He not only took my ENDLESS suggestions and scheduled us to see over 25 properties but he was tireless in suggesting other properties that we might be interested in after patiently listening to what we actually wanted. Once we found our dream house the service didn't stop. He was there with us through the home inspection and not only highly responsive to emails but any question you had he would find the answer and get back to you within 24 hours. When it came to our closing he was there as well and made sure that everything went smoothly. I can't recommend Josh highly enough. She suggested strategies and sales prices but when acceptable offers failed to come in, she never urged me to lower my price or to hold firm either. She kept me constantly informed of showings, buyer reactions, informal offers, and thereby let me discover the correct price I would need to accept if I expected a sale. Getting exposure of city row houses is difficult in a crowded market. But besides MLS, she placed advertisements and promoted my properties through investor mailing lists. When offers came in, they were usually incomplete. Kyle was meticulous in assuring that every detail of every contract was clear and complete, leaving nothing to interpretation. Kyle turned out to be a pro who got the job done.

Then the tenants were told they needed to provide MORE pictures to the head of maintenance again of the issue despite the listing agent taking pictures for POM, the plumber provided pictures, the maintenance person took and provided pictures and the head maintenance had visited the property 2 days b4 move in and should have pictures. We asked for a decrease in rent for the ongoing issue and/or a phone call. Head of maintenance said it wasnt POMs fault so no decrease. I said well it certainly was not OUR FAULT. We received an email from Melissa to end the lease no conversation. Which we happily took. And from move in to move out ~ 20 days of communication there were more than 86 emails for submission and system response to maintenance requests and over 40 texts. Meld is the system and its terrible. I would not recommend this property mgmt in any way. I forgot we were forced to take an earlier move in date and then attend to no less than 4 different plumbing appointments on our time and dime that all should have been taken care of in advance. And no staff accountability.

I wish there was an option to give negative stars. This property management is the worst I have…read moreever experienced...and due to my career, I have encountered a lot. My advice is to run as far away from them as you can. It's hard to even know where to begin to explain the terrible experience I have had since renting an apartment through them, so I will start from the beginning. Beware, it's a long post. (TL;DR: Apartments are in terrible condition) I was moving to Baltimore from Kentucky for a new job starting in February, I made the determination due to the pandemic I would choose my apartment sight unseen. This apartment looked wonderful, with tall ceilings, 3 fireplaces, and plenty of space, so I quickly applied. The listing said qualified applicants would have their security deposits started at $99, yet I was told I had to pay a full month's rent. When I inquired why since I made well over the income requirement and have perfect rental history, I was never given an answer, this should have been my first red flag. After I have my lease signed and am about a week from my move-in date, I am told by my leasing agent that there is a broken window in my soon-to-be first floor apartment. He says they will not be able to fix it in time before move-in, despite the fact that I had signed my lease 3 weeks prior to move-in date. When I insist my rent be reduced if I am expected to live in an apartment with a boarded-up window, it was fixed by my move-in day. Another red flag but I was happy they fixed it before move-in. When I first walk into the apartment I am overcome with this earthy smell, that is instantly recognizable as mildew or mold. On top of the odor, the apartment is disgusting. We're talking layers of dust on the walls, sticky cabinets, rocks and pebbles in the fireplace. I can understand dust if the apartment had been sitting vacant for a long time. I can not understand why all the kitchen cabinets are sticky, it was very obvious that Mount Vernon Properties and Bay Management Group did not take time to clean the apartment after the last tenant moved out. I wish that was the only issue I saw right when I moved in. The floor in the bedroom had very obvious water damage (see picture), the floor was buckling by the W/D from obvious water damage, and nails and staples were literally sticking out of the floor. The jacuzzi tub doesn't work, and even if it did, the black substance on the silicone placed in the jets would make certain I would not use it. Finally, only 1 of the 3 fireplaces actually worked. I've been here since February and am still waiting for one to be fixed. That is not where the issues stopped, however. I am now going on my third week without a properly working refrigerator. To the MTV defense, they have sent third-party vendors to check out the fridge. But I have had to wait weeks for parts to arrive to not fix the problem. In the meantime, I am unable to buy food to fill my fridge and had to throw out more than $100 worth of food. When I brought up that nails were sticking out of my floor, someone was sent over to nail them back down. But nothing has been addressed dealing with water damage and mildew/mold in the apartment. It is very clear the apartment was not checked to make sure it was ready for someone to move in, if it had been the floors would have been replaced, all appliances would be in working order, and the fireplaces would have worked. Do yourself a favor and rent with another company that makes sure apartments are actually move-in ready.

Molly wants us to love our home, never pressures, but has real guidance (eg what makes a strong offer for a given house, when is too much, etc.). She puts in endless time to research the homes we considered, knows the market (herself and is in a solid community of agents), goes above and beyond (finding answers to any question we have, research, construction/house matters). Molly has great judgment and navigates people very well. She is kind with/about everyone, has solid integrity, is always willing to go the extra mile and is overall a strong agent. We can't recommend Molly enough.

(My sump pump had failed during a rain storm during and open house, and she had not bothered to tell me this. I went by on Monday and discovered this. She then tried to claim that she had told me, but I could look at my phone, and see there were no calls, emails or texts from her.) Creig promised I wouldn't have to deal with her any more, and the following Saturday, I go to the house, and there she is preparing to do an open house. On various occasions, Creig told me this woman was no longer my agent, but he never returned my calls. I got multiple calls or emails from this woman on Sunday nights saying something had changed and I had to sign something this minute. There was a contractor she found to do some work in the basement. I get a call on Monday morning saying that (1) the few things that are still in the basement have to be moved, (2) for them to do it will cost $500+, (3) for them to reschedule will cost $400+. I spoke to the agent, who was incensed that the company thought she should have told me that the stuff had to be out of the basement. She acted as if some of the problems were just that she didn't understand English, but I think it was (1) a cover for the fact that she had a tendency to screw up and (2) because she seemed to have no idea what was important and what was trivial.

Bob came up with several different loan scenarios for me, all of which included every incentive program that I qualified for. After speaking with a number of different lenders and real estate agents, I realized that things like city-specific financial incentives are not common knowledge, even among experts in the trade. Bob knows his stuff and ended up saving me a LOT of money. He even called me once to say, "Great news - I just found a way to save you $1,500." Need I say more? I was also extremely grateful for Jessica, Bob's assistant. One time, Bob was in a meeting and normally, that's usually a sign to the client that they'll have to wait for a call back, but Jessica was so knowledgeable about my files and current situation, that she was able to help me with all that I needed herself. Bob also called to follow up after his meeting. Double win. I never even had to step foot in their office.
