I even paid upfront and followed every condition asked of me. But to my absolute shock and frustration, within barely one month, they increased my rent to $200/month--a 92.3% increase from my original rate. Let that sink in: nearly double the agreed-upon rent with no meaningful justification other than corporate greed and opportunism. And while they'll try to hide behind the fine print ("we reserve the right to change rent with 30 days' notice"), this is a textbook example of predatory business tactics designed to lure customers in with low rates, only to trap them with exorbitant price hikes once their belongings are already stored and moving becomes difficult or impossible. What They Did Might Be Legal - But It's Absolutely Unethical Yes, they can argue that they legally gave notice under Clause 20 of their agreement, which allows them to modify rent with a 30-day notice. But just because something is technically legal doesn't make it morally right, especially when: * They intentionally undercut other competitors to get you in the door. * They wait until your items are stored--fully knowing the hassle and cost of moving out. * They then blindside you with a nearly 100% increase, essentially holding your property hostage. This is a predatory pricing model that exploits the inertia and inconvenience that storage customers face. It's manipulative, calculated, and it erodes trust in an industry that already walks a fine ethical line. This Practice Has Sparked Legal Scrutiny Elsewhere This isn't an isolated tactic. In recent years, similar bait-and-switch rent increases have been: * Challenged in small claims courts across the U.S. * Flagged by consumer watchdogs for deceptive business practices. * Subject to class-action lawsuits, including actions involving national chains like Public Storage and Extra Space Storage for the same abusive behavior. This trend is why states like California and New York have begun proposing legislation to cap or regulate rent increases in the self-storage industry, especially for tenants under auto-renewal leases. A Cautionary Warning to Potential Customers To anyone reading this: avoid Self Storage Plus at all costs--especially the One Loudoun location. Their business model is engineered to: * Bait you with a reasonable initial price, * Trap you once you've committed, * And gouge you with an outrageous price increase when you're most vulnerable. You will receive little empathy, no flexibility, and certainly no apology--just a cold invocation of contract language that lets them do it. be careful of moths in your units…read more this review has nothing to do with the manager iesha who is great and works with everyone. noticed moths flying around in the elevator and as the storage i moved from next door had no moth issues in the 10 years i used them and assumed same here. before bringing clothes in a box, i had them, dry cleaned (spend over $700 in cleaning) as i know that kills moths. however when i placed traps i found countless moths all over. i showed and told the manager who said they would spray. later however i was told that "maybe they came with the clothes" from their operations folks. which is nuts s i explained all clothes are dry cleaned and in plastic. i bought a spray at my own expense and sprayed and continuing to use traps every few days. if you have clothes or anything moths can get to, i would buy a few traps and place in your storage unit and see what it catches (or not). i hope cubesmart will resume spraying all over as they are flying around in different floors ans elevators.

The customer service I received regarding this situation was extremely disappointing. While I understand the importance of timely payments, I believe clear communication and a more customer-friendly approach should be a priority. If you are considering using this storage facility, I recommend reviewing the terms carefully to make sure they work for you. For comparison, Security Storage, located right next door on Russell Branch Parkway, Ashburn, VA provides exceptional customer service. Unfortunately, CubeStorage does not meet my needs. This is the 2nd review I've written, and surprisingly, I don't see it posted. Is it legal for a business to delete a customer's review of their experience?
