My house was flooded due to a pipe break from the upstairs toilet. This was Nov 9th 2021. Destroying half of the second floor and all of the first floor including kitchen/living room and family area. State Farm recommended this company. I was going to wait to write this review when Belfor was totally finished with my project, but after 2 plus years and countless mistakes (including the drywall subs drywalling my overhead lights and it was still on. That alone set me back a couple of months) and delays, they still aren't finished. I feel like my project wasn't given the proper attention or follow through. For the most part I was constantly told that the people that were working on my project haven't come by because they were busy with other projects, and weeks and months would go by without any communication. I ended up doing most of my appliance purchases and installation myself rather than wait for the excuses of why it wasn't done. I had pot filler installed by their sub contracting plumber and the plumber never consulted me on placement so he put it about 5 inches above the range top on the right side ,and left it like that. I had explained that it wasn't where I wanted it and I was made to feel like I was putting them out in corrected their mess. I did the demo of my entire first floor and steps carpet, because I was told that they wouldn't do it. I rented my own POD because, again I wasn't going to wait more. And also unpacked it for the same reason. I was also told to purchase a hood for my range that was rather expensive (I had asked to inspect it to see if was the right kind before the return window was expired, said it was fine) it wasn't the right one. So I am stuck with that one. So I had to buy yet another hood which I thought it would have worked in the first place. I had asked for an estimate to replace those lights that the drywallers buried in the ceiling with 3 LED lights and a simple pendant light and the their electrician sub gave a bid for 4200.00. I, again, hired my own electrician and not only was I able to do all of it and I added in 5 more LEDs for a third of the price and did it within a week. I was constantly told that they had more important things and that the people that were going to work on my project were pulled and I was waiting for them for nothing, No notice or communication, until I had to reach my superintendent. They hire sub contractors to bid for the job. They get an amount and then they had switched and use their own in-house people to do the jobs. I am the most patient and understanding person there is, but this tested me in ways I never knew I could be. Towards the end of the of the 2 year mark of a 6 month project their project manager had been removed from the company and a new person stepped up and eventually got everything that remained, done in a more timely manner (thank you Kyle) . Where do I begin? First, State Farm must stop recommending Belfor in Savannah whose mgr argues (through their lousy subcontractor) to the point of not even guaranteeing things will be replaced if they break them, for example, the HVAC system. That's after they pretended to redo the foam insulation that was also damaged in the fire! Should I name names Derrick and Alex. I hate to say it but I must be honest. We're talking about liars here. They lied a lot. We had to get em back in our home even after we moved back in to finish several areas and still it was not up to par. The roof was damaged by the fire which they denied. The guy they sent was worthless. Cheap patch job my husband took pics of to show Derrick just how bad a job they do. We know good workmanship from bad. Our friends in town said we should have fired em early on. My advice to anyone in this situation is tell State Farm get someone else in here someone reliable who cares about their customers. If SF continues to recommend lousy companies like them, they also should lose biz; we unfortunately realized too late that Belfor is in bed with State Farm. Maybe we should leave State Farm? So far, we have complained to our local rep and their appraiser but have not received any true recompense. read more

Last year on February 4th, 2025, a very healthy 115-foot pine tree on our property fell out of the ground and crushed our garage. A local contractor tore down the old structure but was not interested in helping us build the replacement. They did, however, hook us up with a local architect who designed a replacement structure which would meet current building codes. Our insurance company (AAA) recommended a list of their preferred contracting companies and after getting bids from two of three on the list, we settled on Belfor Restorations. Right out of the gate we knew it was the right decision due to the fact that they communicated with us all the way through the project. They answered all of our informed and uninformed questions and kept us apprised of the negotiations with AAA as well as the schedule and updates along the way. Being a two-level garage, the price tag was on the heavy side, yet Belfor negotiated with AAA and was able to create the new structure exactly the way the blueprints specified. The work crews were also diligent about keeping us informed of arrival of materials, project days & any special instructions we needed to help them work efficiently. It is so nice to have that third of the house back as it is used not only for the cars but for storage, laundry, workshop & computer backups. I had a water leak a couple of years ago. They replaced my floor with laminate flooring in my loft . When the floor was done, I added a couple of couches upstairs for the kids so they can play video games and watch TV. So recently I was removing the old couch and taking it to the dump. When I was removing the old couch I noticed the floor is damaged. So I call AAA who is my homeowners insurance be there one's who had BELFOR come out who did the work which is still under warranty. Very bad service from the beginning. So the sent the contractor who did the work and a representative from BELFOR to come and do an inspection. When the got to my house they were talking crap about me for complaining about my floor being damaged. All this was being recorded by my ring cameras. So now they are looking at the floor and they're saying it is caused by a rolling chair that was there. I told the no because there was a couch there and I took it to the dump and just brought a temporary rolling chair until the new couch comes. I even showed them the receipt of the rolling chair. They still are saying it was caused by the rolling chair. They is also more damaged in the room where the floor is separating from and again they refuse to fix any damages. Very unprofessional they should honor their work especially when it is still under warranty. With this new management team at this company in the Modesto location failed at every step to try to come up with a solution. We were so nervous going into everything because what we thought was a simple fix turned into practically a whole kitchen remodel. Belfor is garbage. , they showed up to my home after our garage fire and made a bunch of empty promises !! They only showed up once a week to do repairs to our home and at the year mark they sent us a cancellation letter and requested full payment!!! Our house was left with exposed wiring with live wires , no hvac they never replaced my ac vents and insisted on having someone clean them which canNOT be cleaned after a fire they must be changed . Whole house had to be rewired , repainted, no door knobs it's a disgusting mess!!!!!!!! Hollie is the a liar liar liar!!!!! Her sister works for the company so if you didn't know how she gets away with all this now you know. Oh and make sure you ask them about the 10k supervisory fee they charge when only being at the job site once a week !!!! read more

After discovering water damage in our bathroom which affected a closet and two other rooms, Belfor responded to asses the damage and take care of drying things out and removing all the damaged wood. I can not say enough good things about this company. They were very professional yet also sympathetic as I broke down crying when mold was discovered. They took care of things from removal to restoration and were soo good about communicating who would be arriving and what they would be completing. Belfor was the company my insurance company Travelers has a direct contract with. Due to all of the natural disasters in my state of CA, my insurance has a program where they use remote adjustors in other states for what they consider to be smaller jobs and they trust the contractor the send out to make an honest assessment of the damages and then the adjustor remotely approves repairs. It sounded like an easy enough process with billing being very direct and I would only be liable for my $1000 deductible paid at the end of services. Kyle the project manager was sent to my home and the majority of my communication was with him. Ultimately we decided not to go with Belfor. I caught Kyle in a number of lies and found him to be incredibly untrustworthy. One example was he promised us a contract in a certain time frame and that they would start work in this time frame. He then blamed the delay in sending the contract on my insurance company not approving the work in time. He must have forgotten that he had called the day before to tell me that he had had the fastest approval he had ever seen from the adjustor. This is one example but in the course of a few days I lost track of the lies Kyle told. The contract he used also was very concerning. I would suggest anyone who is considering Belfor read the fine print very carefully. It looks very different than any other contract I have seen out there. Instead of a price the contract lists TBD as the final price. There is also a clause that work can be stopped mid job and the price could be subject to change upon agreement of both parties. I understand that this is usually because unplanned damages can not be predicted but it also puts the homeowner in a position of having a gutted house and having no choice but to agree to more. When I mentioned contract concerns Kyle added a sentence to the contract saying the most I would be liable for was the 5000 insurance payout however with the other clauses in his contract I had concerns that I would still be liable for more. It's possible it would have worked out but I was too scared to take a risk with an open ended agreement. I also felt he was very dishonest in the assessment of my damages. I am a very honest person so I feel that insurance should pay for the real damages I had. After I choose to decline working with Belfor insurance decided to send an adjustor to my home. They told me that Belfor was really dishonest in the reporting of my damages. I was told in the end they likely wouldn't have covered all the things Belfor was asking for and I would have been responsible for a large bill that insurance did not cover due on their open ended contract. If you google Belfor as a company on the BBB you will find the lowest ratings you have ever seen with reports of specific incidents that are really scary. It does take much more work to go with a different company since Belfor is a direct option however if you talk to your insurance company and communicate your Belfor concerns they will work with you. Belfor also pushes back timelines a lot. They will prioritize larger jobs over smaller residential jobs. I get that it is the holidays and things will take more time but the reasons given to me was they overbooked by accident and the apartment complex job they took was taking a lot of time. I felt that I was less valuable than the more lucrative jobs they were accepting. I would encourage anyone to pass on Belfor. They will promise you everything under the sun to earn your business but sometimes things really are too good to be true. read more

8/9/21 we woke up to water pouring from our upstairs toilet through the floor & ceiling into our kitchen & family room. My husband called the insurance, they sent a crew including BELFOR Property Restoration. 4 rooms had water damage. Their Contractor, Brenda, assured us our kitchen would be put back together in the same footprint. Things that were important to us; size of our sink, size of our island, she assured us would be good. At the start of the year, we had started to plan a renovation. before any decisions were made or anyone was hired my husband's father suffered multiple strokes and passed away. We had been focused on him and that emotional moment and hadn't gotten back into planning. With the flood and the damage to the 4 rooms, we chose to include our renovation with the rooms being restored. Brenda assured us she would make it as easy as possible and everything would be good. For the first couple months, we sent Brenda texts asking when the project would start. Days with no response, then she'd reply someone was sick, she's so sorry, she'll get back to us. At first I had empathy. This is a pandemic I've got kids it's hard. I get it. In late Sept work still had not started on the house. I had almost everything chosen for the kitchen. We had settled on paint colors. The kitchen guys told me they wouldn't demo my kitchen until the new one was in their warehouse. This made sense. The delays and stalls with the out of pocket didn't get better with time. 10/27 we chose to move fwd with our part of demo. We had agreed to do a lot of the demo we pulled carpet & baseboards & painted all of the upstairs rooms. Mid Nov We finally got our work sched from Brenda. The kitchen was removed 11/15 & 16 All of the work we agreed to complete was done by11/27. The Sheetrock guy was able to finally come on 12/2, painters on 12/7. When the kitchen guys wanted to install, they got delayed Brenda had not sent a crew to remove the tile floor causing a huge bottleneck for the kitchen guys, floor & painters. The tile was removed 12/9. the new floors were started Dec 13 but had another delay bec they couldn't get into the kitchen - it hadn't been installed. 12/16 they brought the new kitchen in to start install. Our island was installed 3ft short, a pantry cabinet was 4in too big. This is where I learned to go straight to the kitchen guy instead of trying to contact Brenda first. The kitchen guy corrected all of that. counter tops were being delivered but couldn't go in bec Brenda hadn't delivered the sink. We were supposed to get to go choose our counter slabs. Bec of Brenda's poor scheduling abilities, we didn't get that sched, the kitchen guys chose slabs for us. Brenda sent a text asking if the small side of the sink was correct on the right. I replied yes, as you look at it the smaller side is on the right. I was waiting to choose my sink when I got to pick my slabs. I never picked a sink. Brenda assured us we would get 'the same sink' that had been removed as part of the ins claim. the counters were put in and THE WRONG SINK WAS INSTALLED! It's a lot smaller than what we had. Brenda tried to claim that I approved it. I did not approve any sink. All of our setbacks and delays were bec Brenda made more excuses than efforts. We went through T-giving, Christmas and NY without any kitchen all because of piss poor job mgmt. There was so much stress on our children & animals bec of the delays and lack of proper crew coordination. The subcontractors were great to work with. The floor guys, painters & kitchen guys - we would recommend them. I'm so disappointed in Belfor. I'm sitting here 1/31/22 almost 6 months from the flood, still waiting for our house to be done. The cleaning crew was sub par, I had to clean the sawdust out of my oven and cabinets myself. the lazy handyman complained about his job, hates installing baseboards, hates crawling on floors. Our toilets are still wobbly, he used cardboard to shim the upstairs toilet. You would think that this being the root cause for the flood, and the whole reason they're fixing our house, they'd take better care when replacing it. He also told me that there were internal complaints about Brenda, she has a tendency to drop the ball, everyone else has to hustle around her to get the job done. The insurance company has stated ours is not the only claim against Belfor, this doesn't make me feel any better. The bottom line is; I feel Brenda saw our kindness & grief as gullible & passive. I feel like she took advantage of our emotions & vulnerable State of mind. She showed bad habits of horrible communication and blaming customers for her mistakes & missteps. And yes, I told to her face; if she were one of my employees, I'd fire her. If your ins co refers you to Belfour, ask them for a different referral. Waking up when it's raining and you see water dropping from the ceiling isn't what I expected that morning. Ok, this is a like a horror story. We had water damages to two bedrooms just before the pandemic. The company manager that was assigned was good although the project was running behind She made effort to address the delay of the projects. This took almost two years to complete. As part of that, i though i could use the same company to do a out-of-pocket project whilst the projects were in flow (this was a big mistake). I made a mistake by signing a contract without the change order for the extra scope of work for the out-of-pocket project. The former manger assigned to the project left the company and the new manager (Hollie Pimentel) decided not to honor any of the items that were agreed as scope of work (not on paper as she put it) as a courtesy for the long delays in the project. The items were minor like wall electrical fixtures, lighting and speaker install in the celling and wall (living room) My insurance paid over $60K for the water damage and restoration projects and i paid extra out of pocket ~ $8k for living room project. I am having to get a third party to fix BELFORs items that were not honored in the living room project. I can understand that it was pandemic, i will strongly advice against using BELFOR restoration if you have a building project. read more
