is ready to ensure everything is handled with sensitivity, empathy, and the utmost attention to community wellbeing!

A variety of unfortunate "coincidences" have happened to me. My car was vandalized more than five times, my laundry was vandalized and the neighbors are constantly banging on the walls and dragging chairs, which should be expected of the lower classes. Unfortunately, this property is centered on catering to tenants with dogs. The manager keeps her dog in the office. The grass is just a toilet for dogs and isn't fit for recreational use. The most egregious act by The Management Works is when they were uncooperative with the police by refusing to release video surveillance showing suspects. This happened much more than once. I would not recommend this place to anyone. I developed fibromyalgia this past year, it's caused by trauma. Freedom is a right.

There's plenty of parking on the street and even inside during regular business hours. The manager is nice and attentive. Maintenance is always quick. It's quiet and even though it's on a main street, La Palma Ave., you'll never have an issue exiting the complex as the traffic is never bad. Also, freeways are right down the street, like the 91 and the 5. I would recommend this place to anyone looking for a quiet and comfortable place to live. It's not luxurious but it is quaint and it offers a nice little pool, bbq area, two laundry rooms, and pets are allowed. Pricing is also fair in my opinion. Never had an issue with crime either. I would 100% move back here when a two bedroom opens up.
