We've been having a good experience with Benefit National after moving into a house 3 months ago. Valerie was amazing to show us the place and was wonderful communicating and answering any questions. The rental process was perfect. The house itself is great, though there was work that needed to be done and we knew that from the beginning. The maintenance crew has been amazing, Marc has been the best maintenance person I've ever worked with. He has meticulously repaired any issues, we've had a ceiling fan replaced, bathroom vanity replaced. We knew coming in that there would be fixes, and we we've been happy with how the response has been with any issues. Thanks to Valerie and Marc, this has been a great choice for us to rent through Benefit National. read more

Rented for three years. Never paid late ever, even during Covid. Moved out a week before end of month, and BNPM was supposed to refund us for the unused days. Two months later, they are unresponsive and we are out $300. During our lease term, they were rarely very responsive anyway. They may have answered our calls or emails, but that's where the customer service ended. I'd avoid this property manager and save yourself the trouble. read more

Changed to a company called Pure.... I have lived in over 15 different locations in my life and have been a property owner and rental manager. Benefit National is understaffed, doesn't respond to calls and does not care at all about the tenant. They complain about how many properties they have as an excuse for horrible service. I am back Benefit National! It's been 6 years since I was with Benefit National. They are terrible people. Such a terrible company that I still remember them. They tell me my situation was not real but I promise you they screwed me over. They raked me and my family for a lot of money. They are terrible and they dump on old tenants and make them look like they are crazy and just for some reason want to write a bad review. Please stay away especially if you are military. Scheduled a viewing for a Sunday at 11am, but the night before our kids got sick. We planned on going but it would just be impossible to go because they were all crying with a fever. Anyways, one of the agents texted my husband at 11:32 and asked if we were going to make it, but we had already cancelled the viewing earlier in the morning. I understand that we should have rescheduled the day before but no one expects their kids to get sick etc. I didn't like the way she came across through text and I'm in the mortgage industry myself. Providing excellent customer service is my top priority and with an attitude like that you won't get very far. read more

Benefit National Property Management - Rude. - Property Management Near Me - Murrieta, California

August 2016 we moved into a nice (albeit somewhat dirty) house in Temecula. During our two years living at the property (we signed a two-year lease), we had no issues. Whenever we filed a grievance regarding an issue, it was resolved in a reasonable amount of time. But as another reviewer mentioned, once you tell them that you are leaving, you become the enemy. We decided the leave 17 days before the end of our lease. Everything was spotless (I spent 7 hours cleaning it top to bottom, inside and out.) and many would say it was left in better shape than when we took possession of it. But here we are, over 40 calendar days (Civil Code 1950.5(g)(1) states no later than 21 calendar days) after surrendering the property, without a security deposit in hand or even the status of our security deposit provided to us. According to Jack, the property owner held the deposit. He claimed he'd research it but that was 5 days ago and we still haven't heard anything. What kind of company, which represents the owner, does not advise its clients on legal actions under the California landlord-tenant code? How is it that Benefit National has to research where our security deposit is? Why wasn't any sort of notification sent to us about our security deposit? It's as if we turned in our keys and Benefit National decided that they rid themselves of us! We've been (and still are) property owners. We've been renters (thank you, USMC) for many years. This is the first time I have ever had to contact a company to find out where my security deposit was! So renter beware... seems like they have a habit of not ensuring that their tenants leave happy. Update: Full deposit received after legal letter sent to Jack. No apologies from Jack or owners. Simply a message from Jennifer S. apologizing for the inconvenience and acknowledging a gap in their processes. Still beyond upset that I even had to deal with all this. If I could boost this review to 1.5 stars for Jennifer's attempt to deal with my review, I would. But Jack's unsympathetic responses and "just a check" from the owners keep my feelings about this whole business below a two star mark. read more

I know it's been some time since my last review but I'm submitting a new review in response to benefit Nationals response. To clear the air. There is absolute full truth to my entire review. That is how they conducted business, at least at that time. I have the documents and photographs to back it up. I'm open to sharing upon request. So that they posted their response either ignorantly or deliberately falsely shows that there's a level of either incompetence, negligence and/or lack of ethics. That's why I felt it was important I posted this review as well. Maybe the company has gotten better or under new management. But at no time after my review did they even follow up with me. Probably one of the best property management companies we've ever used. My husband is active duty military and we tend to move every 3 years and have had lots of experience with different companies over the years. Our journey with Benefit National started last August (2021) when we found out the rental we were living in in Lake Elsinore was being put up for sale. First, Valerie showed us the property and was absolutely amazing! She mentioned to us that they only allow applications to people who actually tour the properties which is a plus so your not competing with a bunch of people for applications. We placed an application for a property the following day (Sunday) and by Monday she was on the phone with me trying to get everything in order for our application like service animal documents, photos, and other things before sending it to the owner. By Wednesday we had been given approval and paid our deposit and we took possession of the property the following weekend. Valerie did our move in inspection for us before we arrived to get the keys and had everything filled out, we just needed to look it over and sign. She was extremely detailed in her move in inspection! After moving in we noted a few thing (maintenance and other things we wanted noted) and she was quick to get them added. Second, maintenance was a great! Every time we needed something, it was done quickly and efficiently. The handyman they would send was always very professional, great attitude and very quick working. Tickets were easy to submit and always got taken care of quickly. Our only concern was the landscapers that we're taking care of the property! I don't know if they are brought in by the owner or Benefit but honestly they barely were at the property for more than 20 minutes every weekend and we ended up cleaning up all the clippings, grass shavings and other things that they would not clean up! The even wouldn't edge the backyard or missed patches of grass. They also never once spoke with us about increasing or decreasing watering times, fertilization or anything. They would just be in and out. Our move out inspection was over the phone which was concerning since they were not able to Pinpoint specific things that they wanted us to fix/correct which, but they gave us a list of things to make sure we did before move out (cleaning, carpets, etc.) and made sure to note and discuss everything that was noted on the move in inspection sheet (again thank you Valerie for your thoroughness). We got most of our security deposit back with no issues (we had a couple deductions that we were unable to fix ourselves that happened while our movers were packing/ moving stuff out of the home) and it can promptly (certified mail). This is truly a very honest company and you can tell that they try to give the best service they can, and aren't out to buckle and dime you like other management companies. If we end up having to move back to the area in a few years and have to rent we will absolutely be using this company again! *if you want honest reviews for companies don't use yelp! We were EXCELLENT TENANTS for 3 years, improving the house and leaving it BETTER than it was. We were told to have a pre-walk through so we could be told what needed to be fixed prior to moving out. We did this with Jack. We then received a bill for items like LIGHTBULBS and BATTERIES. They actually charged us for having someone to come and replace these for some odd $80. I think this was sneaky and nasty considering we bent over backwards to make the house immaculate AND we did the recommended PRE-walk through to make sure things were in order to their liking. This kind of treatment is disappointing and unprofessional. I can't tell you how ticked I was, but we let it go. Also, when we were tenants BN was mostly approachable, but as soon as we gave notice we became the "enemy;" we were treated in an abrasive manner and no longer given the benefit of the doubt as trusty renters. Benefit National began nitpicking about things like "drains," "lightbulbs," "fire alarm batteries," and so on. Are you kidding me? We could have repaired those items for pennies on the dollar. We had a professional cleaner come to make the house spotless, we stayed and swept everything out, cleaned windows, etc. These are all things we, as renters, are not required to do. Did we get credit for that? No. I am convinced that Beneifit National Title is not a business to rely on for clear communication. I am certain Benefit National will reply to this Yelp review (because they do with all of them) and I am certain they will maintain that this is not true but I can assure you I did not take time out of my extremely busy schedule to write a review on Yelp for the fun of it. I am a professional in the community and for the future will be sure to pass on to other customers that Benefit National Property Management is not the #1 choice....there are better ways to run a business. AVOID AGENT - *** YVETTE ANTHONY *** - AT ALL COST!!! She is a TERRIBLE agent!! We agreed via email AND over the phone a confirmed time of 5:15pm to meet at a housing property. I had mentioned I would be driving up from San Diego (property is located in Temecula, about an hour or so drive north) and asked if I arrived to the property a little early due to lite traffic would closer to 4:30pm be okay to meet. She said no and insisted and confirmed 5:15pm worked for her only. The following day I drove up from San Diego and got to the location right on time, 5:12 to be exact. At 5:20pm I called the number provided twice with no answer but left a voice mail on the second attempt. I then proceeded with an email asking where she was as I was at the property. I receive a call within minutes of the email sent to Yvette and this is how it went: NOTE* Read this conversation as Yvette replying with an I DON'T CARE attitude. YVETTE: "Hi this is Yvette - I was just at that property showing it to a 5pm appointment and I am now on my way to a 5:30 appointment. I don't know why I would tell you 5:15?" ME: "Okay, well I am here now at our agreed upon time of 5:15....." YVETTE: " Ya, I am so sorry but i don't know why I would have told you 5:15, I am on my way to a 5:30" ME: "Okay, but I am here and it's unfortunate now for me because I drove all the way up from San Diego." YVETTE: "Ya, that is unfortunate, I don't know what to say - I don't know why I would have told you 5:15." ME: "Okay, well thank you for your time" and hung up.... Her replies back to me were so unprofessional, rude and selfish. I have never dealt with someone so irresponsible and tactless. What should have happened was Yvette turning around to show me the property as we agreed, or, insisted she have someone else show me the property, or, ask if she could show me the property after her appointment. Knowing what I know now -- after renting from Benefit National Property Management for 12 months -- I would highly recommend NOT working with this company. From the day we moved into our rental home in Temecula to the day we vacated it was a painful experience. - Our home was dirty upon move-in and I had to argue with the woman who did the walk-thru as she kept insisting it had been cleaned. I pointed things out I don't want to repeat here, showing her that it hadn't been cleaned. In fact, it hadn't (confirmed by cleaning company who had our home "confused" with another home on the same street). Very frustrating. - It took weeks in some cases to get needed repairs made, or to have repairs made to the same standard set upon move-in. The ceiling fan in a bedroom was incorrectly wired and was smoking. It could have set the house on fire. We disconnected it, removed it and asked for a replacement. Again, it took weeks and no one even acknowledged the fact that it was incorrectly wired. There are numerous other examples, but the bottom line is that if you're renting in the area and Benefit National is the property management company, ask questions and keep everything in writing -- you may need it. read more

I went out yesterday morning, air was working. Came back in the evening and it was hotter inside than outside, unit no longer working. I spent the better part of hour trying to troubleshoot the issue, programming unit, turning off then back on after a few minutes, I even tried turning on the heater. Nothing worked. I endured the heat throughout the most of the night. I was up at 4 am, too hot to sleep. I put in two emergency request ( just moved in a week ago) at 5 am. Called the office at 5:56 , to be transferred to Paula's voicemail. Not one call from her or message, until 9:30 am I received a missed call with no message. I called back (3rd call) only to one again leave a message. Then I got a call from an air conditioning company at 11:06, to arrive in 2 hours. The technician arrived ,figured out the problem; then the Management company/ owner decided no let's try someone else. So this guy leaves , only for me to get a call back less then an hour later finally from the repair department, Paula that they now have decided to go with the same guy that came out, however now you have to wait until tomorrow! I requested a hotel reimbursement with confirmation at 2:46 this afternoon from Paula BNMP and the owner before they closed. Elena , not sure who she is, at BNPM responded at 4:59 at the close of their day with basically SOS; "you are aware of the time tomorrow and no the owner will not pay for an hotel"! They had no problem taking my $5300 on 9/2 but had a problem with reimbursing $147 on 9/10. Poor customer service and a sorrowful first look at what the next year will bring! Update Well after an incredibly inappropriate response to me voicing that I was told that no properties were shown on weekends I and my friends and family will never rent or do business with this company. As a business specialist and financial institution manager I find this behavior appalling Please tell me how it makes sense that this company won't do property showings on weekends? Of course income verification is required however when you work Monday through Friday they won't do a weekend showing?! This review is about our leasing and move-in experience. I plan on writing update reviews for other experiences (ex. submitting a maintenance request, moving out, etc). We found the listing for the property we rented through their web site (after having found another one of the properties on Zillow). I immediately texted my husband to give them a call. The person we dealt with was Jenna and she was really nice. She was also very good about returning calls when she says she would. Our leasing agent was Valerie. She was also very nice. Also very prompt about responding to emails or calls. We submitted our application (fax) on Wednesday evening (11pm), heard back decision by Friday midday. During our walk-thru, Valerie was very helpful. She kept pointing out things for us to make sure to check-out. There were a few issues that I probably would have missed but she pointed them out herself. The house itself was very clean but I am not sure I can attribute that to Benefit...more to the fact that the home owner is a very clean person and truly cares for her home. Benefit National Property Management is an excellent group of individuals. Every person I have spoken with has been extremely nice and helpful. The fact that they have a large staff, leads me to believe that they are not a little office trying to get their feet off the ground. The office seems to be well established, and they seem to have all their ducks in a row - vendors are in order and procedures are in place. VALERIE is the leasing agent and she is absolutely GREAT! She is straight shooter and is straight to the point. Which is a very good quality, not only in a person, but in a real estate professional as well. She was very efficient in showing the property to multiple prospective tenants at the same time. She was friendly in the manner in which she answered every-ones questions. She always got back to me very quickly on any questions i had about the property. Overall, my experience with Valerie Wheat was very professional and pleasant. She is a very nice woman, who does her job to the best of her ability and Benefit National Property Management is lucky to have her as their leasing agent. MARSHA is a representative inside the office and was very pleasant in processing a credit to my account. I had to change the mailbox key (because there was not a key when i moved in). Marsha was very helpful in answering my questions and i received the check within the time frame she promised. DAWN is a representative inside the office as well. Dawn is absolutely wonderful. She is a very nice lady. Her and i talk frequently because the property had a leaky toilet that needed to be replaced. She has handled everything from scheduling, repairs, and communications with myself and the landlord, in a very efficient, professional manner. She is very easy to get a hold of, and she is very fast in communicating a response. She has very good follow-through as well. Her time-frame in responding is immediate. DAWN IVEY is another GREAT asset to the Benefit National team. Without Dawn, I'm sure there would be a lot of unhappy tenants and owners. :) She makes the process of communicating with the owner very easy (from the perspective of the tenant). In an ideal situation, you would not need this much communication with a property management company, but in my scenario I did, and I'm very grateful that Benefit National has a staff that is equipped to handle my type of situation with professionalism and speed. There are many unforeseeable circumstances that can arise with owning or renting a home, and its extremely comforting knowing that you are part of a property management company that will be in your corner, and do what they can for you, whenever possible. This was the absolute worst rental experience I have ever had. I highly recommend that you do not rent from this company. They wrongfully kept $930 from our deposit. Pretty insane considering we took exceptional care of the home. Also keep in mind, we have great credit, a spotless rental history and paid the rent on time, every time. The last two places we rented, we got every penny back from our deposits. We even took care of everything Benefit National suggested to in our "pre-move out inspection" so how did they explain this outrageous amount? Keep reading, and maybe get some popcorn... The owners didn't pay for a gardener so we were the ones who took care of the yard. The back yard was mainly dirt when we moved in with the exception of small patches of weeds. We manually watered it when we could and brought to their attention that the sprinklers weren't working in the back. Even still, my husband regularly mowed the tiny amount of grass/weeds in the back and maintained the lawn and plants in the front. So imagine our surprise when we saw that they withheld $650 for landscaping! It was broken down like this: $200 for clean-up, $100 for wood chips and (brace yourself) $350 for sod for the backyard! SOD! Did we not maintain the dirt and weeds to their liking? When we argued this entire $650 amount, we sent a pic of the backyard from when we moved, in all of it's dirt and weed glory to prove that they had no right to charge us for that. And the clean-up and wood chips? There was absolutely nothing to clean up and although I didn't take inventory of the wood chips upon moving in or out, it was ALL there when we left. When we moved in, the carpets were old and dirty. They hadn't even been vacuumed let alone professionally cleaned. This was all documented in our move-in inspection. The carpets were so bad that we had to have them cleaned ourselves before we moved in. Even still, there were some stains that didn't come out. When we moved out, we did the suggested "pre-move out" inspection with Cindy. She mentioned that we needed to professionally clean the carpets. We showed her the move-in inspection form that documented the poor condition of the carpets and that we had already had them cleaned when we moved in two years prior. It wasn't fair for us to have to professionally clean the carpets again when they hadn't been professionally cleaned for us upon move-in. We got the run around on this but finally, two days before we moved out, Cindy confirmed with me over the phone that the owners agreed that we wouldn't be responsible for carpet cleaning considering they had been documented as being dirty when we moved in. Major mistake on my part for not getting this in writing but for some reason I had falsely trusted Cindy. So Benefit National stole another $280 from our deposit for carpet cleaning. The only thing we could do at this point was to send an email to Jack Rendell and dispute the charges. So we did. He blamed the landscaping charges on the owner, he said that they submitted this charge directly. Umm...so what? That doesn't make it valid. Benefit National should never have accepted this charge. And he also sent me a pic of the front yard as proof of it being in good condition before we moved in. THE FRONT YARD WAS NEVER IN QUESTION! The claim for sod was for the back yard! He couldn't explain the yard clean-up charge and of course had no pictures of it. Ugh, and the carpet claim...he sent a before and after pic of two totally different rooms and noted that there was a new stain in the after pic. Is anybody else scratching their head here? And he never addressed the conversation I had with Cindy. Shocking, I know. Finally after well over a month of waiting and many follow up emails from me, we received a refund of $450 for the sod and wood chips. I guess we were just out of luck for the rest of the amount ($380). But hey, hopefully the owners enjoy our money that Benefit National let them take. Obviously, I'm not the only one to complain about this company. Just read all of the other scathing reviews that they brush off as being false. Do yourself and your sanity a favor and take your money and self respect elsewhere. read more

An upgrade from apartment renting!! I signed a lease with Benefit National around June 2014. Great group of individuals, the office dynamic is very pleasant and professional. I've been very pleased with the service since I signed my lease. If I have a repair, Dawn or the repair team contacts me no longer than 24 hours after I make a request. Repairs are taken care of right away, usually within the week and they work around my schedule. If I have a question about rent or utility concerns, Marsha connects with me no more than 24 hours after my request - most of the time the same day. UPDATE: I do really enjoy this property management team, I have had no BIG issues. With that said, I feel like I am a VERY good tenant as my family is quiet and we follow the rules and guidelines of the HOA. We really enjoy living where we do. I've been renting from them since October 2014 and just this past month, used the PayLease system to pay my rent (rent is due on the 3rd). I tried using the system at 3:00pm on May 3rd and the page kept loading and loading. I did leave the computer and came back again at 11:45pm and processed my payment as normal. Today I got a late charge notice because my payment didn't process until 12:04am. I get it - late is late - but you'd think there would be some kind of understanding with the Paylease system having issues during the day. Wish there was a way to prove this. read more

This review is way overdue. Stay away! We were looking to rent a property in Murrieta back in May. Yvette was the name of the lady who showed the property to us. First of all, it was difficult scheduling the appointment, because she wanted us to come in at times when we we were working. We finally agreed on a time, 8:30 am so we could make it to work by 9:30. She complained it was too early but agreed. We are rushing to get there and at exactly 8:31 she calls me and starts saying how I wasn't there yet and made her go early. Super disrespectful and unprofessional. We were about 3 mins away. We were literally 4 mins late! Wth? We still went in and she told us there were no applications on the house and that as soon as they received an application they don't take anymore. So we went ahead and applied & paid application fee for both the hubby and I. Never heard back from them. Went online a week later and the property was off market. Kind of upset because she said there were no applications. But that wasn't all, about 1 month later I start looking for properties again and guess what? The property is magically back on the market! So I think they were just collecting app fees and we got scammed. read more

I have approved repairs multiple times. I gave acknowledgement to get these things rolling before tenants moved in and nothing was done. They admitted their mistake, which I have in writing, and acknowledged that would take care of everything. This was maybe a month ago. I'm still getting requests for things that weren't done. Each time, they just say "the tenant wants this done". **NOTE** I do not rent from this company. I am basing my review on the walk through that I received from Valerie today. I was very excited about a property and was prepared to have applications in upon my leaving the property. She ruined the entire experience. She is very brash and over powering. She would make comments that were extremely rude to myself and to others that were doing walk throughs. Absolutely horrible property management company to deal with!!! We left the house cleaner than when we moved in, yet Dawn said we left it in a very dirty condition. I went above and beyond cleaning the place, wiping down baseboards, vacuuming all the edges, mopping floors, wiping out cabinets and drawers, the list goes on. We rented for one year and had to break our lease due to a great opportunity to buy. We didn't argue about the lease up fee taken from our deposit. (Half months rent) But the rest of the charges were complete BS! $25 to replace a few light bulbs, $25 to move 2 ladders, a broom, and a roll of carpet into an outside shed, (and those items were not even in the shed when we moved in OR were even listed anywhere on our rental agreement), $35 to pull out 2 nails and some staples from a wall (we were not even required to patch any nail holes so why the $35 charge), $45 to replace a trash can that was in the backyard, used only by the gardner, one day the trash can was gone and he's the only other person with access to the yard. Hmmmm maybe they should ask the gardner where the hell the trash can is. $75 to clean out the water and debris in the empty pond when it rained after we moved out so how would we clean it out? $270 to replace stove top grates because they were faded in color. UMM, isn't that considered wear and tear after a year? They weren't new when we moved in or clean for that matter. And finally $150 for minimal cleaning, yes minimal, because I cleaned it really well! They are unbelievable with these charges! Even having to deal with them while we lived there was a pain in the ass. Every service request was met with questions, it wasn't just a simple process, Dawn had to question everything, almost as if we caused the problem. And she also had the nerve to tell us we submitted too many service requests. So what exactly are we supposed to do when things don't work or break or are just a hazard? If we don't submit a request and something major happens then we would get blamed for not submitting a request. I am so glad we bought our own house and do not have to deal with this unethical property management company who pull charges out of their ass just to take our money. Jennifer has since responded to our review! Just as scripted as I thought it would be. This company that prides itself on customer service has yet to give us a straight forward answer to how they can charge us the following: * $25 to move two ladders into a shed. Let's think about that for a moment. How can you justify charging someone $25 to move a ladder into a shed? *$35 to remove 2 nails and some staples from a wall. I know that is back breaking work, but $35? *$75 to clean out a pond that was filled with rain water because it rained AFTER we moved out. Should we have jumped over the fence after we moved out to clean it? *$45 to replace a garbage can that was there after we moved out. Did you check with the gardner? Our security deposit was $2100. They took out half because we terminated our lease early. I was totally fine with that. My issue is over $180. It's not a money thing, rather it's a principle thing. I have a real issue with companies such as Benefit National who take advantage of hard working people and can't justify their reason with an honest straightforward answer.
