Updated Review: I Am So Tired of this Security. I will update this to a one star. She will straight up lie to any delivery person that there is no elevator to 5th floor. Living here has been generally positive, but there are a few downsides. I've lived in Essex properties before, and for some reason, their buildings often seem to have issues with elevators breaking down. The repair process also tends to take a long time. I live on the 5th floor, and only two elevators serve that level, so it's especially inconvenient when one or both are out of service. Additionally, there is one particular female security guard who is consistently unfriendly and unhelpful. She insists that food deliveries cannot be brought upstairs and forces everyone to leave them in the lobby (I tip extra for them to come up. Also no other security guard enforces this rule.) When I go downstairs to pick up food left on the counter, she sometimes rudely tells me that if my food is missing, it's not her responsibility. I didn't even intend to speak to her, why she picking up fights with me? I also witnessed an incident where a delivery person (not for food) needed help locating an apartment, and she refused to assist, frustrating everyone involved. She's actively preventing delivery people from doing their jobs properly. I mean no wonder packages are missing all the time. read more

Essex, please go one step further and have your leasing agent on site. Have been trying like crazy to have the property manager Daniel call me back , I had a tour yesterday at 11:15, I requested to see two apartments that were two bedrooms. One was a two bedroom and the other was a two bedroom with the loft (wrong apartment) I had called him more times because you have to so they can unlock the apartment remotely since there's no managers onsite now and then one apartment was one the 1st floor the loft was on the 5th, had to go up to the 4th floor, then take the stairs, and try to find the apartment the door then automatically locked. Tried calling 10x , stuck in the annoying 100 heat weather in the hallway. I waited an extra 30 mins almost, trying to be connected to the help line, emailed like crazy. I was freaking sweating like crazy. Finally he texts me and unlocks it but can't answer the phone or call me back? I left around 12:30 ish maybe? Or a little earlier. No help from Daniel. Worst "professional" manager I've never even met. I have emailed and called like crazy because I move within the next month and this person apparently doesn't like to do his job? He didn't answer me, but as I was leaving, he called I guess the maintenance guy right in front of me. It's weird to know that the office closes at six and I'm leaving here at 12:30 the latest and never got a call back. Love knowing Essex likes to not hire people who want to do their job? read more

Hola ....just want to let you know the Maintenance Crew.. (Restoration Crew) Miguel and Staff to the rescue. I had a leaky kitchen sink faucet that needed to be replaced. Miguel previous informed me the replacement was on back-order! It was less than 1-1/2 weeks Miguel called me to advise... the good news .. the replacement faucet had arrived and Miguel was ready to schedule an installation Appt. It's here installed, and absolutely Beautiful!!! The promptness of Miguel and Crew, was amazing!! Secondly, last week...the Restoration Crew ( Miguel & Ricardo) replaced my non-functioning bathroom shower faucet to restore the shower pressure. Like magic..it was fixed in about 10 minutes or less. Belmont Station Apartments - New Kitchen Faucet!! - Apartments Near Me - Los Angeles, California

I've been here a few years. The amenities are nice. The location is great. The community is mostly cool. But my packages are regularly stolen. I know at least 3 people who have had their car windows smashed in the gated garage. Catalytic converter theft is common. Management just keeps raising rent and not addressing the issues. Security is friendly but inefficient. They've cycled through multiple security firms without any noticeable difference to theft. Still- You'll be hard pressed to find a similar monthly rental rate in the neighborhood for the same amount of space. But you may end up paying the difference anyways in theft and vehicle damage. There are persistent tent camps under the bridge across the street. Sometimes that results in shootings over stuff like stolen bikes. More often there are fires that set the bridge on fire, but LAPD is quick to put them out. There have been dead bodies on the side of the building from overdoses. It's super dog friendly which is great. They put in new hallway carpet about a year ago. But there are also negligent owners who let their dogs pee in the carpeted hallways. As a result, some of the hallways can get a little ripe in the summer. It would be nice if they shampooed them to help with the smell. At least maintenance is fast. And I've never had a problem with insects, mice, or rats. The pool in the summer is great. You could find a worse place to live in LA. You could also do better. read more

If you're a black female don't move here!!! The leasing office allows RACIST security guards to disrespect and threaten tenants with no repercussions. Long story short, we have 24 hour rotating security guards thru Chase security. I arrived home from out of town about 12am one day didn't have my fob to get in the building and security was nowhere to be found. He finally shows up and gets mad that I'm mad he's not at his desk doing his job. I was stuck outside alone with luggage in the middle of the night of course I was mad. He came out the building and REFUSED to let me in. After pulling out my phone and telling him I was calling the police he opened the lobby doors. He refused to give me his name but wanted my name. I refused and walked away to head to my apartment. He follows me to the elevator and proceeds to call me a F***ING N***ER 3 times. I reported him the next morning was told my our new property manager Austin that he wouldn't be back on the property. The next day guess who was there, yep same security guard. I called Chase to report him and was told by a supervisor they would remove him from our property. Guess who was back 3 days later. Contacted leasing to tell them. I'm assured again by Austin he wouldn't be on the property. I went ahead and filed a "hate crime" police report because I didn't trust nothing the leasing office or Chase had to say at this point. Sure enough after maybe 2 weeks guess who's back at the front desk?!?! I have repeatedly told them he makes me uncomfortable, yet he's still here. Oh I forgot to mention our confrontation was caught on our lobby CAMERAS, so there's no excuse. Stay away from here!! read more

I've lived at Belmont Station for just over four years, and I enjoy it immensely. There are great amenities and the staff is always willing and helpful. I'm moving out of state, but otherwise I would never leave. I should also mention that their kitchens and bathrooms are big and upscale with granite countertops and stainless steel appliances, plus the gym and office are available 24/7. Also the location has a lot of history as the hub of all the trains leaving downtown LA in the 30's and 40's, hence the name "Station". To sum up, I highly recommend the complex and its amazing downtown views! read more

I had a terrible experience living at Belmont Station for 15 months and would strongly recommend anyone considering living here or at any Essex-managed property. First of all, my studio apartment had a roach infestation that I reported to the building repeatedly. It's insane that the apartment was rented out in that condition. The kitchen was crawling with insects every day, and even other areas of the apartment got infested, including my bookshelf where I eventually found tens of roaches living inside. I sent in multiple pest control treatment requests and they came a total of 4 times over many months. Nothing improved. I called, emailed, and begged for help from management because whatever their pest control team was doing was not enough to solve the problem. They NEVER offered to fumigate the apartment or take any extra steps beyond sending the pest control team to spray routine products again. In fact, even after I told them in detail about how bad the infestation was, nobody from Essex ever followed up after any of the treatments to see if my issue was resolved. Their only response to me was that it is MY responsibility to report if the bugs were still there. Which I did, over and over again. I had to purchase my own treatment supplies and was able to reduce the issue enough where my apartment was livable. Essex simply did not care and it was glaringly obvious. This makes me think this happens a lot at Belmont Station. Overall, this building may present well with its many amenities and "luxury" apartments, but everything is filthy. It is a "pet friendly" building which I don't have a problem with, except people let their dogs run through the hallways without leashes and the hallways always smell like urine, and I've seen dog poop just sitting around multiple times. They replaced the hallway carpets about halfway through my time there and it only took a few weeks for stains to reappear. The location isn't worth it either, it's right on the outskirts of DTLA and if you care at all about being in a walkable, safe neighborhood, this isn't the place for you. Also, you will have to fight tooth and nail to speak to anyone at the property management office. Nobody is there in person, nobody answers the phone, their text line is a one-way street, and emails take on average a week to get a response from. On top of everything, ever since my lease ended, Essex has desperately tried to force me to pay them more money in multiple ways. First they tried to charge me for extra days of utilities, insisting that I had not confirmed I moved out of my apartment on the lease end date. And remember, it's impossible to get in touch with them, so how are you supposed to confirm? I argued my case with that, and THEN they tried to charge me for an extra 5 days of rent past my lease end date, because I had not given them 30 days notice prior to my move out (they took away my door access after my lease ended, why would I pay rent for days I couldn't even access the apartment?). It's not over, THEN they tried to charge me for nearly $1000 of fees, saying the apartment required a painting, cleaning, and full carpet replacement due to "pet damage". I had no pets. They so clearly just want more money from me, because my former apartment up until recently was still available to lease. I believe every single horror story written in the rest of these reviews. Do not recommend, save yourself the potential drama and live somewhere else. read more
