After an 11+ year run, my time at Avant has come to an end. I was the first person to ever live in my unit, and was there when the building first opened under GreyStar and we actually had leasing and management staff on-site. So let's unpack the good and the bad. The Good: -Beautiful Rooftop Deck w/nice views, bbqs, etc. -Fairly responsive maintenance team. Cleaning crew was A++, especially Nassary, such a hard worker and so kind, who my dog absolutely loved. -Great security team, especially Yassir (PM) and Mario (AM). I felt very safe knowing they were only a call or text away. Very responsive. -Decent sized studio w/laundry, bluetooth speaker system, walk-in closet (my unit didn't have a balcony or patio, which was a negative). -Pet washing station (this is the ONLY thing that is "pet-friendly" about Avant). -Centrally located to Crypto.com arena, LA Live, restaurants and the freeways. -Keyless front door which you can open with your phone or on the keypad. Assures you never get locked out. Now for the Bad: -The construction of this building is TERRIBLE. Over the course of my stay, I went through 4 remediations due to leaks and subsequent black mold. This required living in a "bubble"-- in 2/3rd the space, w/all furniture squished into the center of the room, surrounded by fans and plastic. For MONTHS at a time. I also work nights so I asked for them to come after noon, but multiple times was woken up at 8-9am with manic doorbell rings & knocks. Never was I given the option to move to a hotel (when I asked I was told no), nor was I compensated in ANY way financially. Not even one penny. When I moved out and a dresser in the corner was moved, I found evidence of yet another leak (same area) and MORE mold forming (pic). The windows are horrible. They are hard to open, yet when closed, let outside dirt & smoke IN. During the 2025 wildfires my entire unit was filled with smoke causing health issues and maintenance said there was nothing they could do. Turns out, the windows were not properly sealed. Even after they were fixed, I still dealt with smoke from the pyromaniac homeless man who lives across the alley. -Not pet-friendly. When under GreyStar, there used to be an on-site pet park for dogs to relieve themselves. {Essex will deny this, but remember, I was there when the building was managed by GreyStar}. This was taken away and there is NO safe place for dogs to go besides a couple of tiny dirt patches out front or the concrete alley out back. Either option is unsafe, given the area. They even took away the pet waste trash can out front, so there's no where to put waste, so most people don't even bother picking up after their pets. -AirBnB - Is actually legal here, which means dealing with unruly guests, people with no respect for you or the building (ex: drunken people jumping in the pool at 3am woo-hoo-ing, loud parties, hosting huge pool parties, etc.) -Non-smoking building that constantly smells of smoke and weed everywhere... elevators, hallways, in your unit (coming thru the vents). -No management on-site. Getting answers to your calls and emails take several attempts and multiple days (at best). -Last but not least, I was told that I would receive my entire $500 security deposit back, but they still made deductions (and I have yet to receive my check). 2.75 stars (being generous) read more

Lived here for a year and I really enjoyed it, safe community and security is always on point. Quiet neighbor's for building B and the amenities are clean, the pool could be cleaned more often but overall it's good. Building management is very fast with any issues, honestly zero complains. Scheduled a tour and turns out there are no available apartments to tour. Waste of time, very unprofessional staff.

I haven't written a review in a long time but so much has improved only to decline immediately. Avant is under new management yet again. This is the 4th time since I moved in in 2019. And once again items in our actual lease are being ignored. I've followed procedure by calling or contacting security or calling management for noise complaints but either the security does nothing or the community rep passes the buck. So at this point I'm going higher than building management. No one has ever come to listen to the noise to see for themselves. I've sent recordings and still nothing. As noted in Section 30(a) of our lease, all residents are required not to "create or maintain a nuisance, or disturb the peace or solitude or quiet enjoyment of any other resident." The tenant directly above me, who moved in approximately a year ago, has a large dog (reportedly a 65 lb pit bull) that causes persistent, disruptive noise throughout the day and night. Despite quiet hours outlined in the Community Handbook and lease expectations, I am routinely woken up or disturbed by this dog's behavior. The resident has stated this is a service dog for epilepsy; however, the source of the issue is not medical episodes, but the dog's regular, unregulated activity. I've made reasonable and repeated requests for a thick rug or a relocation of the dog's play area away from my sleeping space, but no action has been taken in over a year. I have also raised these concerns with both management and security, but have only received inconsistent responses with no resolution. Under California Civil Code §54.1 and federal ADA law, landlords are required to allow service animals regardless of breed or size. However, they are not required to accommodate service animals that are out of control or that substantially interfere with the rights of others. According to 28 C.F.R. § 35.136(b), a service animal must be under control, and if it is not -- or if it creates an undue burden or disturbance -- a landlord may act accordingly. The consistent noise generated by this 65 lb dog -- particularly above my bedroom -- has clearly interfered with my quiet enjoyment, a right protected by both state law and our lease agreement. The landlord's continued inaction despite numerous reports may also represent a failure to enforce lease provisions, especially considering the dog's behavior falls under the nuisance and disturbance definitions covered in Section 30(a). read more

Notice how all the 5 stars are from people just moving in. Everyone who has lived here and dealt with the community relations team is leaving 1 star. This is far from my first apartment/leasing management, but Avant/Essex is by far the worst. Their community relations team will not get back to you until at least a 3rd attempt. My lease was coming to an end. Their policy is that if I pay that month's rent, I am automatically renewed for another year. Well I can't wait to get out of here so I requested to be put on a 2 month contract. They waited several days to get back to me, while also charging me a late fee. They did send me a 2 month lease contract, so I signed it and just accepted the late fee as a cost of doing business. For no reason at all, they voided the 2 month contract that THEY THEMSELVES DRAFTED. Never mind not being able to draft a standard lease contract in one try (this is not the first time they've done this to my renewal contract). They won't even send the revised contract. They voided the initial contract in the first week of September. It has been one month, no notice, nothing. Now October rent is due and I'm going through the exact same situation again. Called on 10/1, no reply. Called again, they said they would call me back on 10/2. No call back. Called, emailed, everything 10/3. They finally picked up the phone and were extremely rude when telling me it would get resolved and I should be patient. Guess what else I got? An email threatening another late fee since I haven't paid my rent this month.. As of this moment, I am in contact with tenant lawyers. Ask yourself this - do you want to move into a building where a resident feels so cheated that he would rather spend $10K on a lawyer than depend on their community relations team to handle matters? Do you want to deal with a team that gets angry at you for a mistake they made? PS. Jimmy and the repair crew are legit, my only gripe is with the community relations team. read more

pervasive maintenance problems from day-to-day with my unit repeated request of leaks to my ceiling, damaging my personal belongings, mold, problems. Unprofessional management, not responsive. 24 hour security is usually not available because they're in the garage area smoking weed.. constant discrepancies with shady billing practices I was constantly overcharged.. The elevator has not been working for 2 months which has been an inconvenience to everyone. I cannot recommend this apartment while the location and appearance may be appealing. I cleaned the apartment top to bottom & tried to contact them about it multiple times for them to send me a nasty email this morning. Last weekend, during the protests , another huge group (clearly not there to protest) tried to break into the 7-Eleven and loot it. The poor clerks were holding the door shut for dear life, It was actually bending from the force.  The other protesters tried to intervene, but these people wouldn't listen until your security guard showed up. He took control of the situation immediately, redirecting them in such a calm and professional way that the situation just dissolved. We were all really impressed. Honestly, it was hard to explain how incredible his intervention was - protesters even started high-fiving him afterward! We all thought he was the 7-Eleven security guard, but when I was in there yesterday, the clerk told us he's actually your apartment building's guard! That made what he did even more impressive. I saw it on a TikTok this morning, and I just had to share how amazing your guard is! read more

A lot of these reviews are probably bought and paid for to make this company and property seem way better than it actually is. AVOID this place and this property management company at all costs. I applied with this company for an apartment here and it was an absolute nightmare even getting someone to pick up my phone calls - let alone answer any questions. There is NO on site leasing team which makes getting through to a real person EXTREMELY difficult. No one is there to answer any questions, period. Their only method of communication is through a "central office" or via email. Not an exaggeration, there were times where I had to call over 20 times just to get someone pick up the phone. This is as a PROSPECTIVE resident. If they treat prospective residents like this, God knows what it's like once you move in. They WILL NOT answer your calls or emails - and if they do answer, it will be a rare occurrence, not the norm. Essentially, communication is absolutely atrocious. Keep that in mind. Also know that this property, like many other communities under the management of Essex, does NOT have package lockers. This means your packages, and any packages sent to you, are much MORE likely to get stolen if you do move in here. This is a very common occurrence at properties under Essex's management. I'm sure they're fully aware of it by now, but to date, they have not done anything. All in all, if you value your time, money and sanity at all, please save yourself the headache and AVOID this place and all apartment communities under Essex's control at all costs. This place, like many other places under Essex's management, is absolutely horrible and atrocious and they have absolutely no respect for anyone. Know that, if you choose to move in to one of their properties, they will only see you, at best, as a dollar sign/wallet to siphon money out of, consistently - and nothing more. Additionally, after they cancelled my application, I have yet to receive my holding deposit refund of over $300 as they stated I would. The absolute worst place you will ever find yourself dealing with. Highly recommend EVERYONE avoid this place. read more

Easily the worst place I have lived at in the downtown LA area in the last 15 years living here. Parking is not enforced at all, if you have a spot near the entrance of parking garage, just be prepared to have a random car in your spot once a week. Security says they can't tow cars until after 24 hours and by that time the car is gone and you're inconvenienced. They have no leasing managers on site, they have this community relations representative named Jonathan who is largely unhelpful and takes days to get back to you about simple things. They straight up never answer any phone calls and take a week to respond to tenant issues. They are super responsive when you are trying to sign a lease. Expect frequent random fire alarms. Do not believe the overtly positive reviews on here, management begs people to write good reviews during the community relation events. Lack of high speed fiber is a big downside, the spectrum service there is suboptimal. They used to include cable tv and basic internet in the rent but they got rid of this but still charged the same cable fee. The gym is very lackluster. There's no way secure packages and many packages sent to my apartment there have been stolen since couriers leave them in the mail room. The only good thing is that maintenance is responsive and you are close to LA live/ crypto. Having moved to another downtown apartment and seeing how much more responsive they are and actually tow cars in a timely manner, can talk to lease agents, I realize I was in a toxic 3 year relationship with Avant. I absolutely would not recommend this apartment. read more

So after I posted my previous review, Avant finally called me after never picking up the phone or responding to emails and texts. They basically said they know who is stealing but they can't do anything about it and that they're investigating. Well its a month later and the thefts have gotten worse. I thought it stopped so I ordered some packages this week: all of them got stolen within the span of an hour or two, on multiple days. Avant hasn't replied nor picked up the phone lol. I don't understand why nothing has been done since I know there are security cameras that views where the packages are left. Trying to move out asap, you have to pay a whole months rent to end the lease early but Im thinking that it's worth it. Don't live here. read more
